Harcourts Westport

Harcourts Papakura, Karaka and Otahuhu

Harcourts West Coast business owners Kevin O’Donnell and Graeme King have added another office to their growing West Coast portfolio which includes Greymouth, Hokitika and most recently, Westport. Sales consultants Samara File and Hana Wihongi are based in the Westport office. “There is plenty of opportunity on the West Coast and the market is very buoyant,” says Kevin. “The Harcourts brand is strong and when restrictions in Auckland lift, the flood gates are going to open!”

On 1 September, Harcourts Papatoetoe business owner Harsimran Singh took over the Papakura and Karaka offices from business owner Corrine Kennedy. In November, Harsimran added Harcourts Otahuhu to his rapidly expanding stable of offices.

Harcourts Three Kings Harcourts Three Kings has been operating since June 2021 and despite ongoing restrictions in Auckland, has listed over 190 properties and written in excess of $100 million in business.

PA to Head of Property Management, Harcourts New Zealand Lia assists in driving the successful growth of Property Management, providing timely and accurate support from the Auckland Regional Office and at regionally-based events. Her background includes working in several administrative roles in the real estate industry as a Marketing Administrator, Office Administrator, and Contracts and Compliance Administrator.

Simone Barrett

PA & Event Coordinator to Northern Region, Harcourts New Zealand After completing a bachelor’s degree at Auckland University of Technology, Simone began her career in the sports industry working across the sales, marketing and events departments with the likes of the New Zealand Warriors and Bruce Pulman Park. Her family has been operating a real estate franchise for over 20 years and she is excited to be the third generation to be involved in the industry. Clayton Treloar

Chief Executive Officer, Harcourts Western Australia Clayton has real estate in his blood, and has forged a successful career in franchising in Australia and Canada. He is a certified franchise executive, a global qualification, and is on the Franchise Council of Australia (FCA) where he is involved in strategy, advice for franchises and is a judge for the annual Excellence in Franchising Awards. For the last seven years, Clayton has been the Australian CEO for a franchise with 2800 locations worldwide, including 40 here in Australia. The Treloar family owned a prominent real estate agency in Western Australia where Clayton achieved his real estate sales certificate and sold real estate for several years, winning awards along the way, before moving overseas to lead operations for a major brand. Chief Executive Officer, Harcourts Queensland High profile auctioneer Mitch Peereboom rejoins Harcourts as CEO of Queensland, having previously worked for Harcourts as the chief auctioneer between 2011 and 2017. As the most booked auctioneer in Queensland, Mitch was formally recognised as one of the top five auctioneers in Australasia. Mitch says, “The most rewarding experiences in my career have been supporting business owners and agents to grow their businesses. It’s what I love and what I’m most looking forward to in this new role, working closely with the leaders of the future”.

Tameika McEvoy

State Operations Manager, Harcourts Queensland Tameika McEvoy has assumed the role of State Operations Manager in Queensland where the experienced real estate franchise professional will be responsible for delivering the Harcourts experience to the network by overseeing events, marketing, recognition programs, onboarding and communications. She's also effectively the right hand to the CEO, Mitch Peereboom, with whom she has worked for years previously building the largest auction business in the state.

Mathew Fox

Senior Graphic Designer, Harcourts Australia Previous to Harcourts, Mathew worked for a Real Estate marketing supplier and printer managing a team of local and international designers. However, most of Mathew’s career has been in Fashion/Apparel design for major retailers and large brands. In his role at Harcourts Mathew is responsible for the design work required in the new marketing campaigns and supporting the network with their needs. His goal is to create brand consistent artwork that encapsulates the values of Harcourts, especially fun and laughter. When not working, Mathew is cycling or running, catching up with friends and spending time with his young family.

Tayla Allen

Client Experience Executive, Harcourts Australia Previously from a brand management platform, working with another large real estate group where she managed the publications department, Tayla is passionate about problem solving and building meaningful relationships. Having previously worked as the Marketing and Business Partner Managing for Harcourts Australia Tayla is excited to work closely with Lisa Pennell to ensure the success of our NPS program, and working with the wider network to help increase customer satisfaction.

