Our team provides an accurate preconstruction process backed by real-time market insight and hands-on involvement from both project managers and superintendents. In a current bond program, our GMP budgets came in 2% below CD estimates, demonstrating our ability to deliver reliable pricing and giving clients confidence that we’ll build within budget. This approach also ensures constructability, safety, and efficient site logistics are addressed early.
Our preconstruction process is especially valuable because it helps ensure that projects align with the funds allocated through the bond program. With limited budgets, schools can’t afford to reach the bidding stage only to discover they’re significantly over budget— forcing time-consuming and costly redesigns. Likewise, overestimating early on can lead to unnecessary compromises in programming to meet a budget that wasn’t accurate to begin with.

Blue Valley Schools | 2023 Bond Program
Overland Park, KS
As part of the Blue Valley School District’s 2023 Bond Issue, we are undertaking seven addition projects.
Currently, at Blue Valley North and Blue Valley Northwest, we are addressing student and athletic growth with a new weight room, wrestling room, and bathroom/vestibule addition. Simultaneously, at Blue Valley West and Harmony Middle School, we are constructing a precast concrete gymnasium that will double as a storm shelter.

We are currently making stadium enhancements while designing a new performing arts center.

A beacon to the Waldo community for over 100 years, St. Elizabeth’s Parish and School needed to improve safety, security and functionality for their students, faculty and staff.
The 20,000 SF project includes a conversion of the existing rectory, built in 1948, into modern learning spaces designed specifically for students’ pre-school through kindergarten. The main sanctuary renovation improves accessibility, functionality, storage and acoustics.

Martin City, MO
The Martin City Elementary and Middle School in the Grandview School District, serves more than 720 students and includes 55 staff members.
This 5,000 SF renovation was an effort to increase student safety and create a more modern environment. Along with the security entry, this renovation transformed testing rooms, reception desks, speech rooms, admin offices, principal’s office, counseling and conference rooms.
With just an 8 week schedule, our team demoed and replaced walls, installed new lighting, windows, carpet tile, epoxy floors, and new doors and door frames.

Since the 1960s, St. Paul Catholic School had been occupying a leased space that they were quickly outgrowing. Looking to their future, it was decided to build a new school 4-miles down the road with many updated amenities.
The school features 25 classrooms, administrative offices, and a multipurpose room which dually serves as the church, gym and cafeteria.
Shawnee, KS
The Shawnee Mission School District needed a new, updated school to replace the existing 56-year old Shawanoe Elementary School.
Utilizing the same site posed some unique construction challenges. The new school was built just 30 feet away from the existing structure, all while keeping students in school uninterrupted. The safety of students and staff played a huge role in constructing Shawanoe.
