Kinnelon - Natural Beauty Abounds in Scenic Morris County Borough
Kinnelon is prized for its beautiful natural setting and its many borough parks and green spaces. These include the 1,000-acre Silas Condict County Park and Pyramid Mountain Natural Historic Area with its hiking trails, scenic outlooks and glacial erratics - boulders left behind by glaciers. One well-known example is Tripod Rock, a 160-ton boulder sitting atop three smaller rocks.

Real estate in Kinnelon consists primarily of single-family homes, although there are a few collections of semi-detached condos scattered around the area. Homebuyers in Kinnelon will find a diverse selection of housing styles and prices, everything from traditional to Tudor to mid-century modern to new construction.
Kinnelon is home to two club communities: Smoke Rise and Fayson Lakes. Smoke Rise is an upscale private gated residential community established in 1948. It is designated as one of the oldest gated communities in the United States, boasting over 900 unique homes located on 2,500 acres in addition to Lake Kinnelon. Fayson Lakes was founded in 1925 around three lakes located in the southeastern corner of the borough. It is named for the developers who started the community, Frank Fay Jr. and his son Frank Fay III. It has a variety of homes of different sizes and styles ranging from rustic winterized cabins to opulent custom-built homes.
The town has two shopping malls, Meadtown Shopping Plaza and the Kinnelon Mall.
JUST THE FACTS
Kinnelon borders the municipalities of Boonton Township, Butler, Lincoln Park, Montville, Pequannock Township, Riverdale and Rockaway Township in Morris County; and West Milford in Passaic County. It was established in 1922. By the 1880s Francis Kinney, a 19th-century industrialist who founded Kinney Brothers Tobacco Company built an estate that dates back to 1884. Kinney purchased upwards of 5,000 acres of land and built a colossal “summer cottage” known as Smoke Rise. His son, Morris Kinney, for whom the borough of Kinnelon was named 41 years later, lived most of his life on the estate.
