Welcome to the 30-year Anniversary Edition of the Terrie O’Connor Realtors Magazine. What began in 1981 as a way for me to contribute to our household income, has evolved into a 40-year career in one of the most exciting industries. For the past 30 years, I have been doing exactly what I set out to do: “work with people I enjoy being around each day.” Walk with me as I look back at the past 30 years, from hanging my shingle in 1991 as Terrie O’Connor Realtors with just one agent to opening our third office in Allendale to celebrating our best year in the business in 2020, and everything in between. This magazine is dedicated to the people who embody #WeAreTOCR, the more than 420 sales associates and 40 employees who work among our eight Terrie O’Connor Realtors offices. A few of our outstanding agents share special stories providing an intimate look at their families, their interests and what has made them successful in life and real estate. And, we’ll introduce you to our management team, including members of my family, who have driven the growth of Terrie O’Connor Realtors over the past three decades. A leading independent real estate brokerage, we would be nothing without our clients and their spectacular properties. Since opening our doors, we have been committed to providing our clients with hallmark service, anticipating changing market conditions and setting the standard for excellence in the real estate industry. Pandemic Effect on Real Estate The beginning of 2020 saw increased and early “Spring Market” activity, due in part to a relatively mild winter and continued low mortgage interest rates.

Listing activity was strong for January 2020 through the beginning of March, but by midMarch a state-wide pandemic shutdown brought the real estate industry to a screeching halt. Listing activity plummeted to historic lows (+/70%) in what was typically the industry’s busiest season. Properties under contract proceeded towards closing, but new listings and offers had all but dried up. Sellers feared showings that could make them vulnerable to infection; and buyers were uncertain about job security impacting their potential for lending. With infection rates declining in mid-May and COVID fatigue setting in, the flood gates opened and buyer activity skyrocketed. Urban buyers flocked to the suburbs in search of space to spread out, resort-style living and space to work and school comfortably from home. The Northern New Jersey real estate market surged, and the buyer momentum continued through the end of the year, setting records each and every month.

While an already tight inventory – down 2% for the year – struggled to keep up with the demand, home prices increased significantly. According to Greater Bergen Realtors, single family homes saw 13.8% increases in median home prices over 2019. For Bergen County, the median home price rose from $497,000 to $560,000, an increase of 12.7% according to New Jersey MLS.

Housing Affordability Index

With higher home prices came decreased affordability among single family homes while affordability remained strong for condominium/ townhome buyers. Demand for single family homes outpaced condos due to changing buyer preferences towards privacy, indoor and outdoor space and recreational amenities.

This index measures housing affordability for the region. For example, an index of 120 means the median household income is 120% of what is necessary to qualify for the median-priced home under prevailing interest rates. A higher number means greater affordability.

A seller’s market with limited inventory, absorption rates began to plummet across virtually all price points and municipalities. Even the luxury market that had experienced long days on market and 36-42 months of inventory, saw a significant rebound. At the end of 2019, the luxury home market in Bergen County saw 9.5 months of supply; and by December 2020, that number declined 40% to only 5.7 months of supply. As of December 31st, the total supply of single family homes dropped to historic lows of 1.6 months of inventory.

As inventory remains low and mortgage interest rates hold steady, leading real estate analysts predict that the 2021 real estate market will continue to be strong. Well priced and well prepared properties will see strong showing activity and

multiple offers, driving up total home sale prices. A more balanced environment will come as the weather warms and more sellers enter the market, providing much needed housing inventory to meet the ever growing buyer demand.

LOOKING BACK

2020 in Review A Record Year, Against All Odds WRIT T EN BY T ERRIE O’CONNOR

A Facebook memory popped up of our “2019 Year in Review” video, highlighting our annual Terrie O’Connor Realtors events, from the Agent Appreciation Breakfast at Indian Trail Club to the Company Picnic at Crestwood Lake to our Holiday Party at Tuxedo Park. The video showed photos of conferences we attended, panels on which we spoke and educational events we sponsored. There were photos of collective good works supporting community organizations, including Covenant House, St. Peter’s Haven, Oasis and more. If we were to create a video montage of 2020, I imagine it would look dramatically different...but the sentiments would be the same. Last year, we were able to celebrate our agents at the Agent Appreciation Breakfast in February, we cheered on our NJ Realtors® Circle of Excellence winners at MetLife Stadium, and our top agents enjoyed a trip to the Leading RE Conference in Las Vegas. In Las Vegas, TOCR was awarded the Luxury Portfolio Spirit Award for our proprietary Luxury Listing Agent Designation. Little did we know Las Vegas would be our last event in person, all together for the remainder of the year. As the country shut down in March, the Education Committee launched the TOCR Institute, providing daily ZOOM educational programs for our agents. Our managers and business partners coached our agents on everything from effective crisis communication to virtual showings to the importance of mindset. Our webinar library now features more than 120 training videos produced over 30 weeks. The Photography Department ramped up to provide Matterport and Zillow 3D Tours on nearly every listing, better enabling buyers to view properties

virtually. The MarTech Department launched social media marketing and technology training to empower our agents to better communicate with their sphere. In December, we launched Agent Icon, providing our agents with an exclusive program to create customized social media posts. At the height of the pandemic, our agents stepped up to help their communities. They raised money, delivered meals, sewed masks and cheered on first responders and front line workers. They shopped for their elderly and at-risk neighbors. They collected food and supplies for vulnerable communities. They supported small businesses and restaurants. We are so proud of our agents for their generosity. In May, when the flood gates opened, our agents donned PPE and got to work, showing houses, listing properties and closing transactions. Their efforts resulted in record breaking sales for TOCR from May through the end of the year. For many of those months, TOCR outpaced the MLS. In October, our agents came together, virtually, for the Forge Forward into 2021 Realtor New Year Events. We held a Trunk or Treat event to share Real Estate Tips and Tricks of the Trade. We welcomed nationally recognized real estate coaches Dan Elzer and Mike Staver to help guide our sales associates through their 2021 business planning. We were even able to create ZOOM parody videos, demonstrating how the pandemic has altered the way we conducted business. Despite working overtime for each of our clients, we never lost sight of those suffering most in our communities.

