HAPPY NEW YEAR AND WELCOME TO 2025!!

I hope you had a chance to unwind and recharge over the holiday season, ready to dive into what’s shaping up to be an exciting year ahead. For those who worked through, I trust you made the most of it, setting up new opportunities to hit the ground running in 2025.

We have a fantastic year in store!

The economic landscape is showing clear signs of improvement. Inflation has eased, relieving some of the cost-of-living pressures, interest rates are beginning to decrease, and job security remains solid. As the recovery picks up pace, public confidence will grow, and we all know that confidence plays a huge role in driving the real estate market. We’re already seeing a noticeable uptick in activity, with more properties being listed and greater turnout at open homes—clear signs that optimism is building.

Real estate operates in cycles, and we’re definitely at the beginning of the next upward phase. Now is the perfect time to communicate this to our clients.

For those thinking of buying—act now. Property prices are on the rise, and in six months, you’ll be paying more. For sellers, the time to act is now too. With many sellers looking to upgrade, waiting will only mean paying more for the next property. The market is currently balanced, with strong listing volumes and solid buyer activity—this is a great moment to make your move.

2025 is all about +5.

For over 20 years, we’ve been proud to hold the #1 spot in New Zealand, and for the past 12 years, we’ve earned the trust of buyers and sellers alike as the most trusted real estate brand. In Australia, we’re the #2 national brand and the fastest-growing real estate name in the country. We’ve even been recognised by Canstar for having the most satisfied buyers and sellers in the market.

But we can’t rest on our laurels. We are the Hunted—but it’s time to become the Hunter.

Our mission is clear: we’re not only focused on maintaining our #1 position in New Zealand, but also widening the gap between us and

the competition. In Australia, our goal is to become #1 in every state and every market. We’re committed to growing our market share by 5% across all areas in the year ahead.

So, what does being #1 truly mean?

In 2024, our teams across New Zealand and Australia helped nearly 80,000 families buy and sell properties, while assisting another 100,000 with rentals. In total, almost 200,000 families experienced the Finest Experience in real estate.

This year, that +5% growth means we’ll help an additional 10,000 families with their real estate journeys. We’re not just facilitating transactions; we’re changing lives.

This growth also creates more opportunities for all of us—more business, more chances to shine, and often fewer competitors thanks to the outstanding reputation we’ve built.

An organisation or business never stands still – you are either growing or you are declining. 2025 is our year for growing momentum, growing our footprint and growing our market share.

For everyone on our team, +5 represents more success, more opportunities to assist families, and ultimately, more ways to support our own. Together, we will continue to lead, grow, and make a real difference.

We are all part of something great.

Take time to set your goals for the year ahead and create a plan to make them happen. With a hunter mindset, 2025 will undoubtedly be our best year yet.

On the cover:

From guarding our territory to prowling for more. Like the mighty leopard, Harcourts is transforming from the most watched to the most feared. Not just defending our #1 crown, but hunting down new markets to conquer. Watch as we stalk, sprint, and seize our path to market dominance. The spots aren’t changing - but the strategy is.

WELCOME TO THE HARCOURTS FAMILY

OFFICES

Australia

Harcourts Elevate, Queensland

Harcourts is delighted to welcome aboard the multi-talented Farshad Kazazi and his team as they refresh and reopen the office that used to be known as Harcourts Arundel – Harcourts Elevate. Farshad has owned and operated a series of businesses ranging from retailing personal computers, importing cars, to providing services in the laser cosmetic space, including having founded and headed The Eden Laser Clinics Group in NSW and ACT. Buying, renovating, and selling properties in parallel to running his day-to-day businesses since 1993, Farshad has long been enthusiastic about real estate. His fresh approach to the industry and existing business acumen will hold him in great stead to take this office to the next level. The team includes two highly experienced property managers, a salesperson and a receptionist.

Harcourts Rodgers Group - Hope Island, Queensland

Harcourts is excited to re-establish its presence in Hope Island with the opening of Harcourts Rodgers Group (RG). Led by Tamara and Oliver Rodgers, the agency brings over 30 years of combined real estate expertise and a proven track record as one of the top-performing sales and property management teams on the Northern Gold Coast. The new office will continue to embody Harcourts’ client-first philosophy, a principle perfectly aligned with Tamara and Oliver’s values. Prioritising personal, tailored service, the team guides every client as though they were advising their own family or friends. This approach has resulted in multiple street and estate records, an impressive 4.9-star Google rating— the highest in the region—and an average market time of just 20 days for properties. Harcourts RG also boasts specialised training in luxury home sales from globally recognised organisations, making it perfectly equipped to deliver exceptional results across property categories. Alongside their professional focus, the team is deeply committed to their local community.

Harcourts Roxburgh Park, Victoria

Evan Yousif and Con Pedis have backgrounds in residential sales and property management, having been sales agents within another Harcourts branch, the decision to remain in the blue team while taking the big step up into owning and running Harcourts Roxburgh Park made sense. A passionate team of real estate experts with over 40 years of experience, now joined by Katrin Danial, who brings her unique skills in marketing and negotiation, they are excited by the new office, situated so well within their community.

Harcourts Drysdale, Victoria

Husband and wife team Travis and Emma Smith have opened Harcourts Drysdale, situated in Bellarine, where the Smiths have lived for many years. Integrated with the local community through the small community of Portarlington, where Travis was on the School Council, and Emma was on the Kindergarten Committee; right through where Travis is on the Portarlington RSL and Emma is Treasurer of Bellarine Adult Riding Club, they know the area well. With their sales team growing, they decided to align with Harcourts due to a similar philosophy based on supporting success. Both Travis and Emma Smith are relishing the impact and resources that being a part of the Harcourts brand will offer their business and clients.

