MEDICARE ASSISTANCE

On August 16, 2025 at 1pm we will have a guest speaker in the clubhouse with information on Medicare. They will address general information to the group, but you can make an appointment with them while here for a personal consultation at another time at no cost to you. The host speaker is Emmy Insurance.

See the attached flyer for more information. They work partnered with several insurance and medical companies, but their goal is to help you. They can:

• Educate you about your Medicare options

• Explain how private insurance companies interact with Medicare

• Clarify your responsibilities and requirements within the Medicare system

• Keep you informed about yearly regulatory and legislative changes

• Ensure vulnerable individuals understand how to get assistance and their eligibility requirements

Emmy Insurance: Why Choose

HOMEOWNER’S INSURANCE WHAT DOES IT COVER?

Everyone knows homeowner’s insurance will cover the replacement of your home in the event of a fire, but your policy may cover other things that you might not know about. Policies vary in their coverage. What we’re going to discuss here is under the broad umbrella of “usually.” Please consult with your agent to find out what is applicable for your own policy.

Homeowner’s insurance usually covers damage due to fire, wind, or snow, but usually not floods or earthquakes (unless you have endorsements for those, which are add-ons to your policy). What does this mean? If heavy winds or snow knock your fence down, insurance might help you fix or replace it. If high winds bring a tree onto your home, that might also be covered. If a limb falls in your yard though, that likely won’t be covered.

If a pipe bursts on a frigid winter night and floods your home, insurance will likely cover the repair and restoration of your home. Sudden, accidental plumbing breaks are also likely covered. However, insurance doesn’t cover wear and tear. That means if you have a slow dripping leak, that won’t be covered.

If your home can’t be lived in during a renovation covered by insurance, they may pay for a hotel or for you to rent a similar sized home nearby. On your policy, this is called “loss of use coverage.”

Liability coverage of at least $100,000 is required by the community. What is it for? This kicks in if someone is injured on your property, or if someone in your household unintentionally injures someone. For example, if your dog bites someone at the park, their medical expenses might be covered. If a delivery person trips and is injured while delivering a package, that may also be covered. However, if the damage is intentional, that won’t be covered.

Insurance commonly won’t cover damage due to the following:

• Drain and sewer backups

• Wear and tear or neglect

• Infestations by vermin, fungus, or mold

• Power failure

However, damage caused by these events usually is covered:

• Fire or lightning

• Smoke

• Windstorms and hail

• Theft or vandalism

• Sudden damage from a power surge

• Falling objects

• Water overflow or discharge from household systems like plumbing, air conditioning, and appliances.

• Freezing of the above household systems.

You also have the option of getting endorsements, or additional coverage, for some things:

• Water backup coverage: covers damage due to backed-up sewer lines or drains.

• Equipment breakdown coverage: covers major home systems and large appliances if they stop working due to reasons other than wear and tear.

• Service line coverage: covers damage to water, electric, or other utility lines that you are responsible for.

As a reminder, the community is responsible for blockages or breaks underground. However, if such things occur under your home but above ground, within the skirting, that is part of your home and your responsibility. Service line coverage could help with that.

One more thing to remember about insurance is that for most requests you file with them, you will have to pay a deductible before insurance kicks in. This may be a percentage of the bill or a flat amount depending on the issue.

COMMUNITY ANNOUNCEMENTS

1) Regular watering: A dry and brittle yard increases the fire risk. Don’t forget to water for regular, short intervals. Hose timers are still available from the office upon request.

2) Call Before You Dig: If you intend to do any digging in your yard or site, call 811 first. Utility providers will mark lines in your yard, so you don’t accidentally break a critical service. This service is free. You just have to wait a few days for them to do the marking.

3) Trees: See a tree at risk of falling? Is it leaning heavily, or is the limb cracking? Please let the office know.

4) More than mowing: Trimming back bushes and trees is part of required yard maintenance too.

Manager’s Sticky Note:

I will be taking a break the last week of August, from August 25th through September 1st. The office will be closed for this week. If there is an emergency during this time, you can call Commonwealth’s main office at 503-2442300. They have an emergency line that is available 24/7. The answering service will contact me for any emergencies. As the saying goes, “Fire, flood, or blood.” These qualify as emergencies. I won’t be here in person, but I will do my best to help long distance.

The August community potluck has been cancelled for this month. We intend to keep it going in the future.

Hot Honey BBQ Chicken Thighs

WITH CITRUS SLAW SALAD

INSTRUCTIONS - CHICKEN THIGHS

INGREDIENTS

CHICKEN THIGHS

• 1 ½ Pounds Boneless, Skinless Chicken Thighs

• Kosher Salt And Pepper

• 1 Teaspoon Smoked Paprika

• 1 Teaspoon Garlic Powder

• 3 Tablespoons Apple Cider Vinegar

• 2 Tablespoons Hot Honey, Or Regular Honey

• 2 Tablespoons Bbq Sauce

• Sesame Seeds, For Garnish

CITRUS SLAW

• 1 small green cabbage, thinly sliced

• 2 carrots, shaved with a vegetable peeler

• 1 red onion, thinly sliced

• ⅓ cup chopped cilantro

• ¼ cup sliced almonds

• 1 to 2 oranges, segmented and chopped

• 2 tablespoons freshly squeezed lime juice

• 1 tablespoon honey

• 1 garlic clove, minced

• big pinch of kosher salt and pepper

• ¼ cup avocado oil

1. Preheat the broiler in your oven to high. Make sure there is an oven rack directly beneath it.

2. Place the chicken thighs on a baking sheet. Season the chicken all over liberally with salt and pepper. Season all over with the smoked paprika and garlic powder.

3. Place under the broiler and broil for 6 minutes. Remove and flip the chicken over. Broil for 6 minutes more. While the chicken is broiling, whisk together the hot honey, BBQ sauce and vinegar.

4. Remove the chicken again and brush it with the honey mixture. Return to the oven and broil for 1 minute. Remove and flip the chicken thighs, brushing the other side with the honey mixture. Broil again for 1 minute. Repeat once or twice more until you get the desired charred topping.

INSTRUCTIONS - CITRUS SLAW

1. In a large bowl, combine the cabbage, carrots, cilantro, red onion, almonds and oranges. In a small bowl, whisk together the lime juice, honey, garlic, salt and pepper. Whisk in the oil until emulsified.

2. Pour the dressing over the slaw and toss well so everything is coated. Once the slaw is ready, slice the chicken thighs and place them on top of the slaw. Sprinkle with sesame seeds and serve!
