Have you ever thought about your mindset in regard to your business and life? Are you relational or transactional? Do you believe in collaboration or competition? Do you believe in abundance or scarcity? Are you short-term or long-term focused?

Depending on how you truly answer these questions will determine not only your enjoyment in your life and business but also how long your business will continue to succeed. Creating success in the shortterm, and sustaining success over time, are two very different things.

Simon Sinek’s book The Infinite Game is a transformational book around this topic. He brings about the point that in business, most of the time, the pie is plenty big enough for everyone, and that we are better off focusing on how, collectively, we can grow the pie together, versus trying to take a crumb off your competitor’s plate. He says that if you embrace your competitors as co-players, you will start to develop a mindset of abundance over scarcity, which will in turn get you to focus on the big “why” in your business… more than the person next to you who is trying to “beat you.” This shift creates more success for you and your organization.

This focus on abundance over scarcity, and how that drastically alters our experience, is something I have been putting a lot of awareness around lately. Did you know we have something in our brains called the Reticular Activating System (RAS) that is a bundle of nerves at our brainstem that only allows important information to come through our brains and filters out the “unnecessary” data?

What is interesting is that there are billions of bits of data coming through our five senses at any given moment, and our brains can only process a tiny fraction of that information. This is where the RAS comes in; the data that gets allowed in is determined by our beliefs. If you believe people are friendly, that is what you will see and experience. If you believe people are wicked, that is also what you will see and experience. If you believe there is abundance… you guessed it…you will live in a world filled with abundance. “Ask and you shall receive,” has never rang truer.

As we enter into the midway point of the year, I want to challenge you to look at your beliefs and how you are approaching your life and business. Some of you may realize that you have been allowing your RAS to show you a world that is making it more difficult for you to create the life you want. It is important to ask… are you playing the infinite game?

I hope to see you in the land of abundance!

Paula S. Thompson’s journey into the world of real estate is a testament to the transformative power of passion and perseverance. Born and raised in the White Rock area of Dallas, Paula graduated from Bryan Adams High School and attended the University of Texas in Austin. Paula’s roots run deep in the heart of the city she calls home. “I know so much about the history of this town and the different areas of Dallas and the suburbs,” Paula shared, her voice resonating with a deep sense of connection to her surroundings.

Before embarking on her career in real estate, Paula spent 15 years as a professional photographer and owner of Moment in Time Photography. “My creative nature and love of people naturally led me to real estate,” Paula explained. “I believe I was made for this career, and it fits perfectly into my life goals.”

In May 2013, Paula took the leap into real estate—a decision that coincided with the resurgence of the Dallas market after the 2008 crash. “My timing was perfect to get into real estate,” Paula reflected, her gaze fixed on the memories of her early days in the industry. “Who knew the market would be so crazy for so long?”

Throughout her decade-long journey as a real estate professional, Paula’s unwavering commitment to her clients has remained the cornerstone of her success. “Helping people get on the other side of a process involving difficult life situations and deep emotions is what drives me,” Paula emphasized. “A home is not just a house but an embodiment of real-life experiences and memories.”

However, Paula’s journey hasn’t been without its challenges. “My biggest challenge in the beginning was figuring out how to market myself to stand out over the other 20,000 REALTORS® in Dallas,” Paula confessed. “But I attribute much of my individual success to hard work and being my authentic self. Today, I do very little public marketing. My business is 98% referral based because I focus on personally making time for people that I am already acquainted, versus mass mail-outs or farming areas.”

As Paula’s career blossomed, so did her accolades and recognition within the industry. From DMagazine Best + Top Producer awards to Real Producers accolades, Paula’s dedication to excellence has not gone unnoticed. Yet, amidst the accolades, Paula remains grounded in her commitment to integrity and hard work.

Balancing the demands of a thriving real estate career with family life hasn’t been easy for Paula.

In February, CCAR’s podcast, “Welcome to the Top,” discussed the Seller Disclosure Notice with Bob Baker, a second-generation REALTOR®, instructor, Broker, past CCAR President, former member of the Texas REALTORS® Board of Directors, Region 4 Vice President, TREPAC Trustee, former chair of Texas REALTOR®’s Professional Standards Committee, Past CCAR REALTOR® of the Year, and current CCAR board member. Here are some highlights:

How do you train your agents to use the Seller’s Disclosure Notice?

The Seller’s Disclosure Notice…is an incredibly important notice. We train [an agent] first on the reason for it, the legality of it. Texas was one of the earliest states to have a Seller’s Disclosure Notice. It’s state law. It’s in the property code. It’s very important, and it’s a benefit to the seller and the buyer.

Next, we go into the fact that, in our marketplace, there are at least three different Seller’s Disclosure Notices that are being used. So, we help our agent understand the differences between the one that we prefer, the one that TREC has, the minimum, and go through that process.

How do you train your agents to respond to an incomplete form when representing the buyers?

Well, Section 5.008 of the Texas Property Code gives the seller a lot of latitude. It requires the seller to provide the information and knowledge the seller has on the condition of the property. If they don’t know something, they get to say that, but they have to complete the form.