Harcourts Solutions – Ferny Hills, Queensland

Harcourts Solutions is proud to open another office location in Ferny Hills. Having served the Ferny Hills community with dedication for over 15 years, real estate agents Simon Whitehead, Drew Crump, Jared Webb and the Harcourts Solutions team are thrilled to deepen their connection with the local area through this new location. Located in the heart of Ferny Hills, the new office is designed to enhance the team’s productivity, allowing for even more direct and meaningful interactions with local residents. With a strong history of supporting the area through sponsorships of local sports clubs, schools like St. Andrew’s, and community events, Harcourts Solutions further cements its role as both a trusted real estate leader and an integral part of the local area. Simon remarked, “This is a full-circle moment, with Harcourts Solutions beginning on Ferny Way over 20 years ago. It makes this new office opening even more special.”

Harcourts EP Coast, South Australia

Welcome to Harcourts EP Coast, which have rebranded from Numerical Realestate, in not one, not two, but three office locations - Harcourts Port Lincoln, Harcourts Streaky Bay and Harcourts Ceduna. With an impressive 70+ years of combined experience in real estate, Harcourts EP Coast team is passionate about serving the Eyre Peninsula. Lead by Megan and Daniel Eramiha, and supported by the dedicated professionals on their team, each team member bringing unique strengths, connections, and expertise to the area. Megan and the entire team cherish the friendships and connections they’ve made throughout the Eyre Peninsula, extending from the coastline to the inland towns and beyond. BIG NEWS FOR OUR LEARNING & DEVELOPMENT TEAM

We’re excited to share that our very own Mitch Green is expanding his role at Harcourts. While continuing as Head of People and Culture, Mitch will now also lead the Harcourts Academy and Australian RTO.

Many of you know Mitch’s journey with us - starting in HR Support back in 2011, he’s grown with the company for over 14 years. After becoming HR Manager in 2016 and then Head of People and Culture in 2022, he’s been increasingly involved in our Learning and Development initiatives, working alongside Irene Green and the team.

Irene, who has been the driving force behind the Academy and RTO Training Centre for more than 20 years, isn’t going far! While stepping back from her leadership role, she’ll continue to be an invaluable part of our team. She’ll be working with Mitch during the transition and staying involved in People and Culture

projects, helping to make our Academy and RTO programs even better.

Mitch is looking forward to this new chapter: “I’m excited to be more a part of the strategic direction and to work closer with our performance coaches and CEOs across both New Zealand and Australia, and to see what they’ll deliver in their countries and states.”

As Mike Green notes, this change reflects our ongoing commitment to developing our people and providing the best possible training and resources to help everyone succeed in real estate.

We’re confident that with Mitch’s experience and vision, combined with Irene’s continued support, our Academy and RTO will keep getting stronger and better at supporting your growth and success.

PARADISE FOUND: REAL ESTATE IN NEW ZEALAND’S ADVENTURE CAPITAL

Nestled among the Southern Alps, on the shores of Lake Wakatipu and against the backdrop of the dramatic Remarkables mountain range, Queenstown isn’t just New Zealand’s adventure capital – it’s a unique real estate market that operates by its own rules.

Since establishing its presence in 1995 at a prime CBD location opposite the world-famous Fergburger, Harcourts Queenstown has witnessed and participated in the town’s remarkable transformation. Over the past two decades, Queenstown has evolved from a seasonal tourist destination into a vibrant, year-round international resort town, with property values that consistently perform outside normal market cycles.

What makes Queenstown’s property market unique is its global appeal. With more than 40% of buyers coming from outside the region, the market has developed distinct characteristics. “New Zealanders who’ve settled overseas often feel the pull of home,” explains Warwick Osborne, who leads Highland Real Estate Group alongside Marie Osborne. “They frequently invest in Queenstown properties, either as rental investments or personal holiday homes.”

The property landscape is as diverse as its international clientele. From contemporary apartments and townhouses to multimillion-dollar luxury homes, the architecture reflects the town’s international flair. The market’s resilience is supported by Queenstown’s evolution into a true four-season destination, with the international airport now handling over 50 direct flights per week to Australia’s east coast during peak seasons.

The Highland Real Estate Group’s team mirrors Queenstown’s international character. Only about half of the team members are New Zealand natives, with others hailing from the UK, Canada, USA, Brazil, France, Italy, Ireland, Argentina, and Australia. This diversity brings valuable cultural insights and language capabilities, essential in a town where the local primary school boasts more than 20 nationalities.

Technology plays a crucial role in serving this global market. The team has embraced digital innovation, particularly in marketing and lead generation. Virtual viewings have become standard practice, allowing international buyers to explore properties remotely, while livestreamed auctions enable participation from anywhere in the world.

“The town has a common narrative,” notes Marie Osborne. “People come for a season and stay for decades. It’s that same magnetic appeal that attracts property investors and permanent residents alike.” This phenomenon has helped create a dynamic market where local real estate expertise is essential.

The office provides comprehensive property services, from sales and purchases to property management, including a boutique portfolio of short-term rentals. This full-service approach is particularly valuable in a market where many properties serve multiple purposes over their lifetime – from personal residences to holiday homes to investment properties.

Queenstown’s unique position in the Harcourts network extends beyond local sales. The office frequently assists other Harcourts locations, handling paperwork for visiting clients and managing a strong referral network. After all, as the team likes to point out, Queenstown isn’t just another beautiful New Zealand town – it’s the birthplace of Harcourts’ Managing Director, Mike Green.

