in the world – and third in Arabia – Kuwait is also one of the hottest. e country, made vastly wealthy from its oil resources, attracts residents, developers, and investors from across the world, despite its summer temperatures that can reach a staggering high of 54C. Bordered by Saudi Arabia and Iraq, Kuwait has a coastline of 500 kilometres and a population of 4.67 million. According to the United Nations, the population is expected to increase by 50 per cent by 2100. Currently, 83 per cent of the population resides in the capital.

Hessah District, located in the capital, is the first-ever comprehensive, mixed-use district in Kuwait. It comprises two parts: the Residential District and the Commercial District. In turn, the Residential District comprises two

components, Hessah Towers and Byout Hessah, and the Commercial District five: Hessah PLAZA, Hessah HEALTH, Hessah WORK, Hessah HUB and H Suites. Hessah is also the first development to take on the monumental challenge of creating a walkable district in the desertous country. This is accomplished with an architectural focus on efficiency, connectivity, community, and accessibility, and an approach that can be summarised as a symbiosis of natural and man-made features. The result is a uniquely one-of-a-kind sustainable living and working environment.

The holistic project boasts an enviable location adjacent to the Arabian Gulf, within vicinity to Kuwait’s business center and cultural attractions. It consists of living areas, shopping and grocery stores, food & beverage outlets, professional offices, medical clinics, and

serviced apartments – all clustered in one urban neighbourhood and interconnected through a string of courtyards and green open spaces.

Just over half of the components in the project are designed as a system of stacked layers, implemented to maximise efficient use of space and to both harness and combat the elements. On the ground level are the pedestrian paths, aligned with wind corridors and punctuated by lush green landscaping and water fixtures. Above this level are suspended podiums that house parking structures and offer shade and shelter to the pedestrians below, creating a walkable urban haven for Hessah’s inhabitants. The podiums are adorned with living walls that absorb the sun’s rays and reduce temperatures through evapotranspiration. From the top of the podiums the towers soar regally, providing unobstructed vantages over the

surrounding areas. To reduce the impact of the sun, the buildings’ external envelopes increase ventilation and achieve shading with an artful combination of porcelain tile cladding, vertical aluminium louvres, deep recessed windows, and perforated metal screens. And where Kuwait’s harsh sun cannot be subdued with clever design, it is instead converted into energy. At least 10% of the total required demand for power for the project comes from solar photovoltaic panels located on the roofs.

In addition to the car-free pedestrian zones that link the Residential and Commercial Districts, the design affords ample vehicular accessibility for non-residents. The development is nestled between two major highways and avails six entry points. Each component possesses both public and private multi-level parking and drop off and pick up points.

The hallmark of the District is Hessah Towers. At 40-storeys, the two twin towers will be the tallest residential towers in Kuwait and are designed to maximise both views and living space. With 102 units per tower, the largest number of beautiful apartments have a direct waterfront view, and each floor holds no more than four apartments.

While Hessah Towers is the hallmark of the Hessah Residential District and indeed the District as a whole, Byout Hessah is not to be overlooked. The unique structure comprises a combination of 40 stand-alone four-bedroom townhouses and two identical 12-storey towers that house 104 apartments.

Hessah District’s residential towers are luxury exemplified. In 2021, they won three fivestar awards at the Arabian Property Awards. Both afford their patrons 360-degree floor-to-

Situated along the Jukskei River, the estate offers a variety of mini precincts within it including river frontage zones, multiple individually themed internal parks, the sports precinct in Phase 2 and the central lagoon. At the outset it was decided that the introduction of a Crystal Lagoon would give the estate a unique focus and ambience and it is from this that Munyaka derives its name (Munyaka is the Venda name for crystal or crystalline).

Set in the southern suburb of Johannesburg, Thaba Eco Village offers a new eco-friendly lifestyle. Boogertman and Partners Architects were briefed to design a four-storey multipleresidency with one- to three-bedroom apartments. The architecture incorporates Transvaal architectural elements, including vertical sheeting, broad-spanned balconies and pitch roofs. The private client wanted to mix the old with the new, so wooden elements were reinforced throughout the interiors to create a primary design foundation and subtle accents that animate the space.

Korean artist Cha Seung and curator and art consultant Raneem Farsi, co-founder of the AR Art Advisory collaborated with A Interiors to select the perfect pieces for the space. There is also a beautiful custom designed elevator with

Pierre Frey wallpaper to create a warm and inviting atmosphere.

Maintaining clean, neutral colours, the rooms cohesively blend into one another, allowing for unity in design, but also enabling the unique vintage collectibles hand curated to stand apart and shine.

Purposeful splashes of colour and accessories artfully selected by Rabat Manzil draw the eye around each room.