Sarah Carr

Communications Manager, Harcourts Australia Sarah has an extensive background in media and communications, stakeholder engagement and government, having worked previously in politics and the health industry. Joining as the Communications Manager for Harcourts Australia, Sarah’s expertise and knowledge will strengthen, promote, and elevate the Harcourts brand. In her spare time, Sarah loves watching David Attenborough and true crime documentaries, and reading any gritty adventure or crime novel she can get her hands on.

Social Media Specialist, Harcourts Australia Luke is the Social Media Specialist for Harcourts Australia, responsible for running the national social pages as well as executing the social strategy for Australia. Luke will also support the entire network by creating many resources for them to use that will help elevate their social presence. Prior to Harcourts, Luke’s work was focused on social media influencer marketing and relations within the gaming and fashion industry. Luke is super passionate about everything in and surrounding the digital world, especially the rapidly changing and growing space that is social media.

Richard Finn

PR Executive, Harcourts Australia Richard is a published author and has written copy across various medians including script writing for film and theatre, academic research, magazine articles, children's stories, grant applications, and press releases. He also writes songs on his battered old six string. For the past four years he has squeezed in writing contracts between his PhD studies and duties as a stay-at-home-dad. In his role as PR Executive, and as part of the new Harcourts Australian Marketing Team, Richard takes responsibility for Harcourts Heartbeat, the new newsletter; and is a 'pen-for-hire' writing copy for various areas of the support team.

Noven Purnell-Webb

Academy Online Learning Manager, Harcourts International Noven has worked delivering IT solutions and services to clients across Rural and Remote Australia, the Pacific and South East Asia. He built and sold an IT company, has delivered numerous foreign aid projects under the AusAid umbrella and most recently has been working as a Solutions Architect and CTO for local App development companies. A dedicated environmentalist, Noven loves using technology to improve permacultural practices. This passion is most evident at his playground Arid Lands Permaculture property in the Northern Flinders Ranges (Beltana). In his role at Harcourts, Noven is responsible for the technology used to ‘upgrade peoples brains’ (The Harcourts Academy and HRETC). Currently he has been seconded to work on the Harcourts Hub intranet project.

Jacob Stemp

Academy Multimedia Designer, Harcourts International Jacob has worked as a multimedia designer across the education, media, mining, entrepreneurship, and local government industries. Outside of being a freelance designer, he has worked as the Creative Officer and Lead Classroom Coach for the Australian School of Entrepreneurship and as a Graphic Designer for For Teachers For Students. Jacob has created designs for Westpac, Newscorp Australia, Rio Tinto, the Tokyo 2020 Summer Olympics and many more. In his role at Harcourts, Jacob assists with the development, production and marketing of Harcourts Academy resources and webinars, marketing HRETC offerings, filming/editing promotional videos, helping the Harcourts International team with any multimedia related projects, and happily assisting with the occasional “Jacob, can you help me make this look pretty” here and there.

Data Analyst, Harcourts International Mehrdad (Dod) is a dual national (Australian/Iranian), who recently moved to Brisbane from Melbourne to join Harcourts as a Data Analyst. With a degree in engineering and post-grad certificate in Analytics Dod has been active in the field of oil and gas industry as a sales and data analyst for several years. At Harcourts, as a part of the technology team, Dod’s priorities are to deliver data governance, data architecture, data analytics and visualization by utilizing DOMO cloud-based business intelligence platform. Dod says, “I have learned that working with data is more than technical skills; it is also communicating the results with decision makers and end-users, and I am so excited to have the opportunity to apply these skills at Harcourts”. In his spare time, Dod composes music and plays guitar!

