Market Commentary

With the emergence of spring blossoms and vibrant flowers, alongside lengthening days, a sense of optimism has started to run through the Guernsey housing market. We have weathered a stormy winter and economic headwinds, but inflation slowing and more competitive interest rates just over the horizon, signal a renewal. Both Open and Local Market sales enquiries, viewings and offers are up on the same period in 2023 and bode well for a busy spring and summer.

In recent years we have seen an increased crossover of buyers between the Open and Local Markets. Local buyers seeking renovation and development projects continue to identify the Open Market as an interesting opportunity. With a higher ceiling on value, the right Open Market property can more easily absorb renovation costs and remain profitable. Locals, and relocators with Local Permits, looking for high quality homes, will consider both markets to widen their buying options.

We’ve responded to this shift in the market with greater flexibility within our sales team to provide a crossover service which caters for both markets.

Ben McVey, senior negotiator, and Megan Chipperfield are actively involved in sales on both markets and provide a seamless service with the support of the whole sales team.

Ross Le Marquand has stepped down from the board of directors and is focusing on a new role at Cooper Brouard as Senior Open Market Consultant. Having overcome some recent health challenges, a re-energised Ross is committed to using his considerable knowledge and network of contacts to champion Open Market sales.

Turn to page 12 to enjoy Ross’ take on the islands ability to offer a harmonious work-life balance.

Exceptionally well known to many Open Market clients and a hugely popular member of the Cooper Brouard team Karen Crawford, Company Associate and one of our longest serving members of staff is to leave us in April, though she retains an interest in the business through her shareholding.

We thank her years of hard work and dedication. Karen has been an amazing ambassador for the company and indeed the island of Guernsey. We all wish her well for the future.

Illuminating Homes:

The convergence of light-filled living and indoor-outdoor harmony in property trends

In 2022, Megan embarked on a mission at Cooper Brouard: to fully understand and fulfil her clients’ aspirations, aligning individuals’ unique desires and needs with the search for the perfect property, one that encapsulated their vision of an ideal work-life balance.

Today, the pursuit of the perfect home extends beyond size and location. It’s about discovering a space that seamlessly merges indoor comfort with the outdoors, reflecting a growing preference for properties bathed in natural light. Here in Guernsey, where our island’s natural beauty and warm climate beckons us outdoors, our homes reflect this charm in a truly enchanting manner.

Our island’s history is woven into the very fabric of our homes, with traditional properties boasting charming facades and a sense of timeless elegance.

But these historic homes are far from stuffy - modern elements have been seamlessly integrated to create interiors that are bright, airy, and filled with light.

Conservatories, summer rooms, and outdoor spaces have evolved into integral features of our homes, serving as vibrant extensions of our living areas.

They not only offer panoramic views of our picturesque landscape but also provide tranquil havens for relaxation, dining, or work.

And let’s not forget our terraces, patios, and garden spaces that further enrich the Guernsey lifestyle. Perfect for al fresco dining, soaking up the sun, or simply reconnecting with nature, they blend seamlessly with our indoor spaces, harmoniously blending indoor comfort with outdoor bliss.

20 | COOPER BROUARD GUERNSEY’S ESTATE AGENT

From conservatories to skylights, glass structures flood our homes with natural light, creating warm, inviting interiors, that are full of life.

And it’s not just about aesthetics –the abundance of sunlight boosts our mood and productivity, making our homes truly feel like sanctuaries.

Glass blurs the boundaries between indoor and outdoor spaces, integrating our living areas with the surrounding environment. Whether we’re admiring the lush greenery or soaking in the sunset from our living rooms, glass allows us to deeply connect with the beauty of our island.

At Cooper Brouard, we take the time to understand your unique desires and needs, ensuring that we find you a property that not only meets your practical requirements but also captures the essence of who you are.

In Guernsey, the pursuit of an idyllic lifestyle isn’t just a dreamit’s a tangible reality waiting to be embraced. If you’re ready to embark on the journey of finding your perfect home here, let Megan and the team at Cooper Brouard guide you.

With us by your side, you’re not just purchasing a property - you’re relocating to your own slice of paradise, where warmth, vitality, and boundless opportunities await.

