Many people who work in construction that are self employed are paid via a scheme called the “construction industry scheme” – this is known as “CIS”.

YorkshireInformationPoint - Issue 17 - 2022 P9

Do you work in Construction?

Did you know that when you are a CIS worker, you can use your gross income for affordability for your mortgage, as opposed to your self employed net profit? This usually means that you can borrow more money and do not necessarily have to be self employed for as long as you usually have to be. Your gross income is the amount you are paid by your contractor before tax and expenses are deducted, this means that the lender considers your income in the same way as if you were an employed person. Providing you have been in the same line of work previously, you can look to use your contractor income after receiving just 3 months payments. So, for example, if you were an employed painter, bricklayer or joiner but have since gone contracting then this could be just what you need. When going self employed, you would usually need to have at least had one years accounts or completed one years self assessment before looking to obtain a mortgage. This is not the case with this scheme and is therefore a massive opportunity for people working in construction to jump onto the property ladder or achieve a remortgage. Equally, if you have been in construction industry a while, we can look at using your gross income, (before tax deductions), averaged over a 12 or 24 month period depending on each lender. If your average is then higher over this period than over the last 3 months then we will look at your income this way. Our role is to work out the best and most appropriate way to secure you the mortgage you require, providing it meets your budget and assessed affordability, and advise you of your options appropriately.

Joe is actually a CIS contractor and his gross income on his CIS Statements for the last 3 months has been as follows: January £3000, December £2500, November £3000. Using an average of the last 3 months income (£34,000) and working out the annual amount from this, potentially Joe could borrow £152,660! That is over £40,000 more which may be the difference between securing your dream home or not.

Children’s Mental Health Week This February Rotherham United Community Sports Trust supported Children’s Mental Health Week 2022. 1 in 6 children aged 5-16 likely to have a mental health problem

We have delivered up to 20 classes and over 500 children across the last 2 half terms and we aim to increase that number throughout 2022.

Children are now back at school and have some form of normality and routine in place after a difficult year for all. However, there are some that are still going through a difficult time or are struggling with their mental health.

To get involved with our Joy of Moving Programme please contact jgliberthorpe@rotherhamunited.net | 07719030301

During the academic year 2020-21, there were 94,000 fewer active children and young people compared to the year before the pandemic (2018-19). Therefore we have tried to tackle this issue through our Joy Of Moving programmes. The primary school programme concentrates on helping students learn about how they can create a more healthier lifestyle whether that be through being more physical active, having a healthy balanced diet or learning about how being active can help improve our body and our minds. Joy Of Moving involves the teachers and students answering a pre and post questionnaire to gain a better understanding of their knowledge around how being active can help improve their physical/mental health, team work and problem solving skills and their confidence. These questionnaires compared from week 1 to week 6 have highlighted that the children gained a really positive experience through Joy Of Moving and it has also helped build their confidence and resilience through the power of sport.

Weetabix Wildcats In support of Children's Mental Health Week, every Wednesday we run a girls football session about making new friends in a sociable, noncompetitive environment for ages 5 - 11. This week we have been to Wickersley for a great session with the girls.

Tanning by Evie Tanning by Evie is based in Sheffield and is ran by 16year-old Evie. In January this year, Evie did some research into selftanning as the industry had always interested her, and she quickly realised there weren’t many people offering spraying tan services in her area. After completing a spray tanning course and getting herself fully qualified, she immediately bought all the equipment she needed and set up her own tanning business at home as well as offering mobile spray tans to her clients. Evie’s favourite tanning solutions include St. Tropez, Bondi Sands, and Naomi Rose. On the first appointment, Evie likes to do a detailed sit-down consultation to ensure her clients receive the correct products for their skin type and therefore giving them the best results.

At just 16 years old, Evie is studying a full-time apprenticeship in childcare, and now has her own successful business. She has started getting bookings for weddings and her client return rates are very high. In just 8 weeks she has a growing client base and is also offering bookings for small groups. Evie is a true entrepreneur and dedicated student. We spoke with Evie, and she said, “I really enjoy having my own business and meeting new people. Having returning customers is such a confidence boost and makes me want to promote my business so much more!” Tanning by Evie has a Facebook business page and Instagram page showing Evie’s work and all available appointments. She offers package deals for wedding parties and is always available to give help and advice.