Lavish, gilded mirrors pay homage to Islamic and Middle Eastern traditions while also creating a magical symmetry. Bespoke furniture sourced from Greek designers Karageorgiou complete the minimalist design, fusing together function with art.

natural sunlight into the villa. But with the small plot area and a street side elevation of only 16m, the challenge was to simulate the resort sensation throughout the villa and provide a comfortable luxurious dwelling space for the inhabitants.

XBD Collective’s project under the name ‘Bay Retreat’ is located on Jumeirah Bay Island, a new address of choice for Dubai’s most discerning homeowners, sculpted in the shape of a titanic seahorse. Upon entering the property, an impressive entranceway greets you with plush white volakas marble and surrounds you with the warm wood.

The nature-inspired coloured accents and custom bubble lights represent the ocean surrounding the property. XBD created a massive double-height mirror feature with fluted wood and indirect lighting on both sides to make the space feel voluminous yet creating a warm and welcoming atmosphere. The site is surrounded by a pristine beach with beautiful views of downtown Dubai and the Bvlgari Hotel. The owners are a large family and wanted to build a stunning contemporary nine-bedroom vacation home in Dubai with large family spaces and panoramic full-height windows. In addition, a large infinity swimming pool with a water feature is something the client wished for.

Apartment D in W Residences, is located on the prestigious artificial Palm Jumeirah island, a unique location with spectacular views of both the skyline and sunset. The entrance reflects the quality of the apartment, with an oversized piece of art, an elegant bark blue

chair paired alongside the graffiti mirrored side tables reflected by an extensive entrance mirror which gives the ‘wow’ factor. XBD introduced a contemporary bar that allowed a platform to separate the common spaces into three zones.

Al Barsha South Villa is located in Al Barsha South area in Dubai. The formal living area features an absolutely breathtaking chandelier, almost engulfing the space and adding warmth. The U-shaped sofa with curved edges, along with the cosy armchairs, creates a surreal and engaging environment. The wall finishes, similar to the furniture and chandelier, are also light toned and add another level of elegance and gracefulness to the space. The project is in a sought-after area not only due to being in close proximity to the stunning Dubai Miracle Garden and Butterfly Garden, but also because of the tight-knit residential community.

From the first meeting with the clients, REESHA Interiors had a clear vision about the design concept, which was to use Jordan & Levant architectural elements, presented in a contemporary way. REESHA decided to have the owners’ personalities represented throughout the space: the rooted sweet mum, the energetic smiley chef, and the musician/ marketing guru. In addition, REESHA Interiors blended the backgrounds, lifestyles as well as the owners’ individuality, and their vision for the restaurant as these were all important concepts behind the design.

The previous linear layout along with the limited number of tables, the dark staircase, and the unpleasant and uninviting transitional space to reach the second floor were all revamped. REESHA Interior Design created additional space to house more

tables for guests, along with a pleasant and welcoming entrance.

Other changes included creating open counters to house a juice bar, bakery and oven, and a dessert preparation counter. Previous partitions were removed to create a freeflowing area, and a ground floor wall was removed to house an inviting staircase with more natural light. The company also extended a sandwich panel to add a proper reception and landing area with a grand piano. Large windows to allow maximum natural light were incorporated throughout and the facade was enhanced by adding attractive signage.

Overall, the blend of the owners’ personalities and levant architecture created an attractive spot for UAE residents and visitors to Dubai. These elements were key to the business’s identity and success story.

the common green areas. Acacia designated the ground floor units of blocks A and B, facing the road, to varying commercial shops to serve both the residents and the neighbourhood at large. On the side of the building facing the road, the company have set up a continental restaurant, a supermarket and pharmacy, a laundromat, café, hair salon and spa, and a giftshop. From the parking garages to the apartments, a load carrying elevator is provided alongside a passenger one. On the side facing the road, Acacia connected blocks A and B to create a crownlike form.

On top of the crown sits a swimming pool. By constructing a pool with glass flooring on the roof, the company have provided an unparalleled experience for the residents. A swimming pool with a pedestrian bridge

is present in the middle of the common green area. The outdoor space is completely disable-friendly and fully accessible to all. The residents’ kids will thoroughly enjoy their beautifully built play area where they can submerge into the pool via a waterslide, or alternatively weave through the giant trees by way of an extensive canopy walk.

Acacia have reserved areas for active outdoor sports, including walking and running tracks, and rock climbing facilities. The company have also created a general sports field, tennis and basketball courts, and a fitness hall. Residents will also have access to a comprehensive indoor gym, and for further convenience there is a conference and cinema hall, guest reception hall, meeting room, video game hall, among many other amenities that residents will enjoy for years to come.

e renovation of the Amiri and French suites showcases a classic style reflecting the extravagance of Kuwaiti high society. ese suites offer the ultimate luxury to VIP guests. e walls are treated with intricate leather and lacquered panels and sunburst timber patterns, while flooring features basketweave timber parquet, bespoke carpeting and inlaid marble tile.

