Discreet, in demand and still defining prime London, Belgravia remains a favourite among serious buyers

elgravia has long held its place as one of London’s most sought-after neighbourhoods. With its quiet, treelined streets, white stucco-fronted houses, and position between Knightsbridge, Mayfair and Chelsea, it continues to appeal to both UK-based and international buyers looking for privacy, elegance, and long-term value.

“Belgravia has enduring appeal among international high-net-worth’s and at the end of last year sold some of the area’s trophy homes to individuals from across the globe,” says Richard, Director at Savills Sloane Street. “Several of these properties had been in the same ownership for more than two decades and the buyers saw the opportunity that the sales presented as often these are assets that can pass through generations of the same family without reaching the market.

“Some of the purchasers had extremely specific search requirements in terms of location, orientation, and internal layout while others weren’t looking to buy but all were motivated when the right home became available,” he adds. “People really buy into the sense of neighbourhood, village-like feel, history, architecture, restaurants and boutiques in Belgravia and these deals reflect the new generation of global buyer who is choosing to make Belgravia their home.”

strengthening. “Prime central London remains a place that people want to invest, live and work in and its stability in a global context, along with the value on offer, makes it an attractive option for people wanting a base or a long-term home.

“Belgravia saw the highest proportion of £5 millionplus sales in 2024 (13%), the first time it has taken this dominant position since 2020, overtaking Chelsea which was ‘number one’ in both 2022 and 2023,” he adds. “Belgravia is perhaps best known for its grand Georgian townhouses and indeed demand for houses versus flats in 2024 was at its highest level across London (63% vs 37%) since 2021.”

Jamie Marshall, Sales Director at JLL Residential, highlights the area’s combination of historic character and modern amenities. “Belgravia is highly sought after due to its historical charm, exclusivity, prime location and diverse property offerings. Situated between Mayfair, Knightsbridge, Sloane Square, Pimlico and Westminster, it benefits from significant investments by the Grosvenor Estate in areas like Elizabeth Street and Eccleston Yards. “Belgravia’s property market has shown remarkable resilience despite economic fluctuations.

It continues to offer consistent capital growth, making it an attractive option for long-term investment,” he says. “Currently, smaller freehold houses and lateral apartments are highly sought after. Larger family homes in prestigious areas such as Eaton Square and Chester Square continue to enjoy strong demand.”

Jamie also notes ongoing price growth. “Belgravia remains a top choice for global HNWIs due to its security, amenities and enduring allure. Recent data highlights a 4.7% annual increase in achieved prices (Oct–Dec 2024 vs Oct–Dec 2023), with flats seeing a 5.1% rise per square foot and houses a 3% increase. The average price per square foot stands at £2,106.”

Oliver Ingles, Advisor at DDRE Global, says lifestyle continues to drive interest. “Belgravia’s appeal starts with its access to some of the world’s best restaurants – 16 of which hold Michelin stars. The area offers an incredible range of cuisines, from refined Indian dining to high-end Middle Eastern establishments, catering to a global audience of discerning buyers.”

Oliver adds, “Elizabeth Street and Motcomb Street are lined with luxury boutiques, independent designers, and heritage brands. With Knightsbridge to the north and Chelsea to the south, residents have easy access to both areas. Whether it’s Harrods or the café culture of Chelsea, Belgravia provides the best of both worlds.”

Oliver points to favourable pricing for buyers. “Best-in-class period townhouses are transacting at around £1,800–£2,000 per sq. ft. – well below the £2,500 per sq. ft. average seen in comparable sales over the past decade. This suggests a market that is significantly underpriced relative to its historic performance.”

The area hasn’t been immune to economic and political shifts. “While domestic buyers have become more dominant, international interest remains strong, despite factors like stricter non-dom tax rules and geopolitical uncertainties,” says Jamie. “Rising borrowing costs and construction expenses have also influenced purchasing decisions.”

Oliver agrees. “Belgravia has become a highly price-sensitive environment. Buyers are cautious, often unwilling to even view a property if they feel the asking price doesn’t reflect current market conditions. That said, best-in-class properties on super-prime streets continue to attract strong interest, particularly from US and dollar-based buyers taking advantage of currency advantages.”

Jamie advises prospective buyers to be realistic about costs. “Buyers should weigh the importance of location versus property features against their budget constraints, as Belgravia commands some of London’s highest prices. They should also account for high buy-in costs and recognise that while the market performs well over time, it is not entirely immune to downturns.”

Oliver adds, “There are many nuances in the market to consider. Pricing can vary significantly depending on the street, the period of the building, square footage, amenities, and even the orientation of the property. Speaking with an expert who understands these factors ensures you gain access to the best opportunities. We, for example, have access to off-market properties that won’t be found on open portals.”

