Inflation has eased, relieving some of the cost-of-living pressures, interest rates are beginning to decrease, and job security remains solid. As the recovery picks up pace, public confidence will grow, and we all know that confidence plays a huge role in driving the real estate market. We’re already seeing a noticeable uptick in activity, with more properties being listed and greater turnout at open homes—clear signs that optimism is building.
Real estate operates in cycles, and we’re definitely at the beginning of the next upward phase. Now is the perfect time to communicate this to our clients.
For those thinking of buying—act now. Property prices are on the rise, and in six months, you’ll be paying more. For sellers, the time to act is now too. With many sellers looking to upgrade, waiting will only mean paying more for the next property. The market is currently balanced, with strong listing volumes and solid buyer activity—this is a great moment to make your move.

We’re excited to share that our very own Mitch Green is expanding his role at Harcourts. While continuing as Head of People and Culture, Mitch will now also lead the Harcourts Academy and Australian RTO.
Many of you know Mitch’s journey with us - starting in HR Support back in 2011, he’s grown with the company for over 14 years. After becoming HR Manager in 2016 and then Head of People and Culture in 2022, he’s been increasingly involved in our Learning and Development initiatives, working alongside Irene Green and the team.
Irene, who has been the driving force behind the Academy and RTO Training Centre for more than 20 years, isn’t going far! While stepping back from her leadership role, she’ll continue to be an invaluable part of our team. She’ll be working with Mitch during the transition and staying involved in People and Culture

Since establishing its presence in 1995 at a prime CBD location opposite the world-famous Fergburger, Harcourts Queenstown has witnessed and participated in the town’s remarkable transformation. Celebrate the legends
I recently sold my investment property - but it wasn’t with Harcourts.
Drop. The. Mic. Is that a career limiting confession? Well, if my name’s not in the next edition of Inside Harcourts, maybe.
But let me clarify the above. I didn’t deliberately choose not to use Harcourts - rather, on this occasion, I didn’t have a choice, as we simply didn’t have an offering in the market I was listing the property.
So why share this with you? Because you, like me know that the opportunity to sell life’s biggest asset doesn’t happen often, but when it comes around, it’s a great educator on two things:
1. How do other brands stack up against Harcourts
2. Matching what matters for our customers with what we say and do
Based on the customer experience I had, here’s what I learnt, because knowledge is of no value unless you put it into practise:
We’ve never had better information at our fingertips before. I tracked the suburb (of my property) on the two major portals for months prior to choosing an Agent, or a Brand and boy was it helpful in making a decision. How? Well, I got served regular, but relevant content about suburb and property value shifts and performance that absolutely influenced the timing of when I appointed someone to sell it. This information gave me confidence to have robust conversations with the prospective agent around my thoughts on the property value and my expectations of them as an agency/agent, including a different commission structure.
Researching was easy, deciding on the Agent was harder. I had a couple of standout choices based on sales history, suburb and property type (this was a unit) expertise, so that narrowed the field, but didn’t make it a slam dunk. Here’s what did:
– I checked their online reviews (think Google) and spoke to people I trusted who knew those I was considering listing with to validate the obvious indicators above.
– I gut checked their personal brand by accessing their communication with me (how interested were they based on contact), their social media and their listing materials.
– Overlaid a BS factor: I asked them for their opinion on when (timing), how (method) and what price they’d be comfortable to say they could get for it if they sold it today.
– I accessed their listing presentations to see what they knew, what they claimed and what they’d recommend (both commission rates were similar before negotiations).
Communication is the secret to all successful marriages. I’d been sold one thing and initially, got something very different, once I’d signed appointed an Agent. Before this, I had proactive contact from one agent daily or thereabouts – but as soon as they’d won the listing, it became infrequent and incongruent with their promise of regular communication using WhatsApp. We fixed it quickly, but it demonstrated the importance of setting expectations early and delivering on this, especially if it’s the expectations you (as an Agent) are set before anyone signs the Form 6.
Simple things, matter. Having the help of an expert who is local (as this property wasn’t for me based on where I live) can add enormous value, especially for an Investor audience, but it really just reminded me of the importance to ask good questions early, so you (as an Agent) know where you might be able to add some value that matters.
The process wasn’t perfect, but importantly what’s your experience that you, or your team delivers, like? Do you know without doubt? When was the last time you thought about it and sense checked it to make sure you were delivering on our brand promise?
But what did I learn that might help you? You’ll know that as One Team, we’re firmly focussed on being the Hunter and delivering +5 as part of the strategic plan - whether that be to grow the gap in New Zealand, decrease the gap in other countries or something completely different for you in your business (local market share, EBITA, your profitability etc) or role.
When I look at the experience I had above, here’s 5 things that I think will help you be more successful in 2025, and 5 ways the marketing team are supporting that.
5 things you can do to +5 in 2025:
1.Shop yourself – talk to your most recent clients – is what they say about key areas like communication, meeting expectations and marketing consistent? If the answers are inconsistent, you know there are some things to enhance.
2.Shop your competitors – when was the last time you really knew what you were up against? If you lose a listing, do you check back in with that person to understand how it went for them, whether they got what they expected to understand what you do differently next time?
3.Be authentic – don’t say one thing, only to fail to deliver on it from day one as it might be the reason you’re chosen over someone else. Set expectations upfront based on what you know you will deliver on based on your processes.
4.Be consistent – we have a range of on brand assets and tools to make your life easier – there is no need to be inconsistent with your brand or marketing offering and be inconsistent, when being consistent is so much more advantageous for you, and your vendor.
5.Ensure the basics are brilliant – have the house in order. Ensure your listing presentation speaks to them, not a generic audience, focus on one channel for reviews (we always recommend Google), ensure your social media channels and its content are updated and leveraged consistently.

