Welcome TO OUR HILLMAN HOMES READERS, welcome to our Spring 2022 issue. We proudly ended 2021 with over half a billion in sales and are very thankful for all the families that we could assist in 2021. It always brings us joy to help our clients fulfill their real estate dreams. Last year was undoubtedly a busy time in real estate, and 2022 is proving to continue at the same pace. To those that know us, it is no surprise that Fannie Hillman + Associates takes great pride in giving back to our community. In the Fall and Winter of 2021, we happily volunteered, as a team, to help The Mustard Seed. We had a wonderful afternoon organizing items for their store and tearing apart mattresses for recycling. We continued our 21+ year tradition of adopting families through the Winter Park Housing Authority during the holidays. Our entire team takes great joy in helping to provide a happy holiday for these families. The real estate market continues to be extremely active, with much of the inventory in Central Florida selling within days, or even hours, at times. While this can be frustrating for buyers, we urge them to keep in mind that there is inventory; one option is to expand their search area to find the home they possibly desire. Our team is well equipped to help buyers in this bustling market and continues to be dedicated to successful transactions. If the last few years have taught us anything, when we are forced to slow down and spend time in our homes, we are inspired to create spaces that we want to enjoy visually and practically. So, what can we expect in 2022? Hillman Homes is excited to share some key themes we'll be seeing in the coming year; Ready, set, and design! When choosing a style theme, it can feel daunting to settle on one. There is no right or wrong way to move through your design journey. Much like seasons, our tastes, needs, and energy change and evolve as time goes on. One thing is for sure, for most of us, our homes have become our primary setting: where we live, work, sleep and socialize.

LET’S TALK COLOR Over the last few years, we've seen a gradual shift away from cool tones and stark whites, but 2022 is the year that we're kicking it into overdrive! Seeing as we're all spending a little extra time indoors lately, it makes sense that we're focusing more on hues that invoke a sense of home and a reminder of the nature around us. Shades of brown and warm tones are the mood now, with the classic warmer whites and creams, of course, but a surprising shift towards more nature-based colors has been everywhere lately. We're looking at sages and rich yellows, frequently

that add style to the room while maintaining a timelessly traditional yet unique and new aesthetic.

NATURE-INSPIRED SURFACES With more time spent indoors than ever before, our families are looking to connect to the outdoors. This need inspired an overwhelming desire to bring the outdoors inside - think natural stones, terra-cotta, marble, and even concrete. These materials are being integrated into everything from backsplashes to furniture and decorations. These elements add organic depth and mimic a calming ambiance of the outdoors. This trend has also encouraged the lure to bring large trees into the home, from classic and modern fiddle leaf figs to elegant olive magnolias.

DUAL-PURPOSE SPACES balanced with light cream and tan shades and sharp black accents. Neutrals are taking the back seat, and we are excited to see bright palettes playing with natural earth tones to help balance and add charm.

LESS IS MORE While minimalism has become more common in the last few years, transitional design is a hybrid of classic elements with modern minimalism all in one that is quickly taking over. This design style has been known as an overall "people pleaser" in all the right ways. This home design style is perfect for those that want both: classic and contemporary. This design trend relies on classic neutrals and intentionally curated accent pieces

Room trends continue to design for dual purpose use; i.e., guest rooms are fitted with desks, the kitchen table doubles as a conference room, bedrooms are equipped with exercise equipment, and dining rooms are lined with wine walls or books. As we continue the shift of the post-pandemic world to spending more time in our homes, designers are incorporating different ways to create useful spaces.

THE MUSTARD SEED OF CENTRAL FLORIDA

This past October, the Fannie Hillman + Associates (FH+A) team spent an afternoon down at The Mustard Seed volunteering in their warehouse. We assisted with sorting merchandise and clothing and we got to put our muscles to work by breaking down mattresses; which allows the parts to be recycled. The Mustard Seed of Central Florida’s mission is to help rebuild the lives of families and individuals who have suffered disaster of personal tragedy by providing household furnishings and clothing while being environmentally responsible to their community. The Mustard Seed is a critical resource in establishing stability and creating a home. By serving families who are suffering from domestic abuse, drug rehab recovery, homeless transition, returning veterans, medical hardships, fire, natural disasters and the economically disadvantaged. The Mustard Seed uses and re-uses every single item donated. The Mustard Seed is able to recycle the unusable items through their individual parts; cardboard, metals, sheet plastics, fabric, foam, wood and electronics. Since 2011, The Mustard Seed’s recycling program deconstructed more than 120,753 mattresses and sold their components, diverting 2.6 million cubic feet from the landfill and protecting our

environment. Their recycling efforts generate income to help fund the furniture and clothing programs. After 30 years of service, The Mustard Seed is still growing and evolving into a non-profit for the future, one that is self-sustaining and able to adapt to the growing needs in the community. WINTER PARK HOUSING AUTHORITY