In November, a team of 10 agents, management and staff, including Terrie O’Connor herself, slept out in their own backyards, garages and cars in support of the kids of Covenant House of New Jersey. On behalf of the company, and in memory of Terrie’s beloved Tom who lost his life to COVID-19 in April, The Grace Foundation made contributions to multiple organizations, including the Villa Marie Claire, USR Cares, the Northern Highlands Athletic Association and local food pantries. The Diabetes Foundation honored TOCR for its community service at the Visions of Hope Virtual Dance Party. In December, we celebrated with ZOOM holiday parties, complete with virtual snowball fights and ZOOM charades. Jamie Knott of The Saddle River Inn taught us how to prepare filet mignon with roasted garlic butter, and we all cheered one another with our new Yeti tumblers (a gift from the O’Connor family). While the photos we captured were mostly screenshots of ZOOM calls, we

still managed to stay connected with one another. Despite the continued sadness and stress of the pandemic, we still have reason to celebrate. 2020 was a record year for Terrie O’Connor Realtors, growing 20% over 2019. We welcomed 107 new agents to the company, providing Agent Skills Training online and safely launching exceptional, well trained professionals.

Predictions for 2021 All Indicators Point to Another Strong Year in Real Estate WRIT T EN BY T ERRIE O’CONNOR

The year 2020 was like no other. When the COVID-19 pandemic hit our country in March, none of us thought how vast the repercussions would be. In the spring, the economy basically shut down and its effect was widespread across every industry. However, housing defied spring forecasts with a remarkable recovery. The New Jersey MLS quoted 23% more listings and pendings up 33% over 2019, while Terrie O’Connor Realtors saw 78% more business and pendings increases of 44%. All indicators point to another strong year in 2021 for the real estate market. Why? • First, there is a housing shortage.

urban areas would consider moving to less populated areas. Even more relevant, the study concluded that 43% of urbanites, as opposed to 29% of suburbanites, were actively browsing real estate websites. We have certainly been experiencing this trend in our area since the summer of 2020 with many requests from those living in Manhattan and along New Jersey’s Gold Coast looking to rent or buy in northern NJ and southern NY states. Clearly, rising rents for confined spaces and health concerns will continue to drive urbanites our way throughout this year. • A direct result of the pandemic shutdown is the realization that

environments, commercial properties will bear the brunt of recovery impact areas. As leases come up for renewal, commercial rent prices will go down as companies continue to weigh the need for employees to work from a central location. • With the volatility of the stock market, investors are looking for more stable asset classes. Unlike stocks, real estate values have historically remained stable. Real estate provides shelter, is a tangible asset, is a defensive asset and can generate monthly income. • Lastly, interest rates are historically low. Mortgage applications were up 27% according to the Mortgage

Inventory in 2020 was 20% lower than in 2019, and the fact that construction had been curtailed during the pandemic has hindered the availability of new construction opportunities that might ease the shortage. The virus has clearly left an impact most heavily on those living in tight quarters without options for social distancing, so there are many more buyers looking for space than inventory. • A Harris poll conducted regarding how people are coping with the coronavirus pandemic found that nearly 40% of U.S. adults living in

an anticipated 45-50% of all jobs can easily be done remotely. Companies are realizing they can save the expense of maintaining large commercial buildings and are encouraging employees to continue to work from home. As the workplace adjusts to this as a more permanent lifestyle, buyers are looking for properties that fit these needs. In addition, it is no longer as important to live close to where one works, so it is likely that we will see an increase in relocation as a trend in 2021. • As a direct result of remote working

In 2021, we expect home sales to continue at a strong pace, increasing between 8-12% and will continue to lead the economy in recovery.

GREIGE

IN THE NEW DECADE As we enter a new decade, it may be time to reconsider arguably the hottest neutral of the 2010s — greige.

How did greige come to be a go-to trend in the first place? Two popular colors preluded this pick — beige and grey. “Beige had been a long-time, go-to neutral which started to grow tired, so grey became a refreshing palette,” says Dee Frazier, CEO and Principal Designer of the award-winning Dee Frazier Interiors in Plano, Texas. Frazier states that grey, too, has been popular for a long time, recalling that she has incorporated it in her designs as far back as the 1980s. “The problem with grey, however, is that it tends to be cold,” she says, and while people tend to enjoy warm colors, like beige, it needed to be made contemporary. “That’s where greige came along. It’s the best of the both worlds. It’s a fresh take on the grey family, but it has a warmer feel to it.” Homeowners enjoy greige because it acts as a blank canvas, complementing whatever color schemes it is paired with, whereas non-neutrals act as a statement that has to be thoughtfully planned around. The idea of the blank canvas also makes sense when someone is looking to sell a home — risky colors may put off a buyer, whereas a contemporary neutral like greige is non-distracting and instead provides buyers the opportunity to envision themselves living there. As a result, it’s no wonder that greige has taken over — it offers all the benefits of a neutral palette that is both contemporary and stylish. That being said, its long-reigning popularity means the shade is everywhere and, with that, is bound to come some fatigue.

“Some people are growing tired of [greige], but that happened with beige, too,” notes Frazier. The hue’s overexposure has also notably meant that perspective properties have taken on similar color schemes and, while beautiful, can appear too similar. As a result, those with greige walls may fail to stand out.

Alternatives to Greige Those looking to make a memorable impression may want to consider incorporating bolder, non-neutral colors on the wall — blue, for example, is what Frazier recommends for those looking to sell.

