Follow us on Facebook Getting a mortgage on your own can be quite tough, especially if this is your first house, or if you are on a lower income, live in an expensive area or needing to start again.

Joint Borrower Sole Proprietor

Whatever your circumstances might be, I am confident that we can help you to source the right mortgage for you. One way we can do this is by using a mortgage type called joint borrower sole proprietor. It could be that you are separating from your marriage and need to take on the family home in your own name, or it could be that you simply do not earn quite enough to buy the house you want alone. This type of mortgage allows another borrower - a JOINT borrower, to come onto the mortgage only and not be named on the title deeds to the house. They are only there to support you financially in the mortgage / application and not there to own the property or live in it. Hence the name, Joint borrower - sole proprietor.

Here are examples of how this can work for you: Sarah wishes to buy her first home, however she does not have enough income for a lender to be comfortable to lend her the money. Her current rental payments are £400 per month and her mortgage would only be £370. She currently has no issues affording the rental payments, therefore cannot see why she wouldn't be able to meet the commitment of a mortgage. Sarahs parents are happy to support her with a mortgage application. Sarah and her parents apply for a mortgage on a Joint Borrower Sole Proprietor basis. Her parents income is now being used within the affordability equation for the borrowing. Her parents understand that as the Joint Borrower, if Sarah was unable to make the payments then this would fall to them. Sarah’s parents agree as they feel the likelihood they would be in this position is slim but they could afford to help their child if needed. The lender is happy to borrow the money to Sarah and her parents and Sarah purchases her first home. When the current mortgage product that Sarah is on expires, she will then have reduced the balance of the mortgage by making her repayments and her wage could have also risen. This means that when Sarah next changes her mortgage, it is very

possible that she will be then able to complete a standard remortgage and not need her parents to be joint borrowers. As the parents are not named on the mortgage deeds, there will be no additional legal costs to the remortgage as no equity will need to be transferred - after all they do not own any of the house.

Alan wants to keep the family home and buy Marie out of the property. The children are staying with Alan but Alan does not earn quite enough needed to pay off Marie. Alan’s sister Laura is happy to become a joint borrower with Alan but understands that she will not be able to move into the property. Laura has a mortgage of her own but plenty of income. Alan is currently paying the mortgage alone anyhow and the payments are not due to increase as Alan is going to increase his term. Laura is confident that Alan can pay the mortgage but understands that

Alan is able to pay Marie the settlement needed for them to separate and move on with their lives. This can also work with a couple who need more money on the mortgage than the lender is willing to lend. In most cases, there can be up to four separate borrowers named on a mortgage of this type, so if you and

your partner want to buy your dream home and Mum and Dad are willing to support you, it may be more within reach than what you thought. Independent Legal advice for the joint borrower will have to be sought upon completion of any application. As with all insurance policies, conditions and exclusions will apply. • You may have to pay and early repayment charge to your existing lender if you remortgage. My name is Andrew and I am the More Than Football Manager. The 5 year lead on the More Than Football project seeks to deliver a wide range of physical activities to engage within the community. The opportunity at RUCST in this role was one I could not resist and I am looking forward to exciting times ahead. Interests: Alongside this role I am the Manager at Barnsley Women’s Football Club.

I am the new Sports and Alternative Education Tutor. I have been made to feel very welcome by the knowledgeable RUCST staff. I am hoping to use my decade of experience coaching in America to engage future Millers of all ages and abilities in football. I wish to educate the local community through the range of fantastic programmes. Interests: Football, tennis and golf. I also enjoy video games and comedy films.

I’m Cara, the new NCS Coordinator at Rotherham United. I am really excited to work for RUCST and bring the experience and ideas I have on board to the NCS Programme. I had the awesome opportunity to participate in the programme back in 2016 and work my way up to NCS Coordinator I can now play an important part in the lives of the young people we see each day. Interests: Football, dance and MMA, all of which have played a huge part in who I am today!

My role will be to oversee and grow the trusts delivery across all our programmes on Inclusion, Health & Wellbeing and Grassroots Participation. The aim being to promote a lifelong love of being active (and of the Millers). Interests: Cricket and coach for Wickersley Old Village CC and an avid music fan.

