A WARM WELCOME to our Hillman Homes readers and welcome to our Winter/Spring 2023 issue. We proudly ended 2022 with more than $400 million in sales and as always, are so thankful to all the families that put their trust in Fannie Hillman by allowing us to assist them this past year. At Fannie Hillman + Associates, we take great pride in giving back to our wonderful community. One of our favorite traditions is joining together as a team to volunteer and help the lives of those in need. We recently gathered at New Hope for Kids, a community resource that assists children and teens grieving the loss of a loved one. We worked alongside this excellent group to clean, complete yardwork, create crafts, and help beautify the space where these young people in crisis gather to work through their grief. In addition, we continued our 22+ year tradition of adopting families through the Winter Park Housing Authority during the holidays. Our entire team takes great joy in helping to brighten the holidays for these families.

While we are beginning to see more of a balanced market, Central Florida real estate continues to soar and outpace much of the national averages. Our team is well equipped to help buyers and sellers navigate the market and walk them through every step of the process.

The Life and Legacy of

FANNIE HILLMAN was a remarkable woman whose life was filled with adventure, hard work, and dedication to her family and community. Born in the coal mining town of Norton, Virginia, she was always an energetic go-getter, playing basketball, cheerleading, and editing the school annual. After graduating Norton High School with a class of 28 Fannie enrolled at Longwood College in Farmville, Virginia, where she joined the Kappa Delta sorority. She later transferred to the Medical College of Virginia to be with her future husband, Dr. Mark Hillman, who was pursuing his dental degree. Fannie completed her BS degree in medical technology at the college, and the couple

tied the knot in 1956. Soon after, they relocated to Germany, where Dr. Hillman fulfilled two years of military service.

The Hillmans welcomed their first son, Mark Scott Hillman, in May 1958 in Nuremberg, Germany. Later that year the couple returned to the states and discovered Winter Park. Dr. Hillman was licensed to practice dentistry in Florida, and in Winter Park he assumed the responsibilities of Dr. Wilbur Jennings, owner of the historic Capen House, while Dr. Jennings recovered from an eye procedure. To welcome the new arrivals to Winter Park, the Jennings hosted a cocktail party at the Capen House, where Dr. Hillman and Fannie were intro-

duced to local residents. In October of 1959 they welcomed another son, David Hillman, followed by a daughter, Mary Hillman, in 1961.

In 1969, Fannie’s life faced a major challenge when a divorce left her to raise three children on her own. She embarked on a journey to discover her true calling, and she began her first job as a medical technician at what is now Orlando Health. However, this job proved to be short-lived given that, as her son Scott recalled, “she had a tendency to faint at the sight of blood.”. She then taught biology at Winter Park high school, but as Fannie later told others, she “Hated it. Hated it. Hated it.” After two years of teaching at Winter Park

High School she studied at night to obtain her Real Estate license in the Summer of 1972, a move that proved to be her true calling.

Fannie soon became a shining example of what it means to pursue your dreams and to never give up, no matter what obstacles may present themselves. She started her real estate career at Don Saunders, where was grateful for all he taught her. Fannie’s perseverance paid off and from 1973 to 1980 she was Don’s top producer. After 8 years in real estate she knew she wanted a change to run her own business, and in 1981, Fannie Hillman and Associates was born, becoming one of the first woman-owned businesses in Winter Park.

Fannie developed a supportive, fun culture that emphasized the importance of pursuing one’s passions, helping others, and doing what brings you joy. In an interview with Orlando Magazine in 2006, she said, “For me, the lesson has been to do what you enjoy doing. Pursue your dream. I feel so sorry for people who are working at a job that they just aren’t happy with.” Fannie also expressed surprise at the success of her real estate business, stating, “I thought it was going to be me and maybe two or three others. I never thought it was going to turn out like this, with over 50 associates.”

Fannie was a true Winter Park legend, well known for her generosity and unshakeable spirit. She built a successful real estate business that truly was a family affair, with son Scott Hillman, Fannie Hillman and Associates president, joining the company in

1982, and grandson Sam Hillman, vice president of the company, joining in 2014. Sam claimed that Fannie “loved selling” and was motivated by a spirit of competition. He recalled that she remained deeply committed to the success of the company even after her retirement, noting, “She was after it all the time.”