Looking ahead, the market shows no signs of losing its distinctive character. As Queenstown continues to attract international visitors and residents, its property market remains a fascinating example of how location, lifestyle, and global appeal can create a real estate environment that operates by its own unique rules.

A CELEBRATION OF EXCELLENCE & UNITY

The energy was electric as Harcourts team members from across Australia and New Zealand came together for Ignite 2025, our landmark event series that touched down in nine locations. The events showcased the strength of our network and our commitment to growth, learning, and celebration.

Australian Olympic swimming coach, Dean Boxall, captivated audiences with his passionate insights into building championship mindsets and nurturing talent. His high-energy presentations resonated deeply with our teams, drawing fascinating parallels between elite sports and real estate excellence. In New Zealand, Olympic rowing champion Emma Twigg inspired attendees with her powerful story of perseverance and the pursuit of gold, demonstrating how dedication and resilience lead to breakthrough success.

The Q3 Awards ceremonies were particular highlights, recognising outstanding achievements across our network. From recordbreaking sales performances to exceptional property management services, the awards showcased the incredible talent and dedication within our teams. The celebrations weren’t just about individual achievements – they highlighted how our collective success grows stronger when we work as one team.

Business owners, sales consultants, property managers, and administrative staff all found valuable takeaways from the diverse program. The networking sessions buzzed with energy as colleagues shared insights, strategies, and success stories. Many attendees noted how the event reinforced the unique culture that sets Harcourts apart in the industry.

“Seeing our people come together with such enthusiasm and commitment to growth was truly inspiring,” Mike Green reflected. “The energy in each room was palpable, and the connections made will undoubtedly drive our success forward.”

Ignite 2025 + Q3 Awards didn’t just celebrate our achievements – it reinforced our shared vision and values, setting the stage for even greater success in the months ahead. As our teams return to their markets energised and inspired, the impact of these events will continue to ripple through our network.

The success of Ignite 2025 has once again proven that when we come together as one team, there’s no limit to what we can achieve.

ANNUAL THEME 2025

In an industry often celebrated for individual achievement, 2025 marks a powerful shift in perspective at Harcourts. While personal excellence remains fundamental to real estate success, we’re embracing a deeper truth: extraordinary results come from extraordinary teamwork. This year, we’re rallying behind a theme that transforms how we think about success, collaboration, and growth in real estate – One Team.

We are better together

Beyond the power of one

One vision, one purpose

No one creates success alone

Together bend the future path

Take the higher and harder road to success

In real estate, the focus has traditionally been on individual performance. Sales consultants are rewarded based on their own results, business owners are accountable for their company’s success, and property managers handle tenants and landlords on a one-to-one basis. Reputations are built on single interactions with clients, and success is often measured in individual terms.

Yet, at the heart of this industry, we are people-driven—thriving on connection, collaboration, and shared success. We’re passionate about being part of a positive, high-energy environment, because when we’re supported by a strong team, we do our best work. While we can move quickly on our own, together we will always achieve so much more.

Every role in a team is crucial—whether it’s the receptionist in the office, a business owner leading multiple branches, a sales consultant listing properties, or a corporate team member supporting property managers. Each contributes to the bigger picture and helps drive the final outcome.

One Team is about leveraging the power of collaboration to achieve elite performance, delivering exceptional experiences for our clients, and creating a workplace culture where everyone thrives. It’s this unity that fuels repeat business, cultivates strong reputations, and builds an organisation we can all take pride in.

One Team – the ONE is about our people, each and every one of them. Our purpose as an organisation is to help others achieve success and so to realise our vision and truly operate as ONE Team, each individual must achieve their success, whatever that is for them, because they are a part of Harcourts.

One Team. One Vision.

We are united in a shared vision: for the Harcourts experience to be recognised as the finest experience in real estate by our team, our Business Partners and our clients.

One Purpose.

We are focused on helping others achieve success, whether it’s our clients, or our colleagues.

One Set of Values.

Our values act as our north star for how we operate every day –as one team, we believe in:

• People First

• Doing the Right Thing

• Being Courageous

• Fun and Laughter

One Culture.

We protect and nurture a culture that fosters collaboration, respect, and growth.

One Way.

The Harcourts Way: A consistent, exceptional experience for every client, every time.

Elite teams are aligned in vision, trust each other’s intentions, and prioritise “we” over “I.” They make each other shine, and they never stop believing in the collective power of the team.

One Team is not just what we are—it’s who we are. It’s the foundation that ensures we all achieve our individual goals, reach our aspirations, and fulfil our dreams.

WHAT I LEARNT ABOUT MARKETING FROM SELLING A PROPERTY

How we can +5 in 2025 as One Team

I recently sold my investment property - but it wasn’t with Harcourts.

Drop. The. Mic. Is that a career limiting confession? Well, if my name’s not in the next edition of Inside Harcourts, maybe.

But let me clarify the above. I didn’t deliberately choose not to use Harcourts - rather, on this occasion, I didn’t have a choice, as we simply didn’t have an offering in the market I was listing the property.

So why share this with you? Because you, like me know that the opportunity to sell life’s biggest asset doesn’t happen often, but when it comes around, it’s a great educator on two things:

1. How do other brands stack up against Harcourts

2. Matching what matters for our customers with what we say and do

Based on the customer experience I had, here’s what I learnt, because knowledge is of no value unless you put it into practise:

We’ve never had better information at our fingertips before. I tracked the suburb (of my property) on the two major portals for months prior to choosing an Agent, or a Brand and boy was it helpful in making a decision. How? Well, I got served regular, but relevant content about suburb and property value shifts and performance that absolutely influenced the timing of when I appointed someone to sell it. This information gave me confidence to have robust conversations with the prospective agent around my thoughts on the property value and my expectations of them as an agency/agent, including a different commission structure.