French hospitality group Accor needed to refurbish its headquarters in Dubai to host distinguished partners and collaborators in a sophisticated setting. Inspired by Parisian

haute couture fashion houses, the office embodies the timeless elegance of French style, paying homage to the company’s roots. Visitors are immersed in an ambience of sumptuous velvets, natural marble, intricate wall panelling and gilded details. The space promotes interaction through a variety of collaborative spaces and social areas.

Surrounded by vibrant coral reefs and pristine white sand, the five-star Tawila Island resort is a new development offering a naturedriven experience in Hurghada off the Egyptian coastline. The resort has been designed to be self-sufficient and was developed closely with the environment authorities to protect marine life. The interiors create soothing spaces of ‘barefoot luxury’, using a natural colour palette and locally sourced materials.

From the beginning, it was decided that a crystal lagoon would give the estate a unique focus. This departs from the traditional palm tree tropical theme and uses only indigenous vegetation to create its landscape.

South Point student accommodation in Jorissen Street is an 18-storey university student residence housing more than 1,100 students. It is within walking distance from the

University of Witwatersrand in Braamfontein, a central Johannesburg surburb. The design aims to improve the student lifestyle by creating a sense of place and building a vibrant and connected community.

McDonald’s in Waterfall sets out to be the flagship store in South Africa, providing a clean aesthetic, and utilising a combination of both rustic and sophisticated materials. The landscaping in the precinct was a major consideration, with the distinctive fever tree being prominent within the surrounding area and incorporated as a ‘beacon’ on the roof of the building – also planted with local grass.

And finally, the Highline is a commercial bar and restaurant located on the 9th floor of the 168-room flagship Courtyard Hotel. It offers expansive 180-degree views of Johannesburg and offers private hotel guests and public visitors a selective food and bar menu.

Taking inspiration from the Tokyo nightlife scene Broadway Interiors created a bar, reminiscent of a smoke-filled gambling den, reusing, repurposing and reconditioning many inventory items. A plain mirrored wall is transformed into an innovative 3D effect, using layered Samurai bad boy art graphics.

The fringe of the bar hints at the foliage in the beyond, drawing your line of sight to the treasures beyond. A few steps down and you find yourself in a glamorous Japanese dining

and bar experience. Beautiful Autumnal colours and subtle, authentic features build on the seven cultural elements of Bushido through its tradition and customs.

Developed in parallel with the design intent, the artwork is created with the customer journey in mind, from patterned, street-style roughness, to sophisticated fine art techniques, Koyo features unique, female warriors in pre-modern Japan, complementing the Samurai. Kimono patterns and forms are the overall inspiration for abstract patterns and additional unexpected Japanese art receives a contemporary vibe.

Tatu Central, the CBD of Tatu City, was announced in May 2022 with a 4,600-seat contact centre as the city centre’s anchor tenant. A second office tower and retail will complete the 27,000m, USD32 million investment, which has broken ground and will welcome tenants at the end of 2023.



is a six-phase masterplan development spanning a total area of over 1.5 million m. It is the first gated residence in Sharjah and overlooks the Persian Gulf in the United Arab Emirates.

Al Lilac, one of the neighbourhoods in Al Zahia, has been beautifully and meticulously designed by DSA Architects International. DSA designed the villas for two major stages of development, Al Lilac phases 4A & 4B. In addition, DSA supervised the construction up to the handover stage. This was achieved within the construction program as set out at the beginning of the project.

The homes are designed to reflect local and regional traditions with a variety of layouts and sizes among other options, buyers can choose from four-, five- and six-bedroom villas, three-

bedroom courtyard villas, and outstanding three-bedroom townhouses.

The architectural and interior design concept is a combination of modern aesthetics with timeless details. It moves away from exterior facades that only read in 2D by incorporating shutter elements to give the walls some depth. There are also cantilever slabs and overhanging balconies, and an outdoor area with overhead shading that can be used for al fresco dining.

The Al Lilac neighbourhood also includes an innovative 5,700m sensory park and accessible pedestrian walkways. It is envisioned as a home for everyone; from those who are buying their first home or just starting a family, to those who are enjoying life’s easier pace. Sharjah has the most diversified and fastest growing economy in the UAE, so Al Lilac is more than investing in a home; it’s an investment for the future.

Jumeirah, the project consists of the full interior design of a new spa and fitness centre in the Taj Exotica Resort.

The spa’s design is contemporary, minimalist yet luxurious in design with subtle Indian cues in line with the hotel’s roots – all achieved through finely crafted artefacts and design elements.

