This year, the market has stayed lively, and we are happy to report over $250 million in sales to date. As always, it has been our pleasure to help families navigate the buying and selling process. Nothing makes us happier than helping people reach their real estate goals. This March, we spent a wonderful afternoon socializing with friends, family, and neighbors, and raising funds for Army of Angels at our annual Patio Party. Army of Angels makes it easy for local youth and young adults to ask for and access essentials such as food, clothing, shelter, transportation, and technology to accelerate their lives. This is a cause that is close to our hearts, as it directly benefits our community. Together, we raised over $13,000 for this nonprofit organization. Our entire team takes great pride in giving back to the community and working with Army of Angels to improve the lives of the next generation. The market is still thriving, with 164 new listings through the end of June. While we are still seeing many listings under contract in record time, we’re starting to shift toward a more balanced market. This is good news for buyers who were unable to purchase a home over the past few years, but sellers should not be discouraged as the market remains strong and demand is still very much there; migration to Central Florida remains very high, exceeding 2021 numbers. Our team is well equipped to help buyers and sellers navigate the market and walk them through every transaction step.

The Army of Angels is a 501c3 non-profit organization led by high school teachers Kate Demory and Craig Russell who see firsthand the inequities our youth and young adult face every day. The Army is full of Angels who are in the trenches every day doing their part to make sure our local youth and young adults have the essentials they need to achieve.

After having a member of the club age out of the foster system and become a resident at the local Faine House, Kate again called on community support for the student. After again seeing the incredible support from the community, Kate couldn’t help but notice and be impressed with how many people came together, an army, to do what would have been impossible with only one person. The non-profit name was finalized as Army of Angels in honor of all the people who came together at a moment’s notice to do what needed to be done to support this deserving youth.

To our youth and young adults: We see you, we hear you, and we got you.

As of May 10, 2020, the Army of Angels had delivered over 1,000 boxes of food, including over 61,000 meals. Deliveries and donations are still made daily, and boxes are packed and delivered by the over 200 volunteers “enlisted” in the Army of Angels.TheArmy of Angels is on a very simple mission: Make sure our youth and young adults have basic essentials like food (nourishment), clothes (dignity), a bed (health and wellness), a bike (transportation), technology (access to advance themselves and learn), and a simple accessible way to ask for help. Inequity in necessities and resources can profoundly impact student achievement, mental health, and growth & development. Think about the mental, emotional, and physical difference between a student in a classroom who is driven to school by their parent, after a good night’s rest, a hearty breakfast, with new clothes on, and a working laptop; and a student in the same classroom who is absent after walking to and from work the night before, sleeping on the floor, no breakfast, missed the bus, clothes that are two sizes too small, and no laptop at home to work on assignments. This situation is happening daily in our community.

Craig Russell and Kate Demory established the non-profit after their experience helping former Winter Park High School student, A’monte Green get back on his feet after being in jail. Green had been homeless and parentless since 8th grade. After finding the government systems overwhelming and unrealistic to manage, Russell and Demory reached out to their local Winter Park community through Go Fund Me and found that many local community members and businesses were able and willing to aid A’monte on his journey. Their story was shared nationally, and their army grew.

ARMY OF ANGELS is a non-profit organization that supports children, teens, and young adults who have faced, or are facing, significant adverse childhood experiences (ACE). For many teens who have struggled with ACE, schools have provided the main source of stability and guidance. The Army of Angels serves as a support system that bridges the gap between the schools and community with the aim of older teens and young adults becoming fully independent, educated, healthy, productive adults.

Craig and Kate began to see that there were many people who wanted to help local youth, they simply needed to know of the need. Their goal is to give children, youth, and young adults a voice, to share their story, the opportunity to ask for help, so those who are eagerly looking to support them can have the opportunity to do so.

In the fall of 2019, Kate and Craig established a school-based outreach of Army of Angels at Winter Park High School called the Youth Society. Their club serves as a school-based support system for any student facing adversity, especially those in foster care or homeless. They created a family-like atmosphere at school where everyone can be heard, and so that those at risk can build better, healthier, safer lives, earlier than A’monte did.

When our schools closed due to COVID-19, Kate and Craig knew that many of the students they help at school would not have the means to buy food or access the free food at their local school distribution sites. They knew that many of their students were already struggling and/ or homeless, and again a gap would be created. The need was identified. Kate and Craig quickly called in the troops again to help identify students and families in need who were particularly affected by the school shut down. The need was identified, a food drive begun, and the Army of Angels started delivering food.

Hungry Pants is one of those places you can truly find something for everyone. The “plant-curious eatery” has lots of vegan, vegetarian, and glutenfree items. The one constant is the high-quality, fresh ingredients in everything from the veggie-loaded Buddha bowl to their delicious cheeseburger.

Recipe featured in Edible Orlando (Summer 2022), available now in many Central Florida locations. This recipe is a family favorite from Aunt Glo, a spitfire of a lady, less than 5 feet tall, thin as a rail and with twice the energy of anyone else around. She and her husband, Web, would host the whole family in their Kissimmee home, and the spread was never complete without a platter piled high with Aunt Glo’s fried green tomatoes. The secret to the fried tomatoes is their thinness. You should almost be able to see through the tomatoes. 16

Add enough oil or shortening to reach ½ inch up sides of a large sauté pan or skillet. Heat over medium heat until oil shimmers. Combine flour and cornmeal in a shallow dish; set aside. Slice tomatoes into 1⁄8-inch-thick slices. Dredge tomato slices in flour and cornmeal, covering completely. Knock o excess flour. Add tomatoes, a few at a time, to hot oil, cooking until tomato is tender and crust is golden, about 3 minutes per side. Drain on a plate lined with paper towels; season generously with salt and pepper. Serve warm.

The number of homes for sale in the Central Florida market has started to tick up, while prices continue on an upward trend. In the 2nd quarter of 2022, we saw Single Family Home prices increase by 18.3% in Orange County; inventory increased by 68.5% compared to the 2nd quarter of 2021. The stats were somewhat similar in Seminole County, with Single Family Home prices increasing by 27.5% and inventory increasing by 23.6%.

Months of supply in both counties increased to 1.5 months and 1.3 months, respectively.

New listings and closed sales activity have both declined when compared to the 2nd quarter of last year, with closed sales seeing a more significant slowdown.

“Growing inventory levels should eventually create more balanced market conditions,” says Sam Hillman with Fannie Hillman & Associates. “I don’t anticipate any shifts to occur overnight, but the rapid price increases we’ve seen recently should begin to level off a bit.”