But Fannie was more than just a successful businesswoman, she loved Winter Park and serving the community. She saw the potential for growth and prosperity in her beloved town long before others did and never missed an opportunity to remind her children that Winter Park is “such a special little town.”

Fannie also had a passion for travel and made it a point to explore the world with her children and grandchildren. She firmly believed it was important for them to see and experience the beauty and diversity of other cultures and regions. Along

with traveling, she enjoyed entertaining, collecting recipes, and especially enjoyed spending time with family and friends.

Fannie was a champion for the community, working tirelessly to promote its beauty, its history, and its potential. Her efforts paved the way for new generations of visitors and future residents to discover and fall in love with Winter Park.

SPRING CLEANING IS a great way to freshen up and feel ready to head into the often busy spring and summer seasons, but it can certainly feel daunting to know where to get started. Here are a few ways to tackle this yearly tradition with ease, and feel freshened up and destressed once all is said and done. Make it manageable by doing your house room by room. Start by creating a checklist for each room to help you get organized and stay on track. Don’t worry about being overly detailed—you can tackle those smaller to-dos as you move through each room. By dividing and conquering by room, you’ll feel accomplished with each space that gets cleaned out, and having a physical checklist makes it even more satisfying as you see the list dwindling!

One of the biggest parts of spring cleaning is often getting rid of clutter. A four-step approach can be very helpful when doing so. First, identify the problem areas, analyze reasons for the clutter, determine solutions, and implement them. Sorting your belongings into four categories—trash, give away, store, or put away—can also be effective as you go through the spring-cleaning process. Move the clutter out as soon as possible, whether it's bringing a donation box to a charity or planning a yard sale.

And, speaking of decluttering— often one of the most cluttered areas of the home is your cleaning supplies cabinet. Many of these cumbersome cleaners can likely be replaced with a simple DIY mixture of even parts water & rubbing alcohol, plus a few drops of your

favorite essential oil and a squirt of natural dish soap. This multi-purpose cleaner can even be used on quartz, marble, and granite.

By setting up a system and timeframe to complete spring cleaning, you create the opportunity to establish better overall ongoing cleaning habits. For instance, don't try to do all your spring cleaning in one day or even one weekend. Instead, tackle the rooms and items on your spring-cleaning to-do list for just 15 minutes each day. In doing so, you’ll get in the habit of tidying up little by little every day, even once you have completed your to-do list. This method will make it seamless to get all your tasks done without feeling overwhelmed; and that feeling of a cleaned out, cleaned up house will absolutely make it all worth it!

Here are some of our community partners we recently partnered with, and the amazing efforts they give to Central Florida:

New Hope for Kids

The Fannie Hillman + Associates (FH+A) team spent a morning at New Hope for Kids volunteering at their Center for Grieving Children. We assisted with yardwork, cleaning, organizing, and preparing crafts in this facility which hosts children and helps them to work through their grief.

Since 1996, New Hope for Kids has been helping Central Florida children in need. Their purpose is to bring hope, healing and happiness to children and families suffering from grief, loss or life-threatening illnesses. New Hope for Kids achieves this through two programs:

• The Center for Grieving Children helps children and families cope with the feelings of grief and loss after the death of a loved one.

• Wishes for Kids grants wishes to children up to the age 19, diagnosed with a life-threatening illness.

Their Center for Grieving Children aids children and their families during some of life’s most difficult challenges. New Hope for Kids also provides support services such as family events, resource information, and referral to other agencies for assistance when necessary. New Hope for Kids programs are available to children ages 3-19 who live in the Central Florida area.

New Hope for Kids continues to grow and is funded through charitable donations by individuals, foundations, and community service organizations.

Winter Park Housing Authority

Every December, FH+A partners with the Winter Park Housing Authority. The family support partnership between Fannie Hillman + Associates and the Winter Park Housing Authority (WPHA) goes back 20+ years and is very dear to everyone at FH+A. The agents and staff come together to raise funds, so we can collectively buy and wrap gifts for the families in need at WPHA. We at FH+A are honored to be the “givers”, and love putting smiles on the children’s faces who will now be able to experience a wonderful holiday. However, we feel the real impact, is the gift of caring, generosity and hope. There is no better gift than that.