As we wrap up 2024, we want to acknowledge the challenges faced and the lessons learned, all of which have positioned us for success in 2025. The commitment and expertise across the network have been outstanding, particularly in the auction space.
Auctions remain a cornerstone of our success and the numbers reflect their effectiveness. Over the past 12 months, we conducted 1,805 more auctions than the previous year, which is a remarkable 30% increase. Thank you for your dedication in achieving this milestone! My goal for the group is to maintain this momentum, as auctions directly impact both our GCI and average GCI.
The auction process continues to drive faster sales and move properties into unconditional status more efficiently than other methods. Data from VaultRE shows that properties starting with an auction campaign consistently sell faster than those listed under alternative methods. Key takeaways:
1. Properties that start as auctions sell faster than any other method.
2. Switching to Price by Negotiation (PBN) after an auction campaign often results in longer days on market, requiring additional open homes and extended vendor engagement.

And as we move forward, we are working diligently to ensure that our Property Management team is well-informed and prepared for the latest changes to the Residential Tenancies Act 1986 (RTA).
The Residential Tenancies Amendment Act 2024, passed on 17 December 2024, introduces several key updates that will impact residential property management in New Zealand. Here is a summary of key changes nd implementation dates:
• Online bond lodgement takes effect from 17 December 2024. Signatures are no longer required for lodging or topping up a bond, and bond lodgements now occur online with continued verification for refunds and other transactions.
• Changes to tenancy terminations take effect from 30 January 2025. Landlords can now end a periodic tenancy without providing a specific reason by giving 90 days’ notice. The ‘no cause’ 90-day termination notices have been reintroduced, and landlords may provide 42 days’ notice in specific circumstances.
• Technical changes come into effect from 20 March 2025. Notices and documents can be sent electronically if an electronic address (such as email or mobile number) is included in the tenancy agreement, though a physical address for service is still required. Landlords can enforce indoor smoking bans in tenancy agreements. An email address may be used for Tenancy Tribunal applications for up to two

• Pet consent rules, bond and liability provisions will be implemented on a date to be set by Order in Council, expected late 2025. Tenants may keep pets with the landlord’s consent, and landlords will only be able to refuse a tenant’s request to keep a pet in the property on reasonable grounds. Tenants will be fully responsible for pet-related damage that is more than fair wear and tear, and pet bonds of 2 weeks rent can be required.

We have partnered with Ask Nicely, a global NPS/survey platform, to gain insights into our customer satisfaction for landlords and tenants. Ask Nicely fully integrates with Property Tree and Property Me, allowing your clients to be surveyed at key points of their journey without your team having to lift a finger! A freemium version is available if you would like to try before you buy, or why not go direct to the subscription model, which will provide NPS scores, collated feedback and a detailed dashboard showing where your team ranks for key metrics such as communication, service, knowledge and speed of response.
In April 2025 we will be adding a Client Experience Award for Individual Property Manager, POD and office for the first time. This will form part of our annual, national and international awards. As I embark on my journey in the auction market in Australia, I’ve quickly come to appreciate the unique dynamics at play. There’s a palpable energy that feels akin to a sauna, both literally (weather) and figuratively, and thankfully, self-esteem isn’t something I struggle with! The warmth of the people I’ve encountered has been remarkable, and the unbiased facts of our market speak volumes.
Reflecting on the statistics from 2024, we saw an average clearance rate of 56% and properties remaining on the market for 28 days. Notably, New South Wales led the way with a stellar clearance rate of 73%, while Victoria found itself at about 30% of stock being auctioned. It’s evident that we are in what could be described as a moderating market, especially as we analyze the numbers from the Urban Telegraph and open home figures in these early stages of the year.
However, a question lingers in my mind: Was our recent success due to the auction process itself, sheer luck, or the market conditions we are currently encountering?
• Increase Auction Stock: We aim to boost the percentage of auction stock from 9% to 15%+.
• Shift Perceptions: It’s time to change the thinking that “it’s not an auction property” or “it’s not an auction market.” We need to educate sellers about the auction process—it’s the Harcourts Promise that works and holds everyone accountable.
• Lead by Example: With around 97 auctioneers in Australia, those of us who auction full-time must set a standard for others to follow. Personally, I aspire to see more of our fraternity compete in the World Auctioneering Championships in Queenstown from March 9-11 and will be chasing you to enrol in the outcoming Sate and national comps, including HX.
We will know have transparency over our service delivery levels and can tailor training and consulting to be able to offer the finest experience in property management!

