WELCOME 2018! After a wonderful summer vacation and festive season, it’s finally time to ring in the new year with a bang! What I love about the start of a new year is the fact that it makes you feel as though you are opening a new chapter of a book and all is new again. The kids are back at school, our New Years Resolutions are in full swing, and it is time to tackle another year of hard work. For our first issue of 2018, we decided to focus on health, fitness and wellness, since January is usually the time for detoxes, cleanses and new fitness routines. And as I firmly believe, finding time to exercise is key to staying sane when you’re busy. So with that being said, we have included an amazing workout from the brilliant Cara-Lisa Sham of Caralishious, a list of vegetarian and vegan restaurants for those looking to start a new diet, as well as a list of our favourite mind, body and spirit retreats within South Africa. Make sure to read up on all this past month’s latest events, all things hot and happening in the city and which restaurants are currently trending right now. We also chat to local TV personality and fitness expert, Stacey Holland about her love for Joburg and reveal the best skin treatments to give your skin the post-holiday glow. All in all, we hope you enjoy our first issue for the new year and look forward to bringing you more! Until next time, xoxo

Tell us a bit about your relationship with Joburg?

My parents and I moved to Joburg from Zimbabwe when I was five years old. When family would come and visit, I became their tour guide and was taught to navigate the city and its neighborhoods. I fell in love with Joburg’s energy, its constant development and spirit of growth and entrepreneurship. I have lived in the west, north and city centre and have many friends from the south and east of Joburg. Joburg entertainment caters for a multitude of interests, disciplines and incomes!

What inspired you to dedicate your career or build your career in a city like Joburg?

Joburg is the city for go-getters. It’s for people who want to make things happen. It›s the city that tests your mettle and if you rise to the challenge she will reward you. Joburg is the city that allows you to develop your vision, design it and conceive a way to implement it. Weather can’t deter us, neither does ‘life’. You hustle hard in Joburg and live out the fruit of that hustle in other cities.

How do you describe the city when you meet foreigners?

I LOVE YOU JOBURG WITH

STACEY HOLLAND The TV presenter and health and fitness enthusiast discusses her love for the city… PAGE 6

In the US people often refer to New York City as the city of dreams. Joburg is our Big Apple. It’s an eclectic city with many hidden gems. Joburg is a mosaic of various languages, cultures, ethnicities and energies. In Joburg you make the life you want, you don›t take the life you›ve been given. If you›re a farm girl or a boy that was taught to herd cattle this is the city where you can become the mining magnate, the agricultural tycoon or even a fashionista.

Every relationship has its ups and downs. What are yours with Joburg? Our traffic lights seem to have a mind of their own come rainy weather. I also wish we could have preserved more of our beautiful CBD buildings and landmarks the way the Cape Town CBD has been preserved, Joubert park would have made an awesome ‘central park’ and tourist destination, especially given that it’s the city’s oldest park and home to the Joburg Art Gallery.

As a TV personality, who is constantly in the spotlight, how do you remain true to yourself?

By surrounding myself with great quality people: those who are excelling in other career areas; people who loved me before TV entered my life, friends and of course family. These people give me perspective and when you have perspective, everything changes while nothing changes.

VODKA

PAGE 20

DRINKS*

It’s the beginning of a new year, which means those new year’s resolutions, for losing our December weight gain, begin. And what better way to start than with Tito’s, a gluten-free vodka made from corn. Director of Truman & Orange, Rowan Leibbrandt discusses the benefits of drinking Tito’s Handmade Vodka.

What made you decide to bring Tito’s to the South African market and how did you first discover the brand? Tito’s Handmade Vodka is in some sense the original craft spirit! They led the change in the US, and we believe SA vodka drinkers are going to enjoy an America’s original craft vodka as an alternative to the big multinational-owned vodkas they are currently drinking.

Seeing that Tito’s is made from corn rather than wheat or potatoes, how is the vodka making process different to other vodkas? Corn does add a very different mouth-feel compared to wheat or potatoes. Soft, slightly creamy, and richer is what people usually find. Using corn also makes Tito’s naturally gluten-free. However, the major difference with how Tito’s Handmade Vodka is made is that it’s distilled using pot stills (like whisky or Cognac) rather than column stills (tall industrial stills that most vodkas use). This gives it a much richer flavor and long finish.