Year after year, families tell us how they would not have been able to provide gifts for their children. The challenges of limited income, low-paying jobs and higher rising bills leaves nothing for the special touches everyone wants to enjoy

during the holidays. The long-term effects of receiving the generous gifts of others is well documented. In fact, many families go on to “pay it forward” when they get back on their feet and make economic strides. Children who are now grown remember that special Christmas when strangers touched their lives in a very meaningful way.

The Winter Park Housing Authority (WPHA) helps low-income families and individuals find and keep safe, sanitary, nondiscriminatory, attractive, affordable homes in nurturing Winter Park communities. This provides stability and peace of mind needed to reach goals and achieve greater self-sufficiency. WPHA also connect residents to additional resources of benefit. They assist good people from all walks of life. Many are elderly, disabled, or have experienced hardships that have prevented them from achieving financial stability.

FUNGI JON MUSHROOM RISOTTO WITH MISO DASHI

SERVES 4 TO 6

1 pound mushrooms: King Oysters, oysters, Black Pearls, creminis or mixed

4 tablespoons extra virgin olive oil, divided, more if needed

2 teaspoons kosher salt, divided

1 teaspoon freshly ground black pepper

1½ cups arborio rice

4 garlic cloves, sliced

1/4 cup miso paste, white or red

1 cup dry white wine

1/4 cup mirin (Japanese cooking wine)

6 to 7 cups mushroom dashi or vegetable stock, divided

3/4 cup butter, chilled ½ fresh lime, juiced

2 teaspoons furikake (Japanese spicy blend)

1/4 cup Thai basil, coarsely chopped

all around, seasoning with a pinch of salt and pepper and adding a bit more oil if necessary. Remove the mushrooms and set aside.

Add remaining 2 tablespoons of olive oil to the pot, add rice and stir for about 30 seconds. Lower the flame to medium- high, add garlic and stir, cooking for about 30 seconds to release the aroma. Add miso and stir to coat the rice, cook for about 15 seconds. Add wine, mirin, and half of the cooked mushrooms and stir, scraping any bits from the bottom of the pan. Stir over medium heat until the wine is almost evaporated.

Tear or cut mushrooms into bite-size pieces. Heat 2 tablespoons of olive in a heavy-bottomed pot over high heat and add mushrooms in a single layer to sear. Do not overcrowd the pan; work in two batches if needed.

Flip and turn the mushrooms to sear

Add 1 cup of dashi or stock, stirring often until mushrooms are softened and broth is absorbed, 3 to 4 minutes. Add remaining broth ½ cup at a time, stirring to incorporate and waiting until it’s absorbed before adding more. Cook until rice is tender with a little bite and all of the broth has been incorporated (it should still be on the wet/soupier side).

Add remaining mushrooms, a pinch of salt, butter, and lime juice, stir to combine. Turn off the heat. Taste and adjust salt. Before serving, sprinkle with furikake and basil.

Welcome to The Hillman Report. As we approached the end of 2022, the real estate market maintained its momentum, but indications of stabilization became more apparent. Despite reports of a sluggish market and falling prices making headlines, our experience in Central Florida tells a different story.

Prices have continued to appreciate at an impressive rate; time on market has increased significantly, and active levels of inventory are showing signs of growth. With continued economic uncertainty, there is plenty of interest in what is happening in the housing market.

“Growing inventory levels should eventually create more balanced market conditions,” says Sam Hillman with Fannie Hillman & Associates. “I don’t anticipate any shifts to occur overnight, but the rapid price increases we’ve seen recently should begin to level off a bit.”

The number of homes for sale in the Central Florida market has started to tick up, while prices continue an upward trend. In the 4th quarter of 2022, we saw Single Family Home prices increase by 14.5% in Orange

County; inventory increased by an impressive 133.8% compared to the 4th quarter of 2021. The stats were somewhat similar in Seminole County, with Single Family Home prices increasing by 9.0% and inventory increasing by 112.5%. Months of supply in both counties increased to 2.1 months and 1.9 months, respectively.

New listings and closed sales activity have both declined when compared to the 4th quarter of last year, with closed sales seeing a more significant slowdown. Multiple offer situations continue to be commonplace, however, we are seeing fewer competing offers than in past quarters.