Green is a great pick, especially emerald green, but be wary of greens that are “too yellow, too bright, or too 1980s.”

“Blue is timeless — people love blue,” describes Frazier, noting that it’s a popular pick among her clients in Texas. In fact, “Classic Blue” was named Pantone’s Color of the Year in 2020. Pantone described it as “instilling calm, confidence, and connection,” and that it “highlights our desire for a dependable and stable foundation on which to build as we cross the threshold into a new era.” These words, written in late 2019, feel particularly poignant with the uncertainty brought on by COVID-19, making “Classic Blue” an even more desirable pick when preparing your home for market.

Greige walls should act as a backdrop to the other design elements of the room.

The beauty of blue, too, is there is a shade for anyone, according to Frazier — one could lean towards the indigos and dark blues, or instead opt for a blue-green hue, like teal or turquoise. She continues that green, in and of itself, also makes for a great pick, particularly an emerald green. Alternatively, olive green works exceptionally for those still looking for warmer undertones. Frazier cautions, however, to be wary of greens that are “too yellow, too bright, or too 1980s.” Homeowners may also consider looking into trending and upcoming colors, however, it’s necessary to avoid colors that frighten people, Frazier notes, recalling a home she previously worked on that didn’t sell for three years due to its color scheme. After changing the palette, the home sold within two weeks.

“Your house has to be personable in a way that buyers can envision themselves living there.” For those who prefer to stick with neutrals, it’s important to remember the two types of neutrals — browns, which includes beige, and the shades between white and black, which would include greige and grey, says Frazier. If you’re looking for warmth in your neutrals, consider the “new beiges,” which are less yellow than those previously popular, or perhaps a cream with warmer undertones.

Neutrals can even be bold. Striking contrasts of black and white make just as much of a statement as non-neutral colors. Frazier describes an exceptional dining room she did with black wallpaper and a matte black ceiling, which was then contrasted with white woodwork and white crown molding. She completed the design by adorning the room with splashes of fuchsia, orange and purple.

Make a Greige Room Stand Out If you’re still committed to greige, find other ways to make your rooms stand out. Essentially, greige walls should act as a backdrop for the other design elements of the room. Frazier says in this case, “the house is greige, but what you see is everything around it, pulling the design together.” To accomplish this, she advises incorporating color in the artwork, décor, wallpaper and other accents.

When working with color, it’s important to ask yourself, “What’s our neutral base? What’s the first color we’d like to add in after that?” Frazier then expands that once you’ve established the neutral base and the non-neutral you’re looking to bring in, it’s time to determine the palette’s remaining complementary colors. Colors that are opposites on the color wheel are very strong together, whereas neighboring colors quietly balance each other out. For example, a striking match with blue is rust, because of rust’s orange tones, whereas blue with violet or green will create a calmer mood. Ultimately, the direction you’ll go with your design will depend on preference. Greige is understandably a popular color choice, however, the momentum is waning. Love greige? Go for it, but play with color and texture to make the room pop. Looking for something refreshing? Consider a “new beige” or classic colors. While many sellers believe that an international buyer or one relocating from another state would make the ideal buyer, the reality is that the most likely buyer will be coming from the surrounding area or even from their own backyard. First time homebuyers seek entry-level homes in their target towns. When they outgrow that home — unexpected twins on the way or the mother-in-law moves in — they look for a moveup property in the same town to avoid switching schools or leaving neighbors they love. Others look for “move-up” towns with better school systems, closer proximity to work or ideal amenities (eg. train station, quaint town center, town recreation programs). For others, the big house where they raised their families becomes too much to manage, and they hunt for “right size” maintenance-free living in neighboring communities. This keeps them close to family and friends while they enjoy the freedom of a resort style, lock-and-go lifestyle. As we saw at the height of the pandemic, urban dwellers in the five boroughs of New York City and the Gold Coast of New Jersey (Hoboken, Jersey City, Weehawken, etc.), sought refuge in commutable suburbs and in second home beach communities like the Hamptons or the Jersey Shore. According to the United Van Lines “Covid Trends and Moving Insights Study (October 2020),” New York City outbound move requests outpaced national trends. The mass urban exodus resulted in increased buyer demand and record home sales in northern New Jersey and up and down the Jersey Shore. From mid-May 2020 through the holidays, home sales outpaced prior years, with the total single family home sales for 2020 up 9.1% over the prior year (according to Greater Bergen Realtors). Realizing that travel would be limited and summer vacations would be cancelled, buyers were willing to pay top dollar for homes with pools, large backyards and close proximity to the beach, lakes or other outdoor activities. That was good news for the luxury home market that had experienced significant slowing in recent years. In 2019, affluent towns like Saddle River and Alpine saw 36-42 month absorption rates for properties over $2,000,000; but in 2020 that figure decreased to only 20 months. While demand soared for New Jersey homes, others realized that working from home meant they could work from anywhere in the world. With major corporations encouraging remote working with no return date in sight, many began

Defined as the generation born between 1981–1996, the oldest Millennials are approaching 40, while the youngest have now reached their mid-twenties. In short, it’s safe to say that Millennials are not kids anymore. They have families, degrees and high-paying jobs. They also make up the largest percentage of luxury real estate buyers — 37% as of 2019.1

As Millennials are the new majority in real estate, they’re having significant influence over amenities, design trends and the overall marketplace. Some major interests include minimalism, smart technology and organic materials, as well as wellness and entertainment-related amenities. The following are some of the most noteworthy trends that continue to shape the industry.