Researching was easy, deciding on the Agent was harder. I had a couple of standout choices based on sales history, suburb and property type (this was a unit) expertise, so that narrowed the field, but didn’t make it a slam dunk. Here’s what did:

– I checked their online reviews (think Google) and spoke to people I trusted who knew those I was considering listing with to validate the obvious indicators above.

– I gut checked their personal brand by accessing their communication with me (how interested were they based on contact), their social media and their listing materials.

– Overlaid a BS factor: I asked them for their opinion on when (timing), how (method) and what price they’d be comfortable to say they could get for it if they sold it today.

– I accessed their listing presentations to see what they knew, what they claimed and what they’d recommend (both commission rates were similar before negotiations).

Communication is the secret to all successful marriages. I’d been sold one thing and initially, got something very different, once I’d signed appointed an Agent. Before this, I had proactive contact from one agent daily or thereabouts – but as soon as they’d won the listing, it became infrequent and incongruent with their promise of regular communication using WhatsApp. We fixed it quickly, but it demonstrated the importance of setting expectations early and delivering on this, especially if it’s the expectations you (as an Agent) are set before anyone signs the Form 6.

Simple things, matter. Having the help of an expert who is local (as this property wasn’t for me based on where I live) can add enormous value, especially for an Investor audience, but it really just reminded me of the importance to ask good questions early, so you (as an Agent) know where you might be able to add some value that matters.

The process wasn’t perfect, but importantly what’s your experience that you, or your team delivers, like? Do you know without doubt? When was the last time you thought about it and sense checked it to make sure you were delivering on our brand promise?

But what did I learn that might help you? You’ll know that as One Team, we’re firmly focussed on being the Hunter and delivering +5 as part of the strategic plan - whether that be to grow the gap in New Zealand, decrease the gap in other countries or something completely different for you in your business (local market share, EBITA, your profitability etc) or role.

When I look at the experience I had above, here’s 5 things that I think will help you be more successful in 2025, and 5 ways the marketing team are supporting that.

5 things you can do to +5 in 2025:

1.Shop yourself – talk to your most recent clients – is what they say about key areas like communication, meeting expectations and marketing consistent? If the answers are inconsistent, you know there are some things to enhance.

2.Shop your competitors – when was the last time you really knew what you were up against? If you lose a listing, do you check back in with that person to understand how it went for them, whether they got what they expected to understand what you do differently next time?

3.Be authentic – don’t say one thing, only to fail to deliver on it from day one as it might be the reason you’re chosen over someone else. Set expectations upfront based on what you know you will deliver on based on your processes.

4.Be consistent – we have a range of on brand assets and tools to make your life easier – there is no need to be inconsistent with your brand or marketing offering and be inconsistent, when being consistent is so much more advantageous for you, and your vendor.

5.Ensure the basics are brilliant – have the house in order. Ensure your listing presentation speaks to them, not a generic audience, focus on one channel for reviews (we always recommend Google), ensure your social media channels and its content are updated and leveraged consistently.

5 ways we’re helping you +5 in 2025:

1.Make use of what’s in front of you – our aim is to help you +5 this year (and many years to come) so are you using our templates so you’re instantly recognisable and able to be recalled by customers over-exposed to real estate brands and agents?

2.Are you outcompeting your competitors – we’ve researched best in breed when it comes to our core offering of recommended products like our Online Business Listings performance growth ool (DigitalMaas), our paid Digital Marketing product (Harcourts Reach) or our Business Partners and their products like the Listing tools from Realtair, so get behind them to make sure you’re outcompeting locally.

3.We’re investing to win hearts, minds and wallets – it’s our responsibility to get you on the shopping list and to create opportunities for your success, so we’re again investing in paid brand and lead generation campaigns across AU and NZ which helped drive significant growth in website performance (double digit traffic growth in AU and NZ websites) and leads (more than 6,000 leads distributed to offices from AU and NZ websites).

4.We’re getting our basics brilliant – we’ll be revisiting some of our core brand offering this year, from Luxury Property Selections to our Listing product offering and some key elements of brand presentation in the market to ensure that the foundations are strong and provide you with the confidence in our brand.

5.We’ll continue to evolve how we communicate – while we’re happy with our performance against industry benchmarks, we’ll continue to challenge and optimise the way we engage with you and especially people in Marketing and Admin roles so that we leave no stone unturned when it comes to having the knowledge and knowhow so it’s easy for you to +5.

I couldn’t be more excited about the year ahead for Harcourts – the clarity of the plan and working as One Team will ensure that we are best placed together to help others, and ourselves, achieve success.

NEW ZEALAND UPDATE

Welcoming 2025 with optimism and momentum

As we tackle 2025, we do so with confidence and excitement for the opportunities ahead. As New Zealand’s most trusted real estate brand, Harcourts continues to lead the way, providing expert guidance and exceptional service to our clients. Our teams across the country are ready to embrace the year with dedication, innovation and a commitment to success.

The market outlook for 2025 points to steady growth, with economic recovery, increased sales activity, and easing interest rates – all driving positive momentum. The strength of the first-home buyer market further signals great opportunities. By leveraging our collective expertise, industry-leading marketing strategies, and technological advancements, we are well-positioned to thrive.

February has been an incredible month within our network, filled with regional Kickstart events, PM Activate, the Ignite series, and our Q3 awards. These gatherings provided valuable opportunities to connect, learn, and celebrate our achievements as a network.

As we continue to celebrate our people and our culture, we have been delighted this quarter to induct our latest recipients into ‘Titanium’ for the third year of the status’ existence.