Rental demand in the area also remains strong. “Belgravia’s rental market offers an average gross yield of approximately 3.5%, making it attractive for buy-to-let investors seeking capital appreciation over time,” says Jamie. “The average rent per square foot for a two-bedroom flat is £70 per annum, and demand for large homes with outdoor spaces has grown significantly.”

BUYER BEHAVIOUR

While London still dominates, buyers are increasingly factoring lifestyle, space, and long-term value into decisions beyond the capital

ondon remains the strongest magnet for high-net-worth individuals looking to buy or rent luxury homes in the UK. Its combination of international appeal, education, culture, and business continues to give it an edge. But while the capital holds its ground, buyers and renters are increasingly exploring locations outside the city, driven by lifestyle choices, shifting work patterns, and evolving design preferences.

Jamie Hope, Managing Director of Maskells, points to the consistency of demand in Prime Central London (PCL). “The most desirable locations will always offer a mixture of close proximity to top schools and world-class amenities, whilst providing a sense of privacy and security,” he says. “The Royal Borough of Kensington and Chelsea will always be in demand due to the number of excellent independent schools.” Mayfair and Belgravia, he adds, remain firm favourites “due to their prominence, easy access to some of the world’s finest boutiques and abundance of large homes that often surround exclusive private garden squares.”

But alongside the familiar prime postcodes, a quieter shift is underway. Buyers are not turning their backs on London, but they are expanding their view. As Alex Michelin, Founder and CEO of Valouran, puts it: “While the ‘golden postcodes’ of prime London will always remain desirable, there is an undeniable shift in HNWIs looking to purchase in other

areas with the space to better accommodate a modern lifestyle.”

One example is Queensway, a once-overlooked stretch next to Hyde Park that’s undergoing major regeneration. “The reimagination of The Whiteley… into a mixed-use development of 139 unique homes, a 109-key Six Senses hotel and 19 shops and restaurants, marks a long-overdue transformation,” says Alex. “With over £3bn being invested in the street over the next three years, it is definitely the area to watch.”

Outside of the capital, the pull of countryside living is clear. Louise Nicholson, Head of Cotswolds Lettings at Savills, notes: “Demand for country properties at the upper end of the market has increased over the last 12 months.” Some clients are testing the waters: “Particularly if they’re coming out of London, they want to know that a village or local setting is right for them and their lifestyle needs.” For others, it’s about a second home or a place to retreat to on weekends.

What these renters are looking for is specific: “Turnkey houses with a great internal specification, good amount of acreage and a sense of privacy,” says Louise. “In places like the Cotswolds, tenants will be looking for a picture-perfect honey-hued home in a well-connected village,” with proximity to restaurants and members’ clubs such as Daylesford, Estelle Manor or Soho Farmhouse.

Design and amenities are now playing a central role in decision-making, across both London and regional markets. Michelin sees a major shift in expectations: “Gone are the cigar terraces and the enormous dining rooms. In are spas, cryotherapy chambers and meditation spaces, and a near obsessional focus on the bedroom… quality sleep.”

Jamie agrees that modern buyers “want features that will either improve their living experience, such as the latest home automation systems or incredible leisure facilities,” but they’re also thinking ahead: “Buyers want amenities and features that ultimately add value to the home.”

This applies to tenants as well. Isabella Birch Reynardson, Head of Super Prime Lettings at Savills, says, “At the very top end of the market, demand has been strong for flats… Most are using their place in London as a base rather than staying in hotels.” Around 60% of lettings she’s handled this year involved apartments with hotel-like facilities: gyms, pools, concierge services and meeting spaces. For many international buyers, the capital still plays a crucial role. “Foreign buyers have accounted for

approximately 70% of the market in Chelsea and 30% in Kensington over the past 10 years,” says Jamie. “Changes to the tax thresholds will undoubtedly impact their buying patterns, but the draw of London is still strong.”

Michelin notes that the £5-15m segment is particularly active: “Wealthy overseas purchasers increasingly turn their focus to smaller, high-value homes rather than going all out and buying their main home here.”

But it’s not just about London versus the rest. The current market allows for both. Michelin summarises it well: “This is a good time to enter the London property market. Prices have not grown for over 10 years… on a relative basis the city is looking pretty affordable.” At the same time, the appeal of areas like The Bishops Avenue, Hampstead, and even countryside settings like Henley or the Cotswolds are giving buyers genuine lifestyle-driven alternatives. In today’s super-prime market, London still sets the pace. But for those willing to look slightly further afield, a new tier of exceptional options is waiting, and gaining ground.

ASTONISHING THINGS: THE DRAWINGS OF VICTOR HUGO

Few people today know that the author famed for Les Miserables and the Hunchback of Notre Dame also penned thousands upon thousands of drawings. This wonderful show at the Royal Academy sets that right.

