Market Commentary
With the emergence of spring blossoms and vibrant flowers, alongside lengthening days, a sense of optimism has started to run through the Guernsey housing market. We have weathered a stormy winter and economic headwinds, but inflation slowing and more competitive interest rates just over the horizon, signal a renewal. Both Open and Local Market sales enquiries, viewings and offers are up on the same period in 2023 and bode well for a busy spring and summer.
In recent years we have seen an increased crossover of buyers between the Open and Local Markets. Local buyers seeking renovation and development projects continue to identify the Open Market as an interesting opportunity. With a higher ceiling on value, the right Open Market property can more easily absorb renovation costs and remain profitable. Locals, and relocators with Local Permits, looking for high quality homes, will consider both markets to widen their buying options.
We’ve responded to this shift in the market with greater flexibility within our sales team to provide a crossover service which caters for both markets.

• Ability to receive certain UK dividends exempt from both UK and Guernsey taxation.
• Ability to receive UK pension income, potentially including a lifetime flexible draw down solely taxable in Guernsey.
• Ability to mitigate UK capital gains tax on gains made upon the disposal of certain UK assets.