Paces are a leading specialist centre, school and charity for children with cerebral palsy and other neurological conditions causing motor function issues. Cerebral Palsy is caused by abnormal brain development or damage to part of the brain that controls muscles. It affects movement, balance, and muscle tone leading to rigidity in the joints, involuntary movements, and exaggerated reflexes. Treatments include medications, physical therapy, occupational therapies, psychological therapy, and surgeries in order to improve quality of life. The charity was created in the 1990’s by a group of parents who found conductive learning was very helpful and wanted to share it with people struggling with the same issues.

Paces uses conductive learning to help people to reach their full potential. Conductive learning helps people to problem solve and learn new strategies and techniques to better approach the challenges that they face. This type of education supports accessibility and inclusion in order to maximise their ability to learn and interact with others.

Charities like Paces are in real need, and here are some facts to show why: • Four in ten disabled children are living in poverty • The average cost of bringing up a disabled child is three times the cost of a none disabled child • Only 32% of disabled children families feel accepted in the community One parent heard about Paces from a playgroup, and decided to look into it for her son Tobias, a cerebral palsy sufferer. When Tobias’s mum, Ruth saw the school, she knew this was the best place for him and immediately enrolled him. Ruth said “Within one year, Tobias was taking his first aided steps, it was the most magical, overwhelming feeling that you could ever imagine and without paces this may never have happened.” Paces also provide exceptional support for adults who suffer from motor disorders due to neurological issues. They believe that conductive learning provides an excellent philosophy for people with movement disorders, as it can be applied directly into work and home life.

If you would like to support Paces, here are a few charity events that they have coming up. These fundraising events are hugely beneficial to them being able to provide more support to individuals who really need it.

27th March 2022 Sheffield half marathon. 1st May 2022 Skydiving event at Hibaldstow. 14th May 2022 Yorkshire three peaks 12-hour hike challenge. 10th June 2022 Paces golf day event. 2/3rd July 2022 Sunrise on Snowdon hike challenge.

If you are inspired by any of these events and want to get involved, or would be interested in organising another event to support Paces, please contact Ruth Wallbank by e-mail, at Ruth.wallbank@pacessheffield.org.uk or by telephone, on 07398701458.

CASE STUDY He was contacted by the customer asking about possible alterations to their kitchen. Having worked with David over many years, even doing him a kitchen in his property, he had no reservations in passing on my details to the customer. Recommendation is where the majority of my work comes from. On first meeting Mr & Mrs James at their property they had some ideas of opening up a pantry cupboard to give them more space in the kitchen. This would involve some building work and the moving of electrical meters and other services. After fully discussing with them as to exactly what they required from their new kitchen, it became clear that this extra work was not necessary. The original kitchen worked in terms of layout but needed updating and the storage solutions improving to give them a practical and enjoyable space to work in. Mrs James is a keen cook and whilst visiting she was baking a homemade quiche. A small table, located in middle of the room, made the space feel cramped and took up a lot of space. I suggested moving

Mr & Mrs James were introduced to Chris Wells Design by a recommendation from David Slater of Edem Construction who had worked on the property previously doing an extension...

the table to the wall and to live with it for a few weeks, as I would be working on a design that incorporated a more fixed seating area. This way they could get used to it being in a different area. The initial design proposal was presented to them via email which was then followed up with a visit to give them a design package and 3D walkthrough on my laptop. This helped them visualise the space and design and allowed us to discuss everything thoroughly. This is key to what I offer and it takes the customer away from a showroom environment, where it can often be hard to see how the design would fit into their space. My design was based around a more modern style kitchen using fully lacquered doors with integrated J Pull design meaning no handles. Key to the design was to make better storage solutions, and I achieved this by incorporating some large pan drawers near the hob, adding a corner unit with pull out baskets for easier access and incorporating an integrated bin. The oven was located on the side wall

Before

near to the new integrated fridge freezer. As the units are made bespoke we made a special unit for the oven to allow the height to be just right for Mrs James, whilst also having and up and over door above to house the microwave and free up worktop space. The seating area gave them a space where they could casually sit and eat, and after some persuading, they went with my idea of this being at worktop height rather than low level. Something they now appreciate and are glad that they went with. I introduced some curved elements to the design to soften the access to the back garden as well as rounding off the worktop end on the breakfast bar. These were bespoke made laminated worktops, prefabricated in a factory, to ensure a good finish and longevity. Bosch cooking appliances were supplied and fitted, and we finished the walls with matching up stands and a custom-made glass splashback. I carried out a complete project managed service on this renovation, including a full removal of the old kitchen

