ABOUT THIS MAGAZINE FAQ

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019, Dallas Real Producers launched, and then Tarrant Real Producers in March 2021.

In 2022, Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers. Fort Worth Real Producers launched in August 2022!

Q: WHO RECEIVES REAL PRODUCERS MAGAZINES?

A: The top 500 real estate agents in each of the four markets in DFW based on their MLS production for the previous year. Refer to the map in this publication for the exact territories. If your broker address is within that given territory and you are in the top 500, you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and continue to update annually.

Q: WHAT IS THE GOAL OF THIS MAGAZINE?

A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate.

We take the top 500 real estate agents and RP-vetted businesses in every market, and we build an exclusive community around that group. We share their stories, successes, market trends, and upcoming events — really, anything that will connect, inform and inspire, we put in our monthly publication.

Q: DOES REAL PRODUCERS HAVE EVENTS?

A: Yes! Each community will have two main events a year, and then we do a combined event at the end of the year, which is an awards gala called The ESPEs. For these events, we invite the top 500 real estate agents and our RP-vetted businesses. Top 500 agents are allowed to invite members of their team as well. These

events are an incredible opportunity to connect with the best of the best in DFW real estate. It is amazing to see the power in the connections made at these events. Be on the lookout for your exclusive invites!

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A: It’s really simple. You have to be on the top 500 list, and we take nominations seriously. You can nominate other real estate agents, businesses, brokers, owners or even yourself! Office leaders can also nominate real estate agents. We will consider anyone brought to our attention who is in the top 500 because we don’t know everyone’s story, so we need your help to learn about them. We cannot guarantee a feature, but we encourage you to meet with one of our team members, support Real Producers and attend our private events to increase your chances.

If you haven’t met Kyle Karker at a Real Producers event yet, then you haven’t been to a Real Real Producers event. Kyle is always described as the life of the party, the bold guy in the property management wizard shirt, or the last one there because he can’t seem to leave until he has met every single person.

And it’s not for the sake of just trying to gain business — it’s real. Kyle Karker and Scotty Mitchell co-founded American Real PM in 2017 with the goal of bringing a new attitude to the property management field. And over the last couple of years, they have developed some impactful core values that anyone can take inspiration from.

“I started in real estate in New York City in 2005. In the process, I worked for 13 years selling and renting places, eventually starting my own brokerage in 2014 before coming to Dallas,” Kyle explains.

“I understand the business deeply. We’re not here to sell houses. Our main focus is to protect the relationships that agents have with their clients. Our role is to manage these properties in between the transactions. We work to help them do more deals because we believe that if a client has a really good property management experience, more houses will be sold.”

MAKING A DIFFERENCE

Those who work with Kyle experience a fun, fresh approach to property management — and business development.

“We focus on excellence. Also, since we manage so much property, the owner naturally comes to us to sell a house we manage. We refer those deals to preferred partners, or whoever it was that referred the deal in the first place, and we guarantee the commission if we don’t,” he says.

“Those deals get referred to our preferred partners. Plus, we also have an active real estate investor database of more than 30,000 people that was built over a number of years. We’re going to

start to market sales to these investors. We aren’t going to write those deals. Again, these will be referrals to agents we work with.”

FAMILY FOUNDATION

Life for Kyle is made much more rewarding by his family, including his wife, Ilana, and their 15-month-old son, Rory.

In his free time, Kyle has a passion for golf. In fact, he played the game at the Division I level in college. He also works out with a personal trainer and enjoys fly-fishing and outdoor activities.

Growing up, Kyle was an all-county bass player and toured around Chile with an orchestra, where he learned to speak Spanish fluently.

He also takes pride in working with other local people to support disabled veterans, as well as the Creek & Timber Legacy, and other causes important to local REALTORS®, like Sharp Shoes and Missions to Haiti with Alan Billman.

Caudill Caudill Beth

THE MISSING PIECE

Beth Caudill has always been a hard worker with great ideas. It wasn’t until taking a chance on real estate that she realized she had finally found the one thing missing in her life.