When we receive one that’s not completed, we explain to the buyer this is property code, we show them the one-page form that shows what the property code says, and the buyer gets to make a decision how important this is.

Do property investors need to provide a Seller’s Disclosure?

The short answer is yes. In the property code in section 5.008, there are eleven types of sellers that are listed that are exempt from doing the Seller’s Disclosure. Investors are not on the list…Even if they don’t know anything, they still have to complete it.

Is there some information on the sales disclosure the seller does not have to disclose?

The seller is only required to disclose what they know. If you represent a seller, it’s important to have them take the form very seriously because the buyer can rely on it and go through the process, but the seller needs to not presume things. The seller is not required to do an inspection. All the seller has to do is say this is what I know, and this is what I don’t know.

If the sellers learn new information about their property after providing the Seller’s Disclosure Notice, do they have a duty to provide the latest information to the buyers? Yes, they do. Texas REALTORS® has a really good onepage form for updating the Seller’s Disclosure Notice.

Can a buyer interested in purchasing a property refuse to sign the Seller’s Disclosure Notice? This is a question that people get confused a lot…Most Brokers…

require the agent to provide us a Seller’s Disclosure Notice in the transaction signed by the seller and the buyer. And people say, ‘well, then that must be required’and it’s not. The property code only addresses the seller. It does not require the buyer to do it.

If a buyer’s option period has ended, but the client still hasn’t received the Seller’s Disclosure Notice, can they terminate the contract? Well, the easy answer is they may be able to…The buyer has certain

[termination] rights, one of which is the option period, and then when that ends, that right of termination is gone. They may have rights under the delivery of the Seller’s Disclosure Notice, and that may still be there, but those are separate individual rights. One doesn’t affect the other. They don’t stack on top of each other.

In the vast real estate landscape of North Dallas, two dynamic agents, Cindy Peters and Lynette Sandidge, exemplify the essence of collaboration in the industry. It is said that two heads are better than one, and Cindy and Lynette embody this idea in their collaborative efforts.

With a mutual respect for each other’s strengths and a shared commitment to client success, Cindy and Lynette bring their own unique backgrounds and expertise to the table. Lynette’s journey to real estate began in the cotton fields of West Texas, where she learned the value of hard work and integrity. After college, she took a leap and moved with some friends to Dallas, eventually working as an asset manager for FDIC (Federal Deposit Insurance Corp.). “I worked at the FDIC for 5 years in the Land Division, focusing on selling land in Texas,” Lynette explains. She then took similar positions at Freddie Mac and Fannie Mae, working with over 500 Brokers across all 50

states in the US. “I learned to work in different markets with all different types of agents. I got to watch the way they worked, and I really connected with them, some of whom I am still close with today.” In 2013, Lynette’s transition to a career as a real estate agent was seamless due to the invaluable insight she had already acquired during her 22 years in the industry.

For Lynette, real estate isn’t just a career; it’s a passion rooted in a desire to make a difference. “I am passionate about being ethical, doing the right thing, and making sure that my clients are informed every step of the way,” she explains. It’s this dedication to her clients’ well-being that sets Lynette apart in a crowded market, earning her recognition as one of the top agents in North Texas.

One of the things that makes her different than other agents is the effort she puts in when preparing a home for listing. “I love decorating, and staging is something I offer for free as part of my white-glove service,” she elaborates. “I truly feel the extra time that I put into a home to bring it to the market at its very best in return brings top dollar to my clients.” The most rewarding part of the business for Lynette is meeting new people, being able to help friends and family, being her own boss, and being out in the world building lasting relationships. “With every client, there is a unique story and I love hearing about each and every one of them,” beams Lynette.

Meanwhile, Cindy’s path to real estate was marked by determination and adventure. Hailing from Colorado, Cindy found her calling to the dynamic profession of being a real estate agent after working as a paralegal. “I started my career in 2003 with Ebby Halliday,” Cindy reminisces. “I was at the little white house in Preston Center in Dallas.”

Despite the challenges of rebuilding her business after relocating from Dallas to Celina, Cindy emerged as a top agent in the area through hard work and perseverance. Her dedication to her clients’ happiness fuels her passion for the profession, making each successful transaction a testament to her commitment.

While navigating the emotions and different personalities in a transaction can be a challenge, Cindy relishes the genuine connection she makes with each of her clients that has made her journey as a REALTOR® truly rewarding, with their happiness being the ultimate measure of success. “I love the people I meet and getting to know them,” she says with a genuine smile, noting that the thing she loves most about this business is “a happy client!”

She has a daughter, who is an engineer and lives in Denver, and a 17-year-old son that will graduate high school next year. In her free time, she focuses on fitness, which plays a big role in her life. Lynette and her husband, Paxton, have been married for 28 years and have called Celina home for more than 23 years.

Their son, Paxton IV, graduated from Texas A&M and is a civil engineer living and working in Ft Worth. Their daughter, Logan, graduated from University of Oklahoma and is currently attending Parker University in Dallas working on her Doctorate of Chiropractic. They have three Labrador retrievers, Marley, Jovi, and George (their other children) and live on a small ranch in north Celina. Together, they love taking family vacations and traveling.