Urbanization (…or Back to the Suburbs?) As recent as our March 2020 report, The Great Wellness Surge: Bringing the Best Life Home, the Millennial preference for location consisted of urban environments with numerous community amenities for a hassle-free lifestyle. A whopping 47% even pictured themselves not owning a car one day. As the events of coronavirus (COVID-19) unfolded, this completely altered the real estate landscape, with activity predictably lagging; however, it has since picked back up, especially in suburban and rural areas. Across the board, as we’ve heard from many of our member real estate companies, suburbs saw substantial surges during spring, including a 10% increase in sales in the Boston area, 15% in Sacramento and 37% in Connecticut. Beyond being a departure from densely populated areas, suburbs and rural areas have offered an additional advantage: house and lot size. Buyers are now looking for homes that are 20%–30% larger in size — a huge contrast to the home sizes they were seeking earlier this year. Today’s buyer wants enough room for private offices, pools, tennis courts, large backyards and other lifestyle amenities, many of which are now more difficult to access outside the home.2 On the other hand, some small cities still see very active real estate markets, including Austin, Texas; Estes Park, Colorado; Reno, Nevada; and numerous cities in Florida.3 They offer the advantage of being urban settings, but less populated than larger cities — meaning more space and less opportunity for exposure. It will be interesting to see how this trend shakes out long-term. Millennials are known for enjoying walkable locations close to dining, shopping and other community offerings. As businesses are able to safely open back up, we may see a resurgence in the demand for walkability and nearby services, which has the potential to transform suburban communities.

Minimalism Makes Its Mark Some driving forces behind Millennial home design preferences include a desire to simplify their busy lifestyles — as well as to alleviate an abundant, almost overwhelming access to information due to the fact that their childhoods and adolescent years were heavily influenced by the rise of the internet. “Millennials always see what’s trending, even if they don’t want to, making it easier for them to keep up with home design trends,” says Traci Connell, the Principal Lead Designer of the award-winning Traci Connell Interiors in Dallas, Texas. She further describes this generation as being one that aspires to make their spaces “both functional and aesthetically pleasing,” preferably implementing minimalist design styles since their busy lives demand efficiency — and “clutter is against everything they stand for.” Minimalism will be doubly desirable in a post-COVID-19 world as cleanliness continues to be prioritized. This design style ensures that “there is less to clean and less upkeep“ in addition to bringing a “fresh ambiance” to a space. Another trend important to Millennials is the desire to reconnect to nature. Connell states, “Low-maintenance plants will continue to be all the rage during the next few years, and we will see new ways to incorporate organic materials into flooring, walls and other design features.”

Personal (Life)style As previously mentioned, Millennials are looking for a home that is as functional as it is aesthetically pleasing. To that end, they’re looking for amenities that fit their desired lifestyles, which include cooking, entertaining, working from home, wellness and the ease of smart living. “Millennials enjoy cooking, especially experimenting with different techniques and cuisines, so we see the kitchen design being extremely important to the design of the home,” says Connell. “Many Millennials would say the kitchen is the most important room in the home. However, what this generation values the most is efficiency. Functional storage and energy-saving appliances are essential kitchen amenities for them.” The push for next-level kitchens is not a new phenomenon among Millennials. In our 2018 report, The Rise of the New Aristocracy, Millennials prioritized entertainment-related amenities, with commercial-grade appliances and outdoor spaces having been among the top picks.

Working from home has also been trending since that same time period, although it has received no greater attention than it has today. As previously stated, much of the interest in increased square footage has been the result of an increase in demand for home offices and wellness-oriented amenities — both of which were, up until now, enjoyed by most outside of the home. In our 2018 study, pools, spas, gyms and dedicated fitness rooms were labeled as “essential” or “nice to have.” We’re seeing similar patterns today, with searches for tennis courts, pools and other sports-related amenities being up across the LPI network. Returning to an interest in smart homes, Millennials are opting for properties with whole-house control systems, which involve everything from HVAC and lighting to music and entertainment systems. They also utilize technology to ensure safety and security, with roughly half considering surveillance cameras, security systems and auto-control surveillance to be not only preferred, but essential.

Similar to the way technology has streamlined the lives of Millennials, they are opting for the same simplified principles in their living spaces, incorporating minimalism into everything from design to smart home features. COVID-19 is also shaping Millennial preferences, requiring more amenities of the home and possibly stalling the trend of urbanization. A Company That Cares Terrie O’Connor Realtors agents support communities where they live and work Ever mindful of the plight of so many suffering and at risk in our communities, a situation further compounded by the devastating impact of a global pandemic, Terrie O’Connor Realtors has made a commitment to support the communities where we live and work. Whether collecting Thanksgiving dinners, picking up a hammer with Habitat for Humanity, running an on-site blood drive or organizing collections of food, toys, coats and pajamas for children in need, we believe in the rewards of giving back. RAMSEY STRONG Kristine Grieco of the Ramsey office, helped the Dater School PTO launch Ramsey Strong to solicit more than $110,000 in donations. The monies were used to purchase meals from local restaurants to feed front line healthcare workers. “It was a win-win: we helped local restaurants struggling to survive amid COVID-19 restrictions while feeding nurses and doctors working to save our neighbors, family and friends.”

OASIS Scott Miller and DeeDee Butwin of the Allendale office, along with the Saddle River/Allendale Rotary, delivered weekly collections of groceries and donated meals to Oasis, A Haven for Women and Children, in Paterson.

CUPSAW CARES Our offices are filled with community warriors, generous spirits actively seeking communities, organizations and individuals to serve. At the height of the pandemic, when the entire state of New Jersey shut down, the agents of Terrie O’Connor Realtors stepped up to help. Joseph Lehr, sales associate of the Saddle River office, organized a group of five volunteers in Cupsaw Lake community of Ringwood to form Cupsaw Cares, a 501c3 organization dedicated to providing much needed PPE (gloves, masks, face shields, goggles, hand sanitizer) to their communities and to first responders and hospitals in Bergen, Passaic and Morris counties in New Jersey and Rockland County in New York. To date, this group of dedicated citizens has distributed over $150,000 worth of PPE.

