Players from long-standing rival football clubs Sheffield Utd and Sheffield Wednesday have joined forces in support of men’s mental health. United captain Billy Sharp and a player from Wednesday (yet to be confirmed) are co-operating for an unprecedented joint project. Both have pledged support for the charity Talk Club which provides opportunities for men to open up about their mental well-being. They are recording messages expressing the importance of mental fitness. The new Sheffield Wednesday branch of Talk Club will open its doors on Monday 16th at the Hillsborough stadium. This follows the opening of the

charity’s first North of England branch at United’s Bramall Lane stadium in September last year. Wednesday say they are delighted to have joined Utd in setting up their own branch of Talk Club described by the charity as a “gym for the mind.” Co-founder of Talk Club Neil Harrison said: “It is testament to both clubs in standing together and recognising that regardless of the badge on your shirt, a community of men can support each other by simply talking and listening about their

mental fitness. In Sheffield and across the UK, we’re seeing how the key to a real conversation about mental health begins with ‘How are you? Out of 10?’ We invite and welcome every man to join the community.” The Sheffield football branches have been opened in conjunction with the clubs’ Community Foundations by former tv news presenter and reporter Mike McCarthy who lost his son Ross to suicide last year. In a farewell letter Ross wrote to his family: “Please fight for mental health. The support is just not there.” His dad Mike has been working alongside the community foundations at both football clubs helping to set up the United Talk Club last year and the Sheffield Wednesday branch at Hillsborough from Monday 16th May.

He said: “In Ross’s memory I am so proud that these two footballing goliaths have recognised the importance of burying their differences and working together for something that is more important even than football. I believe this sends out a powerful message about mental as well as physical health.”

Follow us on Facebook Did you take out a Help to Buy equity loan when you purchased your new home or know someone who did? If you have lived in your property for over 4 years, it could be time to start thinking about re-mortgaging to pay off your help to buy loan.

YorkshireInformationPoint - Issue 19 - 2022 P9

Help to Buy Remortgages

Here at Source My Mortgage, we offer a full end to end remortgage service for help to buy redemptions which can include: Completing the application for redeeming your government loan, arranging your solicitors, and applying for your new mortgage with additional borrowing to cover the loan you need to repay. We take away the stress by handling all this for you. After 5 years of having the help to buy government loan, interest will start to accrue on the amount you have borrowed. The initial period is interest free with no repayments and your repayments will start in year 6. This is why it is an ideal time to repay your loan, so that you do not have the additional monthly cost or start to accrue interest on the amount you have borrowed. It is it likely that your mortgage product will also end around the end of the 5 year period unless you took a product with a shorter period length.

How much do I have to repay? The amount you have to repay isn’t always the amount you have borrowed. You have agreed to a 20% equity loan which means that you will owe 20% of the value of your house back, at the current value. You have to get an independent valuation carried out, by a RICS Chartered surveyor not your local estate agent, and the amount you repay will be determined by this valuation. We can organise this on your behalf. For Example: If you bought a house at £300,000 and initially borrowed £60,000 from the government, but your house has now risen in value to £320,000, you will now owe the government £64,000 which is 20% of the current value of your house.

How can I repay this? You can arrange to repay your help to buy equity loan at any point, just like you can a mortgage. There are a few ways to repay this, through sale of your home or by paying this off with other funds, such as savings, a gift or through raising money on a re-mortgage, which takes into account the amount you have borrowed initially plus your equity loan redemption amount. Your new mortgage balance could increase by the amount of the loan and sometimes you may wish to borrow additional amounts for home improvements, extensions or even debt consolidation.

Why Act now? The interest that you start to pay in year six is a fixed amount for the first 12

months. If you do not act to repay this loan, then your repayments will increase each year inline with inflation* As inflation is at an all time high – around 7% currently, this could mean that you have a much higher interest repayment than what you anticipated.