Nick Jewitt

Head of Data Insights, Harcourts International Nick is responsible for making sure the Harcourts network have the data and insights they need to be successful! Previously working in the finance industry, Nick is passionate about solving business problems using the DOMO platform. His current focus is on adding new data sources into DOMO and building out the reporting capabilities within the platform. Nick has two beautiful little boys and loves spending time outdoors with friends & family.

Richelle Gordon

Corporate Product Marketing Manager, Harcourts International Richelle has over seven years’ experience in property marketing and design. In her previous roles, including with Colliers International, she has worked on multiple corporate and sale campaigns, company restructures and rebranding. Her focus is on functional designs, engaging campaigns and brand awareness. Richelle is passionate about improving processes for maximum outcome! In her role at Harcourts she is responsible for marketing all Harcourts products to the network in addition to managing the Brand Studio.

Sharleen Vania Carissa

Business Development Manager, Harcourts Indonesia Sharleen is a highly motivated and passionate communicator with two years’ experience as a relationship manager. She graduated with a bachelor's degree in political science and worked as a banker but managed to graduate as top three in the program, despite being a different industry! Sharleen’s positive mindset is due to her belief that great progress will come along with great results. Her ability to adapt to her environment around her, manage her time and her ability to deal with problems under pressure are perfect attributes for her role as Business Development Manager with Harcourts Indonesia.

Caroline Letek Sherliani

Administration & Staff Finance, Harcourts Indonesia Before working at Harcourts Indonesia, Caroline worked at a school in Jakarta in Administration whilst she continued to study. In her previous role Caroline was responsible for the school’s financial administration, whilst also helping with the tasks of the School Head and Deputy Principal. “I am anticipating a very strong and vibrant real estate market here in Southern California It will be fuelled by very low interest rates which we are currently experiencing, a very low inventory in our coastal cities and an extremely elevated buyer demand and enthusiasm to want to purchase a home or investment property here in Southern California. The very best advice that I can give to myself for 2022 is to “focus on obtaining listings”. If I can control the Listings … Then I can control the market, And a good solid and steady income is guaranteed! In essence, I am strongly optimistic about the strength of our economy in 2022. I am a little cautious in terms of the market next year particularly with the upward movement of interest rates however I still believe we are in for another great year. We have been very lucky here in Christchurch to date with not a lot of Covid around and hope this will continue next year. THE END OF A HARCOURTS ERA Gregg Toyama bids farewell After 33 years in the real estate industry and 16 years of heading up some of Harcourts’ most prized and successful industry sectors, it comes without doubt that Gregg Toyama will be enjoying a well deserved break as he begins his retirement in early December. From attaining global recognition in his field to guiding Harcourts SA, as their CEO, through COVID to record their best year, it is safe to say that Gregg Toyama has contributed to raising the professional standards of the real estate industry under the Harcourts banner. Fondly known as ‘GT’, Gregg Toyama is revered throughout the Harcourts team as a man of courtesy, enthusiasm and sage guidance, who will be deeply missed upon his departure. For Gregg, his 16 years with Harcourts have not been without challenges, however, he has adapted to the unique changes placed before him to create innovation for his industry. As the Head of eBusiness, Gregg learned to adapt to the idiosyncrasies of the various states and countries of which Harcourts operates, ensuring that their mobile technology tools were relevant and customizable to local market conditions. Similarly, in his role as the CEO of Harcourts SA, Gregg revelled in the opportunity to best decide how to apply resources to enhance productivity, culture and increase retention and recruitment opportunities in the real estate sector.

Now, moving into his retirement, Gregg plans to spend his days spending time with family, giving back to the community, pursuing his personal interests and demonstrating gratitude. Harcourts Supports Whale Tales Community Art Trail In January, Whale Tales hits Auckland offering locals and visitors the chance to participate in a 12-week free public art trail, thanks to a partnership between World Wildlife Fund (WWF) NZ, Wild in Art and Harcourts New Zealand. The trail will feature 80 1.8m whale tail sculptures designed by well-known and emerging Kiwi artists/studios dotted throughout streets, parks and open spaces. There will also be 80 smaller tails decorated by students and a virtual learning programme. “It’s been a difficult year of pandemic for many, so we are keen to enable a free event that will lift up spirits for a majority of Aucklanders and visitors to the region this summer,” says Harcourts NZ Managing Director Bryan Thomson. “Many of our Harcourts business owners across Auckland have donated a small whale tale to local community groups or schools to decorate and display in public places, so the rest of the city can enjoy the event as well.”