Where does the corn come from and is it Non-GMO? Tito’s Handmade Vodka is made from all American corn from the grain belt. Tito’s works diligently with their partners to find supplies of great quality raw ingredients. This can sometimes be a challenge due to the inconsistent supply chain, as corn production is affected by many variables, including ever-changing weather patterns. We hope

that the availability of commercial amounts of organic, non-GMO corn will continue to grow. In the meantime, you will be happy to note that after removing all proteins, cooking at ethanol boiling temperatures, and then carbon-filtering at correct rates through activated carbon, Tito’s has found that their vodka is fundamentally devoid of any traces of GMOs in the final product.

Is the gluten-free factor a big driving force behind the vodka? Do you think it’s something that the public are looking for in particular? Internationally, Gluten avoidance (as a result of an increased understanding of how Gluten intolerance works) has emerged as a major trend – in some sense it’s part of the general shift to eating & drinking healthier. Certainly in the US and Europe this is an increasingly important feature in people’s food and drink choices, and its benefits are beginning to be better understood in SA.

What’s the best way to drink Tito’s While neat vodka isn’t a common choice in SA, passionate Tito’s drinkers have found it is smooth enough to enjoy neat or on ice. Vodka is such an important part of the international cocktail scene, (to some extent it helped invent cocktail making as a way to enjoy well-made alcohol) that there are loads of ways to enjoy vodka. My personal preference is the classics, a Texas Mule, a Tito’s spin on the classic mule, and Cosmopolitan, and maybe a Bloody Mary, occasionally!

Jump Rope Jump rope or skipping is my all-time favourite cardio workout – its dynamic, its high intensity and it gets your heart rate up like nothing else! It’s also one of my top choices because it works your full legs, glutes and abs simultaneously. How? I find the best way to get into skipping is by not thinking about it too much – try skipping to the beat of your favourite song, this will take your focus away from the action itself, forcing you to find a rhythm in your skip. Teaching yourself this way also enables you to increase your skipping pace faster than if you were to concentrate on getting each jump right. Once you have developed a good rhythm and pace, start trying to do cross overs, double-unders, and side-to side twists (to really target your core) – this keeps it fun and exciting. I recommend skipping for 5 minute intervals, to total 20-30 minutes across your entire workout. On completion of 1 skipping interval, move on to the next exercise, and come back to skipping in between each exercise.

Salsa Plank This is a fun upgrade from the traditional forearm plank that really forces you to activate the lower abdominal region and oblique muscles. How? Start by kneeling on the floor. Lean forward placing your elbows on the floor. Straighten out your forearms in front of you, ensuring that your shoulders, elbows and hands are aligned at right angles. Tuck your toes under and stretch out your legs behind you, coming into a full forearm plank position. Focus on opening the shoulders, pushing the heels backwards to lengthen the legs and take your weight out of the arms. Bend the elbows very slightly so that you are working your biceps and triceps rather than hyperextending the arms. Keeping this alignment, start moving your pelvis in a circular, salsa-like motion - starting on the right hand side and ending on the left. Once you get the hang of this, start from the left and create your circular motion ending on the right hand side. I recommend holding a forearm plank for 30 seconds and then moving into your salsa motion completing 20 circular motions on each side ( i.e first starting on the right, and then starting on the left). Repeat 3 sets of these for maximum results.

Burpees Burpees are another wonder worker – targeting multiple areas for ultimate results.

How? From a standing upright position, squat down to touch the floor, then kick your legs backwards, perform 1 push up, then hop your feet forward again to under your body, then explosively jump upwards with your arms in the air. Land on floor, and repeat. This is super tough, but fun and is a fantastic way to torch fat fast. I recommend working your way up to 3 sets of burpees, completing 20 reps per set. You can also use burpees as a cardio filler in between weight-based training exercise to maximise your fat burn.

