These sessions are delivered to sixth form students around the island and sign post how to begin that journey. Everything from career choices and salary expectations in the first job, to applying for a mortgage, the actual application process, and the steps to owning your first home in the Bailiwick.

When students leave school, they’re often thrust into a world of complex financial decisionmaking and sometimes, without the necessary learning to make educated choices. Cooper Brouard developed the seminars in conjunction with teachers, to establish the right way to approach a seemingly untouched and rather important topic.

OPENING DOORS & CLIMBING LADDERS

By educating young adults about the steps required to get on the property ladder, Cooper Brouard is empowering the homeowners of tomorrow. As the next generation of property buyers, it’s essential that young adults have a solid understanding of the process. An open forum has been created to discuss worries and concerns; the market, and the financial environment new homeowners may purchase in.

Equipping young adults with this knowledge bridges the gap between the somewhat daunting task of beginning the house purchase journey and eventually signing the papers.

By working with students to break down those barriers and highlighting what’s needed early on, the team hopes to instil the wisdom which supports a generation of informed homebuyers.

By offering seminars like this, Cooper Brouard hopes to build a foundation of knowledge that can serve students for the rest of their lives. The lessons learned during the seminars will undoubtedly be valuable to the students, not only when it comes to buying a property but also for managing their finances in general.

The first in a series of interactive seminars, was attended by 200 students at the Guernsey Sixth Form Centre and was a resounding success. Members of the Senior Leadership staff praised the presentation team for the fun, informative and practical nature of the sessions. Throughout the seminar, students also learned about the different types of mortgages available, how to calculate the amount they could borrow and the importance of saving for a deposit.

Empowering young people through education is one of the best ways to ensure that they are prepared to navigate the challenges of modern life. And, in the current housing market, the ability to purchase a property can seem like a formidable task.

But, with the right education and support, it’s possible for anyone to take the steps necessary to get on the property ladder.

When clients are starting a new venture, their priorities usually start with “business” and “family”. “Personal finance” often features further down their list, and we advise them to think more broadly about their wealth situation. We recommend that clients consider account diversification, business governance, taxation, relocation and succession, to create a full view that addresses the financial goals they have for themselves, their family and their business. By making conscious decisions in this way, they can take appropriate steps to ensure that their wishes in providing for themselves and their family are properly reflected in the outcomes.

Business owners are often more successful in making decisions if they have analysed all the facts, options and circumstances together with experts.

essential to choose the right jurisdiction when setting up. Your choice of legal operating structure will depend on factors such as your business goals and objectives, financial capacity, the share class, the circle of shareholders, double taxation treaties and the way you plan to run your company. As for the place of incorporation and management, you need to consider factors such as the business activity, substance requirements, corporate income tax rates, and whether to rent or buy the business premises.

4. Diversify your wealth and segregate business activities from personal wealth

It’s typical for entrepreneurs to tie up much of their own wealth in their business. When you’re so focused on managing your new company’s ongoing operations, you can forget the importance of diversifying your asset portfolio.

Ensuring you segregate business activities from personal wealth is important, and a clear legal separation is key to preserve your wealth. There are different ways to achieve this, for example, by holding the shares in your business in a different structure than your portfolio of liquid assets.

Regular circumstance review

As an entrepreneur, your world is constantly turning due to continuous changes in the legal, regulatory and tax environments – not to mention changes in your personal life. Regular reviewing is key; as your business grows, try to keep at least 6-12 months of your expenses in liquid reserves at all times and ensure that you have proper risk coverage and protections in the event of ill health or disability.

The time of year is one of a number of factors that contributed to a relatively quiet patch following the incredibly busy period we have seen over the last couple of years. The most notable shift in market condition has come through the changes in the lending market and the high interest rates lenders are now offering after a long period of very low rates. This led to a bit of apprehension in the market but Guernsey, as always, remains resilient and has not followed the same downward trend of the UK and other jurisdictions.

While lending and repayments are not as favourable to the borrower we are seeing people who are in a cash position look to take advantage of their situation to help speed up transactions. The conundrum that investors are considering is whether they take advantage of the higher deposit rates offered by banks or invest in property while they are in a favourable position.

Moving to Guernsey?

What you need to know about the Open and Local Market

At the same time, the island offers a relaxed and friendly lifestyle with plenty of outdoor activities.

If you are considering relocating to Guernsey, you might have heard about our so-called “two-tier” housing market, which is unique to the island. The market is divided into Local Market and Open Market properties, each with its own rules.

Local Market properties

A property described as “Local Market” is restricted to individuals born in Guernsey, who have lived here for a certain number of years, or who hold a valid housing Permit or Certificate. Individuals can obtain a housing Permit or Certificate if they come to the island to fill a position experiencing a shortage of suitable “local” candidates.