Beth Caudill invented the sports bar. Well, maybe. Okay, probably the ones located in airports. Oh, and she could have gone to college on a singing scholarship. But we’ll get to all that later.

Caudill is a Fort Worth native who moved to Denton in 1985 when she went to school at the University of North Texas. “I was offered music scholarships to TCU and Texas Wesleyan, but I wanted to go to school away from Fort Worth,” Caudill said. A natural alto singer, she was a part of her high school’s all-state choir but decided against following a career in music and instead attended UNT, where she studied hospitality management.

After graduating in 1989, she went to work at the food and beverage company Dobbs Houses at DFW Airport, where she came up with two things that are still in use today. “I noticed that people liked our souvenir 32-ounce cup, so I thought we should offer that as the large and three other drink size options as well,” Caudill said. “My manager agreed to start marketing large cups, and we created record sales in the first month in beverage sales from just changing the wording. It was the biggest money maker the restaurant ever had, so it was mandated throughout the entire airport.” Another thing that Caudill brought to the airport was themed restaurants. “I had an idea to have a sports bar theme. This is back before sports bars were even a thing. But, it was wildly popular, and the other

restaurant operators in the airport started doing themes as well,” she said.

After working at the airport, Caudill branched out, traveling throughout the country as a trainer, first for a frozen yogurt company, then a Greek food company, and finally a coffee company. Being a road warrior was hard on Caudill, especially since she had started by then. One day, she took her boys, Ryan and Andrew, to a Little Gym, which is designed to help toddlers and young children develop their strength, balance, and coordination. “I really wanted to do something around my kids, so I bought The Little Gym franchises in Denton and Carrollton in 2001,” said Caudill. “It was rewarding in so

many ways, but ultimately there wasn’t much money in it. In 2004, I was talking to one of my clients one day, and he asked me if I had ever thought of being a real estate agent. I investigated it and found what seemed like a missing puzzle piece in my life. I finally found something that I was passionate about. I quickly got my agent’s licenses and never looked back.”

Caudill started working for Keller Williams in Denton and was recognized as Rookie of the Year in 2005. When the mortgage crisis hit in 2008, and the bottom fell out of the market, she recognized it for what it was … a buying opportunity. “I saw all these homes in Denton that were good homes that just needed some work. Plus, they were at a great price,” she said. She formed an investment company with her mother and brother and, in Feb 2009, bought their first house to flip.

Since then, the company has flipped more than 100 homes, and she serves as the final voice for the houses. “We buy them and make a neighborhood better,” said Caudill. “Agents come to me all the time telling me that they recognize my design in a house they’ve seen on the MLS.” She and her husband kept 20 of the houses they’ve flipped as rental properties and branched out into short-term rentals with three properties in Arkansas that they rent out through Airbnb.

By now, you would think that everything in Beth Caudill’s life has been coming up roses, right? She certainly thought that she was hitting her stride. But life had other plans. “I was diagnosed with MS back in 2015. That’s something you never want to hear,” Caudill said. “No one gets why you’re tired or walking funny. I don’t want to tell people about that but feel like I have to sometimes. I try to hide that most of the time.” And

she was able to until another health issue popped up. “Back in February, it became really apparent that I was having stomach issues unrelated to MS but from a previous surgery,” said Caudill. “It got worse, and in early April, I ended up in the emergency room and had a five-hour emergency procedure. I spent two weeks eating nothing but ice chips with a feeding line inserted in my body that bypassed my stomach. It turns out I had a hole between my esophagus and stomach that was leaking stomach acid onto my internal organs. Everything was infected, and I had to have a splenectomy. The hospital was a blur, but they also told me I would have been sepsis if I had not come to the hospital that day and could have died the following day.”