VALLEY HOSPITAL FOUNDATION These are just a few examples of the many who mobilized efforts to lend a hand. Others joined groups of volunteers to sew handmade masks for Valley Hospital Foundation, delivered meals to nurses and doctors pulling overtime at area hospitals and shopped for their at risk and elderly neighbors.

COVENANT HOUSE Recognizing that the homeless faced a greater risk during the pandemic, a group of 10 agents, managers and Terrie O’Connor herself, bundled up and slept out for the fourth consecutive year to support the young people served by Covenant House New Jersey. This year, instead of sleeping out on the streets of Newark, our TOCR Cares Team slept out in their own backyards and in their cars, raising more than $40,000 for the “kids of the Cov.” Over the past four years, TOCR Cares has raised more than $170,000 for Covenant House, and the team is already planning for the 2021 Executive Sleepout.

While 2020 was an exceptional year, community service has always been an integral part of the organization. The Mahwah Chamber of Commerce presented Terrie with the Humanitarian Award in 2015. In 2019, the Commerce and Industry of New Jersey recognized Terrie O’Connor Realtors as a Company that Cares, and Greater Bergen Realtors awarded Terrie their highest honor - Realtor of the Year. Last year, at a virtual dance party, the Diabetes Foundation recognized the entire TOCR organization for its dedication to the community. Giving back is part of the fabric and culture of the caring agents and staff of Terrie O’Connor Realtors. It’s in our blood...it’s who we are.

True to his mantra, “With you every step of the way,” Sean Farley of Terrie O’Connor Realtors’ Ramsey office has built a successful career by mastering all aspects of real estate transactions. “Patience is important, as is the need to understand buyer and seller psychology,” says Farley. “I am going to help make the transaction happen, even if it means having tough conversations with clients. You can’t be too emotional in this business. Stay calm and present solutions, because nine times out of 10 there is a solution.” Farley entered the real estate industry in 2008 during the height of an economic crisis and found it difficult to find his footing while pursuing other passions like singing, painting and personal training. “I was going after a lot of low hanging fruit to make money,” Farley says. “I was getting a lot of contracts quickly, but not closing quickly. It felt like I was running up a hill of sand.” Real estate coaching sessions with Terrie O’Connor and Matthew O’Connor set Farley on the path to success. They advised him to establish a laser focus on his real estate career by strengthening his presence in northern Bergen County and prioritizing client needs based on their desired buying/selling time frames as well as price points and potential commission value. The results speak for themselves, as Farley has earned honors as Top Broker Sales Associate at the company’s Ramsey office several times, and in 2020 earned the NJ REALTORS® Circle of Excellence Award at the highest Platinum level, which stands as one of the highlights of his career. Outside the office, Farley still pursues a passion for music that began as a young child, often singing at Christmas concerts, weddings and other occasions at local parishes. He also makes time for hiking, biking, weightlifting and traveling.

Terry Meese describes herself as a real estate doula. Rather than new mothers, she provides support and guidance to buyers and sellers before, during and shortly after the real estate transaction. “Real estate is a major decision with significant changes in life.” Viewing herself in this way allows Meese to “intimately know my clients and better help them.” Prior to becoming a licensed real estate agent, Meese was a human resources professional responsible for recruiting and retaining job candidates. This helped her to develop strong interpersonal and negotiating skills. “I’ve always been interested in real estate,” notes Meese. She has bought, renovated and sold five homes. “The projects involved major renovations that changed the interior footprint of the house.” She says the experience has been useful when showing homes to clients. “I’m able to see beyond the walls and to picture a home’s potential.” Meese is a member of the Board of Trustees of the Shadow Lake Club, a homeowner’s association in Franklin Lakes where she lives. One of her responsibilities is to plan social events for the homeowners. Both of Meese’s children are musically talented — one is an opera singer and the other a guitarist. This has led her to become passionate about supporting the arts. The focus of her largesse is the New Jersey Youth Chorus, an auditioned choral program for children in grades four through 12. This sales associate is excited to share her enthusiasm and experience with both sellers and buyers.

For Maureen Sgambati, a longtime Pascack Valley resident, there’s nothing like helping people. It’s a passion that transcends to every part of her career as a broker sales associate at Terrie O’Connor Realtors in Upper Saddle River. No doubt it’s key to her success as a top producer since 2007. “I invest just as much time and effort in the $300,000 buyer as I do the $2 million buyer,” she says. For Sgambati, variety is what makes each day its own treasure. “I’m never, ever bored.” Sgambati’s big on learning too with real estate certifications on top of her academic achievements: a bachelor’s degree from University of Delaware and master’s from Teachers College-Columbia University. Clients find in Sgambati both the desire and knowledge to meet their real estate goals, whether in Bergen or Passaic counties. One of her newest achievements is the National Association of Realtors Green Designation (2020) focused on sustainability. In addition, she’s a certified specialist in negotiations, luxury marketing and relocation. Sgambati worked in Terrie O’Connor Realtors’ Relocation Department before coming to the Upper Saddle River office; and previously, she had over 16 years in banking and education. Sgambati’s efforts to follow the Golden Rule with her clients have earned her the Five Star Award at least five years. She also has won the NJ REALTORS® Circle of Excellence Award in Gold, Silver and Bronze. Born and raised in Dumont, Sgambati has lived with her husband for the past 21 years in Montvale, where their two children grew up. Her hobbies are long walks, travel (before COVID) and reading.