It is but a glimpse into the vast collection but enough to reveal a potent imagination that inspired the famous novels – dreamlike landscapes, ghostly castles, haunting ruins, odd sea creatures and monsters, hallucinogenic mushrooms, hanged men. Hugo never received a formal art training nor concerned himself much with the art world as he lived by writing but he certainly knew how to draw

and experiment endlessly. Sometimes he just used ink blots (taches as he called them) to fill the paper with abstract visions; at other times he used stencils, fragments of lace, feathers and thumb prints with his inks, charcoals and gouaches.

Many of the works were created in Guernsey where Hugo had fled to evade the dictatorial regime of Louis Napoleon. He remained here into his late 60s until the fall of the French emperor. One of his last pictures from the Channel Island is a marvellously contorted view of Guernsey’s lighthouse, a metaphorical beacon in dark times. Architecture needless to say fascinated the author

of The Hunchback of Notre Dame. Above all he loved to sketch fantastical castles, some imaginary others real. He was so taken with the castle in Vianden that he hired rooms there for several months and painted it with his usual expressiveness, all misty and lopsided, towering over the medieval roofs of the town. Just three rooms at the Royal Academy are turned over to this part of a much greater collection but what rare treats they hold

Masterpieces from the Centre Pompidou

This exhibition at the Grimaldi Forum Monaco seems to be at a bit of a loss to define itself, so it’s come up with the promise of ‘exploring the modern history of colour’ through 20th century masterpieces.

The fact is that there’s no useful thread other than that the works have all been loaned by the Centre Pompidou in Paris as it gets ready to close for a major refurbishment. This is how Monaco comes to be in temporary possession of a treasure trove of over 100 works by artists ranging from Sonia Delaunay to Jean-Michel Basquiat, including Pablo Picasso, Amedeo Modigliani, Henri Matisse, Vassily Kandinsky, and of course Yves Klein, who famously trademarked a type of ultramarine known as ‘International Klein Blue’.

The Grimaldi Forum, now celebrating 25 years since it was opened by Prince Rainer, has a flair for drama. This show promises to make you ‘rethink their perception of colour in modern art through a sensory as well as visual journey’. To this end, visitors will first traverse seven monochromatic spaces infused with scents from a luxury perfume house and sound creations. After this a path takes them through a series of installations housing iconic pieces by top designers.

I don’t mean to be sniffy but it all sounds a bit like an airport Duty Free trail. Still well worth the effort in order to enjoy the light at the end of the tunnel in the form of the Pompidou treasures.

MATISSE AND MARGUERITE

“In my father’s time, we lived with his daily drama, which was painting.” These words from Marguerite Duthuit-Matisse’s diary capture what it was like growing up in the shadow of one of France’s greatest artists.

Marguerite was the eldest daughter of Henri Matisse (1869-1954). Born in 1894, she lived to the age of 88 but remains relatively unknown. Now, thanks to a major exhibition at the Musée d’Art Moderne in Paris, her story steps into the spotlight. The exhibition features more than 110 works, including paintings, drawings, prints, sculptures and photographs.

Marguerite was a constant source of inspiration to her father and is the only model who features in his works over several decades. Frank and intense, the portraits naturally enough reflect a father’s affection for his daughter, something of a mirror of himself.

This was due in part to the circumstances of her birth. The eldest of Matisse’s three children, Marguerite was born from a student fling with a model. Her early years were marred by sickness and she bore the scars of a tracheotomy operation throughout her life, concealing it with a black ribbon that features in many portraits.

She received scant formal education; her training was in her father’s studio where she was a daily witness to Matisse’s work. “The spirit of the family was entirely focused on father’s efforts,” she once said. She was a patient and goodnatured model, adapting to his ever-evolving styles – from Fauvism to more structured, geometric forms and beyond. When Matisse moved to Nice, Marguerite went too, becoming the subject of a major series of balcony portraits. Some of the last solo images of her date to the 1920s after which a professional model appears in the lively and colorful scenes. The two women became good friends.

Marguerite remained deeply involved in her father’s work, often acting as gatekeeper as collectors, historians, curators, and dealers vied for his attention. She supervised the printing of her father’s engravings, organised exhibitions and began the (never quite completed) full catalogue of Matisse’s work.

To coincide with the exhibition, the first ever biography of Marguerite is being published.

UNDERSEA

Explore the mysteries, myths and life that lurk beneath the waves in arguably the most famous of British seaside towns – Hastings – at this show simply called Undersea.

Highlights include works such as the 1929 painting of Ulysses and the Sirens by Christopher Wood and the marvellous 19th century Japanese woodblock print of a Woman Abalone Diver Wrestling with an Octopus, the title of which alone is enough to enthrall.

