1st Call,, firrst class!

IN THEIR 18TH YEAR, 1ST CALL GAS MOVES PREMISES Over the last 18 years the 1st Call Gas team has evolved to an impressive 27 members. Business owner Leon Stones and his partner David Turner decided to move from their shop in Crookes. This month the YiP team went to visit their new office at Westbrook Court on Sharrowvale Road. We discussed how far they have come from being just a 2 man team to where they are today. Here is what Leon had to say:

Emily asked: Why did you decide to move premises?

Where do you see the business going in the next few years?

‘We decided to move due to the old shop not having enough space for the amount of staff. It was a brilliant space and had the shop front. We found we were competing on the phone and we are definitely wanting to build a bigger company. The move has allowed us to open up a call centre. Our new centre is in the S11 postcode which is one of our most prominent areas, where a lot of our clients are based.’ Leon went on to explain the beautiful handmade furniture that had been built by a friend of his for the new office.

‘1st Call Gas does very well in Sheffield and we are wanting to expand to the wider South Yorkshire area.

Our next step is to bring more managers into the team so myself and David can take more of a backseat but still oversee the business.’

How did 1st call gas start?

‘Me and David started as apprentices for the Sheffield City Council in 2004, before we went on to work for a different boiler company. For the first 10 years of 1st Call Gas, it was just the 2 of us in an old transit van and a small computer in his dining room! From there we started to take on apprentices as older potentials didn’t want to listen to us due to our ages. 5 years ago the company really took off when we moved up to Crookes and especially during the pandemic, we have explored avenues we never considered before.’

What has changed since the company started 18 years ago?

‘We have now become heavily involved in the Eco boilers scheme where the government is giving away free boilers. Another area of focus is on the service and maintenance and landlord certificate side of the business. Our monthly maintenance plans offer a cheaper option for insuring and repairing boilers with a free service. We now have 27 employees in total that we have kept in jobs through all the lockdowns, most of our engineers started as apprentices.’

Leon expressed the importance of turning up to jobs on time, keeping customer’s houses clean and continuing with the affordable prices for their services. They still complete ‘smaller’ jobs such as repairing taps because they believe in keeping good relationships with their loyal customers. They hope that this will lead to recommendations to family and friends.

support to rebuild their lives. The organization is currently made up of CEO Laura Riley who is also a caseworker, one other caseworker, a team administrator, a board of trustees and a team of invaluable volunteers.

Laura Riley founded the charity due to her own experiences in suffering coercive and emotional abuse. She identified that there was no such support service available for mothers who had lived with coercive control and emotional abuse and who are still tied with the perpetrator due to Mums In Need (MIN) is a unique support service parenting a child with them. Since the humble for mothers suffering ongoing coercive control after beginnings from Laura’s laptop in 2013, Mums In separation from an abusive partner. Follow us on Facebook If you live in a council property or a property where you are a tenant of a housing association you may have the right to purchase the property at a discount. The discount can sometimes mean you do not need a physical cash deposit, making becoming a homeowner an easier and more affordable process.

DO YOU HAVE THE “RIGHT TO BUY?”

The Right to Buy scheme was introduced by the Housing Act (1980), to encourage tenants of council properties to become homeowners. Council tenants get a discount on the full market value of the property to help them purchase the home, which is based on the number of years they have been a tenant for.

When there was a large shift in the late 1990’s towards housing associations managing properties, the Housing Act (1996) brought about the “Right to Acquire” scheme that also enabled tenants of these properties to accrue a discount on the purchase of their tenanted property.

Although the discounts are different, both schemes enable tenants to purchase properties from their landlord without a deposit. To qualify for either scheme you must have been a tenant for a minimum of 3 qualifying years. You can purchase the home with a joint tenant, a spouse or anyone who has been living in the property for the last 12 months. They don’t have to be on the tenancy agreement but it must be their main home.

You will have to name them on the application because when it comes to applying for your mortgage, the applicants need to match. If you were a local authority tenant and moved across to a housing association, it is worth asking if you have a “preserved right to buy” which means that you may still qualify for the right to buy discount, even on a housing association property.

Applying with other people can help with affordability for your mortgage and make becoming a homeowner a more realistic opportunity. Council and Housing Association properties are generally a good investment if you know your property well, for example, have lived there a long time, are happy living there and have maintained the property to a good standard. The discount you receive will sometimes include a deduction for any work the landlord has carried out in recent years. If you have just had your property reroofed or a new bathroom, you are most likely to have these costs deducted from your discount.

What discount can I get?

