What is Specialist Lending?

The specialist lending sector has grown dramatically during 2020 due to the pandemic and there will be increasing demands on the specialist lending sector from now on.

More and more people who walk into high streets banks will be turned away due to their circumstances and will need to seek help from specialist lenders to meet their mortgage needs.

I predict that High street banks will need to adapt to the changing climate for them to remain having a healthy share of the mortgage market.

But what is specialist lending?

Specialist lending is an area of the mortgage market dedicated to providing mortgage solutions for people who do not fit into the normal realms of high street bank and building society lending criteria. This means that you have a or a set of circumstances which would mean a decline from mainstream lending.

This could be one of many reasons and here are a few that could put you into the specialist sector.

• I am self employed and have one year accounts • I have low or previous credit problems, multiple credit issues, including a few too many late payments, debt management plans or even past bankruptcy • My income is paid in a currency other than sterling • I wish to use benefit income as part of my application • I am a director of a Limited company and keep my profit in my business • I need to use a guarantor or a person to support my mortgage • I am an agency worker, or have multiple employment streams • I have a low deposit • My business was effected during the pandemic As you can see from the above list, there are plenty of reasons for needing to use a specialist lender or product. There are over hundreds of lenders in the mortgage market, and thousands of products for you to choose from. These change daily and being able to know who to go to meet your mortgage need AND get the most competitive deal for your circumstances is where using a good broker helps. Being declined from a lender could impact your credit score, so you want to try and get it right the first time where possible.

Our role is to assess your circumstances and look to the “whole of the mortgage market” to find you the best product for these circumstances. I have access to specialist teams within high street banks such as Bank of Irelands bespoke range, as well as hundreds of building societies and alternative

lenders who will be able to look to fund your home purchase.

Specialist lending is relative for both people looking to buy a home to live in and people looking to buy property to rent out in both limited companies or personal names. I can help you with arranging a mortgage from the specialist sector for any of these reasons.

Credit Issues We have lenders available who will consider providing a mortgage to people with complex credit problems.

Life happens and old lending habits do not mean that your current lending habits are as they once were. If you have adverse credit, as bad as it may be and have aspirations to buy a house, it is never to early to chat to us so that we can help support you to either buy the house you desire now or provide vital advice of when you should be able to start looking to successfully make a mortgage application. Society Salon This month the YiP Media team want to say a massive well done to the team at Society, they've all worked so hard, and we know some of them were working right up to the very last moment to get everyone’s appointments completed. Here is the latest news from Georgia and her team!

Georgia and all the team believe in paying it forward so they teamed up with Jane who owns the local cafe on the Highstreet Guests. Everyday throughout half term there were 10 prepaid meals for families to collect if needed, they hope that this gesture made some families' days a little easier.

Gingerbread People INGREDIENTS

METHOD

• 175g dark muscovado sugar • 85g golden syrup • 100g butter • 350g plain flour, plus extra for dusting • 1 tsp bicarbonate of soda • 1 tbsp ground ginger • 1 tsp ground cinnamon • 1 egg, beaten

STEP 1

To decorate • ready-made writing icing • chocolate buttons or small sweets (optional)

Melt the sugar, golden syrup and butter in a saucepan, then bubble for 1-2 mins. Leave to cool for about 10 mins.

STEP 2 Tip the flour, bicarbonate of soda and spices into a large bowl. Add the warm syrup mixture and the egg, stir everything together, then gently knead in the bowl until smooth and streakfree. The dough will firm up once cooled. Wrap in cling film and chill for at least 30 mins.

Heat the oven to 200C/180C fan/gas 6 and line two baking trays with baking parchment.

transfer to a wire rack to cool completely. Use the icing to decorate the biscuits as you wish, and stick on chocolate or sweets for buttons. Leave to dry for 1-2 hrs. Will keep for up to three days in an airtight container.

SANTA says “Shop, visit and experience LOCAL”

Last month I wrote about A Tale of the C’s in our lives celebrating some of the developments and investments in our borough even in these challenging times, and of course the we now have the C of Christmas almost upon us, a time of cheer and celebration. I am a last minute everything sort of person, loving the feel of dashing around, taking in the ambiance created by Christmas decorations, lights and the sound of bustling shops, bars and restaurants. Ever the optimist I am hoping that we might still be able to get a window of opportunity to get my Christmas fix but if not, I am going to put on my Santa hat, elf slippers, and very old Christmas CD (yes I still have one) and take to the streets of on line LOCAL shopping.

Independents are the way we retain and nurture the personality of our places. I met a few of our local entrepreneurs in the Summer and was so impressed by their passion and drive, not just for their own business but for how they are collectively working together to get that buzz back into our centres.

Even in lockdown days when we can’t physically explore them, most have a digital presence with face

book, Instagram etc and on-line shopping facilities too, so please check them out.

Please think LOCAL especially at this time of year, not only does this keep much needed income in our local businesses so they too can enjoy Christmas, it also shows that we value them. We have a wonderful community spirit in Rotherham let’s try ensuring that the Christmas spirit and ‘Good Will To All’ extends to everything local - businesses, attractions, shops etc.

This month Yip meets Rotherham Independent Volunteer Organisation We all at YiP Media are very proud this month to be supporting the Rotherham Independent Volunteer organisation and welcome them as neighbours in the town centre. Emily was delighted to go along to meet and interview the busy team and help with the Winter Appeal!