The gallery – Hastings Contemporary – is located under the cliffs on the seafront of the Old Town overlooking a fishing fleet that despite all odds is the largest beach-based fishing fleet in Europe. It’s a place much frequented by artists, photographers and daytrippers alike, creating a unique dynamic. The exhibition is composed of an eclectic mix

HIROSHIGE: Artist of the Open Road

Join Hiroshige on a lyrical journey through Edo Japan, exploring the natural beauty of the landscape and the pleasures of urban life at the British Museum’s first ever exhibition of works by this master printmaker. Unlike most other print designers of his day, he came from a high ranging Samurai family but he nonetheless loved to depict ordinary people and folk customs.

Utagawa Hiroshige was born in 1797, a time when Japan was on the brink of change and opening to outside influences. He recorded people from all levels of society. He loved energetic city views as much as remote landscapes and impressions of the natural world. His gorgeous prints of birds and flowers show his poetic feeling for nature. In evocative landscapes we can

see the dawning of tourism as travel across Japan became increasingly possible and popular. Highlights include The 53 Stations of the Tōkaidō and 69 Stations of the Kiso Highway.

And while there is realism in the faces, figures and landscapes, all are defined by an exceptional awareness of design, the result in some ways of the medium in which Hiroshige excelled: the print. His work, being quite cheap (especially when it came to mass produced fans), was popular and this helped to spread his reputation. He remains to this day one of the most beloved of Japanese artisans.

GRAYSON PERRY: DELUSIONS OF GRANDEUR

Sir Grayson Perry pops up everywhere these days. In celebration of his 65th birthday, the recently knighted national treasure has been given a show in the unlikely surroundings of Hertford House, an 18th London town house and home to Sir Richard Wallace’s collection of uber traditionalist art.

His response to the Wallace’s Collection –which includes the world-famous Laughing Cavalier by Franz Hals and Francois Boucher’s The Swing – is typically imaginative. There’s an awful lot to unpack but let’s start with the Sir Grayson’s latest alter ego – a deluded and impoverished East Ender (Shirley Smith) who has studied art and believes she is Lady Millicent Wallace, heir to Hertford House. Works by Lady Wallace (but in reality of course by Sir Grayson) introduce the themes of class, privilege, snobbery etc. all beloved of the artist.

To add another layer of complexity, the show opens with works by two real Outsider artists, Aloïse Corbaz and Madge Gill, the latter of whom exhibited at the Wallace in the 1940s. Lady Wallace soon disappears from the show and then Sir Grayson’s works are interlaced with items from the Wallace Collection including historic paintings, ceramics and armour.

AI and digital art have played a part in their genesis. Examples are the tapestry called The Story of My Life which places figures from Boucher in a psychedelic landscape. Sir Grayson speaks very much for and to the average ‘outsider’ in art. He is hugely popular thanks to TV shows. His exhibitions always get people talking.

Sir Grayson has been compared to a court jester, always clownishly dressed and poking fun at majesty but also accepting its largess with uncomfortable regularity. Whatever your view of Sir Grayson’s personae, the new works should be allowed to speak for themselves and they are –like him – bold, brash and colourful.

As high-end buyers rethink what matters most, Florida, New York and Los Angeles each offer a different answer

STATES OF PLAY FLORIDA

According to Matt Lane, Senior Vice President and General Manager of the Southern Region at William Raveis, several key trends are shaping high-end real estate across Florida.

“New construction in many of the luxury markets remains strong,” says Matt. “Often these have taken the place of older construction damaged by recent storms and enables new buyers to enter the market in highly sought-after areas that are also FEMA compliant and offer better sustainability profiles.”

This shift reflects both necessity and opportunity, as builders and buyers prioritise modern, stormresilient homes with updated features.

As for where the demand is concentrated, Matt notes that coastal regions still lead the way. “These continue to be along the coast. East or West coast continues to be highly desirable and offer the warm weather lifestyles consumers continue to pursue.”

Florida’s natural appeal remains a core factor in its ongoing popularity among high-net-worth buyers.

However, recent shifts in the economic climate are making waves. “The market has slowed in recent months with a great deal of properties taking price reductions,” Matt explains. “There’s a lot of head winds including tariffs which seem to be a looming shadow over our economy and real estate markets.

Adding high insurance premiums, higher interest rates, and a higher cost of building materials to the mix further slows the market.” These realities are prompting more cautious behaviour among both sellers and buyers.

Despite the slowdown, the fundamentals of what buyers are looking for have remained steady. “This is pretty consistent year over year with outdoor spaces, large open kitchen and gathering spaces, high end finishes and coastal views being in demand,” Matt says. These features continue to drive interest in high-end listings, regardless of broader economic concerns.

“Most luxury buyers are already FL residents who are familiar with the area and looking to either move or invest in the area.”

One appeal of Florida real estate is its tax climate. “It continues to keep areas like Naples, FL at the top of the best places to retire in the US,” Matt notes. Tax advantages are an ongoing incentive for retirees and wealthy individuals considering relocating or purchasing second homes in the state.