As we transition into the peak season following the post-Christmas blues, new opportunities will undoubtedly arise. I refrain from making market predictions—my crystal ball has been out of commission for years. Instead, we focus on increasing auction listings, expanding our market share, and ensuring that our success relies on our proven processes rather than market conditions.

Although 2024 was one of the most challenging for the property industry in South Africa that most of us can remember, we enter 2025 with reason for optimism. Probably most significantly, we have entered a decreasing interest rate cycle. All indications are that we will have a series of small cuts in the interest rate throughout 2025, which will certainly boost the property market. The second key factor is that at this stage in 2024 we were bracing ourselves for General Elections. The nature of our politics in South Africa means that elections bring great uncertainty and anxiety, and as expected it put the brakes on an already very slow market. For nearly 3 months the market really limped along. However, the outcome of the elections was an economy-friendly coalition government which has settled the nerves of the public and given cause for hope for a good economic recovery. We started seeing an improvement in buyer activity towards the backend of 2024, and this augurs well for a far better 2025! Despite two very tough years, Harcourts performed admirably. Our sales agent numbers only declined by 4%, and our number of sales offices remained the same. In a fast-declining market, it is the only time I have ever been happy with flat growth!
We have other reasons to feel confident about how 2025 looks for Harcourts South Africa. The “We Make It Possible” brand position is proving to be a great message at just the right time. We completed our migration off H1 in 2024, so 2025 means that we can focus on unlocking all the exciting opportunities that the new Technology Platform offers. Our Academy is one of only two training institutions owned by real estate companies to be accredited to offer the new legislative training, and this has potential to be a great recruitment tool for new sales agents. Auction continues to be a differentiator in our market, and we will be focused on continuing to assert our dominance. We have some amazing Events planned for 2025 including HX in May, 10 regional awards events, BLC’s and more. We are also busy implementing some Corporate Team structure changes aimed at improving our support levels to our network but also allowing a greater focus on Growth both in our franchise business and outside it.
We are poised to take advantage of any positive shift in the market, but we also plan to keep growing our market share. We are part of an amazing global team and plan to leverage that to the full. Bring on 2025!

NAI Harcourts Platinum recently took a portfolio of 8 warehouses to auction in Epping Vic and celebrated a 100% clearance rate, adding to their impressive year of big leasing results and an exceptional Asset management team.
In WA the NAI Harcourts Metro team celebrated its continuing success and growth recording a huge quarter in Oct- Dec and earning a #20 commercial rank for the State from the peak body REIWA.
One of the quarter highlights was seeing Sash Naidoo of NAI Harcourts Pinnacle a strong finalist for Commercial Property Manager of the year in the Real Estate institute’s State awards. Unfortunately, Sash just missed out, but must be considered top contender in 2025.

The commercial and industrial real estate market experienced historically low sales transactions in parts of 2024, leading to cautious outlooks. However, expectations for 2025 remain optimistic across sectors. Aside from feeling it on our own patches, our business partners realestate.co.nz confirmed to us that December was particularly slow, with new commercial property listings down 61% nationwide and Auckland experiencing an 80% drop. Despite this, January saw a strong rebound, with commercial property searches rising by 18.1% year-onyear and sale listing traffic up 20%, signaling renewed market interest.
In 2025, Harcourts New Zealand expects growth with property values, transactions and the overall economic outlook ‘as being set to improve, albeit gradually. Government initiatives such as fast-track consenting legislation and foreign investment promotion will support this. In industrial, signs of recovery emerged in December, with growing demand for prime properties and favourable zoning expected to drive further momentum.
As we all know in retail, performance hinges on consumer confidence. While spending has declined, disinflation and lower interest rates may provide relief. Well-located retail space is becoming more available for new operators.

The strong demand for A-grade office space, particularly in Auckland, continues. Key developments in Britomart and the former Downtown Carpark site will add to supply. Tenant confidence is expected to rise as recession fears ease.
Buyer interest, especially from the US and Singapore, is increasing and with it the expansion of hotels and tourism. Growth in international flights and events should further boost the sector, though transaction values may remain stable in the short term.
With market interest on the rise, we are poised for a strong year and with the strength of our teams and the schedule of NAI Cell Group meetings and events scheduled through the year to upskill our network; we anticipate that NAI Harcourts New Zealand’s network is well-positioned to capitalise on these opportunities and drive success in 2025.
