Happy November
Starting to see residents returning for the winter - welcome back.
I wanted to say thank you to all our residents that have addressed their recent lot inspection letters. Unfortunately, mold starts to form on many of the homes this time of the year, and weeds grow in abundance. If you need help with getting these or any items taken care of, then reach out to Holly in the office, and she will be able to recommend someone to you. We’re not sure why we have to send out over 1000 letters and emails reminding residents to address issues. However, we are getting very positive responses from potential buyers; they are all saying the community looks great.
Pass Through Taxes and Lot Rent Increases.
It is that time when pass-through taxes are due and, for most of the residents, the 2025/2026 rent increases. If you are set up with ACH - automatic payment, please look at your online account and make sure that the balance due is checked. This way, the outstanding balance will be paid. Holly can’t make any changes to your online account. You will need to use your login and password that you created. The website is: www.communityresport.com. If you forget your password, then there is a prompt that says, “forgot password”.

Tickets for our first event, Dueling Pianos, will be available on December 1 from the office. There is no charge, but you must have a ticket. There is limited seating.
We will be having a competition for the best-decorated home for Christmas. The judging will be on the evening of December 22nd. We will be asking three of our local businesses to judge the winners.
First Prize $500.00
Second Price $250.00
Third Price $100.00
We will announce the winners at the Welcome Back party on January 8 in the Club House. th
Pet Policy:
Only a very few residents with pets have stopped by and given us updated pictures and copies of a current list of vaccinations for each one of their pets. Now that we have a dog park, it is important to make sure our pets are fully vaccinated. You can email the picture and information to: office@sebringvillage.com

Contractors & Handyman services here in Sebring Village.
As most of you are aware, we require all contractors working in the community to be licensed and insured. This is to protect you the resident in the event of an accident. If you are having work done, then please ask the contractor to give you a copy of their certificate of liability insurance. This must be handed to the office prior to any work starting on your home along with your completed lot improvement request.
As of December 1st, 2025, we are also requiring any resident of Sebring Village that does handyman work in the community to have liability insurance. Residents - PLEASE ask your handyman/contractor for a copy of their insurance.
Portable Generators.
Unfortunately, we had a resident's portable gas generator and tank stolen from the rear of their home. Please make sure you are keeping these expensive items locked up in your shed when not being used. If you must have them outside, then we suggest you purchase a security camera linked to your phone so you can see who is on your property in the night hours and call the sheriff's department. Please make sure everything is locked up and put out of sight.
Home Sales.
Home sales continue to be sporadic. One month up and the next month down. It’s still a buyers market. I have spoken to our competition, and everyone is experiencing the same situation. More than usual inventory and less inquiries. That being said, buyers have made offers on homes here, but some sellers are reluctant to accept and will not counter offer. Remember, we also do a background and credit check on potential buyers, and not everyone is qualifying.
November 2 2025, the clocks change. We fall back 1 hour. Don’t forget to change your clocks. Also, a great time to change batteries in your smoke detectors and carbon monoxide detectors. We get an extra hour in bed!!! Make sure to let your pets know so they also have a lie in. nd
