Hello my lovelies, I can’t believe we are in 2021! I know that 2020 was a tough year but I’m super excited about the next twelve months. I have lots of exciting things lined up and you can read all about them on this page.

I made a film in 2020 and it is currently being edited. The movie also features Dr Tuneless, Captain Oddsocks, Mrs Snooty Pants, Engelbert and lots of other characters from my book series! I can’t wait to share it with you.

I’ve got lots of music arriving in 2021.

Are you looking to buy your first home?

I hope you are all keeping well and are looking forward to what 2021 will bring. With the roll out of a vaccine, I believe there is hope that we will see a more familiar version of normality return to our societies soon. This has certainly brought renewed enthusiasm to the market and confidence to lenders, especially at the higher loan to values. We are still yet to see the return of 5% deposits but there has been a number of large influencing lenders that returned back to 90% loans late 2020 and at the beginning of this month.

This means that there is more opportunity for you to qualify for a 10% deposit mortgage.

10% deposit mortgages are not the only way to secure your first home, you could consider taking up one of the government schemes such as help to buy or a shared ownership property. There are other opportunities too if the above is not for you and this could include a family mortgage from one of the lenders that can potentially support 100% mortgage products.

But what do you do?

It is never an easy decision and often we could make the wrong choice by not having all the information. Comparison sites can be misleading with sometimes out of date information and showing you products that you do not qualify for. Using a broker enables that knowledge gap to be filled and a pair of ears and eyes to guide you to buying your first home.

My job as your Mortgage and Protection broker is to help you navigate the market and get the right product for you, within budget at the right time, for your circumstances. As well as first time buyers, I help a wide range of home movers, people looking to re finance, raise money or get into buy to let successfully obtain mortgages and today we are going to focus on the process of buying your first home.

Where to Start..

The first place to start when considering buying a home is speaking to a good broker. How will you know what you can afford or what your options are without this? You can of course turn to the internet and this will provide you with a wealth of knowledge on the subject, but depending on the strength of where you get the information from, your information may not be up to date or may be misleading. To enable me to give you mortgage advice there are two things you need to be aware of; firstly, that we are qualified to give you advice having completed regulated financial exams and becoming approved by the financial conduct authority to provide you advice. Secondly, we have to keep our knowledge up to date by completing continuous professional development throughout the year that is monitored. This means that the information and advice we are giving you is current and valid, and the success of your mortgage being, approved, in my opinion, is increased.

How I can help..

When a new client comes to me to ask for advice on their first mortgage, you can expect a warm welcome and introduction to my services. I will explain to you all about the home buying process and how I can be a positive influence at all stages. Every advisor is different and I like to think my service is exemplary as I am very good at keeping in touch with my clients, explaining information clearly and being contactable.

On the first appointment, we will get down to the nitty gritty about you and what you are hoping to achieve, so before this, it is really good to think about what is most important to you.

This means that the amount you pay each month will remain the same for a specified period of time. This helps with budgeting but depending on your answers to the above question about your future, it is important that you pick the right length of time to secure the stable interest rate for as the products have penalties to exit them. The penalties can be quite heavy so it has to be a consideration and caution should be exercised when tying yourself into long term fixes.

Once you have this information, it will help you when we have the initial mortgage appointment and I will then have a clear understanding of your objectives and expectations.

After the appointment you should feel that you know what your next steps are and the timescale in which I can come back to you, and have a plan as to what you need to do for me to give you advice.

After the initial meeting;

I will email you requesting your documents which will include a credit report, bank statements and payslips, as well as this you will receive a request to log onto our client portal and complete a small questionnaire and a further email asking you to accept our terms of business. Our terms of business are explained in the initial meeting in advance of this. If you do not have access to a computer or would prefer to not fill out the brief questionnaire, we can do this together over the phone or at our meeting.

Advice:

After you have returned your documents and completed the brief questionnaire, I will conduct my research so that I can give you advice. The advice I give will mean that you are recommended the best product, at the most suitable price for your circumstances. I search across the entire market for the best deal for you and then match the best deal with your objectives. This means that when I then go onto making an application for an agreement in principle, the chances of it not being accepted by a lender are dramatically reduced.

I will present my advice to you verbally and by email.

Once you are happy with this I will then go and get the agreement in principle which in real terms is your shopping ticket.

Agreement / Decision in Principle:

Now you have a lender that is saying you can borrow the money based on what we have told them, it means that you can then go to estate agents with confidence, make offers on properties that you want to buy and show them that you are physically in a position to proceed. An estate agent, generally, will not accept an offer without this. I will arrange a separate appointment with you to go through the different areas and help to tailor a protection package that meets your needs and budget.

Mortgage Offer

Once the underwriting is completed the lender will issue you a mortgage offer! I will send this to you electronically generally, and go through the points with you on the phone.

Your conveyancer will also prepare a report on this. If there are any special conditions, we will go through these.

Exchange and Completion

From this point, I keep in touch with you and your conveyancer to move your home buying through to completion and help you get the keys to your first home as stress free and quickly as possible. After the mortgage offer,

the conveyancer will report to you with the results of your searches and the contract and any enquiries that have been made about the property that your buying and the answer to these. Once this process has been completed and any points raised discussed and agreed, your conveyancer will discuss an exchange and completion date. This sometimes is on the same day but often than not, it can be a week or two apart. Exchange is where your deposit money (or some of) is given to your sellers solicitors and the contract is bound. Your conveyancer will order the money from the lender in time for the agreed completion date and then normally this would be the day you become home owners and get your keys!

