LAKE KEOWEE REMAINS DESIRABLE LOCALE
Spring has arrived on Lake Keowee, bringing the joys of warm weather, sunshine, and boaters, signaling the start of a vibrant season. Amidst this lively atmosphere, the first quarter results reveal Lake Keowee’s allure, drawing buyers from across the nation. Analyzing the waterfront home market for the first quarter of 2024, an increase of six homes (+17.14%) closed at an average sales price -21.64% lower than the previous year. Currently, 20 waterfront homes are pending, compared to 24 last year at an average asking price of $2,131,916. Listings show 41 waterfront homes available, down from 55 last year, with an average asking price of $2,349,952, a slight decrease from last year’s $2,416,954. On the Lake Keowee interior front, four fewer homes closed (-13.79%) with a -4.46% decrease in the average sales price. Presently, 26 interior homes are pending, up from 22 last year, with an average asking price of $842,204. Listings depict 60 interior homes available, compared to 31

last year, with an average asking price of $980,103. Waterfront homesite/lot prices have seen a notable decline of ten (-55.56%), with the average sales price dropping by -18.86% to $610,211. Meanwhile, interior homesite/lot prices have decreased by -7.88% to $93,135 for the average sales price, yet there’s been an increase of five homesites closed, marking a +18.52% rise year-over-year. Currently, there are 70 waterfront homesites listed, up from 41 last year, while interior homesites listings have decreased to 118 from 150 for the same period.