Every December, FH+A partners with the Winter Park Housing Authority. The family support partnership between Fannie Hillman + Associates and the Winter Park Housing Authority (WPHA) goes back 20+ years and is very dear to everyone at FH+A. The agents and staff come together to raise funds, so we can collectively buy gifts for the families in need at WPHA. We at FH+A are honored to be the “givers”, and love putting smiles on the children’s faces who will now be able to experience a wonderful holiday. However, we feel the real impact, is the gift of caring, generosity and hope. There is no better gift than that. Year after year, families tell us

how they would not have been able to provide gifts for their children. The challenges of limited income, low-paying jobs and higher rising bills leaves nothing for the special touches everyone wants to enjoy during the holidays. The long-term effects of receiving the generous gifts of others is well documented. In fact, many families go on to “pay it forward” when they get back on their feet and make economic strides. Children who are now grown remember that special Christmas when strangers touched their lives in a very meaningful way. The Winter Park Housing Authority (WPHA) helps low-income families and individuals find and keep safe, sanitary, nondiscriminatory, attractive, affordable homes in nurturing Winter Park communities. This provides stability and peace of mind needed to reach goals and achieve greater self-sufficiency. WPHA also connect residents to additional resources of benefit. They assist good people from all walks of life. Many are elderly, disabled, or have experienced hardships that have prevented them from achieving financial stability. ENOKI MUSHROOM SOUP SERVES 4

RECIPE BY DIPA CHAUHAN

As a functional-medicine provider, I am very interested in mushrooms and health. I created this Enoki Mushroom Soup recipe because I love both miso and mushrooms and I wanted to blend the two ingredients and flavors in some way. Despite their petite size, enoki mushrooms are rich in vitamins and minerals and high in fiber, in addition to being delicious. If you have any leftovers, don’t worry: the enoki hold up very well to reheating.

1 tablespoon avocado oil 5 ounces enoki mushrooms, chopped into 1- to 2-inch pieces 8 ounces extra-firm organic tofu, diced (optional) 1 to 2 10-inch scallions, finely chopped 1 teaspoon minced garlic 6 cups mushroom broth or water 3 tablespoons red miso paste 2 ounces fine vermicelli rice noodles 2 tablespoons chopped cilantro, for garnish

In a medium saucepan, heat the avocado oil over medium high heat. Add the mushrooms, tofu, scallions, and garlic and cook for 6 minutes, stirring frequently, until the enoki are soft. Add the broth or water and the miso paste. Turn the heat up to high and stir to dissolve the miso. When the miso has dissolved and the soup is boiling, add the rice noodles. Turn the heat down to medium-low and cook for 3 to 5 more minutes, until the noodles are tender. Divide the soup equally into four bowls and garnish each bowl with a pinch of the cilantro, salt, and a dash of chili oil, if you like.

Dear Neighbors, Welcome to The Hillman Report. It’s no secret that our local real estate market continued to roar through the end of 2021 and has continued to move quickly so far this year. Our team broke records last year, and we are excited to see how this year continues to develop. Prices continue to rise, homes are selling faster, and inventory levels have decreased in most areas. The market has continued to be a hot topic of conversation locally and for a good reason. “It’s a basic supply and demand issue,” says Sam Hillman with Fannie Hillman. “We have an imbalance of inventory; this market doesn’t have enough homes to go around.” While we’ve already seen some fast-paced activity so far this year, we expect the market to continue to perform as we enter our peak Spring and Summer seasons. There are still plenty of newcomers relocating to Central Florida and many current residents upsizing, down-sizing, and moving to different areas. Our Central Florida market offers the most when it comes to cultural activities, a sense of community, and simply a good quality of life. The number of homes for sale in the Central Florida market continues to be limited while prices continue

to rise steadily. In the 4th quarter of 2021, we saw Single Family Home prices increase by 16.6% in Orange County; inventory decreased by 49.9% compared to the 4th quarter of 2020. The stats weren’t much different in Seminole County, with Single Family Home prices increasing by 18.2% and inventory decreasing by 42.2%. Months of supply in both counties also dropped to 0.6. While we are seeing plenty of new listing activity, the number of closed sales continues to outpace that number, leading to the downward pressure we see in the overall inventory levels. This, combined with the speed of the market, has led to rarely seen levels of competition. There is no question that we continue to operate in a powerful seller’s market.