Property Management Update With much of the country in one level of lockdown or another over the past few months, you could be forgiven for thinking that our property managers around the country wouldn’t be busy, but that isn’t the case. With the exception of level four restrictions, our property managers are out and about getting the job done. We've had to navigate changing guidelines and restrictions, but Harcourts property managers are nothing if not adaptable. Our technology enables us to be mobile, operate from our homes safely and still deliver the best possible experience for our landlords. Throughout the restrictions, we have been delivering online training to our property managers and business development managers that would have ordinarily been delivered in person, and we’ve proven that we can engage with each other exhibiting the same level of enthusiasm. Aaron Davis recently joined our business development club meeting and presented ‘Change your Words and Change your Business’ with a focus on social messaging. Our Marlborough office is doing this so well with their social posts on their Superstar Tenants of the Month. In November, our Property Management Leadership Conference was moved online so no one missed out on the much-anticipated content. There was a big focus on growth and development, leadership and technology during the event which featured internal and external speakers, including our International Award winning Business Development Manager, Lynne Cawthorn. We are looking forward to 2022 and anticipating that we will be operating with fewer restrictions than at the end of 2021. Our highly anticipated and well attended Property Management Activate events are held in February in Christchurch, Wellington, Central and Auckland, and these events kick off our year in Property Management.

Having been used to working with a manager and business owner that was charismatic as well as ethical and determined to always do the right thing at all times, it made sense to work for Chris when my first boss decided to retire.

What is your most memorable career moment to date? I had an auction 3-4 years ago that was a referral through a lawyer to sell an older lady’s family home that she had inherited. She didn’t want to sell it as her

What advice would you offer to people new to the industry? My best advice to new people is to listen, work hard and grab every opportunity to go with/work alongside an experienced agent. Two phrases that are well used in real estate are, ‘Success leaves clues’ and ‘Rip off and duplicate!’

What activities have led to your success? Mainly hard work – lots of phone calls and networking and priding myself on never leaving a stone unturned.

What is your secret to maintaining a strong relationship with clients? A phone call every day to my owners so they know I am working hard for them and not afraid to change things to get a different outcome. They all know if I didn’t sell them today, I will go out and sell them tomorrow. And buyers too are contacted every day once under contract, through to settlement, and beyond. I believe ‘communication is key’, so no nasty surprises... for anyone!

How do you distinguish yourself from the crowd? I’m not sure if I have distinguished myself from the crowd. I just believe that hopefully I’m known for being hard working and will get the job done, but at all times always doing what is best for my clients and customers.

What do you do with your time off? Time off was always about overseas travel – without my phone. Not sure at the moment, but these last two years have proven how important having good friends really is, and how enjoyable it is spending time with them. INSIDE Harcourts 17

A seller’s market in North America continues with Quarter 3 sales boosted by a little improvement in supply over the preceding months. All regions of North America has seen an increase in the median sales price, the year-over-year price has climbed 13.3% which marks 115 straight months of year-over-year increases. We are incredibly excited to have heavily invested in a partnership with Realscout, which is an AI integrated client relationship software. This system will engage with buyers on the agents own search platform and stay in contact with them based on their interaction with the system. Sellers will be given up to date area statistics and market reports automatically. All of which notifies the agent when someone has interacted with the system so the agent knows that person is thinking about real estate. This system is just another piece of technology that bolsters the offering an agent can offer their client. On the back of low interest rates and buyer demand the residential sales market in particular is booming. The only restraint seems to be stock shortages, but we are seeing several new developments coming on line to meet the demand. Most pleasing has been the fact that Harcourts in South Africa has continued to grow market share. We are outperforming our competitors, even in a strong market. 2022 holds great excitement. In a recent survey amongst our business owners, they scored their excitement about next year at 9 out of 10! This is on the back of great strides being made in Digital Marketing and Auctions in 2021, both of which will continue to grow and establish themselves in 2022. However, the greatest excitement seems to be around the hotly awaited new Websites, the Hub and the move to our new CRM system. 2022 is going to be a year with many changes and challenges, but we are approaching it with a great sense of anticipation and enthusiasm.