Open Market properties

There are about 1,600 Open Market properties on the island which, as the name suggests, can be occupied by those who do not meet the criteria to live in a Local Market

property. If you are relocating to Guernsey, you will probably look for an Open Market property on Part A of the Housing Register. A property in this category is a private house, as opposed to properties on other parts of the Register, which are for hotels, nursing homes and lodging houses.

Who can live and work in Guernsey?

To live in Guernsey, you must, in addition to meeting immigration requirements, occupy the property as per the Population Management Law. To begin, everyone must have a Certificate or Permit issued under the Population Management Law to show they are allowed to live and/or work here.

Individuals entitled to live in Guernsey and who can undertake any employment here will be issued a Certificate. A Permit allows an individual to live and work in Guernsey provided certain conditions are met – for example,

they will work for a particular employer or live with a named individual. The Permit application process is relatively straightforward.

As the owner of an Open Market house, you may be named the “householder” for the purposes of the Population Management Law. As the householder, you will be issued an Open Market Resident Certificate. Your immediate and extended family will also be able to apply for a Permit, which will be conditional upon them living with you at the Open Market property.

The last two years or so have seen an influx of relocators to the Island, attracted by the outstanding natural beauty of the Island coupled perhaps with no capital taxation and a low single rate of income tax. The tax caps available by tax statute in Guernsey are:

• Open Market Cap of £50,000. Available for the first four years of Guernsey residence. Requires the purchase and occupation of an open market property within 12 months of tax residence. The purchase must generate minimum document duty of £50,000 (property cost of £1.4m).

• Foreign income tax cap of £150,000. This is for nonGuernsey source income only. Guernsey source income remains subject to 20% tax. Guernsey bank interest is not considered Guernsey source.

• Annual tax cap of £300,000. A global cap utilised by individuals with substantial Guernsey Source income.

• The “standard charge”. This is currently £40,000 per annum and is available by election in place of worldwide income disclosure, for those who are broadly, not full time tax resident on the island.

As well as the headline tax caps available, other significant tax incentives for a relocator that should not be overlooked may include:

• Ability to claim double tax relief in Guernsey for UK corporation tax paid, where shareholder control of the UK company is in Guernsey.

• Ability to receive UK dividends exempt from both UK and Guernsey taxation.

• Ability to receive UK pension income, potentially including a lifetime flexible draw down that is solely taxable in Guernsey.

• Ability to mitigate UK capital gains tax on gains made upon the disposal of certain UK assets.

In this digital age, it’s more common to hear stories of innovation through technology and how these innovations can be applied to a range of industries. It’s almost impossible to scroll through LinkedIn, your social feed or log on to a new website without some mention of Artificial Intelligence and the advances this is providing to businesses the world over.

With that in mind, I recently discovered TEKEX and attended one of their events. I listened to many inspiring presentations from a selection of entrepreneurs; with each speaker detailing their insights and presenting solutions to a range of business areas. Everything from fitness, marketing and buying insurance to the crewing of yachts. And many of these businesses were either being run, or invested in locally.

I was fascinated to find out more about TEKEX and what they are doing for the innovation space in Guernsey, so I sat down with co-founder, Tom Langford, to talk about the innovation industry in Guernsey, the role of TEKEX and how they are assisting entrepreneurs with mentorship and even funding for their revolutionary ideas.

“We’re looking for innovative people doing innovative things” said Tom as he explained more about the premise behind TEKEX. We want to help people to build connections that will help them either as an entrepreneur, who has an idea and wants to progress it further, or experienced business professionals who can help point them in the right direction through mentorship.”

What the TEKEX team realised is that there were three distinct groups – those who had great ideas, those who were apprehensive about getting started and those that simply did not know where to start.

“There are three main reasons people are nervous about getting started. Fear of failure, not believing that Guernsey is the right location for a technology business to scale, and that technology companies are drowned out by Finance businesses”.

It’s quite fascinating how much has been covered by TEKEX locally and the connections they have helped build. Across Guernsey and Jersey, the TEKEX team have supported start-up businesses raise £9,500,000 through various mediums. TEKEX 3 was their third event locally and it was a raging success and all seats sold. The Jersey branch, headed up by Ed Prow, have undertaken over twenty-five events now.

Outside of these presentations, a lot of success is accomplished behind the scenes in more intimate settings, such as lunch events which are hosted almost bi-monthly and sponsored by corporate partners.

Special consideration is given to the social and professional dynamics, so groups are curated ensuring the right people and experience complement each other. The entrepreneurs are provided with the exact experience they need to scale.

Whilst the finance industry in Guernsey is strong and offers a lot of opportunity, it’s important not sleep on the innovation sector that is quietly working away, coming up with amazing ideas and bringing them to the world stage from right here on Guernsey.