For many people, the one-two punch of having MS and then dealing with a severe medical procedure would be overwhelming. But for Caudill, the one thing that was truly overwhelming was the outpouring of love and kindness from friends, family, and clients. “It was amazing. I’d never realized how much I was loved and supported. The love, care, and extreme giving nature of everyone in my life were completely astonishing. There was an entire wall of my hospital room filled with flowers from people wishing me well. It makes me tear up just thinking about it. Barry was unbelievably supportive and Karla, my buyer’s agent, kept the ship afloat while I was sick. I couldn’t have pulled through without them,” she said. Plus, dying at such a young age wasn’t really an option for Caudill. “My mom died last year when she was 92 years old. I couldn’t die less than a year after my mom,” she said. “It wouldn’t have been fair to my husband, kids, brother, friends, no one. I want to live every day fully. Plus, it would have really ticked me off if I died.”

Ziemann Stephanie MAKING AN IMPACT

From being a black belt in tae kwon do to having a self-described horrible obsession with home improvement projects, Stephanie Ziemann knows you gotta crack a few eggs to make an omelet.

For Stephanie Ziemann, life is about finding a way. After graduating high school in 1999, her college experience that began the next fall at Stephan F. Austin State University was short-lived.

“I had some health issues come up in February 2000, and I had to come back home,” Ziemann said. Home was Colleyville, so she tried attending the University of North Texas up in Denton, which was much closer to home, but it just didn’t work. She got sick and needed surgery. As she was completing her post-op road to recovery, Ziemann started focusing on what she would do next. “I needed a job, and I could do secretarial-style work, so I reached out to a RE/MAX office in Colleyville and asked if anyone needed an assistant,” said Ziemann. “I was connected with Beverly Godbey and started working for her. I didn’t know anything about real estate, but she taught me so much, and I fell in love with the industry.” Ziemann earned her real estate agent’s license in 2001 and has never looked back.

When asked what she loves about the real estate industry, Ziemann says that she uses her servant’s heart to help people get the house or offer they want. “I want to help people have the least amount of stress possible while navigating the process,” Ziemann said. “Whether it’s calling a seller and saying, ‘We got an offer’ or calling a buyer and saying, ‘You got the house,’ there is just something about being able to share in those moments that makes all the craziness worth it.”

Being a part of something bigger than herself is something that has propelled Ziemann her entire life. Growing up, she played “a ton of sports” and was part of her high school soccer teams, first at Grapevine High School and then at Harvest Christian Academy in Watauga, where she was the only girl on a coed team. “Participating in team sports really taught me a lot,” she said. “It’s not just about one person getting ahead but winning as a team going for the common goal. Real estate transactions are a lot like that. You have multiple people

working for the same common goal, and as long as everyone remembers that, most of the time, it goes smoothly. Playing team sports has really helped me with managing all the different people and personalities involved in the transaction.”

Besides being a soccer phenom, Ziemann was also a black belt in Tae Kwon Do. When she was 15 years old, she was part of a team that traveled to Seoul, South Korea, to compete at an international invitation-only tournament, where she placed second in her age group. “It was so exciting and a bit unnerving,” Ziemann said. “We trained with the South Korean Olympic team and had local escorts that stayed with us all the time.” Ziemann has passed along her athletic ability to her two children. Her 16-year-old son, Mason, plays baseball and her 11-year-old daughter, Jenna, is a gymnast. “They are both my ‘miracle babies’ because due to my health issues when I was younger, I was told I would never have children,” said Ziemann. “We spend the majority of our downtime at one sporting event or another. But I wouldn’t change it for the world. I actually miss being in the stands in off-seasons and can’t wait to get back to it!”

Another aspect of her life that’s rewarding for Ziemann these days is her work with Impact Health, a nonprofit that promotes affordable health care. “I found them as a consumer first and was able to save our family 68% on our monthly premiums and also save on medication costs,” she said. “Many people that work in our industry — roofers, drywall people, even agents — don’t have health insurance because it’s too expensive. As soon as I found Impact Health and got great coverage for my family at an actually affordable price, I wanted to spread the word throughout the real estate industry and beyond.”