I’ve worked within sport and primarily football for the last 18 years, I’m really looking forward to working in the local community and being involved with the outstanding projects the foundation delivers. Please join us in supporting the Yorkshire-based Children’s Air Ambulance whose helicopters based at Doncaster Sheffield Airport are helping to save lives. Children’s Air Ambulance is the UK’s only lifesaving service of its kind. The charity has chosen to locate one of its two new, specially equipped, Augusta Westland 169 helicopters here in the heart of Yorkshire at Doncaster Sheffield Airport, with the other being based at Kidlington in Oxford. The Children’s Air Ambulance is a dedicated service that provides a specialist emergency medical transfer service across the country through high-speed transfers of critically ill neonates, babies and children. The bespoke helicopters are adapted with intensive care equipment on-board so advanced that they can provide intensive care in the air for critically ill babies and children, they are a flying intensive care unit. Should a child be too sick to fly then the Children’s Air Ambulance can fly a specialist team of clinicians to them and with flight times commonly over four times faster than transfer by road, time saved is a life saved. The Children’s Air Ambulance receives no NHS or government funding. Its life-saving work is reliant upon donations and fundraising from supporters and individuals. These include small companies to large corporates, Charity of the Year nominations, Groups, Clubs and Associations. Some of the ways you can help please: 1. Building materials are set to rise across the UK in 2022 Why is the cost of materials so high? Prices for building materials across the UK have been soaring over the last year. Increased demand and supply issues as a result of Brexit and lockdowns are just a few of the factors that have caused prices to fluctuate massively.

What does this mean for home renovation projects? Mike Fairman, CEO of Checkatrade, said: “The current global raw materials shortage has had a profound impact on the UK trade and construction industry. Soaring demand, the impact of Brexit, continued pandemic recovery and shock factors like forest fire threats in North America are all reasons behind the shortages we have seen. Our recent consumer research* has revealed that awareness of the shortages is low, with only a small percentage of Brits (22%) claiming to have heard of the shortages and understanding how they could affect them. However, many have already experienced its impact, with 21% of respondents* experiencing delays in either their jobs being started or completed due to a shortage of raw materials. The property and home renovation market has been booming over the last year and demand shows no sign of slowing down – in fact we’ve had 49% more consumer searches so far this year than in the same period last year**. With this in mind, we’d recommend that homeowners factor potential future shortages into any upcoming projects they plan to undertake on their homes. In particular, they should make sure to speak to tradespeople when planning a project to discuss timelines and should be careful to use reliable sources such as Checkatrade to find vetted, reviewed tradespeople. One way to combat rising prices and shortages is to get a quote for all the materials before starting any work and pay for them upfront. You can then store them until the work begins. It’s also worth seeing if there are any alternative materials that you can use.

The shortage of materials and rise in demand is causing just as many headaches for tradespeople. It’s making it harder to accurately price jobs and causing scheduling issues on projects of all shapes and sizes. If you’re quoting or planning for a job, you can help overcome these issues by:

Apple Crumble

Serves 6

INGREDIENTS

This healthy apple crumble packs a bundle of added goodness from the berries, oats, nuts and spices, and is very low in fat. It’s also dairy-free and suitable for vegans – as long as you can resist serving it with custard.

METHOD

● low-calorie cooking spray ● 6 large, sweet dessert apples (such as Fuji, Gala, Braeburn, Pink Lady or Jazz), approx. 800g/1lb 12oz peeled and chopped weight ● 200g/7oz frozen mixed berries ● 1 tbsp finely grated orange zest ● 1 tbsp cornflour ● 1 tsp ground ginger ● 1 tsp ground cinnamon ● pinch of grated nutmeg ● 3 tbsp maple syrup

For the crumble topping ● 75g/2¾oz porridge oats ● 75g/2¾oz walnuts, chopped ● 1 tsp ground cinnamon ● 2 tbsp maple syrup ● 1 tbsp coconut oil, melted if solid

STEP 1 Preheat the oven to 180C/160C Fan/Gas 4. Lightly spray a baking dish or pie dish (approx. 20 x 25cm/8 x 10in) with cooking spray.

STEP 2 Peel, core and cut the apples into 1.5cm/5/8in dice and place in a bowl with the berries, orange zest, cornflour, ginger, cinnamon, nutmeg and maple syrup. Mix well and spoon into the prepared dish. Press down gently with a spatula to create an even layer.

STEP 3 To make the crumble topping, mix together the oats, nuts and cinnamon in a small bowl. Make a well in the centre and pour in the

maple syrup and coconut oil. Stir until fully combined. Crumble the topping over the fruit mixture to cover in an even layer.

STEP 4 Bake for 50–60 minutes, until the topping is lightly golden. Leave to cool for 20–30 minutes before serving.