Tina Gao, Harcourts Best in Real Estate – East Tamaki Michelle Fu, Harcourts Gold – Papanui Lin Ma, Harcourts Grenadier – Wigram Fiona Li, Harcourts Property Ventures – Alexandra Park Aman Gulia, Harcourts JK Realty –Mt Albert Yogesh Bhargava, Harcourts Grenadier – Cashmere.

We are incredibly proud of each of you and your teams for the dedication and success you bring to Harcourts. Your hard work and commitment continue to elevate our brand. See more on page 35.

While we are celebrating, it would be remiss of me not to mention Gumboot Friday and the outstanding efforts made by the entire network through the Harcourts Foundation again in 2024. With the successful fundraising efforts from 2022, 2023 and 2024 combined, the Harcourts network raised over $435,000 which made 3001 counselling sessions available to the Kiwi kids who needed them the most. Thank you to each and every one of you who did what you could to raise the much needed and valued funds.

With a strong foundation and an exciting year ahead, it’s up to us to deliver. Let’s make 2025 a year to remember!

At Harcourts, we are committed to delivering outstanding results for New Zealanders. Our reputation for trust, expertise and exceptional service sets us apart in the real estate industry. But we are more than just a real estate brand; we are a part of the communities we serve.

Through the Harcourts Foundation, we proudly give back, partnering with local organisations to create meaningful change. Our commitment extends beyond property transactions as we strive to make a real difference in the lives of those around us.

Here’s to a future of continued success and positive impact!

Auction Update

As we wrap up 2024, we want to acknowledge the challenges faced and the lessons learned, all of which have positioned us for success in 2025. The commitment and expertise across the network have been outstanding, particularly in the auction space.

Auctions remain a cornerstone of our success and the numbers reflect their effectiveness. Over the past 12 months, we conducted 1,805 more auctions than the previous year, which is a remarkable 30% increase. Thank you for your dedication in achieving this milestone! My goal for the group is to maintain this momentum, as auctions directly impact both our GCI and average GCI.

The auction process continues to drive faster sales and move properties into unconditional status more efficiently than other methods. Data from VaultRE shows that properties starting with an auction campaign consistently sell faster than those listed under alternative methods. Key takeaways:

1. Properties that start as auctions sell faster than any other method.

2. Switching to Price by Negotiation (PBN) after an auction campaign often results in longer days on market, requiring additional open homes and extended vendor engagement.

2025 is shaping up to be a significant year for real estate, and auctions will play a pivotal role. January and February saw some incredible auction events across the country:

• Harcourts Hamilton Auction Gala

30 January: A strong start to the year with great results

• Cooper & Co. “Super Saturday”

1 February: A key catalyst for early market activity

• Harcourts Team Group, and Harcourts Landed auction days

13 February: Meeting the auction appetite of their busy markets

• Combined South Auckland offices Auction Event

27 February: A major event showcasing market strength in this area.

Property Management Update

As we step into 2025, we want to take a moment to thank each and every one of the property management network in New Zealand for your dedication and hard work in wrapping up 2024. Your commitment and efforts have been instrumental in our success, and we truly appreciate all that you do. And as we move forward, we are working diligently to ensure that our Property Management team is well-informed and prepared for the latest changes to the Residential Tenancies Act 1986 (RTA).

The Residential Tenancies Amendment Act 2024, passed on 17 December 2024, introduces several key updates that will impact residential property management in New Zealand. Here is a summary of key changes nd implementation dates:

• Online bond lodgement takes effect from 17 December 2024. Signatures are no longer required for lodging or topping up a bond, and bond lodgements now occur online with continued verification for refunds and other transactions.

• Changes to tenancy terminations take effect from 30 January 2025. Landlords can now end a periodic tenancy without providing a specific reason by giving 90 days’ notice. The ‘no cause’ 90-day termination notices have been reintroduced, and landlords may provide 42 days’ notice in specific circumstances.

• Technical changes come into effect from 20 March 2025. Notices and documents can be sent electronically if an electronic address (such as email or mobile number) is included in the tenancy agreement, though a physical address for service is still required. Landlords can enforce indoor smoking bans in tenancy agreements. An email address may be used for Tenancy Tribunal applications for up to two

At each event, properties were sold, passed in, or brought forward for early sales. Regardless of the outcome, properties launched via auction; gained a market advantage.

Whether or not you are involved in a specific auction event, consistent and transparent reporting is essential. Providing vendors with clear and honest feedback including challenging news ensures they have the information needed to make informed decisions. Reserve prices provide protection, but vendor confidence is built on your insights.

Auction competitions are upon us

Exciting news in the auction space - competition season is here! These events are a fantastic opportunity to refine your skills, stay current with legalities and trends and connect with top auctioneers.

Upcoming competitions:

• LVD Championships – Queenstown, 9-11 March 2025

– Premier/Senior and Novice categories

– Must-attend Masterclass Breakfast

• NZAC Championships – Auckland, 6-8 April 2025

– Winners progress to the AUSTROS event in May

These competitions aren’t just about winning—they are about growth and development. Be sure to check the Auction pages on the Hub for more information.

Let’s take on 2025 with confidence and be auction-ready!

Shane Cortese

National Auction Manager, Harcourts New Zealand shane.cortese@harcourts.net

years after a tenancy ends. Additionally, the Tenancy Tribunal can decide matters without holding a hearing if appropriate.

• Pet consent rules, bond and liability provisions will be implemented on a date to be set by Order in Council, expected late 2025. Tenants may keep pets with the landlord’s consent, and landlords will only be able to refuse a tenant’s request to keep a pet in the property on reasonable grounds. Tenants will be fully responsible for pet-related damage that is more than fair wear and tear, and pet bonds of 2 weeks rent can be required.

