As Fannie Hillman + Associates celebrated its 40th anniversary this year, we have enjoyed reminiscing on the achievements of the last four decades—time sure does fly by when you are having fun! Earlier this year we celebrated our 40th anniversary with a fun Patio Party at our Fairbanks location. At Fannie Hillman + Associates, we strive to give back to the community that we call home. In honor of our anniversary, we pledged to raise money for Family Promise of Greater Orlando, an incredible organization that helps provide homeless families with a pathway home. Family Promise partners with homeless families and their children to become financially independent again to create a stable home for their children. The last 40 years of FH + A would not have been possible without the bravery and vision of our founder and pioneer, Fannie Hillman in 1981. As a single mother of three, Fannie’s determination and drive continues to encourage and motivate our giving to make every family have a place to call home. We are so proud to report that together with our nearly 80 agents, we collected $10,000 in donations and presented a check to Family Promise of Orlando! This incredible achievement would not have been possible without the continued support of our community, our Patio Party sponsors, and our fantastic team of agents that share our ethos for giving back to the community we love. Despite the challenges faced in 2020, the Central Florida real estate market remains more vital than ever. Homes across Central Florida continue selling faster than any point since the last housing boom nearly 15 years ago. With most kids getting out of school for the holiday break just a few days before Christmas, you will want to tackle your home to-dos ahead of time. Think ahead, plan, and prepare! Taking time to declutter and organize items around your home can help keep things more manageable around the hustle and bustle of the holidays. Here are some practical solutions that can help you stay ahead of the chaos and ease you into the holidays and help you relax and enjoy the extra festive family, friends, and fun:

INVENTORY YOUR HOLIDAY DECOR As you start to take stock of your decorations and ornaments from storage, set your favorite items aside and donate the rest. Ask yourself, “Do I love this?” Things that you don’t care for any more or no longer match your design aesthetic should be passed on to someone else who may treasure the items or need them more than you do. Once you are done decorating your home, eliminate the guesswork for next year—take a few photos to document how you finalized your displays and print and attach them to your storage bins for easy access and cataloging.

Also, the holidays mean shorter days and longer nights, so test your outdoor lighting and replace lightbulbs as needed. Think about adding a fire pit or seating area to enjoy with friends and family too.

FANNIE HILLMAN + ASSOCIATES CARES FAMILY PROMISE of Greater Orlando (Family Promise) helps Central Florida homeless families achieve sustainable housing and self-sufficiency as quickly as possible. Family Promise also recognizes that family homelessness and poverty are complex issues that require comprehensive, innovative solutions. While Family Promise adheres to a housing-first approach to ending homelessness, we recognize homelessness is not just about housing. Family Promise programs work together to create a holistic approach to the crisis of family homelessness that includes three focus areas: emergency response, housing, and stabilization. Their case management services are the glue that holds everything together. Every family that enters one of the programs is assigned to a professional case manager. Many of the children and adults seeking services come to them with histories of trauma and chronic stress, which have a deep and lasting impact on individuals, families, and communities. Family Promise case managers consider the mental health consequences of trauma and how they compromise an individual’s functioning, potentially making it harder for them to parent effectively and to meet program expectations. Focusing on the client’s strengths, the case manager helps each family create their housing stability plan, including finding viable employment, daycare or school for the children, and appropriate housing and the critical support services necessary to keep the family stably housed. The best time to stop homelessness is before it happens. Family Promise provides conflict mediation with landlords or housemates and financial assistance, if necessary, to prevent or divert families from homelessness. If a family does become homeless, Family Promise provides shelter, meals, and hospi-

tality through our unique rotational program using the facilities and volunteers of faith-based partners. Safe housing is our primary focus. Family Promise works with community partners to house homeless families rapidly, often using needbased declining rental assistance. In 2020, we assisted over 150 homeless families. Our work does not stop once a family is housed. Family Promise continues to work with families who wish to improve their economic standing and self-sufficiency. Their core values guide programs at Family Promise: DIGNITY: Every family has the right to be treated with dignity and respect. COMMUNITY: It is critical to work in partnership with the community and provide opportunities for individuals to serve and be part of the solution

for ending homelessness. SUSTAINABILITY: To effectively move families out of homelessness we must meet families where they are and surround them with a community of support. FUTURE: Every child deserves the opportunity to grow up in a stable home environment. Fannie Hillman + Associates is a proud community partner of Family Promise of Greater Orlando. Wınter Par� WINTER PARK, well known throughout the United States, is a premier destination in the sunshine state. VEGETABLE ‘CEVICHE’ SALAD SERVES 6

