Summer is heating up, and so is Terrie O’Connor Realtors. Listing activity has steadily increased Our photography department is booking an average of 12-16 new appointments each week. Our newly combined Wyckoff office is leading the way with double digit volume growth year over year (yoy), with Ramsey and Hasbrouck Heights neck and neck in second place for overall volume growth. While number of transactions have declined slightly, rising home prices have contributed to increased sales volume.
TOCR continues to keep pace with the market. The New Jersey MLS May 2025 Market Report reveals a +2 2% one-year change in homes for sale (May 2025), with single family home prices rising +10.6% to $730,000 yoy. While the real estate market typically slows in July and August, we urge you to keep the momentum going and encourage reluctant sellers to list while buyer activity remains strong.
With the newly passed Realty Transfer Fee going into effect in New Jersey, we may begin to see hesitation among luxury home sellers who will now be responsible for a 1% to 3.5% tax at closing.