On the right to buy scheme, the longer you have been a tenant for, the more discount you receive. After living in the property for 3 – 5 years you get a 35% discount automatically. After the 3rd year, you accrue an additional 1% for each full tenanted year up to a maximum of 70%. This is relevant to houses only, as flats received 50% discount from a tenancy of 3-5 years and then accrue 2% additional from year 5 up to a maximum of 70%.

However, whatever the discount there a maximum amounts that apply.

Example: Jo and Dawn lived in their house for 30 years, they want to buy it.

It is valued at £120,000. Jo and Dawn qualify for a discount of 60% - they can buy the house for £48,000 with the deposit being the equity the council are “gifting” them under this scheme.

On the right to acquire scheme, if you are a tenant of a public sector landlord including housing associations, armed services and NHS trusts, you can buy your property providing it is “eligible” after you have been a tenant of theirs for 3 years. The property must have been built or bought by the housing association after 31st March 1997 or transferred from the local council to the association after this date. The discounts here are static, and are determined by area as opposed to the length of time being a tenant. They start from £9000 and range to £16000 discount. Like the right to buy discount, the equity makes the deposit, so it is possible to get a mortgage without having cash for a deposit yourself, but as the discount is smaller, you may wish to save up and top this deposit up.

As a general rule, to qualify for either of these schemes you shouldn’t be or have been made bankrupt, or have a court order to leave your home. You may also not be eligible if you have used one of these schemes in the past.

Other costs The other costs to consider when looking at becoming a home owner via these schemes are solicitors fee’s, which range

between £1000 - £2000 depending on the property purchase price, broker fee’s and any costs for additional surveys. It is good to make a plan to save up this money in advance before starting the process.

How does it work for a mortgage?

Essentially the mortgage is the same as a traditional mortgage.

You are taking a secured loan against the property and are expected to make repayments in line with the terms of the mortgage. If you fail to keep up with repayments, your home would be repossessed so it is very important you understand the differences between paying a mortgage and rent.

We would have an initial appointment to discuss your requirements and I would complete a fact find, working out everything I need to know in order to give you advice on the best mortgage for your circumstances. You would send me the required documentation, i.e bank statements, payslips, identification etc and I would assess this, along with looking at what you are wanting to achieve. After we have done this, I should be able to complete a decision in principle so that you can apply for your right to buy. Often the housing association or council involved want this document to show that you can get a mortgage before instructing a valuer. After the application is submitted and the valuation is in, we have to wait for the documents from the Landlord before we can formalise our advice further and make an application. Either way, if you use an expert in the process, like ourselves we will take care of all this for you and make purchasing as stress free as possible.

It can often work out cheaper monthly to be buying your home than it does to rent it, and at the end of the term, you have no more payments to make as the house is yours!

There are clauses with the schemes that you have to be aware of, and you must make sure you read all the paperwork thoroughly and ask questions so you understand the implications of using a scheme such as this. If you want to sell the house within 5 years of completing this, you may have to pay some or all of your discount back, and the amount may be based on what you sell for, not what you purchased for.

Have you seen the colourful wooden crates that have on the corner of Eldon appeared Street and Market Hill, in the town centre?

The Crate It artwor k reflects some of the fascin ating history of Eldon Street when it was once the cultural hub of the town centre and features the amazing characters who perfor med there in the past.

In the 1800s, entert ainers came from across the world to perform in the theatr es on Eldon Street, including the Public Hall, now The Civic, Barnsl ey and the Empire Theatre of Varieties which is now the Parkw ay Cinema.

The grand circus made of wood and led by famou s circus master Charles Adams stood on Eldon Street in the 1870s . Many of the circus acts perfor med on horseback, and local people would visit the circus stable s during the day to view the horses .

Your garden can come with a few different hazards, so knowing what to look out for is important.

Here are some of the common things you should be aware of:

Plants Many plants can be toxic to animals when ingested, so you need to know what plants you have, and which are potentially unsafe. This doesn’t mean that you have to get rid of toxic plants, but you should keep an eye on your animals when they are around them in the garden.

Vegetable patches If you grow veggies, you want to make sure your pets can’t dig them up but also that they don’t eat anything they shouldn’t. For example, tomato plants and unripe tomatoes are toxic to animals, as are some herbs and other vegetables. Gating off your vegetable patch or using raised beds will help to keep your pets safe and your vegetables undisturbed.

Sheds Sheds can be home to dangerous equipment and chemicals, so you need to make sure they are secure. Not only can your pets get in there but other animals too. Checking your shed is clear of pets before locking it up is a good idea too.

Get to the vet If you’re worried that your pet may have eaten something in the garden that they shouldn’t have, or if they have injured themself whilst outside, get them to your vet as quickly as possible.