“My mom and I have worked together for the last 10 years,” says Chef Collette Haw. “She’s always been the baker.” Collette credits her great-grandmother, who emigrated from Austria and was a cook for a prominent American family, with the start of the Haw family passion for cooking — three generations later, Collette made it official and graduated from the Culinary Institute of America. Today she’s chef at Nourish Coffee Bar + Kitchen at the Center for Health & Wellbeing in Winter Park, where she creates the savory side of the menu, her mother the sweet. This light, refreshing ceviche tops the café’s black bean burger.

1½ cups frozen edamame beans, discard pod 2½ teaspoons lime zest

The salad is delightful on its own as a side dish; it’s also perfect as a topping for a veggie burger, as it’s served at Nourish.

2⁄3 cup fresh lime juice ¼ cup avocado oil 2 scallions, thinly sliced 1 jalapeño seeded and thinly sliced 1 large shallot, thinly sliced 2 cups fresh Florida corn off the cob 2 fresh peaches, sliced (or substitute apricots, plums or mango) 2 Hass avocados, sliced 1 large bell pepper, thinly sliced 3 large heirloom tomatoes, sliced into wedges ¾ cup chopped cilantro Himalayan pink salt, freshly ground black pepper, to taste

If you are using fresh frozen whole edamame, thaw while you are putting the rest of the salad together. Combine lime zest, lime juice and avocado oil to make a vinaigrette in a small mixing bowl. Add scallions, jalapeño and shallot to marinate while preparing the rest of the salad. In a separate bowl lightly toss edamame, corn, peaches, avocados, bell pepper, tomatoes and cilantro. Stir in vinaigrette. Season to taste with salt and pepper. Refrigerate at least 1 hour before serving.

Dear Neighbors, Welcome to The Hillman Report. Through the first half of 2021, Central Florida’s real estate market shows no signs of cooling down. Our local market continues to command unprecedented prices, and we don’t anticipate that trend changing significantly anytime soon. Every day, big-name companies, small businesses, families, and entrepreneurs announce moving to Winter Park, Orlando, Maitland, and Seminole County. “People are coming to Central Florida for various reasons,” says Scott Hillman, President at Fannie Hillman + Associates. “Some want a better climate; others are coming for the tax benefits or the ‘Florida lifestyle.’” Considering that peak seasons for the housing market are traditionally in the spring and summer, it is expected that the market will continue to stay very active through at least later Fall 2021. “We haven’t seen a market like this since 2005-2006,” Hillman says. “But there’s one big difference; buyers are more verified and qualified now.” The number of homes for sale in the Central Florida market continues to be limited while prices continue to soar. In the 2nd quarter of 2021, we saw Single Family Home prices increase by 21.5% and inventory decrease by 56.0% when compared to the 2nd quarter of 2020. The stats weren’t much different in Seminole County, with Single Family Home prices increasing by 16.7% and inventory decreasing by 52.4%.

These facts alone, however, only help explain a portion of what the Central Florida real estate market is currently experiencing. We believe there are two additional key data points to consider when analyzing the current market conditions—new listings and market time. For example, for Single Family Homes in Orange County in the 2nd quarter of 2021, new listings increased by 17.5% and market time decreased by 70.6% when compared to the 2nd quarter of 2020. These statistics indicate that inventory isn’t necessarily all that low, just very quickly absorbed. These trends are consistent, for the most part, across all of Central Florida. It is also important to consider the effects that the Covid 19 Pandemic had on the market during the 2nd quarter of 2020. There is no question that we continue to operate in a very strong Seller’s market. Sellers are regularly receiving multiple offers, often above their asking price. Buyers engage in bidding wars with both locals looking to move within the area and people looking to move to Orlando from other high-dollar markets.