The design of the space blends effortlessly with nature thanks to the use of natural materials with an emphasis on organic forms and curves. The spa’s ambience accentuates serenity and softness to bring about a mystical and magical atmosphere. This is achieved through design elements such as natural ambient lighting, a seamless indooroutdoor connection and the use of natural

and high-quality materials such as American walnut wood, golden mosaics, travertine marble and Terra Chiara (composed of quartz and granite).

The importance of being connected to nature is a key element of the spa creation and design. One example is the use of Tadelakt – a traditional Moroccan wallsurfacing technique composed of lime plaster and finished with olive oil soap. It is ideal for use in wet areas such as showers and baths. The history of the technique has its origins in the ancient city of Marrakech at the foot of the high Atlas Mountains.

Wherever possible the outstanding views of the Arabian Gulf have been given prominence to allow guests to take advantage of their location.

    rebrand his existing hotel to a new exclusive St. Regis luxury property. Working closely with the client and the Marriott/St. Regis team, WA International needed to elevate the existing hotel to this premium luxury brand. Signature bespoke experiences that are part of the St. Regis heritage needed to be conceptualised into all areas. A design narrative for the rebranding was created using references from both the historical old souks on Dubai’s Creek to the St. Regis location on the new Dubai Canal and its adjacency to the largest exclusive shopping mall in the world.

The St. Regis brand emulates timeless elegance with a reputation of exquisite taste and impeccable service. The WA International team decided the arrival experience for the property needed the first uplift. The existing exterior stainless steel clad columns were reclad in polished black marquina marble flutes. Two new extended black and bronze metal canopies

were introduced to the porte-cochere and a row of large burnished golden pots with manicured topiary align the arrival driveway.

For the entrance areas, a large locally commissioned painting of Dubai’s skyline immediately greets the St. Regis guests. New bronze trimmed and leather clad desks have been positioned in front of the golden bronze drapery. The existing chandeliers have been reshaped to resemble a golden necklace inspired by Dubai’s Gold Souks. The tall wing back chairs were reupholstered in emerald green velvet, while additional sumptuous seating groups replace the earlier concierge area.

A signature St. Regis ‘Long Gallery’ featuring works from three prominent artists has been allocated to the central circulation area. A library and tea lounge featuring the legendary St. Regis afternoon tea service has been reimagined into the lobby lounge area and to top it off, the all day dining restaurant was stripped out and replaced with a glamorous new ballroom.

single-use space where guests arrived and checked in or out of the establishment. Innovative hotel design concepts have taken this space and made it functional in new and more useful ways for the modern traveller.

In response, lobbies have evolved into multiuse spaces for casual and formal meetings, for guests to catch up on work or catch a quick meal while they wait for friends or an appointment. With this in mind, Mouhajer International Design focused on creating a luxury dream home feel for the Sheraton Abu Dhabi. The result was a fantasy space where you feel welcome and relaxed, and are able to enjoy all the upsides of a getaway while still having all the practical benefits of a private home.

Elements of the home away from home luxury hotel concept also include warm and

cosy features, eclectic furnishings, fireplaces, the ability to catch your favourite show or play your favourite music, personalised food services, and even flexible layouts for furnishings. Nothing is cookie-cutter, yet nothing is overwhelming – everything is about mental and physical comfort, and the Sheraton includes all these elements and so much more.

Today, local experiences are a huge trend, influencing every aspect of a hotel’s design and services. This includes using local art, materials and décor to make luxury hotel rooms and spaces reflect local culture, local produce and cuisine on the menu, and sightseeing tours for local events and points of interest. Mouhajer International ensured that all these aspects were included throughout the common areas and rooms to create exceptional settings.

to the south of the Central Business District of Johannesburg, South Africa. It is nestled between the two main road corridors that funnels daily traffic into and out of the city.

The building was part of the ABSA Bank Campus which was the largest structure on this campus.

The mothballed structure was transformed into a safe mixed-use building for all income levels through this spectacular intervention by the development team and AMA Architects.

The low-income apartments are not exclusively for ABSA employees, and it houses a mix of people who live, work, play, shop, gym, enjoy childcare, entertainment and exclusive dining all overlooking this dynamic city.

The connection with the well-developed Maboneng Precinct also supports foot traffic through to Fox Street ; planting and resting

benches are placed en route to ensure a green and pedestrian friendly experience.

Within the ABSA Precinct, the Village Park, is a community focal point for ABSA employees, the local residents and visitors. The concourse highlights the notable sculptures and the very first public bleacher in Johannesburg for outdoor entertainment.

The ground floor retail areas, the art gallery, the crèche and the 15th floor social amenities attracts activity on a daily basis.

The design language of this intervention will pervade the surrounding sidewalks, through collaborations with ABSA, the Johannesburg Development Agency and the newly established Village East City Improvement District.

The transformation of this tower block by AMA Architects acts as a development catalyst to create identifiable pedestrian friendly mixeduse facilities across Johannesburg.