Jessica Earnshaw the chairman and some friends, formed Rotherham independent volunteer organisation (Rivo) back in early 2019 and their mission is help the vulnerable people of Rotherham and the surrounding areas.

The team run a total of 4 soup kitchens a week from within the Rotherham Central Community Hub with The South Yorkshire Street Angels and Safe Haven Rotherham, (Rotherhams oldest help kitchen). The Soup kitchens run Tuesday - Friday from 6pm. This month the team achieved a score of 5 on the Food Hygiene Rating.

Hello Emily, it’s great to meet you too!

We are based on the Rotherham College street running 4 soup kitchens a week.

The companies involved are RIVO and Safe Haven Rotherham. The kitchens run Tuesday-Friday from 6pm until people stop turning up! I want to emphasise that our kitchens aren't just for the homeless. We want to offer support to ANYONE in need without judgement.

Safe Haven has been running for around 5 years now. RIVO is around the 18month mark and they also run South Yorkshire Street Angels. We have around 25 volunteers in total across the 4 days.

The number of visitors is usually 50 per day.

Can you tell me more about South Yorkshire Street Angels?

South Yorkshire Street Angels run an outreach programme feeding the homeless and vulnerable people around South Yorkshire. We provide support to get people in to drug rehabilitation, housing and provide food donations to schools. We also do homeless help and advice, as well as passing people onto other help organisations. We do food parcels referral through the council, NHS or other registered organisations

Thursday 11am-12pm (please wear a mask and maintain social distancing measures). We also offer collections for donations. There are a few businesses around Rotherham who will take donations for us: • The Morrisons at Catcliffe • Jack’s Cafe & Anne’s Candy in the Rotherham Market Place.

Do you have a plan for Christmas?

We have a dinner planned on the 23rd of December. All of the food is taken care of however we would be very grateful for any gifts people can provide especially: toiletries, chocolate, crisps, socks, snacks like pot noodles, gloves, scarves and pop. We would prefer not to be given straight cash but either pay pal or items instead.

What are your plans for the future of the company?

With our Sister kitchen Safe Haven Rotherham getting a five year lease on the building, we are hoping in the near future to invite other organisations to use our facilities for education of people or just to help, including maybe a Monday night or weekend soup kitchen.

We are hoping to expand our teams by advertising for volunteers in the not to distant future.

Plans to change look of Rotherham High Street

Plans have been drawn up to change the look of Rotherham High Street through the demolition of the former Primark building.

The owners of the retail unit have sought a buyer for some time but without success, primarily due to the size of the building.

The Council has now purchased the site using funding from the Towns Fund Accelerator programme and plans would see the building demolished and replaced, in the short term, with a pocket park and a high-quality public space.

Subject to necessary planning consents, longer term plans include developing the site for new town centre residential living.

Rotherham Council’s Cabinet Member

for Jobs and the Local Economy, Cllr Denise Lelliott, said: “These are exciting and significant developments that will complement the work we are already undertaking to transform Rotherham Town Centre.

“The short-term plan, creating a pocket park, will help to create a more attractive area on the High Street and add to the leisure offer that is being developed to encourage families to socialise in attractive and diverse surroundings.

“Town centres across the country are having to adapt as their traditional uses start to change. We’re looking at what Rotherham town centre needs to thrive and that means thinking differently and looking at how people will live in and use

the town centre in years to come. Long term residential plans for the site will contribute to the changes that we are delivering through the Town Centre Masterplan including three new housing developments and the leisure scheme at Forge Island.”

Redevelopment of the site will start in early 2021 with the demolition of the building, which will be the subject of a planning application given its location within a conservation area.

The plans form part of the Town Centre Masterplan which includes £30m plus funding for three major housing developments at Wellgate, Westgate and Sheffield Road, as well as improvements to open spaces across College Street, Bridgegate, Howard Street and Effingham

Street.

The Rotherham Town Centre Investment Fund, which was establish by the Council to deliver the Masterplan, is funding the town centre regeneration with further funding being sought from other sources including the Government’s Future High Streets Fund and Transforming Cities Fund.

The Town Deal is a £3.6bn programme seeking to ‘unleash the economic potential’ of 100 places across the country. Rotherham has been given the opportunity to access £25m to £50m.

Additionally, on the 1st July 2020 the Council was offered the opportunity to access a £1m ‘Accelerator Fund’ ahead of the main Town Deal. Schemes must be an acceleration of the Town Deal.

The Fund is aimed at encouraging projects which will support towns in responding to immediate challenges, including: • Improvement to or new parks and green spaces and sustainable transport links; • Improvements to town centres including repurposing empty commercial properties; • Demolition or site remediation where this will have an immediate benefit.

ROTHERHAM HOSPITAL LIGHTS UP FOR WORLD PREMATURITY DAY A big light for the littlest patients from Yorkshire Information Point A light was shone on Rotherham Hospital this week as families and healthcare professionals came together to celebrate World Prematurity Day on the 17 November.

To put the event on the map, local company LensGo Visual Media and CFR Group LTD lit the hospital in vivid purple – the colour of World Prematurity Day. The Special Care Baby Unit do amazing life saving work and this was our way of showing our appreciation and help raise awareness.

Supporting the NHS is something we will continue to do with great pride” The Rotherham NHS Foundation Trust’s social media pages were inundated with feedback on the light up and parents wanting to share stories of their babies born early and how they have grown.