Interestingly, the market is being driven more by locals than foreign buyers. “I don’t believe the international buyers are a major force,” Matt says. “Most luxury buyers are already FL residents who are familiar with the area and looking to either move or invest in the area.” This suggests that the market has become increasingly self-sustaining, with local demand playing a central role.

Still, climate concerns linger in buyers’ minds. “It certainly has impacted the market, especially along the coasts of FL where the highest property values tend to co-exist with the highest threats of storm risks to properties,” Matt explains. “The past 2 years have seen numerous hurricanes off the west coast and this has definitely swayed many buyers who have opted to stay off the coast.”

Looking ahead, Matt sees a mix of long-term promise and short-term challenges. “FL will always draw wealthy consumers looking for an active lifestyle. Short term there will most likely be economic and insurance headwinds that will roll with the general economic cycle of the US.”

In short, Florida’s luxury property market is adapting but remains attractive, especially to those already familiar with its benefits and trade-offs.

To understand the current state of New York’s highend property scene, we spoke to Mary Fitzgibbons and Martha Kramer, both experienced real estate agents at Brown Harris Stevens. Together, they offered a grounded and up-to-date look at buyer behaviour, market pressures, and what continues to drive demand in one of the world’s most competitive property markets.

When asked about current trends, they explained that buyers at this level have time on their side. “Buyers in the luxury sector know exactly what they want – and they are willing to wait until they find it,” they noted. “With multiple properties in their portfolios, these buyers are rarely in a rush or under pressure, which gives them the flexibility to be highly selective.” While there’s a clear preference for move-in-ready homes, they added, “they will undertake substantial remodels if the property offers unique characteristics or exceptional potential.”

Design and lifestyle choices have also shifted. “There is a growing demand for privacy, outdoor space, and distinctive design elements that set properties apart. With the increased focus on wellness, amenities like private gyms, spa-like bathrooms, and home offices are also highly sought after.”

In terms of where buyers are looking, the agents pointed to several longstanding favourites. “The Upper East Side and Upper West Side remain highly desirable for their pre-war architecture, proximity to Central Park, and prestigious schools.” At the same time, “Tribeca attracts high-net-worth buyers with its spacious lofts, privacy, and celebrity appeal.” Other strong areas include Hudson Yards for its modern towers, and the West Village for its townhouse charm. “Billionaire’s Row on 57th Street continues to command record prices, making it a magnet for global investors seeking trophy properties with breathtaking Central Park views.”

As for market pressures, rising interest rates haven’t shaken this tier of the market too much. “Many high-net-worth buyers in this category make all-cash purchases, insulating them from financing challenges.” That said, they acknowledged that “the market has seen a slight cooling in terms of bidding wars and aggressive over-asking offers. Instead, buyers are taking a more measured approach, negotiating harder and being more selective.”

“Natural materials, particularly warm wood tones, and thoughtfully designed spaces” are among the defining features of luxury homes in Los Angeles today, says Yoori Park, Estate Director at Hilton & Hyland. “Buyers are increasingly gravitating toward homes that feel both inviting and refined, spaces that blend modern aesthetics with warmth and comfort, avoiding designs that feel too stark or cold.”

While style preferences have shifted, location remains consistent. “Los Angeles features several prime areas for high-end real estate investments, including Beverly Hills, Brentwood, Bel Air, and adjacent neighbourhoods like Santa Monica and Hollywood Hills,” she says. “Buyers continue to see long-term value in these areas.”

On the financial side, higher interest rates have slowed the pace of some deals, but only slightly. “The impact of rising interest rates on Los Angeles’ luxury home sales varies by price point,” Yoori explains. “When interest rates were exceptionally low, properties moved quickly, and high-end sales occurred at an accelerated pace. Now, as the market adjusts to a more typical rhythm, we’re still seeing high-end transactions, though not at the same rapid pace of the low-rate era.”

She also notes that while some buyers are more cautious, “there’s still strong demand for luxury properties as many high-net-worth buyers are less affected by interest rates and continue to make substantial investments in real estate.”

In terms of what buyers are looking for, the checklist hasn’t changed drastically, but certain features are rising in priority. “Buyers continue to seek open floor plans, indoor-outdoor living, well-thought-out layouts, beautiful kitchens, and spacious primary suites with generous closets,” says Yoori. “Views are also a key factor, though preferences vary – some prioritise ocean or city views, while others prefer a larger yard with a pool over a view.”

Wellness spaces are becoming more common, too. “There has been growing interest in wellnessfocused features, such as saunas and dedicated wellness spaces. Smart home technology is

sought after by buyers who value both luxury and convenience. Privacy is also an important consideration, as well as the desire for exclusivity and security.”

