MANAGERS MESSAGE Happy October, everyone! We hope Florida starts to cool down a little as we quickly head toward Halloween, Thanksgiving, and Christmas. This year has gone by so quickly. Sadly, we have lost some Tropical Harbor family and friends, but we have also welcomed new residents who want to live the dream. Thank you to everyone who has gone out of their way to welcome our new residents. Home sales remained steady in September, and we hope that continues as we head toward the end of the year. Mary, our sales assistant, is always available to answer your home-sales questions at (941) 705-3346. We are working on our 2027 Welcome Back Party, which will be held on Wednesday, January 27th. It will have a Soul Train theme, so start looking for your 70s costumes! As usual, seating is limited, so sign up early in the office with Daria to reserve your spot. Tickets for residents will be handed out closer to the event. Just a reminder that many of you will receive your yearly lot rent increase on November 1st, along with the pass-through taxes. Please take note if you are signed up through the portal or mailing in checks to make sure the amounts are correct. Lot inspection reminders: Boats must always be covered, yards must not have plastic flowers on display, weeds should be kept under control, homes should be pressure-washed, driveways must be kept clean and painted, and landscaping should be trimmed. If you are planning to make improvements to the outside of your home, you will need to get a lot improvement form from the office. Typically, approvals take seven days, so please plan accordingly. Finally, the October calendar is in this newsletter. We hope you can attend as many events as possible, and thank you to all the volunteers who help make these events happen.

RENT INCREASE NOTICE
Over the past few months, we have received rent payments after the due date, which is the 5th of the month. Moving forward, if your rent is not received by the deadline, it will be considered late and we will not waive any applied late fees. We encourage all residents to use our online Resident Portal for timely payments.
Effective November 1st, many residents will see their rent increase and the addition of property tax to their monthly charges. Please ensure your bank account has sufficient funds to cover these new amounts. If you pay via the resident portal, please remember to update your fixed payment amount unless you have selected the "pay full balance" option.
MAILED PAYMENTS If you choose to mail your rent payment, please send it well in advance to avoid potential delivery delays or loss during transit.

If you have difficulty locating these settings or require assistance, please contact Daria via phone or email.
LATE FEES Please be advised that a $40 late fee will be applied on the 6th, with an additional $5 daily fee thereafter until your payment is received. If the 5th of the month falls on a weekend, we advise you to deliver your payment to the office no later than 3:00 p.m. on the preceding Friday to avoid these charges.
PAY ONLINE RECOMMENDATION If your mailed payment is not expected to arrive at the office by the 1st of the month, we strongly encourage you to submit your payment via the online portal. COMMUNITY REMINDERS Weeding: Residents are responsible for maintaining their landscaping, including weeding, year-round. Speed limit: The speed limit in the park is 15 miles per hour! We have many walkers, dog walkers, and bicyclists in the park, so please slow down and help everyone stay safe! If you are walking during dark hours, please wear light-colored, reflective clothing and carry a flashlight.
Parking: There’s no street parking in Tropical Harbor unless such parking is for shortterm purposes of four (4) hours or less. We must keep our streets open so our homeowners can receive assistance from emergency vehicles at all times. Please ensure that that contractors working at your home leave room for vehicles to pass. Laundry and clubhouse parking areas are for residents using those facilities, not for overflow guest parking. Others are subject to being towed unless a parking pass has been obtained from the manager. There is no parking in the white striped areas at the clubhouse, and please do not block resident driveways. Guests: Guests must be registered with the office, and pool passes are required. Be sure to return pool passes when your guests leave. We have switched to a numbered pass system to track them better.
Sales: All prospective buyers and renters must complete the background application before any final sale or rental before obtain approval from our Corporate Office. The office must be notified of any sale or rental before they are final, regardless of whether they are past or current residents or renters. Community paperwork must be completed. All sales will have a 4-sided inspection completed through our Corporate Office to ensure buyers agree to any rule compliance issues. Pet owners: Please bring in your pet’s current shot records and a picture to the office so we can update their information in your file. Pets need to be leashed, attended to, and cleaned up after. If you would like your pet featured in the newsletter as Pet of the Month, please send a current photo to the office with a bit of info about your pet. We are receiving complaints about pet owners not following Highlands County laws and community rules. The dog park is now open so enjoy! Pool: The pool is for the private use of residents and registered guests only. The pool closes at dusk. Be sure music is turned off when leaving the pool area.

Water Restrictions for Tropical Harbor The District's Modified Phase II one-day-per-week water shortage restrictions are in effect. We received below-average rainfall during the summer rainy season and, as of January, have a 13.6-inch rainfall deficit compared to the historical average 12-month total. Water levels in the region's aquifers, rivers, and lakes are declining. Public water supplies in the Tampa Bay area are lower than expected at this time of year. The District addresses dry conditions through water shortage actions, which are temporary measures that restrict water use among the various types of permit holders during extended dry conditions. The restrictions apply to all of Citrus, DeSoto, Hardee, Hernando, Hillsborough, Manatee, Pasco, Pinellas, Polk, Sarasota, and Sumter counties; portions of Charlotte, Highlands, and Lake counties; the City of Dunnellon and The Villages in Marion County; and the portion of Gasparilla Island in Charlotte County.