Ann Marie DiLonardo has honed the skills acquired during a career as a special education teacher and administrator and a real estate investor to pursue a successful second career as a sales associate in the Ramsey office. DiLonardo obtained her real estate license in 2009. Her daughter suggested she consider real estate and the idea blossomed into a bonding experience when DiLonardo and her daughter took the licensing program together. As an educator, DiLonardo shares detailed knowledge about the area’s school systems with clients. This is an asset to families who are looking to find a town that is the perfect educational fit. She has built on the skills developed as an educator to provide individualized service. Likening the approach to a creating a student’s individualized education plan she says, “I treat each client as if they’re the only client.” As a real estate investor, DiLonardo has bought and sold land, homes and townhouses. She also oversaw the construction of what she describes as her dream home. The sales associate, who is licensed in New Jersey, New York and Florida, has been with Terrie O’Connor Realtors since obtaining her license. She notes that the agency provides strong administrative support and the tools needed to successfully market a listing. DiLonardo describes herself as a social person who likes to meet people. They say she wrote the book on Ridgewood, and that just may be true. Janis Fuhrman finds aspects of her life in Ridgewood are so interwoven, there’s no solid line between work and personal life. Good thing as far as clients in the Ridgewood office are concerned. When they work with this sales associate to buy a house, for example, not only do they get a skilled negotiator, but they also discover any number of useful tidbits about the village that don’t show up on Google. Just what you’d expect from a 27-year Realtor with prestigious real estate credentials like CRS, GRI and SRES, and a repeat winner of Terrie O’Connor Realtors Presidents Circle. A NJ REALTORS® Circle of Excellence honoree for over 10 years, she also received the Distinguished Sales Club award, to name just a few of her accolades. “This business is about relationships,” says Fuhrman. “A lot of the things I’ve done in the community have spilled over into the business.” Take her involvement in Ridgewood Ice Hockey Foundation founded by the Fuhrmans and several other families before Ridgewood High School had a team. Her two sons got to play, and “now I have tiny little grandsons on the ice.” You might also see her tap dancing for Jamboree, a scholarship fundraiser, or producing a show for the College Club of Ridgewood. “People get to know you, they know your temperament, and they know what you can do. They feel confident.” So much of business for this multi-million-dollar producer comes from referrals, and Fuhrman takes great pleasure in a job done well. A Ridgewood resident with her husband for over 30 years, Fuhrman raised two boys in a town she’s proud to call home.

When COVID first hit and locked down most of New Jersey, one might have wondered how real estate agents would sell homes. But that was no obstacle for Kathryn “Kathy” Platt. The sales associate connected with clients just walking around her Upper Saddle River neighborhood. It’s a testament to not only her drive, but also her bubbly personality — the stuff that has made her a top producer since joining Terrie O’Connor Realtors’ Saddle River office in 2009. “It was a different kind of year, but it went really well,” she says. That makes sense because for Platt, real estate is more about relationships than sales, and for that, she is uniquely equipped. She constantly leans on listening skills gained through her master’s in counseling, psychology and special education. “I realized quickly that I was using my degree,” she says. With over 30 years in real estate, Platt has been recognized as a long-time member of the President’s Council and New Jersey Million Dollar Club. As winner of the NJ REALTORS® Circle of Excellence Sales Awards at the Gold and Platinum levels for over 10 years, she also achieved the Distinguished Sales Award. Clients will find Platt skilled in negotiations, relocation and luxury marketing, and she adds the strength of Luxury Portfolio International when consulting the high-end consumer. For hobbies, Platt likes traveling with her husband and New York City culture — everything from ballet to musicals. This grandmother of three with a trio of grown children is likely to stay active with swimming or walking, in fact, “I do a lot of my business walking,” she says. To give back, she’s active with her local real estate board and its Community Service Committee.

Sal Cozzupoli, a sales associate in the Allendale office, believes in karma. “You do good things and good things come to you.” This principle guides his professional and personal life. He conducts real estate transactions as if he is the buyer or seller to guarantee the utmost quality. “ I follow through on promises to provide the best customer service experience to make the client happy.” This approach has paid off. In his first year with Terrie O’Connor Realtors and again in 2020, Cozzupoli was named Top Realtor for the Allendale office. He garnered a spot in the President’s Circle, which represents the top 10 agents in the company. He earned the 2019 and 2020 NJ REALTORS® Circle of Excellence Award, Silver Level ($6.5 million in sales), and the 5-Star Realtor Industry Award for quality service. Prior to becoming a licensed real estate agent, he held corporate account management positions for big box retailers. At a friend’s suggestion, he made the career transition. Each Christmas, Cozzupoli plays Santa at area hospitals. He volunteers at St. Peter’s Haven food pantry in Clifton and has slept on the streets of Newark to raise money for homeless children. His choice of charitable endeavors is not happenstance. For five years Cozzupoli worked for the Division of Youth and Family Services. “I have a soft spot for kids who are injured or hurt.” He is instilling this compassion in his three sons who join him stocking shelves and distributing food at St. Peter’s.

If you’re buying or selling a home with Wendy Herzon, don’t be surprised if she comes to an inspection or a closing bearing baked goods wrapped in a bow. “For me it’s all about connecting with people and a small part of that is sharing my love of baking,” she says. A NJ REALTORS® Circle of Excellence Award recipient at Terrie O’Connor Realtors in Ramsey for over five years, she prides herself on guiding her clients through one of the most important decisions they’ll make. “Buying a home can be a bit of a roller coaster, some excitement, some anxiety, but helping them navigate through this time has been wonderful,” she says. “I love it.” When her daughter Allison Feinberg and her husband moved in with them in Mahwah during the pandemic, Allison saw how hard her mom was working and the rewards being a Realtor brought, so she got her license and now works at Terrie O’Connor Realtors as well. “She loves it and has had a great start,” says Herzon While working during a pandemic can be challenging, the company has made great efforts to support their Realtors. “They pivoted so quickly when this hit,” says Herzon. “Their support has been phenomenal. I helped clients moving from Michigan to New Jersey but couldn’t travel to find a home this summer,” she said. “It was a lot of ZOOM calls and FaceTime tours, but we found them a home in Mendham. I heard from them just the other day, and they said they love their house more now than when they first saw it which makes me so happy.”

