Toute l’organisation de la chaîne logistique est aujourd’hui bouleversée par un ensemble de phénomènes d’origines diverses, qui impactent les organisations logistiques.

L’étape dans laquelle nous nous trouvons aujourd’hui est la transition d’une chaîne logistique définie, et bien identifiée depuis de nombreuses années, vers des organisations en perpétuels mouvements. Les mouvements opérés sont : _ la mondialisation des échanges et la croissance mondiale ; _ le changement des modes de consommation (internet) ; _ l’impact des investissements chinois sur nos organisations logistiques ; _ le développement des innovations autour de la chaîne logistique ; _ l'essor de la robotisation.

L’obsolescence d’actifs immobiliers logistiques, les nouveaux standards (mécanisation, éco-rentabilité, multimodalité, sécurité, etc.), les orientations vers de nouveaux types de flux et l’appréhension « active » de la chaîne logistique permettent d’imaginer, au cœur du dispositif français, une nouvelle forme d’immobilier logistique. En sortant de la traditionnelle « dorsale » Lille/Marseille pour y bâtir ces plateformes logistiques, nous les repositionnons sur les axes Seine et Rhône, et sur des plateformes embranchées fer. L’objectif est ici de profiter en priorité des accès de proximité portuaires, fluviaux et ferrés. Ce sont ces éléments qui constitueront les atouts du Projet Magellan développés par WLife.

All the organization of the supply chain has now been turned upside down by a set of phenomena of various origins, and which have an impact on logistic organizations.

The phase in which we are now is the transition from a supply chain that has been defined and well-identified for many years, towards organizations that are in perpetual motion. The movements carried out are:

_ the globalization of exchanges and global growth; _ the change in modes of consumption (internet); _ the impact of Chinese investment on our logistic organizations; _ the development of innovations around the supply chain; _ the rise of robotization.

The obsolescence of logistics real estate assets, new standards (mechanization, eco-profitability, multimodality, security, etc.), the orientations towards new types of flow and “active” understanding of the supply chain make it possible to imagine, at the heart of the French system, a new form of logistics real estate. By coming out of the traditional Lille/Marseille “corridor” to build these logistics platforms there, we will relocate them to the Seine and Rhone axes, and the platforms linked to the rail network. The aim here is as a priority to take advantage of the proximity access to ports, waterways and rail networks. These are the elements that will form the assets of the Magellan Project developed by WLife.
