PREVÉN 15 % MÁS DE INVERSIÓN INMOBILIARIA

DESARROLLADORES DE BIENES RAÍCES INVERTIRÁN UN TOTAL DE 685 MIL MILLONES DE PESOS DURANTE 2020.

DURANTE 2020, el sector inmobiliario de México invertirá un total de 685 mil millones de pesos, lo cual será un detonante de empleo en el país, informó Arturo Herrera, secretario de Hacienda y Crédito Público.

DURING 2020, the Mexican real estate sector will invest a total of 685 billion pesos, which will be a trigger for employment in the country, reported Arturo Herrera, secretary of Hacienda y Crédito Público (Finance and Public Credit).

Destacó que esta proyección se realizó con base en los compromisos de inversión de todas las cámaras y asociaciones tanto del sector de vivienda como de la industria inmobiliaria.

He stressed that this projection was made based on the investment commitments of all the chambers and associations of both the housing sector and the real estate industry.

“Esta industria es muy importante para el crecimiento del país y el crecimiento es uno de los retos que tenemos, así como el de la movilidad social, por lo que es muy importante permitir que los empleados puedan seguir preparándose en sus estudios”.

Herrera señaló que el sector de la construcción representa el 20 por ciento de la actividad industrial, así como el 6 por ciento del Producto Interno Bruto (PIB).

SE RECUPERA INDUSTRIA DE BIENES RAÍCES

ROBERTO BARRIOS, PRESIDENTE NACIONAL DE LA AMPI, SEÑALA QUE EL DÉFICIT DE VIVIENDA ALIENTA A LA RECUPERACIÓN DE LA INDUSTRIA INMOBILIARIA.

ROBERTO BARRIOS, presidente nacional de la Asociación Mexicana de Profesionales Inmobiliarios (AMPI), indicó que se espera un crecimiento en el sector inmobiliario del país gracias al déficit de vivienda que se registra en México.

“Vemos con optimismo el futuro de la vivienda, toda vez que se juntan varias cosas: la primera es que hay un déficit de vivienda en el país y la segunda es que tenemos una de las tasas más bajas en los últimos 50 años y que siguen bajando.

Finalmente, el bono demográfico que nos da el ser una sociedad todavía joven que aporta nuevos ciudadanos que requieren vivienda. Estas tres razones nos dan la tranquilidad de que el futuro de la vivienda es halagüeño”, mencionó.

Añadió que, de acuerdo con datos consultados en el último censo del Instituto Nacional de Estadística y Geografía (INEGI), el déficit de viviendas que se registró hace 10 años en México era de cuatro millones.

“La principal oportunidad para la industria inmobiliaria está en las tasas de interés hipotecarias, que están a la baja por lograr segmentar el mercado. Sin embargo, tenemos una ventaja: el déficit de vivienda, pues tenemos parejas jóvenes que han llegado a la edad en que requieren de vivienda”.

ROBERTO BARRIOS, national president of the Asociación Mexicana de Profesionales Inmobiliarios (AMPI) (Mexican Association of Real Estate Professionals), said that growth is expected in the country’s real estate sector thanks to the housing deficit in Mexico.

“We see the future of housing with optimism, since several things have come together. The first is that there is a housing deficit in the country, and the second is that we have one of the lowest interest rates in the last 50 years and that they continue to fall. Finally, there is the demographic bonus that comes from being a still young society that provides new citizens who require housing. These three reasons give us peace of mind that the future of housing is promising,” he said.

He added that, according to data collected in the last census of the Instituto Nacional de Estadística y Geografía (INEGI) (National Institute of Statistics and Geography), the housing deficit in Mexico recorded 10 years ago was 4,000,000.

“The main opportunity for the real estate industry is in the mortgage interest rates, which are down to achieve market segmentation. However, we have an advantage: the housing deficit, because we have young couples who have reached the age where they require housing.”

DUE TO THEIR HIGH ADDED VALUE, areas such as Puerta de Hierro, Valle Real, the so-called Zona Financiera and Colinas de San Javier have monopolized the luxury real estate market for many years.

However, there is an area that is currently growing by leaps and bounds and is attracting the attention of those seeking high-end housing.

“Definitivamente, la zona sur de la ciudad comenzó a destacar mucho con los dos nuevos desarrollos comerciales que fueron Punto Sur y Galerías Santa Anita. Ahora ya no es esa zona lejana de la ciudad, sino que los desarrolladores están buscando más el lado del lujo, no como antes que era solo desarrollar viviendas por volumen”.