Car insurance premiums expected to fall by up to £35/yr as whiplash reforms take force Drivers could save up to £35 a year on their car insurance, the Ministry of Justice has said, as major reforms to the claims process for whiplash injury come into effect this week. The shake-up includes a new online portal for road traffic injury claims, while whiplash cases can no longer be settled without medical evidence.

There were more than 550,000 whiplash claims in 2019/20 alone – a figure the Ministry of Justice has called "unacceptably high". But it believes the new reforms will reduce the number of claims, which in turn should allow insurers to cut premiums for millions of drivers.

The Ministry of Justice says insurers have pledged to pass on savings worth a total of £1.2 billion to drivers.

Petrol prices reach highest level in two years Unleaded prices are at their highest level in two years, experiencing the biggest annual increase in 11-years, according to motoring firm the RAC. It blames the hikes on retailers charging motorists more to make up for falling fuel sales during the pandemic.

The average cost for a litre of unleaded has soared to 129.27p, which is the highest level since August 2019 (when it stood at the same price) data from the RAC Fuel Watch reveals. Compared to this time last year, prices have risen by 22p/litre, which is the biggest 12-month increase seen for 11

Diesel, meanwhile, is now almost 20p dearer than at the end of last May after a 14.4p/litre hike in the past six months alone. The average cost for a litre of diesel now stands at at 131.59p, although it still hasn’t surpassed the 132p a litre it reached at the end of January 2020.

According to the RAC, this means a full tank for a 55-litre family car will set you back £71.10 to fill up with unleaded, and £72.37 for diesel. The RAC adds that it's the seventh month in a row of rising prices.

I would love to fly. Flights are so expensive, I could go on holiday whenever I wanted. Who needs rollercoasters when you can fly!

I like to work with others. I’m more of a team player.

How do you think that social media has impacted this generation?

It has definitely brought people together and has allowed everyone to find people who share the same ideas and hobbies as them.

However, it has allowed people to gang up or attack as a collective anonymously. It has its benefits and it’s negatives.

If you could change one thing about the world, what would it be?

I’d like more empathy from anyone so that we can address the big problems that we have today like homelessness Tell us a little about your background. (Education) I did a degree in law, it had a lot of essay writing involved. The stories we reviewed were very unique. I tried to gain a job in a law firm, however that did not yield any results. I eventually wandered into Digital Marketing and took a bootcamp in it. I started to find it enjoyable and everything ended up here.

Tell me how you think other people would describe you?

I’d like to think people see me as cheery, adventurous and creative.

What are your interests/ hobbies outside of work?

I am quite a proactive person, I love activities like bouldering, exploring countries and I’d like to go jet skiing. My favourite thing is food, I love italian.

What is your biggest achievement to date?

Two of my friends and I got onto this business pre-excelerator course that had people who had PHDs applying for it. We got to pitch an idea and show our personalities, it was a fun time.

If you could wake up anywhere in the world tomorrow, where would it be?

Most likely Peru, so I could climb Machi Pichu!

What skills do you have in digital marketing currently?

I love designing on Canva, I have done that a lot before. Also, I like making videos and editing them for social media.

What do you hope to learn about marketing with us?

I aim for a greater knowledge in the way that I learn how to implement what I learn and understand the process behind things like SEO, for example. I would like to know more than just the surface level of marketing and become familiar in the steps behind it all.

Take the humble potato salad to the next level with our ultimate version of this ever-versatile side dish. It's perfect for picnics, barbecues and more

INGREDIENTS

METHOD

• 800g Jersey Royals, Charlotte or Anya potatoes , or another waxy variety • 2 tsp wholegrain mustard • 2 tbsp muscatel or white wine vinegar • 4 tbsp olive oil • 1 shallot , very finely chopped • 3 tbsp mayonnaise • 2 tbsp soured cream • 1 tbsp horseradish sauce • ¼ lemon , juiced • 2 spring onions , finely sliced • handful of crispy fried onions

STEP 1

potatoes are cool, toss them through the mayonnaise mixture along with the spring onions. Tip into a dish and scatter with the

crispy onions just before serving, or serve the crispy onions on the side for sprinkling over at the table.

Tip the potatoes into a large pan of cold salted water. Bring to the boil, then simmer for 10 mins until tender to the tip of a knife.

STEP 2 While the potatoes are cooking, whisk the mustard, vinegar, olive oil and chopped shallot together with a good pinch of salt and a grind of pepper. When the potatoes are cool enough to handle, peel if you prefer, then halve, quarter or cut them into bite-sized chunks if large, then toss in the mustard dressing until completely coated. Leave to cool completely.

STEP 3 Meanwhile, mix the mayonnaise, soured cream, lemon juice and horseradish together. When the
