Here is the new newsletter. Everyone who was receiving the old one should auto one. We hope many of you read our monthly newsletter and find it informative. We try to keep you updated on projects and future events happening in and around the community

We had some of our residents ask about using the horseshoe pits situated behind the pickleball courts Our maintenance team has made some improvements, and both courts will be ready to play on this month. These are NOT professional horseshoe courts, but are good enough to have some fun. This is an area that has not gotten much use in the past, so hopefully now we will see some interest.

It seems necessary to keep reminding everyone to abide by the speed limit in the park and to PLEASE STOP at the stop signs I have spoken to UPS and FedEx to tell them to slow down This applies to cyclists as well

As you will see in the “Community Upgrades” section below, we have been working on the stream behind Dewitt on lots 1091 to 1121 to help stop the bank erosion. We have added rock around the outlet pipes and are waiting on plants that will grow into the bank to help stop it from being washed away.

NEW ROAD SURFACE: We do not have a confirmed date yet. The bids have been submitted, and they are under review with our corporate office We are hoping to get all the roads done at the same time We will have a plan and will let everyone know when each section will be started

HOME SALES: We are in a buyer's market right now, both for mobile homes and single-family homes Every community is experiencing a drop in sales. Whether you list with the office or with an outside realtor, homes are not selling like they were a few years ago. Most of the homes that have sold here in Sebring Village recently have been for under $25,000. Sellers everywhere are taking a drop in price to sell. If you are able to list your home at a realistic price, then there is a chance that you will get a buyer. However, I know that some of you have invested a great deal of money in your home and are not prepared to give them away

We now require that a lot improvement form be filled out for any improvements or changes made to the exterior of your home. If the form is not filled out, then no improvements will be approved. For example, it has been mentioned several times in the newsletter that ALL exterior painting MUST be color-approved by the office, even if it is being painted the same color If it has not been approved, then you will be required to repaint with an approved color. There will benoexceptionstothisruleviolation.