For Patti DePhillips, the transition from Wall Street recruiter to real estate agent was a natural progression. “As a job recruiter I was helping people find the right fit and as a Realtor I’m doing the same with their homes,” she says. “In both cases the choices can be life-changing, so you really have to take the time to help them make the right decisions for themselves.” A top agent in her 12 years at Terrie O’Connor Realtors working out of their Wyckoff/Franklin Lakes office, DePhillips has been a frequent NJ REALTORS® Circle of Excellence award recipient, but the accolades that mean the most come from her clients. “When they are happy where they are and appreciate the hard work I’ve put in, that’s everything to me,” she said. “Taking care of my clients has always been my number one priority.” Spending time with her family, with four kids from 12 to 23, volunteering for Oasis in Paterson, a non-profit that provides services for the area’s neediest women and children as well as her involvement at her church, St. Elizabeth in Wyckoff, keep her busy. But even as she moves forward in her career she likes to take the time to look back: “I often think about my years as a recruiter, on people I helped hire; were they able to have the careers they wanted and afford their perfect home? Now I feel like I’m on the other end working for a great company, helping that dream happen as well.”

When she joined Terrie O’Connor Realtors in Upper Saddle River seven years ago, Theresa Ruggieri brought with her a wealth of experience and knowledge buying and renovating properties in New York and New Jersey with her husband: “It made sense with all that I already knew about negotiating and dealing with real estate to get my license and just do it myself,” she says. Born and raised in Bergenfield with real estate licenses in both New York and New Jersey, she works with clients in Bergen, Rockland, Orange and Ocean counties. In the fitness industry for many years before becoming a Realtor, formerly as a gym owner, staying healthy and fit is very important to her. “I love to cycle outside or in an indoor class, and we also love to go on hikes,” she says. Newly relocated to Saddle River from 30 years of living in Suffern where Harriman State Park was in her backyard, she looks forward to finding new trails to bike and hike. With two dogs at home she also has a soft spot for animals and looks forward to finding volunteering opportunities in her new hometown. Longtime friends Jane DeVincentis and Karen Hoffman have a history of accomplishing shared goals. Both have taught in the Kinnelon school system, held board positions for the Home and School Association, volunteered as Girl Scout leaders and earned a Black Belt in Tae Kwon Do. While walking together in Kinnelon a few years back, they passed a Terrie O’Connor Realtors office which had recently opened in town and decided to pursue a new goal – forming a successful real estate team. “Our oldest kids are the same age and were in junior high school at the time,” Hoffman recalls, “and we felt the time was right for us.” Not surprisingly, their real estate partnership has been an overwhelming success. The pair has earned recognition as Top Company Team in the six years since the Kinnelon office opened its doors and has also earned membership in the Million Dollar Club and NJ REALTORS® Circle of Excellence. Both agents share all aspects of real estate transactions, including open houses, where they find having two agents on the scene to direct traffic is beneficial for clients. They attribute their success to a few core customer service principles: honesty, integrity and humor. “A real estate transaction is not an easy process,” they say. “We try to smooth it all out a bit with some levity.” The goal, they added, is to treat clients the way they’d want a Realtor to treat their parents. Outside the office, Hoffman likes to ski, is an avid reader and a frequent visitor to the Kinnelon Library. She is also involved in community endeavors through the Kinnelon office, including Toys for Tots and the local food pantry. With the town’s tree-lined streets, sprawling lawns and wide range of home architectural styles, some have ventured to guess the term “curb appeal” may have been coined just for Wyckoff. Tucked on the edge of the Ramapo Mountains, Wyckoff is known as a semi-rural “countrified community,” just a stone’s throw from the hustle and bustle of New York City. Franklin Lakes Franklin Lakes has blossomed into an affluent suburb, all the while managing to maintain its links to nature and the borough’s history. At 9.8 square miles, it is also one of the larger boroughs in Bergen County. A number of sandstone homes from the 18th century still dot the landscape in the community. The boom in Franklin Lakes largely took hold in the 1980s and 1990s. With the addition of Interstate 287, travel to the area became much easier. The new homes built in Franklin Lakes are some of the most beautiful for miles around. Franklin Lakes public schools have earned high ratings from GreatSchools.org. Three elementary schools serve the borough: High Mountain Road School, Woodside Avenue School and Colonial Road School. The elementary schools all feed into the Franklin Avenue Middle School. These include the 1,000-acre Silas Condict County Park and Pyramid Mountain Natural Historic Area with its hiking trails, scenic outlooks and glacial erratics - boulders left behind by glaciers. One well-known example is Tripod Rock, a 160-ton boulder sitting atop three smaller rocks. Real estate in Kinnelon consists primarily of single-family homes, although there are a few collections of semi-detached condos scattered around the area. Kinnelon Public Schools has an enrollment of around 2,100 students and administers Kiel School for grades K through 2, Stonybrook School for grades 3 through 5, Pearl R. Miller Middle School for grades 6 through 8, and Kinnelon High School for grades 9 through 12. Lake Kinnelon features a large beach, lifeguard shack, snack shack, barbecue grills, volleyball nets, playground, horseshoe pits, basketball and bocce ball courts. There are boat docks as well as storage racks for sunfish sail boats, kayaks, canoes and paddle boards. There is an annual fireworks display on the Fourth of July for all residents and their invited guests as well as many other community social events including a few that feature DJs or live bands, making the beach a social hub day or night during the summer months. The Smoke Rise Village Inn has offered fine cuisine and exceptional service for 65 years. Its historic stone building, once a farming structure, dates back to 1892. Tuxedo Club in Tuxedo Park, N.Y.

