from the high market turnover over the last 24 months. Values continue to hold strong despite fluctuations in the UK market.
The time of year is one of a number of factors that contributed to a relatively quiet patch following the incredibly busy period we have seen over the last couple of years. The most notable shift in market condition has come through the changes in the lending market and the high interest rates lenders are now offering after a long period of very low rates. This led to a bit of apprehension in the market but Guernsey, as always, remains resilient and has not followed the same downward trend of the UK and other jurisdictions.

While lending and repayments are not as favourable to the borrower we are seeing people who are in a cash position look to take advantage of their situation to help speed up transactions. The conundrum that investors are considering is whether they take advantage of the higher deposit rates offered by banks or invest in property while they are in a favourable position.
Open Market applicants are still looking at Guernsey for the usual reasons, they are looking for a tax friendly jurisdiction that is close to the UK, with good transport links. We are speaking to new applicants weekly who are looking to make the move across, and this has not changed despite the reduced transaction volume we are seeing. The main challenge to the Open Market continues to be a lack of stock as we continue to recover

The Local Market team have enjoyed a busy period with numerous new property instructions and sales being agreed as people look to move before the summer. While April was a quiet month for completions we anticipate this volume will increase over the coming months as people are now used to the new market conditions and the traditional reasons for climbing the ladder still remain.