At Harcourts, we remain committed to ensuring our teams are equipped with the knowledge and resources to navigate these legislative changes effectively. To support this, we will be hosting training sessions and events across New Zealand in February, aligning with the Ignite series. In Wellington, we will once again host the Property Management ‘Activate’ event.

With our ongoing support, we will ensure our teams remain up to date on legal requirements, best practices, and risk minimisation strategies while continuing to provide outstanding service.

Roll on 2025!

AUSTRALIA UPDATE

As we step into 2025, I am honoured to reflect on where we’ve come from and where we are heading as a team in the dynamic, ever-evolving property market. This edition serves as both a celebration of our more recent achievements and a guide to navigating the opportunities ahead.

One of the greatest lessons I’ve learnt in my leadership role at Harcourts Australia is that success, much like well-being, is built on a foundation of small, purposeful actions. The ancient philosopher Zeno of Citium said it best: “Well-being is realised by small steps, but is truly no small thing.” This guiding principle not only applies to our personal growth but also resonates throughout our professional pursuits in real estate.

At Harcourts, we are fortunate to operate in an industry where every action counts—every connection made, every challenge faced, and every solution delivered. It’s the consistent, deliberate steps that elevate us from merely participating in the property market to truly shaping its future. Strong buyer demand, tight rental conditions, and population growth will drive Australia’s 2025 property market, with interest rates impacting its performance. All indications point to a property market set for high activity in 2025.

In this magazine, you will find a wealth of insights, strategies, and perspectives designed to support you on your pathway to success in 2025. These features highlight the small yet powerful steps we can take to create meaningful change—for ourselves, our clients, and our organisation as a whole. One Team in fact.

My message to you today is simple but profound. New beginnings are made up of small steps. Consolidate your start to this year by taking consistent, deliberate actions that build momentum. Whether it’s refining your knowledge, fostering genuine connections with clients, or mastering the art of adaptability, every step matters.

By focusing on the small yet significant, we position ourselves not only to weather challenges but to thrive amid them. The property market demands resilience, trust, and professionalism—all qualities that we embody as a team. Together, we have the power to leverage these attributes and achieve outcomes that exceed expectations.

I encourage every member of our team to use their team as a resource, a source of inspiration, and a catalyst for meaningful progress. Challenge yourself to take one step further, one action bolder, and one idea closer to realisation.

Here’s to a year of growth, opportunity, and success built on the strength of small, impactful steps.

Property Management Update

Welcome to a big year in property management for Harcourts, starting with the launch of our PM CX Program across Australia and New Zealand. We have partnered with Ask Nicely, a global NPS/survey platform, to gain insights into our customer satisfaction for landlords and tenants. Ask Nicely fully integrates with Property Tree and Property Me, allowing your clients to be surveyed at key points of their journey without your team having to lift a finger! A freemium version is available if you would like to try before you buy, or why not go direct to the subscription model, which will provide NPS scores, collated feedback and a detailed dashboard showing where your team ranks for key metrics such as communication, service, knowledge and speed of response.

In April 2025 we will be adding a Client Experience Award for Individual Property Manager, POD and office for the first time. This will form part of our annual, national and international awards. For more information or to get started, please contact your State Property Operations Manager or email me.

Auction Update

As I embark on my journey in the auction market in Australia, I’ve quickly come to appreciate the unique dynamics at play. There’s a palpable energy that feels akin to a sauna, both literally (weather) and figuratively, and thankfully, self-esteem isn’t something I struggle with! The warmth of the people I’ve encountered has been remarkable, and the unbiased facts of our market speak volumes.

Reflecting on the statistics from 2024, we saw an average clearance rate of 56% and properties remaining on the market for 28 days. Notably, New South Wales led the way with a stellar clearance rate of 73%, while Victoria found itself at about 30% of stock being auctioned. It’s evident that we are in what could be described as a moderating market, especially as we analyze the numbers from the Urban Telegraph and open home figures in these early stages of the year.

However, a question lingers in my mind: Was our recent success due to the auction process itself, sheer luck, or the market conditions we are currently encountering?

Goals for 2025

• Increase Auction Stock: We aim to boost the percentage of auction stock from 9% to 15%+.

• Shift Perceptions: It’s time to change the thinking that “it’s not an auction property” or “it’s not an auction market.” We need to educate sellers about the auction process—it’s the Harcourts Promise that works and holds everyone accountable.

• Lead by Example: With around 97 auctioneers in Australia, those of us who auction full-time must set a standard for others to follow. Personally, I aspire to see more of our fraternity compete in the World Auctioneering Championships in Queenstown from March 9-11 and will be chasing you to enrol in the outcoming Sate and national comps, including HX.

We will know have transparency over our service delivery levels and can tailor training and consulting to be able to offer the finest experience in property management!

Costigan

Head of Property Management Australia karmen.costigan@harcourts.net

at auction, of course!

• Highlight Success Stories: Our social media channels are committed to sharing and promoting success stories across our network and the wider market. I encourage everyone to submit their stories to me. Help Harcourts to help you.

As we transition into the peak season following the post-Christmas blues, new opportunities will undoubtedly arise. I refrain from making market predictions—my crystal ball has been out of commission for years. Instead, we focus on increasing auction listings, expanding our market share, and ensuring that our success relies on our proven processes rather than market conditions.

