As Fannie Hillman + Associates celebrates our 40-year anniversary in 2021, we look back and realize that the last forty years would not have been possible without the bravery and vision of our founder and pioneer, Fannie Hillman. Fannie’s determination and drive still sets the pace for the nearly 75 agents that are honored to be a part of the Fannie Hillman family. While 2020 was certainly the most unpredictable year yet, we are proud that we were able to assist our clients in achieving their real estate dreams and sold over $348 million in real estate. To those that know us, it is no surprise that Fannie Hillman + Associates takes great pride in giving back to our community. In the fall and winter of 2020, we happily worked together to raise funds for A Gift for Teaching and continued our 20+ year holiday tradition of adopting families through the Winter Park Housing Authority. Despite the challenges that we all faced in 2020, the Central Florida real estate market continues to thrive at record pace. Homes across Central Florida are selling faster than at any point in the last 15 years. At the onset of the shutdown in early 2020, many feared a possible housing recession, however the exact opposite proved to be true. Furthermore, in the beginning of this year, the market took off at an even faster pace. FANNIE HILLMAN + ASSOCIATES CARES A GIFT FOR TEACHING is Central Florida’s primary provider of free school supplies to teachers and students, with a mission to provide classroom resources that empower teachers to inspire future leaders. This year’s pandemic increased the need for school supplies tenfold as classrooms can no longer share materials and more families than ever are experiencing financial hardships to afford food and utilities, let alone supplies for their children to do schoolwork. Fannie Hillman + Associates stepped up to the plate as we worked together to contribute $7,570 to A Gift For Teaching to help kick-off

their Year End campaign. With their matching funders’ challenge, all donations that were received by midnight December 31st were doubled, up to $62,500. Their goal of raising $125,000 was exceeded; we are proud to report a total of $145,380 was raised from November 24 through December 31, 2020! For more information visit agiftforteaching.org

Park Housing Authority’s Annual Adopt-A-Family program. Through this program, FH+A helped to bring smiles and cherished memories to families experiencing difficult times. Audubon Park

Welcome home to the Audubon Park Garden District, a stylish suburb, known for its Corrine Drive; hip, diverse and independent, with assorted restaurants and bars, vintage shops and local boutiques, including an array of professional services that make this community an all-inclusive delight.

THE AUDUBON PARK Garden District is an award-winning shopping and dining “ecodistrict” in Orlando, FL. LOWCOUNTRY PICKLED SHRIMP SERVES 2 TO 4

Orlando Chef Josh Oakley says he discovered the wonders of pickled shrimp on his first visit to Charleston more than 20 years ago. Says Oakley: “It’s remained one of my favorites ever since. Most things that come to my mind when I think of comfort food are rich and hearty and usually served warm, like chili, pot pie, grilled cheese and tomato soup. But for warmer weather, a chilled plate of pickled shrimp is super refreshing – a perfect snack or appetizer for all sorts of occasions, especially ones that take place outdoors in nice weather. And I can think of nothing that pairs better with a cold beer or a Bloody Mary.”

2 pounds large Canaveral white shrimp, boiled and peeled 1 large white onion, thinly julienned 10 whole garlic cloves, thinly sliced 4 lemons, thinly sliced 15 fresh bay leaves 2 teaspoons celery seeds

2 teaspoons whole fennel seeds 2 teaspoons yellow mustard seeds 1/2 cup dried whole arbol chile peppers, or 1 tablespoon crushed red pepper flakes

1 tablespoon kosher salt 2 teaspoons ground white pepper 1 cup extra virgin olive oil 1/2 cup lemon juice 1/2 cup distilled white vinegar Combine all ingredients in a large mixing bowl and gently toss. Cover and refrigerate. You can enjoy immediately, but shrimp are best made 24 hours ahead of time to allow the flavors to develop. Will keep for up to 5 days refrigerated.

Despite the challenges that 2020 brought, the Central Florida real-estate market fared much better than many expected — and so far that’s been true in 2021. The loss of jobs and weaker economy didn’t stop thousands of house hunters from flocking to our website to plan their moves to Winter Park, Orlando, Maitland and Seminole County. Home prices have been steadily climbing and it appears that trend won’t be changing anytime soon. For example, in the first quarter of this year Orange County single family homes saw a median sales price increase of 14.5% when compared to Q1 2020. Winter Park (27.8% increase), Maitland (11.9% increase), Baldwin Park (9.0% increase), College Park (14.4% increase), and other communities all saw varying, but significant price increases over the past year. In Central Florida, we’ve seen a surge of buyers that crave suburban and spacious properties. 2020 changed the way we all think about work/life balance. The Winter Park, Maitland and Orlando area has become one of the most family-friendly and most desirable places to live in Florida. Due to increased buyer demand, the number of homes for sale in the Orlando market plummeted by over 65% when

compared to the first quarter of last year. This marks the lowest inventory since the end of 2005, putting an even tighter squeeze on the market, as demand remains high. The supply of Central Florida homes stands at roughly 0.8 months, less than half of what it was in the first quarter of 2020. Typically, a “balanced” market has between a five and seven-month supply. The new numbers illustrate just how far the market has tipped in favor of sellers. Sellers are receiving multiple offers, often above their asking price, and buyers are engaging in bidding wars for several reasons, including people looking to move to the Orlando area from other highdollar markets like California, New York and New England.