Simplifying complexity: Key insights into family wealth management

As high-net-worth individuals navigate the ever-evolving realm of wealth management, understanding the key trends and obstacles is paramount. In this article, George Smitheram, Associate Director at Julius Baer Guernsey, delves into the top insights uncovered by Julius Baer’s 2023 Family Barometer report, produced in association with PwC.

Conducted across Europe, Asia, the Middle East, and the Americas, last year’s Barometer canvassed over 1,500 experts who found that families are increasingly recognising the need to rethink old thought patterns and seek expert guidance to navigate the complexities of wealth management.

1. Family wealth matters beyond investments

The occurrence of ‘black swan’ events over the past three years has prompted families to expand their discussions beyond traditional investment topics. They are now focusing on broader wealth-related matters such as asset structuring. The increasing globalisation of families, often spanning multiple countries for their education, employment, and marriage, has added complexity to wealth management.

The challenges posed by the pandemic and geopolitical tensions have further heightened this complexity, leading families to seek specialised advice.

2. Taxation and regulation

This is becoming an increasingly prominent concern for affluent families, up from the fourth-highest

ranked in 2022. With regulatory environments becoming more stringent and transparent, families must stay informed and compliant across multiple jurisdictions.

3. Family governance

A highlight of the report is a pivotal insight: the growing importance of family governance. As wealth is passed down through generations, families must establish clear governance structures to protect their legacies. But what drives this shift? It’s the principle of shared values and fostering open communication.

4. Political stability

Families are increasingly cautious about investing in regions experiencing geopolitical tensions, opting for diversified portfolios to safeguard against volatility. By monitoring geopolitical developments and adjusting investment strategies accordingly, families can mitigate potential risks to their wealth.

5. Philanthropy

Philanthropy continues to be a key consideration of many families’ wealth management. Beyond mere financial wealth, philanthropy presents an

opportunity to make a meaningful impact on society while instilling core family values. The survey also highlights the perspective of the “Rising Generation” who play an influential role in shaping the future of wealth management. This is driven by a desire to leave an enduring imprint and legacy, underscoring the importance of long-term planning and strategic decision-making.

Julius Baer Guernsey provides tailored solutions that address these unique challenges, helping families to preserve and grow their wealth for generations to come.

THE WONDERS OF MAGICAL HERM

Described as a hidden gem of the British Isles, Herm is a stunning and unique holiday destination just a short 20-minute boat ride from Guernsey. At just 1.5 miles long and less than half a mile wide, this idyllic island offers a true touch of paradise.

Steeped in history and mystery, Herm is a magical location that provides a quiet, peaceful place to unwind and relax, as well as plenty of stunning coastline scenery, white sandy beaches, fresh local cuisine, and lots of fun activities to enjoy.

Whether it’s a fun family holiday, romantic getaway or a relaxing break with friends, there’s a variety of accommodation including The White House Hotel, comfortable self-catering holiday cottages or equipped tents boasting glorious views from Seagull Campsite.

Herm creates a stress-free, natural environment for visitors to enjoy. There are no cars or bikes on the island to disturb the peace and quiet, and everything’s accessible in just a short walk.

In the centre of the island sits Manor Village, with the quaint and picturesque 11th Century St. Tugual’s Chapel at its heart, and home to many of the island’s cosy self-catering cottages.

On the west coast is Herm’s Harbour Village, the main hub of island life. Delicious gastro pub food and Herm’s very own golden ale at The Mermaid Tavern, brasserie style menus at The Ship Inn, fine dining

at The White House Hotel, or quick snacks and ice creams from Harbour Café, the village has so many reasons to get tastebuds tantalised.

The natural beauty of Herm is breath-taking, with scenic walks

and some of the most beautiful beaches in Europe. Shell Beach and Belvoir Bay are frequently listed in the top 10 beaches in the British Isles, thanks to their flawless white sands and turquoise waters.

An array of stunning and unique fauna and flora also call Herm home and dolphins, seals, birds,

butterflies and beautiful orchids can all be spotted while strolling around the island.

Herm is also home to Europe’s most southerly puffin colony, who nest in Puffin Bay on the south coast cliffs.

Fantastic outdoor activities include sea swimming, paddle boarding, kayaking, archery and nature trails. Herm hosts events all year-round, from top class UK tribute acts, ale and cider festivals, and special package holiday and experience options such as wine tasting and gourmet weekends.