Ubicadas en el municipio de Tlajomulco (una de las 10 ciudades más buscadas por los mexicanos para vivir, según un estudio desarrollado por la firma eBay) zonas como El Palomar, el Club de Golf Santa Anita, La Rioja y el Cielo Country Club concentran el mayor número de propiedades de alta gama, con precios que van de los 9 a los 30 millones de pesos.

Para González, el desarrollo inmobiliario comercial que está teniendo el sur de la ciudad ha atenuado poco a poco uno de los principales factores que frenan al comprador potencial: el alto flujo vehicular en la vialidad de López Mateos.

Sin embargo, indicó que el desarrollo de hospitales, cadenas comerciales de supermercados, tiendas departamentales, escuelas y demás han mermado un poco esta visión.

“La mayoría de la gente que termina viviendo al sur de la ciudad va al centro solo por cuestiones de trabajo, pues ahora ya tienen todo cerca y pueden hacer su vida sin necesidad de tener que recorrer largas distancias”.

Entre las características que tienen las residencias con mayor demanda en el mercado de alta gama se encuentran las áreas verdes, amenidades como piscina y centro de juegos, salón de cine o televisión, acabados de lujo y equipamiento tecnológico con sistemas de automatización, entre otros.

MERCADO POTENCIAL Para González, el perfil del inversionista de propiedades de lujo ha ido cambiando en los últimos años. Señaló que cada vez es más notorio ver a perfiles más jóvenes con interés de adquirir una propiedad de alta gama.

Among the features of the residences with the greatest demand in the high-end market are green areas and amenities such as swimming pool and game center, movie or television room, luxury finishes and technological equipment with automation systems, among others.

POTENTIAL MARKET For González, the profile of the luxury property investor has been changing in recent years. He pointed out that it is increasingly noticeable to see younger profiles with an interest in acquiring a high-end property.

Compartió que las parejas DINKs (doble ingreso, sin hijos) están impulsando un creciente mercado de bienes de lujo en México. Este sector busca adquirir inmuebles residenciales que, gracias a sus acabados de lujo y plusvalía en crecimiento, les representan una gran oportunidad de inversión.

“Son personas mayores de 35 años con ingresos superiores a los 60 mil pesos, los cuales ya son profesionistas de alto nivel dentro de sus empresas y/o tienen un negocio propio y buscan hacer esta inversión para maximizar sus ingresos”.

Destacó que el tipo de propiedad de lujo que actualmente tiene más demanda es aquel desarrollo vertical con servicios integrales, como The Landmark Guadalajara, que ofrece espacios de trabajo, opciones comerciales y de vivienda.

“Ellos buscan la comodidad de estar cerca a los servicios”, indicó González, quien dijo que también la ubicación se ha convertido en un factor de compra decisivo para este nicho de mercado, incluso por arriba de las dimensiones del espacio.

Guadalajara tiene aún mucho potencial para el desarrollo inmobiliario de alta gama, con ventajas a su favor como la ubicación geográfica, ciudades turísticas cercanas, plusvalía, el desarrollo comercial de la ciudad y la nueva ampliación del aeropuerto.

En este sentido, comentó que actualmente la Zona Metropolitana de Guadalajara vive un buen momento para la inversión, debido a que, comparado con otras zonas metropolitanas del país, los precios del segmento de propiedad de lujo son aún alcanzables.

EN UN DESARROLLO INMOBILIARIO, cuando el diseño arquitectónico se entiende desde un sentido estético, ético y social, significa estar del otro lado. Para Alberto J. Villar Watty, director general de la firma Villar Watty Arquitectos, tanto el diseño como el desarrollo tienen que ir vinculados para crear lo que él llama “integración contextual”.

“El diseño empieza justo en el momento en que estás parado en un lugar donde tienes que hacer algo, pues tienes que entender el contexto, qué hay a los alrededores, cómo y para dónde se mueve el Sol, la gente, los vehículos, el suelo… cómo vive la gente”, explica.

Comprender en dónde estamos parados para poder, en relación a eso, proponer una solución, es la premisa de cada proyecto desarrollado por la firma, donde destaca el gran valor que se puede aportar a un desarrollo inmobiliario a través del diseño.

En esta aventura profesional, Alberto ha descubierto que lo que más disfruta es conceptualizar el proyecto, desde cómo se tiene que interactuar, hasta la experiencia que se va a ofrecer. “No solo es diseñar un edificio, sino la experiencia que va a disfrutar la gente que viva ahí”.