Ziemann’s interests have definitely changed over the years. Instead of kicking soccer balls or kicking butt, she’s now more interested in kicking it up a notch when it comes to home improvements. “I have a horrible obsession with home improvement projects. I recently gutted the pantry and renovated it. It was a basic builder’s pantry that really wasn’t working. We buy in bulk, and I needed a pantry that worked better with bigger-sized items,” she said. “Home Depot is my absolute favorite place in the world. I walk around the aisles to decompress and to see what new stuff they have.” Besides the pantry, Ziemann has also gutted their understairs closet and took the master bathroom down to the studs to renovate it. “A busted pipe during ‘Snowmageddon’ a couple of years ago gave me an excuse to redo the kitchen. My husband, Brent, tolerates it. It’s a hazard of being in this business, I guess,” said Ziemann. “But, more than anything, seeing something go from an idea to being finished and being able to say ‘I did that’ is very rewarding.” By asking for forgiveness and not permission from Brent, combined with the feeling she gets after completing each project, Ziemann is reminded of her favorite quote from Mark Twain: “Life is short. Break the rules. Forgive quickly, and kiss slowly. Love truly. Laugh uncontrollably, and never regret anything that makes you smile.”

Hart attributes her dedication to providing top-notch customer service from her days working at Sewell Lexus in Dallas. She began working for Sewell after graduating Magna Cum Laude from Texas Tech University with a double major in Marketing and Management. “I began my career as a Service Advisor and quickly learned the intricacies of a commission-based career. Carl Sewell

wrote a book, Customers for Life, that rocked my world. Everything that I do today is fundamentally rooted in the principles that I learned from Mr. Sewell,” said Hart.

In 2015, she left Sewell to run the Dallas market of an architectural programming firm, Facility Programming and Consulting (FPC). “During my time at FPC, I was given the opportunity to build partnerships with many of the large design architecture firms in the greater DFW market. I was still working at Facility Programming when I began my transition into real estate and continued to work both careers for

a little over two years. When you tie a bow around sales, customer service, marketing, and architecture, you have a pretty clear path to real estate. While real estate was never in my sights, I was building the foundation for it all along,” Hart said.

While her career in real estate has never been boring, there have been times when things seemed darkest before the dawn. It took her a full year before closing her first transaction. “There were times when I was completely crushed, but I never gave up,” Hart said. Her husband, Jason, is a professional race car driver, and when COVID19 hit, the professional sports industry ground to a halt. “We went from a comfortable life to a moment of panic, almost overnight,” she said. But she remembered that God’s timing is always perfect. Her family was there for her, and her brother Austin was lighting her path. “My phone rang with a potential client on the other end. Then it rang again. And again. And as quickly as the world had seized up, my calendar filled up. God was closing doors but opening windows,” said Hart.

Hart truly believes that everything she’s been through up to this point has helped her be exactly where she needs to be to lead her family and her new team. “These six little eyes are always watching and always learning, and they drive me to be the best mom and leader I can be. Being a business executive comes with sacrifice, but my prayer is that my family believes with the right amount of passion, drive, and faith, they too can become whatever they want to be.”

“I started my team six weeks ago. I have two licensed assistants who are training to become amazing agents. We are in the infancy of the team, and together we are building a solid foundation so that one day in the very near future, they can hit the ground running,” she said. “They support me, believe in me, and cheer me on even on my toughest days. I hope my legacy is to mentor and create opportunities for them and other future agents to be blessed by real estate in the same way that real estate has blessed my family and me.”

For Mickey and Trish Bellows, family doesn’t stop with the two families they blended together when they got married. They consider those that they serve in business a part of the family as well.