SCIENCE ADVENTURE CENTRE A fantastic day out for the whole family, Magna Science Adventure Centre is an experiential venue packed with interactive exhibits and a rich history that reaches from its origins in Rotherham to links as far as Cornwall! Explore the wonders of science and technology through the elements in the four pavilions – Water, Air, Earth and Fire; Make a splash with water cannons and weights, work a real JCB, spark excitement at the fire tornado and even explode a rock face! Magna is a coats-on experience set in the vast, former Templeborough Steelworks, where the awesome Big Melt Show brings the story of the world’s once largest electric melting shop to life every hour. The fun even continues outside with the huge adventure playground and summertime splash park. Magna is an exceptional science museum based in Rotherham, just up the road from Meadowhall. Its doors opened nearly 21 years ago as a part of the Millenium Projects initiative alongside the likes of Cornwall’s Eden Project, to educate children and adults alike on the sciences and technology in a creative, interactive and inspiring way; As well as making for a unique and memorable day out in South Yorkshire! Even before it achieved the title of largest electric melting shop in the world, Magna and the surrounding area was still being used for production and progression. The site has been inhabited by hard workers and forward thinkers since as far back as 50AD, when the Romans established it as

Templeborough Fort to produce iron and it has only continued to evolve since. Magna has four pavilions inspired by the elements and how they contributed to the steelworking process. On the lowest floor is the Earth Pavilion, where the procedure of extracting iron from natural minerals is represented through interactive and kinetic attractions including a working JCB and the chance to detonate a quarry wall. Working upwards is the Water Pavilion, where fun activities like a huge steel waterwheel and several different water guns explore how the planet’s most common liquid was involved in the cooling and powering of the shop’s machinery. We suggest packing a spare change of clothes for children, as this

area does get quite wet! The third pavilion is Fire, where the famous fire tornado can be ignited with just the press of a button, and the steel smelting process can be replicated with the electric furnace. Finally, suspended from the roof as a great translucent airship is the Air Pavilion, explaining how air was used to assist in the forge’s combustion with air cannons that create smoke patterns, pipes that explore how sound is made and even a real-life tornado! Running alongside these amazing element halls is The Big Melt, where every hour - sparks fly and the story of the Templeborough Steelworks is narrated, accompanied by moving machinery, explosive lights and booming sound effects; the show is

spectacular to watch, intriguing to hear and adored by everyone who visits! On weekdays, Magna opens its doors to schools and educational groups for exciting, informative trips. During the weekends, the attraction is fully accessible to the public with workshops that everyone can get involved in and experience. And, for when the weather is sunny and you fancy being even more adventurous, Magna boasts Sci Tek: one of the UK’s largest outdoor play zones, suitable for all ages! The park’s watery counterpart, Aqua Tek, is perfect for cooling off after a wander around the attraction and opens at the end of May each year for the Summer break - if you fancy a visit, you’ll be needing a towel or two!

THE GREAT WAYS YOU CAN USE PLANTINUM CBD TO IMPROVE YOUR WELLBEING It’s a cultural obsession that’s taking over the UK supplement market and once you’ve tried it there’s no turning back. We’re talking about CBD, the super ingredient currently making major waves in the wellness and health supplement industry. Plantinum CBD, the premium CBD brand wants to share their journey, the science behind its hailed benefits and the top 5 ways it can help improve your wellbeing. The amazing bonus to the Plantinum CBD range is its Novel Food Range approved and all the products have full traceability. Plantinum wants to bust the myths and be a trusted partner on all things CBD, so we’ve created a space that provides guidance and education, as well as the only place to shop for exclusive products that have the ability to boost your wellbeing and enhance your performance not only in general well-being but sports performance and recovery too. So whether you’re a daily runner, Sunday league football player or elite athlete – the benefits can be felt.

So, without further ado, let’s set the record straight and get to fully understand CBD and its essentials! CBD 101 CBD is the acronym for Cannabidiol, which is one of over 100 naturally occurring compounds found in the cannabis plant. Before we go any further, let’s be clear about one thing: CBD will not make you high! The psychoactive element of cannabis comes from a completely different compound known as THC. Because they’re derived from hemp rather than marijuana, CBD products contain less than 0.2% THC and therefore have no mind-altering effects. That also means it isn’t addictive, and, most importantly, it’s legal. Your body loves it You may be new to CBD, but our bodies certainly aren’t, that’s thanks to something known as the endocannabinoid system (ECS), which governs a process called ‘homeostasis’ – essentially, your body’s reaction to its environment, such as temperature.

metabolism, immune function, and even reproductive function. Taking CBD engages these receptors, which communicate with the rest of your body to fix any imbalances your ECS detects. That means that it can essentially read what your body needs and naturally help it to restore harmony. Getting started If you’re new to CBD, the best way to get started is to target specific problems, which in turn will improve your emotional wellbeing. At Plantinum CBD, we group our products according to the five most common needs that everyone comes to us for guidance on:
