P10 Issue 20 - 2022 - YorkshireInformationPoint Mortgages have been a hot topic in the media over the past few months, and that is no surprise with the Bank of England having raised the interest base rate in recent weeks to the highest level since 2009.

Mortgage: Looking into 2022

Borrowers have enjoyed low interest rates for the past 13 years, and many people with a mortgage will not have experienced a base rate as high as it is today. But, what does that mean for us as borrowers and what can we do to help you as brokers?

When your next mortgage product finishes, you have three options. 1. Repay your loan in full. 2. Transfer automatically to the follow on rate with your lender, which will usually be around the lenders standard variable rate. 3. Re-mortgage or transfer to a new mortgage product – usually preferential to the lenders follow on rate. Many people will not be in the position to undertake option one, and that is absolutely fine as you still have the other two options left. Your mortgage doesn’t get taken off you if you do nothing, you will simply transfer onto the follow on rate, (option 2), for your current mortgage product. This will usually mean that your monthly payment will increase, unless you were tied into a historically high rate to begin with. The majority of people will look to undertake option 3. Option 3 is the most sensible as it means that you will look to minimise any increase in monthly payments by either transferring to a new product with your current lender or re-mortgaging to a new lender. Similar to changing your car insurance to a new provider, but a lot more in depth. You will only be able to change your mortgage to a new lender though, subject to your affordability and circumstances, such as your recent credit history meeting their criteria. This is where it can become a bit of a minefield and where we can most definitely help.

If you do extend your term, but are then concerned about having to pay your mortgage over a longer period, and then find you can afford to pay more off each month, most mortgages have “flexible” features where you can utilise a We cannot change the rates on the market, or 10% overpayment allowance. This means that get you a rate that is not available on the market, you can set your direct debit higher, say by £50 but we can guide you on how to make your and this will then automatically repay the balance mortgage more affordable and offer you rates quicker which in turn reduces your term. We can from within the whole of the market, with the calculate exactly how much you are allowed to exception of direct deals (mortgages offered overpay within your allowance and by overpaying directly to consumer only). We can search your what amount, how much it will lower your term criteria to make sure you are getting the most by. cost effective mortgage and interest rate for your It will be no big surprise from reading the circumstances and advise you on products that above that I believe that the majority of people’s meet your specific set of needs. payments will increase across the next few years We can advised you on terms, such as when your current mortgage deal ends. We can also advise and the price of the money coming into the you on whether it would be possible to lower your country simply costing more. 0114 3499 549 When a lender looks at affordability for a prospective mortgage, the repayments are also calculated for affordability, (known as stressed), at a higher interest rate than that of the product that is taken. This is to take into account potential interest rate rises. In the past few years this has been around the 6.5% level. This means that when you come off your current product, even though the rates have increased, your mortgage should still be affordable – even if not quite as much as before.

If your mortgage product ends in 2022, then now is the time to get in touch with us to discuss your options and minimise any future rates increases by securing a new deal now. We are here to make the experience of re-mortgaging less stressful and less time consuming for you, by providing the correct advice and doing the hard work on your behalf. Equally if you are looking to move or buy for the first time, get in touch so we can go through your full affordability and ensure that you are aiming for properties that are within your reach.

Your home may be repossessed if you do not keep up with repayments. As with all insurance policies, conditions and exclusions apply. There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances. This will typically be £398. Director Steph Whiting. Prostate Cancer UK

- Sadly, 1 in 8 men will get prostate cancer. If you’re over 50, black, or your dad or brother had it, you’re at even higher risk. - The earlier you catch it the more likely it is to be cured and the less likely it is for it to be life threatening. - Remember that most men with early prostate cancer don’t have any signs or symptoms. One reason for this is the way the cancer grows. You’ll usually only get early symptoms if the cancer grows near the tube you urinate through (the urethra) and presses against it, changing the way you urinate (wee). But because prostate cancer usually starts to grow in a different part, usually the outer part of the prostate, early prostate cancer doesn’t often press on the urethra and cause symptoms.