Mickey Bellows got into real estate simply because he was trying to support his son. “I worked in the auto glass industry for more than twenty years and had my own business up in Denton,” Mickey said. “Our oldest son, Jason, was looking to change careers from automobile sales and asked me to go to real estate school with him, so I did. It turns out I fell in love with the business.” Working together for Century 21, the two were such a great team that they achieved Century 21’s Centurion level sales after a few short years in the business. Then, the 2008 financial crash happened. Jason decided to return to school to change careers — he’s now a registered nurse — and Mickey stayed in real estate. After a few years of struggle, his business was off and running again, and in 2013, Trish decided to join him. “We’ve seen nothing but growth since,” Mickey said.

Growth for the Bellows isn’t just about business; it’s also personal. When Mickey and Trish got married, they blended their two families from previous marriages. Together, they have six children, 17 grandchildren, and five great-grandchildren. “We call ourselves the Bellows Bunch,” Trish said. “I had two kids, and Mickey had four. My kids, Chris and April, took his name when we got married, so he basically became their father. Even though our kids are stepbrothers and stepsisters to each other, they couldn’t be closer.”

The family has also always done almost everything together. Trish and Mickey even bought not one but two 24-passenger buses over the years so that everyone could ride together when

they traveled on vacations. “We frequently vacation together, so we needed a vehicle that could accommodate our large extended family. We’ve driven it to destinations such as Pigeon Forge, TN, Orlando, FL, and New Braunfels. This year, we all went to Broken Bow, OK, where we rented a large home on 40 acres and spent a week playing games, riding four-wheelers, and enjoying water and outdoor activities in the Broken Bow area,” Trish said. Mickey and Trish recently traded in the bus for an RV that they use frequently to travel to, you guessed it, visit their oldest daughter Rejeana and their grandchildren in Iowa and Florida. “Spending time with family is everything to us,” Mickey said. But family just isn’t about the members of the two families that Mickey and Trish blended together when they got married. For them, their clients are family as well. “Our clients are like family to us. We have truly become connected and have built many lifelong friendships. Many of our clients use us over and over again when buying or selling a home and frequently refer us to their friends and family,” Trish said.

With their unique experience as parents in a big, blended family, Mickey and Trish can offer a unique perspective when they’re out looking at houses with their clients. “We love to help other families with similar situations, so we’ve got lots of advice for people with big families if they ask for it,” Trish said. “Lots of times, people with blended families want to have closer relationships between all the kids, so they want the kids to be right there with them at all times. But we know from experience that the kids also need their own space. So, we look for houses that can offer that.” Another thing

that many people with several children overlook is something as simple as a house that has an alarm. “It’s not about keeping people out, but keeping all the kids in,” said Trish.

Speaking of giving clients advice, Mickey and Trish know that buying and selling real estate isn’t just a transaction for most people. It’s part of their overall financial journey. One of the ways that they help their clients manage the financial component of real estate is by sharing what they learned through Dave Ramsey’s Financial Peace University.

“We took the initial classes through our church and thought that many of our clients could benefit from it. So, we partnered with the Dave Ramsey organization and not only offer Financial Peace University classes to our clients, but we also service referrals from the organization that need help with real estate,” Mickey said. “Money is such a stressor for people. If you can keep yourself in a good money situation, it keeps the stress off of you, and you can give to others when they need it to be a part of the community.”

Giving back is a huge part of the Bellows’ lives, and two groups that are near and dear to their hearts are veterans and first responders since Trish’s dad is a veteran and their son Brian is a firefighter, and son Tyler is a former EMT. They mainly give to these groups through a charity called Tunnel to Towers, which celebrates the life of New York firefighter Stephen Siller who gave his life helping others on 9/11.

Family really is ingrained in everything the Bellows do, even when it comes to Mickey’s pride and joy, a 1930 Ford Model A that Trish lovingly refers to as “The Money Pit.” Mickey’s friend found the car in a barn in Arkansas back in 1982 and has restored it three times with various members of the family helping with the restoration. But Trish can’t complain too much about it. Cars are what brought them together in the first place. “Mickey took me to a car show at Southfork Ranch, and after that, we started dating,” she said. “Besides, we all need a hobby. I spend about as much on the grandkids as he does on his car, so we’re pretty much even.”