SOUTH AFRICA UPDATE

Although 2024 was one of the most challenging for the property industry in South Africa that most of us can remember, we enter 2025 with reason for optimism. Probably most significantly, we have entered a decreasing interest rate cycle. All indications are that we will have a series of small cuts in the interest rate throughout 2025, which will certainly boost the property market. The second key factor is that at this stage in 2024 we were bracing ourselves for General Elections. The nature of our politics in South Africa means that elections bring great uncertainty and anxiety, and as expected it put the brakes on an already very slow market. For nearly 3 months the market really limped along. However, the outcome of the elections was an economy-friendly coalition government which has settled the nerves of the public and given cause for hope for a good economic recovery. We started seeing an improvement in buyer activity towards the backend of 2024, and this augurs well for a far better 2025! Despite two very tough years, Harcourts performed admirably. Our sales agent numbers only declined by 4%, and our number of sales offices remained the same. In a fast-declining market, it is the only time I have ever been happy with flat growth!

We have other reasons to feel confident about how 2025 looks for Harcourts South Africa. The “We Make It Possible” brand position is proving to be a great message at just the right time. We completed our migration off H1 in 2024, so 2025 means that we can focus on unlocking all the exciting opportunities that the new Technology Platform offers. Our Academy is one of only two training institutions owned by real estate companies to be accredited to offer the new legislative training, and this has potential to be a great recruitment tool for new sales agents. Auction continues to be a differentiator in our market, and we will be focused on continuing to assert our dominance. We have some amazing Events planned for 2025 including HX in May, 10 regional awards events, BLC’s and more. We are also busy implementing some Corporate Team structure changes aimed at improving our support levels to our network but also allowing a greater focus on Growth both in our franchise business and outside it.

We are poised to take advantage of any positive shift in the market, but we also plan to keep growing our market share. We are part of an amazing global team and plan to leverage that to the full. Bring on 2025!

Celebrating a Great Year with Team Spirit and Festive Fun!

At Harcourts South Africa, we believe in working hard and celebrating harder! This past year, our branches came together to wrap up 2024 in style, hosting some unforgettable year-end parties filled with energy, laughter, and team spirit.

Our Harcourts South Africa Support Office threw a Rubik’s Cube themed year-end bash, and it was nothing short of vibrant! Dressed in all the colours of the cube, our team got creative with a cocktail-mixing challenge that brought out everyone’s competitive streak. It was the perfect way to reflect on a successful year.

Meanwhile, offices across the country hosted their own fabulous yearend celebrations. From elegant soirées to fun-filled fiestas, each event reflected the unique personality of our teams. These moments remind us how strong and connected we are as a global Harcourts family.

As we step into 2025, we’re inspired, motivated, and ready to “Make It Possible” for our clients, partners, and teams. Here’s to another year of success, growth, and creating memories together!

NORTH AMERICA UPDATE

2024 was a standout year for Harcourts North America! Despite challenges like rising interest rates and an ever-changing market, our agents didn’t just adapt—they thrived. Their dedication, innovation, and drive to deliver results for their clients were nothing short of incredible. Watching our team navigate these shifts and still hit amazing milestones has been inspiring and a true testament to the Harcourts spirit.

As we wrapped up the year, we couldn’t be prouder of the momentum our agents have carried into 2025. This year kicked off with our highly anticipated 2025 Kickstart event, which was packed with energy, inspiration, and practical takeaways. We heard from amazing speakers like Erica Wolfe, who shared game-changing insights on the future of digital marketing, and Anthony Nucci, who laid out smart strategies to grow business in today’s market. Greg Fowler reminded everyone of the power of refining their digital brand, and Tony Self left the room buzzing with ideas on how to integrate AI into real estate. It was the perfect way to fuel up for another big year ahead!

Looking forward, we’re thrilled about some exciting new tools and initiatives. Our partnership with Joyst brings a next-level resource for agents to share with their clients—a simple way to organise important home documents and keep track of their home’s value. We’ve also launched a Harcourts North America WhatsApp community to make staying in the loop about events, training, and industry updates easier than ever. With these new tools and the unstoppable momentum from 2024, we’re ready to make 2025 even bigger and better!

INDONESIA UPDATE

Happy New Year! May this new year bring us renewed strength, hope and the courage to pursue our dreams. Let’s make this year the best one yet!

As we celebrate Chinese New Year in February and the Muslim New Year in March, we’ll need to work together closely to ensure smooth operations and maintain excellent service during these important celebrations. The essence of the Snake in Chinese New Year is often associated with wisdom, intelligence, intuition, and creativity.

It was a delightful day of camaraderie as we gathered with our Harcourts family to enjoy food, festivities, and shared fun and laughter at the year’s end.

Congratulations to everyone who is advancing to the next level, especially those in smaller town. Our ‘One Team’ approach has proven crucial in navigating the challenging market, and we look forward to an even stronger year ahead.

HAPPY NEW YEAR!

Our focus for 2025 is to invest in our recruitment strategy and expand our presence across Australia by targeting new locations, agents, and offices. Last year, our campaign successfully increased brand awareness and facilitated lead follow-ups from a range of agents— both those just starting their careers and those with years of experience seeking a change or the opportunity to invest in a larger company that offers advanced technology and marketing support.

We will continue to host localised events and conferences throughout this year, including the SE Conference, SA/NT Conference, a corporate team gathering, the Young Achievers event, and more. These events will provide valuable opportunities to gain insights from our leaders, build our network, and learn from one another.

Congratulations to the 2024 Adrian Copping Perpetual Trophy WinnerPeter Marschall, Branch Manager and Real Estate Sales Gawler SA! Division Real Estate Manager SA/NT Andy Edwards commented “Pete is genuinely busy! While managing the Gawler branch & several other branches he also maintains livestock clients, plenty of staff and a young family. Amongst all this he has very professionally managed several substantial and complex sales including the Caurnamont Farms Aggregation at Walkers Flat.