If you do notice changes in the way you urinate, this is more likely to be a sign of a very common non-cancerous problem called an enlarged prostate or another health problem. But it’s still a good idea to get it checked out. Possible changes include: * difficulty starting to urinate or emptying your bladder * a weak flow when you urinate * a feeling that your bladder hasn’t emptied properly * dribbling urine after you finish urinating * needing to urinate more often than usual, especially at night * a sudden need to urinate – you may sometimes leak urine before you get to the toilet.

If you have any of these symptoms, please get it checked out immediately at your GP and/or contact the Prostate Cancer UK's specialist Nursing support team on 0800 074 8383. Please also head over to the Prostate Cancer UK website for further information and also answer their three questions to check your risks today. Together we can beat Prostate Cancer UK. Please support in whatever way you can to truly support Prostate Cancer UK and raise awareness.

THE GREAT WAYS YOU CAN USE PLANTINUM CBD TO IMPROVE YOUR WELLBEING It’s a cultural obsession that’s taking over the UK supplement market and once you’ve tried it there’s no turning back. We’re talking about CBD, the super ingredient currently making major waves in the wellness and health supplement industry. Plantinum CBD, the premium CBD brand wants to share their journey, the science behind its hailed benefits and the top 5 ways it can help improve your wellbeing. The amazing bonus to the Plantinum CBD range is its Novel Food Range approved and all the products have full traceability. Plantinum wants to bust the myths and be a trusted partner on all things CBD, so we’ve created a space that provides guidance and education, as well as the only place to shop for exclusive products that have the ability to boost your wellbeing and enhance your performance not only in general well-being but sports performance and recovery too. So whether you’re a daily runner, Sunday league football player or elite athlete – the benefits can be felt.

So, without further ado, let’s set the record straight and get to fully understand CBD and its essentials! CBD 101 CBD is the acronym for Cannabidiol, which is one of over 100 naturally occurring compounds found in the cannabis plant. Before we go any further, let’s be clear about one thing: CBD will not make you high! The psychoactive element of cannabis comes from a completely different compound known as THC. Because they’re derived from hemp rather than marijuana, CBD products contain less than 0.2% THC and therefore have no mind-altering effects. That also means it isn’t addictive, and, most importantly, it’s legal. Your body loves it You may be new to CBD, but our bodies certainly aren’t, that’s thanks to something known as the endocannabinoid system (ECS), which governs a process called ‘homeostasis’ – essentially, your body’s reaction to its environment, such as temperature.

metabolism, immune function, and even reproductive function. Taking CBD engages these receptors, which communicate with the rest of your body to fix any imbalances your ECS detects. That means that it can essentially read what your body needs and naturally help it to restore harmony. Getting started If you’re new to CBD, the best way to get started is to target specific problems, which in turn will improve your emotional wellbeing. At Plantinum CBD, we group our products according to the five most common needs that everyone comes to us for guidance on:

Neuro Care is a special charity to me, as I have experienced first hand what it is like to have family members suffer from neurological issues. My mum and I have ran for the Neuro Care Head Start twice before, however this year’s run was extra special as my Mum has been brain tumour free for 10 years now! She was diagnosed with a benign acoustic neuroma brain tumour back in 2012, which had been growing slowly over a period of 10 years. The tumour was surprisingly discovered through a hearing test. The surgery was 10 hours long to remove the tumour, and it took away all of Mum’s hearing in one side, causing multiple problems with her balance, face, brain and head, issues that she still deals with to this day. Then in 2015, my Nan was diagnosed with Motor Neurone Disease. She deteriorated rapidly and sadly passed away after a period of only a few months. I would like to mention here what a strong, selfl ess, and bright woman my Nan was. Despite this traumatic time, I’m very grateful to still have my mum by my side

10 years on from her brain tumour diagnosis, and proud to support Neuro Care’s fundraising efforts. Neuro Care is linked with the Sheffield Hospitals Charity, and raises money to support patients and staff at the Neurosciences and Neurology departments at the Royal Hallamshire Hospital, the Northern General Hospital and the Sheffield Institute for Translational Neuroscience (SITraN). For anyone who isn’t aware, neurological issues mean anything that’s related to the brain. There is little knowledge on the brain and disorders linked to the brain, and treatment in these areas has barely developed. Fortunately, Neuro Care has saved multiple lives with their funding, and you can read about some of the survivors stories on their website. Here is a list of the few different types of neurological issues that Neuro Care’s funding goes towards improving; Strokes, Epilepsy, Dementia, Brain Tumours, Parkinson’s Disease, Motor Neurone Disease and much more.