Tax policy has added some friction to the market, especially for sellers. “California’s tax policies, particularly Measure ULA, have had a greater impact on sellers than buyers in the luxury market,” says Yoori. “The added transfer tax on high-value properties can sometimes influence negotiations. While some may weigh tax implications in their investment strategy, Los Angeles remains a prime destination for luxury real estate due to its global appeal and strong market.”

International buyers continue to play a role in the top end of the market. “Many of them have the advantage of being all-cash buyers, which

makes their offers more competitive,” she says. “While economic conditions, currency exchange rates, and certain regulations may influence international investment patterns, Los Angeles continues to attract high-net-worth buyers from around the world.”

Wildfires have also had an unexpected influence on market activity. “There has been an uptick in sales in Westside locations near Pacific Palisades, as well as in Beverly Hills and Bel Air. Many buyers who were impacted are still looking to purchase homes in these sought-after areas. However, securing insurance has become a challenge, particularly for hillside properties.”

As for international renters? They’re part of the story too. “International renters play a significant role in Los Angeles’ luxury rental market,” Yoori notes. “Many are drawn to Los Angeles for the exceptional architecture, breathtaking views, perfect weather, and the comfortable lifestyle afforded to its residents.”

Looking ahead, Yoori remains optimistic. “The future prospects for Los Angeles luxury real estate market remain positive, with steady demand expected to continue. While the market may experience short-term fluctuations due to factors like interest rates or economic conditions, the outlook remains strong. Los Angeles continues to be a global hub for business, entertainment, and luxury living… The city’s limited inventory of luxury properties and its desirability as a prime location for both living and investment will continue to drive demand.”

KLCC Penthouse, designed by Luxe Interior Sdn Bhd, involved the transformation of a 12,000 sq. ft. luxury penthouse for the Chong family, consisting of a husband, wife, and their two kids. This spacious home offers views of the city, with each window framing a unique aspect of urban life.

The living, dining, and dry kitchen areas span 1,825 sq. ft., uniformly connected in an open layout. The formal living area, drenched in natural light, showcases a quartzite light that complements the city’s night-time views. The Royal Oman Police Club and Hilton Hotel in Muscat is a multifunctional complex designed to meet the specific needs of the Royal Oman Police while adhering to Hilton’s international standards. Developed by Bobby Mukherrji Architects, the project combines high-end hospitality with facilities tailored for police personnel, establishing a distinguished destination in Muscat.

The Hilton Hotel offers deluxe rooms and suites catering to business and leisure travellers. Amenities include restaurants, bars, conference and meeting rooms, a fitness centre, a spa, and a business centre. The luxurious design integrates with the rest of the complex while ensuring privacy and exclusivity for guests. The entrance lobby features soaring ceilings, intricate arches, and warm ambient lighting. Traditional Arabesque elements merge with modern luxury, highlighted by ornate latticework, polished marble, and a central seating area. The Royal Oman Police Club features restaurants, cafes, lounges,

and dining spaces with a rich, dark-toned palette and latticework. Warm lighting accentuates textured surfaces, while elegant dining furniture combines dark wood with light upholstery. The bathrooms are finished with warm-toned stone walls, freestanding bathtubs, and rose-gold fixtures, creating a spa-like retreat. Throughout the complex, the architecture complements Muscat’s natural surroundings while reflecting Omani cultural heritage. It celebrates the carved arches, luxurious marble expanses, vibrant frescoes, delicate mirror-work, and intricate carvings of traditional Udaipur palaces with restraint, creating compositions and elements that appear more sculpted than ornamented. The 139 rooms and suites are done up in tones of beige and cream, and dovetail luxurious furnishings, handpicked accessories, and artworks into immersive, bespoke environments. The extravagant suites have private plunge pools, while the private rooms come with balconies, offering a view of the Aravallis. The narrative creates several spatial moments for the guest to contemplate and

admire the scenic setting through large terraces and intimate balconies floating above a lush landscape of mature native vegetation.

The poolside activates all the senses through its indulgent and sophisticated design that includes mellow lighting and water-spouting gargoyles. The banquet, a ballroom, a spa, a state-of-the-art fitness centre, a stunning outdoor swimming pool, conference halls, a library, and an activity room are instrumental in making Aurika Udaipur one of the most sought out venues for luxury holidays and destination weddings alike. The lighting adds atmospheric depth and dimension to the property. Come evening, Aurika Udaipur scintillates like a jewel from Rajasthan’s vibrant past, with Lake Pichola in the foreground and the soft undulations of the Aravallis as the backdrop.

From the construction phase to the final touches on the interior, the team was entrusted with every aspect of creating this stunningly grand home, nestled in the heart of Chigwell, Essex.