NUTRIEN HARCOURTS UPDATE 2021 has proven to be another year of change and adapting to new ‘normals’, we have welcomed four new offices into the Nutrien Harcourts family and many new faces into our branches. We have begun collaboration with a creative agency to assist with our 2022 Brand Campaign, this will be an investment in our brand to bring wider awareness of the Nutrien Harcourts name across Australia. This will be a great opportunity for our branches to leverage this campaign within their own locations. Our Nutrien Harcourts Tasmanian agent Tony Maguire has recently facilitated the part sale of Woolnorth, worth $120 million, bringing the land back into Australian ownership with TRT Pastoral making the historic deal. The pandemic has hastened procedural change since last year, we have now held just short of 200 online auctions. The uptake from our Nutrien Harcourts network has been overwhelming, with bookings from QLD, NSW and VIC offices. The feedback from the group has been outstanding, with several of our businesses now using virtual auctions as a legitimate alternative to onsite auctions. Purchaser engagement has been extremely positive. We are recording a clearance rate of 70%, and have enjoyed some cracking auctions along the way. A range of properties has seen the highest sale price at $8.96mil, and our cheapest property selling at $52k - all under the hammer! In October, we welcomed Emma Palidwar to the Corporate Team as Marketing Coordinator. Joining us from the Nutrien Ag Solutions marketing team and legacy Ruralco Property. Our Summer 2021/2022 marketing assets are being developed along with Christmas and New Year to be utilised across all local marketing channels including email, social media, publication and print (direct mail and in-office displays). We will also be looking at new assets for 2022, with new and exciting messaging with an aim to increase our social media audiences and national database.

NAI HARCOURTS UPDATE New Zealand Our annual NAI Conference was due to be held in September which included an impressive lineup of speakers, a range of specialist breakout sessions and an opportunity to celebrate our successes and network at the conference dinner. Unfortunately, due to Covid restrictions, the conference has been rescheduled for March 2022. With restrictions expected to ease in the coming months, we look forward to coming together in person in the new year! The uncertainties around alert level restrictions also resulted in the cancellation of the November issue of Key Assets, our flagship commercial publication. The next issue is expected to be released in early March 2022.

As 2021 comes to close, I want to commend the entire NAI Harcourts NZ team on their resilience and achievements during what has been a challenging year. I wish you all a happy holiday season which will recharge our batteries for the new year ahead!

John Georgiou of NAI Harcourts Platinum recording an amazing feat of some 29 deals (sales and leasing) written in one-month last quarter. What these results demonstrate is the value of having great connections in your marketplace and developing systems that work.

Business Plans for the year ahead should include your commitment to social media, blogs, e-newsletters and other mediums far beyond the methods of the past. Marketing in the traditional sense continues to play its role and you should all have a commitment to signage, web and even traditional print. Blending all this together leads to the question about “how are you going to achieve this?” The importance of how we manage our databases and accordingly keep them relevant will continue to be at the forefront of our industry. With major new integrations underway we will be moving away from the H1 system as we roll out our latest technology.

As we take aim on a new calendar year it is a great time for us all to consider how we are doing business, and what we need to change. After 30 years of Commercial Real Estate myself, I know that the trend is for our industry to take a bit of a Christmas break and re-set towards the end of January (but please don’t stop doing deals on my account).