Further information can be found on their website: www.neurocare.org.uk To donate to Neuro Care through my just giving page, please visit: https://www.justgiving.com/fundraising/bobbie-larkin

Yorkshire Information Point would like to introduce our brand new contributor... Jim Epton! Jim Epton was born in Manchester and raised in Cheshire before moving to Northampton to study English Literature. His wilderness years were made up of teaching English, Drama and Media whilst pursuing his passion of music as a Songwriter, Bassist and Teacher.

Often consumed with Travel, Art, Photography, Cinema and Metafiction; Jim eventually settled in Yorkshire in 2006. He now writes for Yorkshire information Point and the Wave magazine and works in Special Education. He lives with his wife in the Rother Valley. Watch our each month for his column.

Today Rotherham… Tomorrow The World!

Time moves on. Music often stays in its time, era and ideology. Some music stays classic, other music needs reinterpreting. And then it goes through our personal filter at various stages in our own history. Too deep? Nah! Jump in your time machine and consider these records old and new.

This week, our correspondent Reuben Navarro visits Los Angeles.

RECENT RELEASES

The City of Angels is a grid, or grids upon grids; a wonderful waffle where all human life can be found. From Madam Wong’s and The Viper Rooms to the Whiskey on the Strip; the eternal myth and mystery of Sunset Boulevard, peppered with Rock n’ Roll mausoleums, snakes west to the sideshow absurdity that is Venice Beach. The Millionaire gentrification may spread like mildew, but L.A. will never lose its patchwork texture. You might get numbed by the technicolour heatwave as you are driven around the waffle in your air-conditioned Prius - but beneath this city’s fingernails is grit, char

and memories that will never fade away. The unglamorous industry of Studio City, the endless suburbia of The Valley and districts upon districts dripping down beneath downtown, there will always be a story, perhaps one without end. But never tell the barman that no-one will pick up his screenplay. Don’t ever dismiss the waitress saying her dreams of stardom won’t blossom. There is never a better place for a dream to come true. For a dream to live. For a dream to maybe fester. They are in good company. Next time, Reuben reports from London.

Billie Eilish Happier Than Ever (2021). ** Billie and her brother are back, sounding like a close miked Alison Goldfrapp after a week of listening to Radiohead. It’s difficult to find direction in this bloated record (desperate for some editing) but ‘my future’ stands out from the bedroom pop as an other worldly jazz tinged classic.

Various Artists The Metallica Blacklist (2021) **** Whether you are a fan of Metallica’s 1991 self titled classic or not, this scores highly as a multi-genre reinterpretation. Many diverse names and styles are represented here. Some songs work better than others and you get to hear multiple versions of these cuts…let’s hear the same artists attempt a remake of ‘‘Ride The Lightning’ and then I’ll be really impressed!

FROM THE VAULT The Divine Comedy Casanova (1996) ***** Pompous pop purveyor Neil Hannon digs deep to find his inner Scott Walker and simultaneously creates the defining album of his career. Ear candy ‘‘Something for the weekend’ doesn’t quite gloss over the dark heart of this record, reflecting vividly the pivot between the past and present worlds of middle-class playboy romantics.

Talib Kweli - Ear Drum (2007) **** This end of the old school era/R&B leaning record is oft overlooked. But it’s not just deep hooks and funk here, Kweli collaborates with carefully picked stars of the mainstream and the underground but also reminds us of the roots and soul of hip-hop. A radio friendly history lesson, just in time before our short memories observed the demise of this art form.