How exciting! As you can see, it is a lengthy process and I feel that I can add value to your experience of buying your first home by being on hand to answer all your questions and calm any anxieties as they arise. You can be confident that you are in good hands for your mortgage and have the comfort that I will have your best interests at heart.

Bake our easy jam tarts and they'll instantly become a family favourite – plus, you can make them in less than half-an-hour if you use ready-made pastry.

INGREDIENTS • 250g plain flour, plus extra for dusting • 125g butter, chilled and diced, plus extra for the tin • 1 medium egg • 1 vanilla pod, seeds scraped (optional) • 100g jam, fruit curd or marmalade of your choice

METHOD STEP 1

STEP 2

Put the flour, butter and a pinch of salt in a bowl and rub them together with your fingertips (or you can pulse these ingredients together in a food processor if you have one). When the mixture looks and feels like fresh breadcrumbs, stir in the egg and vanilla seeds, if using, with a cutlery knife. Add 1 tbsp cold water, then start to bring the dough together in one lump with your hands – try not to knead it too much. Add 1 more tbsp of water if it’s not coming together, but try not to add more than that. Wrap in cling film and chill in the fridge for 30 mins.

Heat oven to 200C/180C fan/gas 6. Butter a 12-hole tart tin, then dust your work surface with flour. Unwrap and roll out the chilled pastry so it’s about the thickness of a £1 coin, then use a straight or fluted round cutter to cut out 12 circles, big enough to line the holes in the tin. Dollop 1-2 tsp of your chosen filling into each one and, if you like, cut out little pastry hearts (perfect for Valentine's Day) and pop them on top.

RECIPE TIPS - Use ready-made pastry To save time, you can use ready-made shortcrust pastry for this recipe. Buy a block rather than ready-rolled as it’s easier to roll it to the thickness you require.

STEP 3 Bake for 15-18 mins or until golden and the filling is starting to bubble a little. Leave to cool in the tin for a few mins then carefully transfer to a wire rack to cool completely.

Sheffield Churches Council for Community Care Sheffield Churches Council for Community Care (SCCCC) has been supporting older people since 1966. As a small, local charity, SCCCC offers a range of services that provide older people with a helping hand when they need it most. These free services offer support whilst in hospital, on discharge and in their own homes.

They continue to provide a lifeline for lonely, vulnerable and isolated older people who may have nobody else to turn to for practical or friendly support.

In March 2020, due to the Coronavirus outbreak, for the first time in 54 years, they had to suspend their flag ship Good Neighbour, friendly visiting scheme.

This befriending service, where volunteers visit older people in their homes for a cuppa and a chat, was replaced with telephone support and the launch of their pen pal scheme.

The pen pal scheme is hugely successful, with nearly 2,000 pieces of correspondence sent so far.

Volunteers and members of the public were invited to write in with messages of hope and love, sending in letters, cards and drawings that are passed onto an isolated older person in Sheffield. The feedback from service users was so positive, that the charity has decided to carry on the scheme even after the pandemic is over.

Read Matilda and Muriel’s story A seven-year-old girl’s handmade card made the day of a partially sighted stranger from Sheffield who has little other contact with the outside world. Matilda Murray, from Broomhall, drew a picture on a card, which found its way to 90-year-old Muriel, as part of SCCCC’s lockdown Pen pal scheme.

Matilda’s mum, Becky Murray, said: “I saw the callout for letters or postcards on SCCCC’s social media pages. I suggested to Matilda that it would be a nice thing to do.

“Matilda so desperately wanted to make someone feel happy, and said it must be really hard if you live on your own and cannot get out of the house. She made a card and wrote “thinking of you” inside. Matilda received a lovely card from Muriel, and was absolutely thrilled to hear back from her. She is now writing back to Muriel. It would be lovely if they keep writing to each other – and maybe even meet one day,” Becky added.

The telephone support service has proven to be a lifeline for many isolated, vulnerable and older people across Sheffield. Volunteers telephone service users on a regular basis, making sure they are keeping well, the calls help them stay connected with the outside world. There is nothing better than a good old natter with a friendly voice on the other end of the phone.

SCCCC’s Hospital to Home Scheme works in collaboration with Sheffield Teaching Hospitals and other health professionals across the city. In many cases the support from SCCCC ensures that older people are able to leave hospital sooner and feel more confident about returning home. Providing a network of support, the charity’s staff and volunteers can help with the delivery and fitting of mobility or home aids, emergency food shopping, collection of belongings from home whilst in hospital, the moving of furniture to make way for a hospital bed at home, fixing of

That journey home from hospital after a prolonged stay can cause anxiety and stress to some patients, SCCCC’s staff transport them home, settle them in and make a hot meal, making sure the older person is comfortable until care agencies arrive.

As a charity, SCCCC relies on donations to keep the services

running and fundraising has been severely affected by Covid-19 restrictions. Those supporters who normally run marathons, host tea parties and attend fundraising events have been unable to do their bit in 2020. One supporter, Kate Ibbeson got creative, she set up a fundraising page to write 100 letters to isolated older people as part of our pen pal scheme. She raised an incredible £412.

“As the amount of letters I wrote mounted up, I thought it would be a

great way to do some fundraising for SCCCC and support the great work of the charity. One hundred letters seemed a substantial target, so I pledged to write at least that many letters for the scheme.”

Mark Storey, CEO at SCCCC, said: “This has been a year like no other, like so many good causes, we’ve had

to adapt our work to a world remade and our face-to-face interactions have understandably been limited. But whether it’s fitting equipment to make life that bit easier, writing a letter to someone who’s lonely or helping someone to leave hospital safely, I couldn’t be prouder of the impact we’ve made in an otherwise difficult year.”