Y aunque para él todos los proyectos tienen un sello propio, siempre hay uno que guarda algo especial.

“En Atemajac de Brizuela hicimos una casa de piedra completamente, pues en esa zona hay bancos de piedras y artesanos que la saben trabajar muy bien.

Bajo esa premisa, diseñamos una casa de campo que es, digamos, una expresión actual hecha con materiales de hace miles de años”.

Otro de los proyectos significativos para la firma ha sido Brasilia 10, cuya participación fue en el diseño del edificio que actualmente se construye en la colonia Providencia.

“Lo proyectamos para Grupo Idex, que es mucho más lógico en términos de cómo generar una modulación y cómo reacciona al mercado. Ha sido un éxito comercial”.

Egresado de la carrera de arquitectura por el ITESO y maestro en Arquitectura a Gran Escala, en Barcelona, Alberto y su hermano iniciaron el despacho construyendo y diseñando diversos proyectos habitacionales. Sin embargo, al paso del tiempo, decidieron enfocarse solo al diseño e involucrarse poco a poco en el sector inmobiliario.

De acuerdo con Alberto, entre los retos a los que se han enfrentado al estar participando en la industria inmobiliaria es hacer entender que la arquitectura y dicha industria pueden hablar el mismo lenguaje.

And although for him all projects have their own unique stamp, there is always one that holds something special.

“In Atemajac de Brizuela we built a house completely of stone, because in that area there are stone quarries and artisans who know how to work it very well. Under this premise, we designed a country house that is, let’s say, a current expression made with materials from thousands of years ago.”

Brasilia 10 is another significant project for the firm, participating with the design of the building that is currently under construction in the Providencia neighborhood.

“We designed it for Grupo Idex, which is much more logical in terms of how to generate a modulation and how it reacts to the market. It has been a commercial success.”

BRASILIA 10 DESTACA POR SUS AMENIDADES EXCLUSIVAS.

A graduate of the architecture course at ITESO and with a master degree in large-scale architecture in Barcelona, Alberto and his brother started the firm building and designing various housing projects.

However, over time, they decided to focus only on design and to gradually get involved in the real estate sector.

According to Alberto, among the challenges they have faced while participating in the real estate industry is making people understand that architecture and said industry can speak the same language. “In the end, projects that see the value that design adds to real estate development end up being more successful. Design is a need that, if well interpreted, can elevate projects in a very strong way. That’s something many real estate developers skimp on.”

Dentro de los planes de Villar Watty Arquitectos está el estructurar para clientes específicos y para proyectos inmobiliarios que, aunque son más pragmáticos, siempre llevan la parte de la expresión.

“Una de las ventajas de nosotros es que entendemos la parte de los números y el desarrollo inmobiliario. Cuando hablas con algunos desarrolladores, te das cuenta de que se han topado con arquitectos cuya mentalidad es solo artística, pues no tienen la capacidad para entender números y costos”.

“Al fin y al cabo terminan siendo más exitosos los proyectos que ven el valor que agrega el diseño al desarrollo inmobiliario. El diseño es una necesidad que, si es bien interpretado, puede levantar proyectos de manera muy fuerte. Eso es algo en lo que muchos desarrolladores inmobiliarios escatiman”.

A lo largo de su carrera ha tenido la oportunidad de trabajar con importantes arquitectos tapatíos como Enrique Toussaint, Sergio Ortiz y Emilio Orendain, entre otros, quienes le enseñaron parte de lo que hoy le ha dado reconocimientos a nivel nacional e internacional.

Inspirado por el amor de sus hijas, Alberto es un arquitecto apasionado, creativo, pero sobre todo muy optimista, que ve en Guadalajara, su ciudad natal, un mundo de posibilidades para generar espacios que sumen experiencias a quienes los habiten.

Among the plans of Villar Watty Arquitectos is designing for specific clients and for real estate projects that, although more pragmatic, always bear the part of expression.

“One of the advantages about us is that we understand the part about numbers and real estate development. When you talk to some developers, you realize that they have come across architects whose mentality is only artistic, as they don’t have the capacity to understand numbers and costs.”

Throughout his career, he has had the opportunity to work with important Guadalajara architects such as Enrique Toussaint, Sergio Ortiz and Emilio Orendain, among others, who taught him part of what has given him national and international recognition today.

Inspired by the love of his daughters, Alberto is a passionate, creative architect, but above all very optimistic, who sees in Guadalajara, his hometown, a world of possibilities to generate spaces that provide experiences to those who inhabit them.
