There is no better place to live than Lake Keowee and its surrounding Blue Ridge Mountain foothills! We are enamored by this area and want to share our in-depth knowledge about this real estate market. This is our 20th annual Lake Keowee Year-End Market report. Patti Cason started this tradition to wrap up the year- end results beginning in 2005. This is a comprehensive report supported by four Excel spreadsheets containing each sale recorded during 2024 that was reported on our Western Multiple Listing service for Waterfront homes, Off-water homes, Waterfront homesites and off-water homesites. Each has six individual tabs for “All” properties, The Cliffs’ Communities, The Reserve at LakeKeowee, Keowee Key, and “Other Developments.” The Summary sheet summarized each category so that you will know market share, price and units closed changes, average sales and average ask price, days on market, median sales price, and percent of sales price to ask price. These are embedded in our electronic report and are always available to anyone that wants access to this level of detail.

$351,844,455 was the total sales for Waterfront homes in 2024 with 181 homes closed, only four fewer than last year. The average sales price was $1,943,892. The highest priced home sold was in The Cliffs at Keowee Springs community for $10 million. It is located on the iconic Turkey Head Point. The overall price increase for waterfront homes in 2024 was 9.15%; The Reserve at Lake Keowee experienced the greatest sales price increase of +35.44%. Interior or off-water homes totaled $131,332,372 in sales with 156 homes closed at an average sales price of $841,874 with an average price increase over 2023 of 31.94%. Twenty-six fewer homes closed in 2024 compared to 2023.

The Cliffs’ Communities led the way with an average increase of 40.23% for its interior/off water homes. Waterfront homesites came in at total sales of $58,479.100 with 95 lots closed at an average sales price of $615,569 and 39 fewer lots closed. The reduction in both sales price and units closed were -41.05% and -11.53% respectively. You want to read the report to see where the price variances were greatest. The final category is interior or off-water homesites/lots. The total sales were $17,796,768 for 144 properties at an average sales price of $123,589. Eleven fewer properties closed with a -7.64% price decrease.