The client sought a luxury interior that balanced timeless elegance with practicality, creating a warm, inviting home for the entire family. The goal was to design a space that could be cherished for generations, while also being captivating and memorable in its own right. In this project, quality and luxury were the driving forces behind every design decision. From bespoke furniture to handcrafted finishes, every detail was meticulously selected

for its durability and resilience, while ensuring the space felt welcoming and homely.

Each aspect of the interiors was thoughtfully crafted by Inside Job’s in-house team, who worked in close collaboration with the client to bring their vision to life. This project provided a remarkable opportunity for Inside Job to showcase their creative leadership and visionary talent, made possible by the trust and confidence the client placed in them from the outset.

The final design featured an entrance that embodied the luxurious glamour of Art Deco, seamlessly integrating timeless opulence. The space showcased hand-painted, oriental-themed wall panels and a striking book-matched marble staircase. The ground level adopted a sleek black-and-white palette,

complemented by gold and earthy tones, creating a harmonious sense of elegance. The hallway design extended to the first floor, where striking geometric tiling and gold accents – echoing the downstairs aesthetic – created a seamless flow between the levels. Both hallways were united by an elegant, glass-tiered chandelier that cascaded through each floor, leaving a lasting first impression that perfectly encapsulated sophistication and grandeur. Inside Job Luxury Interiors ensured that every room across the property’s four floors had its own distinct identity, with unique bursts of colour in each space. At the same time, a consistent flow was maintained throughout by using a neutral palette as a

base. To enhance the atmosphere, the entire property was beautifully illuminated with a combination of integrated LED lighting in the joinery, coffered ceilings, and bespoke feature lighting, creating a cohesive and striking visual experience. Inside Job Luxury Interiors were immensely grateful to be part of such a dedicated and cohesive team. Their in-house designers, architects, and visualizers worked tirelessly to turn ideas and concepts into reality. By being involved throughout the entire project – from inception to completion – they not only ensured a seamless process but also alleviate any stress for their client, making the Chigwell project an effortless experience from start to finish.

As an interior CGI company, IDWorks utilises advanced visualisation software, including AutoCAD, Autodesk Revit, 3Ds Max, Photoshop, and Lumion, to bring concepts to life with clarity and precision. Fit-out services cover turnkey interior construction, designand-build solutions, wall panelling, carpentry and joinery works, MEP systems, HVAC, lighting, and professional project management. Furnishing services include the supply and installation of furniture sourced globally from countries such as Germany, Italy, Spain, and Malaysia.

A notable project was the Al Tamayyuz Academy in the King Abdullah Financial District (KAFD), spanning 42,000 sq. ft. and delivered as a turnkey project. This highquality institution featured full acoustic control, academic furniture, and branding throughout. A standout design element was the four-metre-wide staircase connecting floors, paired with LED screens and collaboration areas. Facilities included classrooms, a computer lab, testing rooms, breakout zones, offices, and a VIP lounge. The project emphasised energy efficiency, sustainability, and locally sourced materials, incorporating smart technologies like electric signage and interactive boards.

Another significant project was the CNTXT headquarters and academy, also located in the KAFD District. CNTXT, a joint venture between Saudi Aramco Development Company and Cognite AS, focuses on advanced cloud and digital transformation solutions. This project covered 2,516m² across

the 23rd and 24th floors, accommodating up to 200 employees. Inspired by CNTXT’s brand identity, the design featured greens and blues balanced with neutral greys. Materials such as carpets and acoustic solutions were selected to optimise sound quality and aesthetics, while smart lighting and advanced technologies created a modern, high-tech environment. Facilities included executive offices, openplan workspaces, meeting rooms, classrooms, reception areas, and quiet zones.

Building on the theme of integrating cultural identity with functionality, the Aseer Investment Company’s (AIC) office project in KAFD drew inspiration from Aseer’s natural beauty and heritage. Traditional motifs were incorporated into stucco-covered columns, while teak wood finishes reflected the style of old Aseer homes. The office accommodated 100 workstations with open-plan areas, executive offices, meeting rooms, and breakout

spaces. The design balanced cultural elements with advanced functionality to create a cohesive and productive workspace.

IDWorks also contributed to the renovation of a 26-floor residential tower in KAFD. Apartments, ranging from one-bedroom units to penthouses, were redesigned with neutral tones and warm accents inspired by the desert.

The focus was on enhancing layouts through new finishes and furniture without altering existing structures. Materials and finishes maintained a sophisticated yet functional aesthetic, aligning with the project’s vision. Collectively, these projects highlight Intelligent Design Works’ commitment to creating sustainable, innovative, and clientfocused spaces. The Sanger Vineyard Estate, located in the scenic Santa Ynez Valley of Central California, is the creation of Jan and Bill Sanger, founders of the Sanger Family of Wines. Designed by Mark Weaver & Associates, the project involved transforming a modest 1970s stucco home into a 20,000 sq. ft. masterpiece that functions both as a practical family home and an elegant space that fits well with its natural surroundings.