With all that he has going on Pete still manages to provide plenty of his own support; he’s always keen to give something ago and immerse himself in a process so to better understand it.

Together with his easy manner, Pete maintains a strict professionalism that has seen him generate some excellent results across 2024 and a platform into 2025.

It is a genuine pleasure working with Pete, and while he’d probably prefer to win a Barramundi fishing trophy he is (actually) a worthy winner of this prestigious trophy!”

Australia Update

As we close out 2024 and step confidently into 2025, it’s a great time to reflect on the past year and explore future opportunities. The commercial market is diverse, and thanks to our unique model and extensive footprint, we offer a wide range of services. In both Western Australia and along the eastern seaboard, we provide excellent offices that specialise in Business Sales and Brokerage.

Our commitment to superior commercial property management services has been a top priority, and the growth in our office portfolios reflects the high quality of service and support we provide. We encourage residential and rural offices with commercial opportunities to connect with their local NAI Harcourts office. By working together as “ONE Team,” we can ensure our clients receive the best possible service. Please consider what opportunities exist in:

• Commercial Asset and Property Management

• Commercial, Office, Retail and Industrial Leasing and Sales

• Business Brokerage

• Commercial Market strategy – repositioning, re-development etc.

We would encourage you to follow our offices on LinkedIn and see some of the outstanding results and opportunities that we are involved with. There are many chances for you to collaborate and this might just be the place you see where the best linkages could be.

Offices like NAI Harcourts Rinnovate have recently represented well known businesses such as Strong Pilates and ENZED (Hoses and Pressure) along with a raft of regional icon businesses like Bendigo Party Hire, Lake Mulwala Barby Boats and much more.

NAI Harcourts Platinum recently took a portfolio of 8 warehouses to auction in Epping Vic and celebrated a 100% clearance rate, adding to their impressive year of big leasing results and an exceptional Asset management team.

In WA the NAI Harcourts Metro team celebrated its continuing success and growth recording a huge quarter in Oct- Dec and earning a #20 commercial rank for the State from the peak body REIWA.

One of the quarter highlights was seeing Sash Naidoo of NAI Harcourts Pinnacle a strong finalist for Commercial Property Manager of the year in the Real Estate institute’s State awards. Unfortunately, Sash just missed out, but must be considered top contender in 2025.

Overall, the quarter saw:

#1 Sales Person Phil Grant NAI Harcourts Pinnacle – QLD

#1 Office NAI Harcourts Metro – WA

New Zealand Update

The commercial and industrial real estate market experienced historically low sales transactions in parts of 2024, leading to cautious outlooks. However, expectations for 2025 remain optimistic across sectors. Aside from feeling it on our own patches, our business partners realestate.co.nz confirmed to us that December was particularly slow, with new commercial property listings down 61% nationwide and Auckland experiencing an 80% drop. Despite this, January saw a strong rebound, with commercial property searches rising by 18.1% year-onyear and sale listing traffic up 20%, signaling renewed market interest.

In 2025, Harcourts New Zealand expects growth with property values, transactions and the overall economic outlook ‘as being set to improve, albeit gradually. Government initiatives such as fast-track consenting legislation and foreign investment promotion will support this. In industrial, signs of recovery emerged in December, with growing demand for prime properties and favourable zoning expected to drive further momentum.

As we all know in retail, performance hinges on consumer confidence. While spending has declined, disinflation and lower interest rates may provide relief. Well-located retail space is becoming more available for new operators.

Jason

Luckhardt

National Manager Australia, NAI Harcourts jason.luckhardt@naiharcourts.net

The strong demand for A-grade office space, particularly in Auckland, continues. Key developments in Britomart and the former Downtown Carpark site will add to supply. Tenant confidence is expected to rise as recession fears ease.

Buyer interest, especially from the US and Singapore, is increasing and with it the expansion of hotels and tourism. Growth in international flights and events should further boost the sector, though transaction values may remain stable in the short term.

With market interest on the rise, we are poised for a strong year and with the strength of our teams and the schedule of NAI Cell Group meetings and events scheduled through the year to upskill our network; we anticipate that NAI Harcourts New Zealand’s network is well-positioned to capitalise on these opportunities and drive success in 2025.

WELCOME TO 2025 WITH INSPIRATIONAL WOMEN

As we step into 2025, we at Inspirational Women are thrilled to share what’s ahead. This year, we have a fantastic lineup of events planned across New Zealand and Australia, from dynamic networking sessions that foster meaningful connections, to thoughtprovoking presentations, there is truly something for everyone. We’re excited to provide opportunities where we can learn, grow, and support one another.

We’re also delighted to announce the newest additions to our team of Inspirational Women Ambassadors. Please join us in welcoming Rachel Atkin, our Inspirational Women Ambassador for Victoria, and Heather Edwards, our Inspirational Women Ambassador for South Australia. Both Rachel and Heather bring incredible energy and a shared commitment to our Inspirational Women network. Their passion, dedication, and unique perspectives will be invaluable to our mission of showcasing Harcourts inspiring women to help others achieve their full potential.

If you’re based in Victoria or South Australia and would like to learn more about Inspirational Women or get involved, we encourage you to reach out to Rachel or Heather.

In addition to our events and our ambassador announcements, we are excited to share that we will be launching our brand-new website in 2025! This new platform will make it easier than ever to stay connected, learn about upcoming events, access resources, and celebrate the achievements of our Inspirational Women community. Stay tuned for the launch date and get ready to explore all that our new digital home has to offer.

Let’s make 2025 a year to remember! Stay tuned for updates about our events, and don’t forget to connect with us on social media, the Harcourts Hub or inspirationalwomen.net.

If you would like to help others by sharing your life’s journey, please contact your regional ambassador.