One thing that the past couple of years has shown our network is the importance of the local connection that we have. Our listings are down as at the end of October by around -15% to the same time last year, yet written business is sitting a whopping +54% up. Settlements in terms of Gross Value and Gross Commission are at +39% and +40% up respectively.

From a corporate perspective there is an enormous body of work going on behind the scenes that is going to frame much of our future success in the industry. With the website

ARE YOU TURNING TODAY’S PURCHASERS INTO TOMORROW’S SELLERS? CONTRIBUTED BY ALISTAIR WRIGHT, HARCOURTS CX MANAGER While the adage that ‘today’s purchasers are tomorrow’s sellers’ is a bit of a real estate cliché, a quick look at the Harcourts CX numbers suggest it may not be receiving the attention it deserves. While our global Net Promoter Score (NPS) for a rolling 12 months is an excellent 70 – see below for a quick explanation – this masks a discrepancy between the scores we achieve from our seller clients as opposed to our purchasers. The all-time NPS for sellers is a fantastic 77, but lags at 64 for purchasers. While 64 is still a very good score, it possibly undermines our ambition of delivering the finest experience in real estate for all our clients, sellers and purchasers. More importantly, this number suggests we may be inadvertently reducing the future value that purchasers represent. All of the things our service delivery aims to achieve can be undermined by small but avoidable missteps during the purchaser journey. Even a top-line analysis of the reasons purchasers give for a poor NPS makes this point. Mishandled key-handovers are a prime example. Not being able to immediately present keys to a buyer at the allotted time

or appearing late to an agreed handover slot are often seen by purchasers as significant black marks. The comments describe a sense that the agent – and by extension, the whole of Harcourts – has received their commission and lost a degree of interest in the purchaser. However incorrect this may be, perception is reality and it’s that reality that’s reflected the NPS awarded. The good news is that being often relatively small issues that can cause a mark-down to the Harcourts experience, they can be addressed quickly and easily. In South Africa, for example, the leadership team have worked with business owners to focus on purchasers and can now boast an outstanding NPS of 76 for these clients, compared to an equally amazing NPS of 78 from sellers. And of course, every increase in purchaser NPS increases the estimated future value of a Harcourts business – because satisfied clients not only tell people about their experience, but also because as happy purchasers, we’ve increased the likelihood of them asking us to appraise that property when they come to sell in future years.

WHAT IS A GOOD NET PROMOTER SCORE? Net Promoter Score (NPS) is calculated from the 0 to 10 score we ask clients about their likelihood to recommend Harcourts to a friend or colleague. The results are on a scale of -100 to +100, and therefore 50 is considered a ‘good’ score. 60 is very good and is the target many large corporations aim. An NPS of 70 or above is considered ‘World Class’ and the gold standard for organisations to strive for. 60 70 -100

INSPIRING WOMEN TO FINANCIAL INDEPENDENCE Inspirational Women, Mortgage Express and Centre for Women’s Economic Safety joined forces earlier this month to support Australia’s inaugural Economic Abuse Awareness Day by hosting an educational webinar. Irene Green opened the event with a passionate plea for women to create independent wealth via investing in real estate. “I bought my first property when I was 18 and always knew it would be my journey to financial independence. I often speak at Inspirational Women events about starting young to build independent wealth. If you have your own money you have choice. Where you live. Who you live with. What you do with your life.” Australian Mortgage Express CEO Vicky Divine shared practical budgeting tools to start saving and how to navigate the world of finance and get into property investment. The final address was a powerful one by CWES Founder, Rebecca Glenn, which included some of these powerful remarks: • “Experiences of economic abuse have immediate and long-term consequences for survivors. In Australia, 63% of women in high financial stress have a history of economic abuse. • A lack of financial means is one of the main reasons women stay with an abusive partner, or return to them. • Without economic safety, it is very hard to maintain any other form of safety or wellbeing.