Central Park is a 12-acre, environmentally sustainable community reimagining modern living. Located in Toronto, Canada, the timeless, contemporary architecture draws inspiration from the adjacent East Don Parkland ravine, incorporating nature-inspired elements throughout its design. Expressing a harmonious coexistence between sparkling glass and nature, the towers’ façades feature organic, leaf like architectural details.

The development has been awarded the IPAX Americas Property Award for ‘Best Sustainable Residential Development’ in Canada. The award adds to a growing list of accolades for Central Park, further solidifying Amexon’s leadership in environmentally focused design and innovation.

Central Park incorporates a range of industry-leading green features and building practices including green roofs, solar power panels and individually controlled HVAC systems. It is setting a new standard as a largescale project of its kind in Canada and North America to offer electric vehicle charging stations in all parking areas, for residents, visitors and retail venues, including four levels of underground parking – over 1,500 in total.

At the heart of the community is Central Park Common – a vibrant, three-acre urban park with green spaces, bike paths, fountains, and reflecting pools. Designed as a fusion of eccentric wonderland meets countryside escape, the project embraced daring design, ensuring it would be a talking point for all who visited.

Located on a 150-acre country estate in Northumberland, the former cattle sheds were reimagined into an immersive, visually striking space. The aim was to craft an experience that was impossible to ignore, where guests would return time and again to explore a new room or rediscover a favourite retreat. Every space was carefully curated to create a sense of

The library was designed as a dark, moody retreat, with hand-painted tortoiseshell panels, Venetian plaster, and verre églomisé mirrors. In the restaurant, antique arches frame a mirrored private dining nook. The bathrooms became an attraction of their own, featuring emerald Venetian plaster, terrazzo tiles, and pink concrete sinks.

Each of the 15 bedrooms feature custom headboards, distinct fabrics, and cabinetry in a spectrum of colours, ensuring that no two stays are ever the same, solidifying the hotel’s status as a truly unique destination.

Millimetre Design Sdn Bhd was involved in two notable projects: Sentral Suites and The Bousteador. For Sentral Suites, the client sought a design that would add commercial value and foster interactions among different generations and local residents. Residents expressed concerns that the building might not represent their heritage or harmonise with the community. Millimetre Design responded by creating a design inspired by traditional games, integrating them into the complex’s fabric.

This approach aimed to honour Malaysia’s heritage and create a vibrant tribute to the nation’s cultural diversity. For example, the Sepak Takraw lobby features patterns mirroring the rattan woven ball used in the game, with lighting and materials capturing its essence. The Congkak Lobby reflects the game’s rhythmic motion, with carved wooden walls and warm lighting evoking traditional Congkak boards.

The Bousteador, a 23-storey building located in Mutiara Damansara, Petaling Jaya, draws

inspiration from Boustead’s long-standing reputation and adaptability. The design aimed to meet various needs while showcasing the company’s strength, business acumen, and culture.

A three-pronged approach – ’A Game Changer’, ‘A Post Pandemic Office’, and ‘Inspired Spaces’ – was adopted, focusing on creativity, integrity, and innovation. Outstanding bold designs, glass doors, and one-of-a-kind interchangeable layouts allowed spaces to be reconfigured easily for coworking, seminars, training, events, or private meeting areas.

The ground floor features an open office with private areas sectioned by glass panels, softened by smooth curved walls. The 3rd, 4th and 10th floors have similar layouts with textured countertops and lounge areas. The design aimed to create a transformational space, which resulted in a 62.4% reduction in office space. Equipped with technology and moveable screens, it highlights the company’s commitment to flexibility and innovation.

The group renovated and reopened a previously degraded hotel, formerly known as Hotel Viana Sol, renaming it after António Parente’s mother, Dona Aninhas. Thanks to its central location, AP Dona Aninhas offers guests easy walking access to the city’s tourist attractions, heritage sites, scenic spots, and cultural landmarks, as well as parks and green spaces.

ARQ Tailor’s studio was responsible for the transformation of this historic building. The hotel features modern decor and incorporates the elegant and traditional ambience of the old Hotel Viana Sol. The design includes marbling techniques in the corridors, a traditional decorative method once used in noble houses. This method mimics the appearance of marble through multiple layers of paint and was revived by ARQ Tailor’s to enhance the building’s aesthetic. The hotel is equipped with all the modern amenities of contemporary hospitality, including a gym, spa with pool, sauna, Turkish bath, and beauty treatments.

ARQ Tailor’s also ensured that the hotel’s inviting atmosphere is enhanced by an outdoor terrace, where guests can enjoy live music, exhibitions, and cultural events that enrich the social and cultural life of the city, making the hotel a vibrant hub for both visitors and locals.