Located in the Ramapo Mountains and along the Ramapo River, Tuxedo exudes old world charm. The land mass is 49.4 miles which includes Sterling Forest Ski Area, home each summer to the Renaissance Faire. The town’s name, which is the main component of black-tie dressing, was associated with the affluence of Tuxedo Park, a planned community within the town that opened in the late 1800s. The village of Tuxedo Park was planned in the 1880s as a private hunting and fishing reserve. However, the project grew so popular among New York City’s affluent that the Tuxedo Club was established. The connection between Tuxedo and Tuxedo Park has been long standing with the affluent residents of Tuxedo Park providing funds to the town for a railroad station, hospital and more. Tuxedo Park separated from the town of Tuxedo in 1952 and became its own village within the town. Today, Tuxedo Park comprises 2,050 acres which includes the Club, three lakes and approximately 330 residences. It was listed on the National Register of Historic Places in 1980. Tuxedo Park owes its existence to the vision and energy of Pierre Lorillard IV. His grandfather Peter acquired the property surrounding Tuxedo Lake from the Townsend family shortly after Solomon Townsend’s death in 1813. After the Tuxedo property had been held by his family for more than 70 years, Pierre IV decided to develop it into an exclusive hunting and fishing club for wealthy members of New York society. Assisted by architect Bruce Price and engineers Trowbridge and Livingston, and with labor supplied by hundreds of Italian and Slovak immigrants, Lorillard built roads, a water and sewer system, a clubhouse and some 15 “cottages” within a gated community in a few months. Tuxedo’s combination of rustic charm and easy rail access from New York City quickly attracted many of New York’s elite, and as Tuxedo Park grew rapidly, it soon gained importance as a setting, especially during the summer, for events on the social calendar of prominent New Yorkers.

JUST THE FACTS The village is located in Orange County near its border with Rockland County, New York, and is in the Ramapo Mountains. The area known as Tuxedo Park separated from the Town of Tuxedo and became incorporated in 1952, adopting the village form of government. The evening dress for men now popularly known in America as a tuxedo, takes its name from Tuxedo Park. It was brought there by James Brown Potter, who had been introduced to the garment by the Prince of Wales. ORANGE COUNTY Some of New York State’s biggest attractions are located in Orange County, including West Point, Storm King Art Center and Woodbury Common Premium Outlets. Orange County is just 50 miles from New York City, a place to dine on the Hudson River, visit wineries, raft the Delaware River, hike the Appalachian Trail and spend the night with a view of its beautiful mountains. There are endless opportunities to experience all that Orange County has to offer. In 1609, Henry Hudson sailed up the Hudson River and anchored the “Half Moon” in Cornwall Bay. Orange County was established in 1683 as one of the original counties of the Province of New York. The county name is derived from King William III of England who was a Prince of the House of Orange. George Washington established his longest residency during the Revolutionary War in Newburgh. It was here that he founded the Order of the Purple Heart, and in 1850 Washington’s Headquarters became the first Registered National Historic Landmark in the United States. The United States Military Academy at West Point has produced military heroes of great renown such as Eisenhower, Patton and Schwartzkopf. The oldest military academy in the United States rises imposingly over the Hudson River and is still one of the most popular tourist attractions in the northeast. Orange is the only New York county located between two rivers, the Hudson on the east, and the Delaware on the west. At one time the Delaware and Hudson Canal connected them. A section of the D&H can still be seen in Cuddebackville along with a museum housing canal artifacts and history. And Orange County is still making history today. The ecological movement in the United States began here at Storm King Mountain overlooking the Hudson River when environmentalists prevented a utility company from destroying the mountain. ROCKLAND COUNTY Located just 30 miles north of New York City, Rockland County offers a wealth of attractions and activities easily reached by car, train or boat. With a mix of bustling towns, walkable villages, outdoor adventure, creative culture, and culinary-centric nightlife, there’s always something to do. Natural beauty is one of Rockland’s most alluring attractions. Thanks to its federal designation as a Preserve America Community and Rockland’s Open Space Preservation Program, the county has over 2,500 acres of parkland dotted with sparkling lakes, wildlife and spectacular views. With opportunities for hiking, swimming, boating, ice skating, and cross-country skiing, Bear Mountain State Park is a local favorite. Other recreational activities in the county include golf, tennis, birdwatching and horseback riding. Visitors of every age will enjoy going to a local farm, or the Bear Mountain Zoo and Trailside Museum. A minor league baseball game featuring the Rockland Boulders at Palisades Credit Union Park in Pomona is another family-friendly hit. From Oktoberfest to Bastille Day, there are always fairs and festivals popping up throughout the county. Palisades Center in West Nyack is one of the largest shopping malls in the United States, with the added bonus of entertainment such as a 21-theater cinema, carousel, Ferris wheel, bowling alley, and indoor ice rink. The 85-foot indoor ropes course in the center of the mall is the world’s tallest, with 75 obstacles. For a unique retail, dining, and entertainment experience, head to the open-air Shops at Nanuet. Rockland’s main streets in towns such as Piermont, Haverstraw and Nyack are full of boutiques, handmade craft shops, and antique stores. Local cuisine is sure to satisfy when you get hungry. From casual pubs to award-winning restaurants, there’s an establishment for every occasion. Rockland is even home to the oldest tavern in New York and the third oldest restaurant in America, the ’76 House. Nestled on Main Street in Tappan, it was Washington’s headquarters and a patriot meeting place during the Revolutionary War. Independent breweries like Ambulance Brew House in Nanuet, Seven Lakes Station in Sloatsburg, and District 96 in New City also serve top-notch eats.
