Rush House Ltd is a registered charity established in Rotherham in 1982 in response to the increasing level of homelessness amongst young people. What started as a 6 bed hostel providing little but a roof over their heads has grown and developed over the years to become a range of accommodation and support services to meet the needs of those most vulnerable and chaotic young people in our society who have often had enough adversity in their childhood to last a lifetime, One of our core values at Rush is “belief of change”, acknowledging and recognising that whatever adversity you have been faced with in your life, with the right support, a positive attitude and the right skills you can and will achieve. Our offer now includes a 27 bed supported accommodation service providing supported accommodation and lifeksills training to vulnerable, homeless young people aged 16-25 (including care leavers). Our aim being to empower and

equip young people with the knowledge and skills to live independently and become contributing members of their community. Supporting us to achieve this is our A Place of Your Own pre-tenancy programme which offers a practical 7 part programme providing information, advice and guidance to young people on everything they need to know to successfully acquire and manage their own tenancy. We also offer our incredibly successful Brighter Futures service which provides holistic, person centred support to those who may otherwise struggle to enter their chosen path to education, training and employment and works with 18-30 year olds across Rotherham. We are also a registered centre for AQA which means we can now develop and deliver a number of AQA units to young people covering essential lifeskillls that they receive certificates for – for some young people this is an opportunity to show future employers that they are capable and can work hard.

Follow us on Facebook Since it is the last issue of the year, I thought it would be good time to reflect on the triumphs and tribulations of 2021! All in all considering that we started the year in a lock down, with stamp duty madness, house prices increasing, furlough ending and generally things a little more cautiously relaxed on the Covid front, I would say it has been a bit of a mixed bag.

Looking back on 2021...

For Source My Mortgage, we have had a wonderful year, presented with challenging cases from the above situations that have enabled us to go from strength to strength with very few mortgage and protection case declines. This is due to our skills in placing customers with the right lenders for their unique set of circumstances. As well as our determination to leave no stone unturned and go the extra mile for our clients to ensure we turn their dreams into realities wherever possible and affordable. This week alone I have had two clients passed to me who thought it was impossible to get a mortgage due to being told by other people that they were out of options. Mark and Sarah are first time buyers with two children. Mark is self employed and has taken the SEISS (self employed grants for covid support) and Sarah is on a Zero hour contract. Sarah also returned from maternity leave after a year in April 2021. They were looking for a 90% mortgage, with the deposit coming by way of gift and had their borrowing reduced by £30,000 due to the lender deducting the SEISS grants out of affordability and also taking Sarah’s P60 figure from her maternity year. Analysing monthly income and expenditure, it was evident to see that the mortgage, which repayments were less than their rent was affordable. We successfully found a lender who took a common sense approach to the case and used an average of Sarahs income for the last 3 months, supported by 3 years history of working for the company in this “Zero hours” role and would use the latest years figures for Mark, without deducting the SEISS as his trading was evident at being above the figures on his latest return. This meant that the case was able to proceed and the couple should be moving into their house shortly. Another example was a client who had been told that they were only able to get a mortgage with an adverse lender due to their credit scores. On reviewing their credit file thoroughly, I felt that they were more suited to the high street but that there score was a little lower than it could be due to lack of borrowing. We used our knowledge and expertise to find them a high street lender with a 3% difference in interest rates that would accept their circumstances and now they are too on the road to being home owners. We admit, it is not an easy fate getting a mortgage and buying your first home or moving on, or infact obtaining a mortgage of any description and it has got increasing more difficult since the pandemic, but there

is hope for everyone and we truly believe that. I would say that if you are wanting someone to hold your hand through the process, support you, be a listening ear and give sensible straight-talking advice, you would be suited to work with us. We really do care about your plans and we look for reasons to say yes to you. If we cannot make it happen this time around, we will give you a structured plan to get to where you want to be. You could be almost there and just need a bit more time on your side. We had a complex case between two brothers/business partners wanting to split assets to purchase new properties with our wives. Christmas Punch

Serves 15

Prep: 10 mins (Plus 8 hrs freezing)

Treat your guests to a Christmas punch. It's a blend of prosecco, sloe gin, Jägermeister and apple juice, together with festive clementine and ginger. Gluten-free, Vegetarian

INGREDIENTS

METHOD

• a bunch of red grapes • 750ml prosecco • 1l cloudy apple juice • ice • 250ml sloe gin • 50ml herbal liqueur (we used Jägermeister) • 1 ball stem ginger, finely sliced plus 2 tbsp of the syrup • 3-4 sprigs rosemary • 1 clementine , finely sliced

STEP 1 The day before you want to serve, put the grapes in the freezer for around 8-12 hrs or until frozen. Chill the prosecco and apple juice in the fridge.

STEP 2 When you're ready to serve, put the frozen grapes and a generous handful of ice in a large 2-3 litre punch bowl and pour all of the remaining ingredients on top. Stir gently to combine, then serve. Sits well for up to 3 hrs before putting the ice in.