After

& tiles. We removed all wallpaper and replastered the walls entirely to give a good finish for the new kitchen. Surface mounted water pipes near to the window were altered so that they were flush into wall to allow a much neater finish. Electrics were also altered to suit the new design. The radiator was relocated to allow for the new seating area and a more modern towel rail style radiator was fitted. The kitchen was completely installed by my team of approved installers and all of the services were connected and tested. The flooring was done by an independent company, liaising fully with them so that the flooring suited the project schedule and style. Overall, we have provided a more aesthetically pleasing kitchen that has practical solutions throughout and is designed to last a long time. Communication during the project and a high standard of workmanship led to very happy customer’s, which really does make my job worthwhile.

Yorkshire Information point reached out to Mr and Mrs James to ask them a few questions on how they felt their overall experience was, and here’s what they had to say. “We have lived in our bungalow for 9 years now and it started to feel like our kitchen was a little cramped, and various things, such as taps, needed replacing, plus we really wanted things to be made easier to get around. Chris Wells design was recommended to us by someone who had previously done work on our home

before, and we found that getting in touch and arranging everything was so smooth. We first decided we wanted to make some changes around June of last year, so we went ahead and contacted Chris’s company, we had a hard time deciding exactly what we wanted so we had a little time to think it over. During this time, Chris was nothing but patient with us and gave us all the time we needed to come to a decision”. “After seeing the design on Chris’s laptop, the work went ahead in October of last year with no delays, his team were incredibly polite and made us feel completely comfortable while they were working in our home. The work only took 3 weeks to fully complete,

which was incredibly fast and efficient. We love all of our new kitchen, but the breakfast bar and bigger draws are our favourite parts. We have so much more space and easier access around our kitchen which is exactly what we were looking for”. “We would recommend Chris Wells design to anyone, we were very pleased with the service we received and were very fond of Chris himself, who was heavily involved in making sure all of our needs were met, and he was a great presence to have in the house. At first, we thought the whole process would be daunting, but we couldn’t have been more wrong, it was an amazingly smooth-running process from start to finish”.

It’s Pancake Day!

Ingredients

MeThoD

For the pancake mixture ● 110g/4oz plain flour, sifted ● pinch of salt ● 2 eggs ● 200ml/7fl oz milk mixed with 75ml/3fl oz water ● 50g/2oz butter

STeP 1 - Sift the flour and salt into a large mixing bowl with a sieve held high above the bowl so the flour gets an airing. Now make a well in the centre of the flour and break the eggs into it. Then begin whisking the eggs - any sort of whisk or even a fork will do - incorporating any bits of flour from around the edge of the bowl as you do so. STeP 2 - Next gradually add small quantities of the milk and water mixture, still whisking (don't worry about any lumps as they will eventually disappear as you whisk). When all the liquid has been added, use a rubber spatula to scrape any elusive bits of flour from around the edge into the centre, then whisk once more until the batter is smooth, with the consistency of thin cream. Now melt the 50g/2oz of butter in a pan. Spoon 2 tbsp of it into the batter and whisk it in, then pour the rest into a bowl and use it to lubricate the pan, using a wodge of kitchen paper to smear it round before you make each pancake.

Trust Delia Smith to show you how to make the perfect pancake recipe – and enjoy Pancake Day without any flops. STeP 3 - Now get the pan really hot, then turn the heat down to medium and, to start with, do a test pancake to see if you're using the correct amount of batter. I find 2 tbsp is about right for an 18cm/7in pan. It's also helpful if you spoon the batter into a ladle so it can be poured into the hot pan in one go. As soon as the batter hits the hot pan, tip it around from side to side to get the base evenly coated with batter. It should take only half a minute or so to cook; you can lift the edge with a palette knife to see if it's tinged gold as it should be. Flip the pancake over with a pan slice or palette knife - the other side will need a few seconds only - then simply slide it out of the pan onto a plate. STeP 4 - Stack the pancakes as you make them between sheets of greaseproof paper on a plate fitted over simmering water, to keep them warm while you make the rest. STeP 5 - To serve, sprinkle each pancake with freshly squeezed lemon juice and caster sugar, fold in half, then in half again to form triangles, or else simply roll them up. Serve sprinkled with a little more sugar and lemon juice and extra sections of lemon.