Vertical Leg Crunch The vertical leg crunch is similar to the traditional abdominal crunch, however the key difference here is in the positioning of the arms and legs, as well as the range of motion you use – so in this exercise the upper back comes higher off the ground. Because you are using your legs here too, this works both upper and lower core regions for great toning throughout! How? Lie down on your back with your legs extended in the air. Straighten both arms and point your hands toward your toes. Slowly contract your abdomen by reaching for your toes, pressing the spine into the floor and tucking the tailbone under. As you contract your abs, be sure to exhale. You can also twist your upper body by lifting your arms towards the right foot and then towards the left foot, alternating sides for each rep – this will target the side abdominal region. I recommend competing 3 sets of the vertical leg crunch with each set consisting of 20 front crunches and 20 twist crunches (i.e. 10 reps on each side).

Sliding Sumo Squat The sumo squat slide-in increases lower body strength and specifically targets the quads, hamstrings, and inner thighs. This exercise also improves hip mobility and activates the glutes! How? Stand with your heels together and feet pointed out. Take a big step out with one leg, point your toes outward, push your hips back and squat towards the floor. As you squat down, reach for the floor with your hands – hold this position for 5 counts and then stand and return to the starting position. Then step out laterally with your other leg and repeat. I recommend completing 3 sets of sliding sumo squats, consisting of 30 reps for each set to really feel that burn.

While avocado and chocolate may sound like a bit of an odd combo, believe me, when it comes to a decadent, creamy mousse, this couldn’t be further from the truth. What is awesome about avocado, is that is has quite a neutral taste so you can flavor it in pretty much any way you like and it will take on that flavor really well. This recipe is quite possibly the quickest, simplest, tastiest chocolate mousse there is. And of course the best part is that this mousse is nutrient rich, high in healthy keep-you-full-for-long fats, contains no sugar and is vegan too! Winning all round!

CARA’S DECADENT CHOC-AVO COCONUT MOUSSE! Serves 1-2 | Ready in 6 mins

THE SKINNY ON SKINNY COFFEE SKINNY Green Coffee is a natural weight loss product that not only helps your body burn those unwanted calories, but also improves energy levels. With no added fats or sugars, the green coffee includes the following natural ingredients that help your body break down fat: unroasted Green Coffee beans (Coffea Canephora), Evodiamine, Yerba Mate and Raspberry Ketones. Each carton of SKINNY Green Coffee contains 14 sachets.

How Does It Work? SKINNY’s special recipe assists in the thermogenesis of the body –meaning the body temperature changes. This forces the body to burn more calories as it brings the temperature back to normal, therefore increasing your metabolism and assisting with fat burning, while also boosting energy levels. On top of weight control, the added properties are anti-oxidants that are a necessity in our daily lives. They are used to fight free radicals that cause us to age due to stress, pollution and smoke.

How to Drink Skinny Green Coffee: Skinny Green Coffee is most effective in its original pure form, but can be enjoyed with a dash of low fat or fat free milk and a sweetener of your choice. Directions of Use: Add a sachet of SKINNY Green Coffee to 150mls of boiling water and enjoy with breakfast. Have another cup during the day. It’s fine to have a third cup but preferably not after 3pm. Warning: SKINNY Green Coffee should not be taken by women who are pregnant or breast feeding. POST HOLIDAY SKINCARE TIPS Now that the holidays are over, it’s time to focus on a skincare plan that will rejuvenate the skin and give a youthful glow. Senior skincare therapist, Hayley Kirton from Lightsculpt Clinic in Rosebank explains…

W

hether you want to hear the truth or not – 90% of skin damage is caused by the sun. It is of great importance to feed, nourish and protect your skin as it is your largest, demanding, yet most responsive organ.

Between the late nights and partying, beaching and long days in the sun, the travelling and the seemingly never-ending stress that built up through the year, the holiday season can take its toll on the skins health and radiance. First things first, no complexion will ever look it’s best if its clogged up with dirt and grime. We never quite look after our skins the same on holidays as we do throughout the year. As we get older our skins natural process of shedding dead skin cells from the surface starts to slow down which can result in a buildup on the skin, giving it a dull, lifeless look. To help achieve radiant, hydrated and glowing skin, you need to start by sloughing that build up away, by doing this you will also find your home products work better. It is important to boost your skins immunity and get back that radiant look after the summer holidays and there are various ways the skin in which this can be done:

Exfoliation and Vitamin C You could opt for a gentle physical exfoliation (granular) however I prefer an enzymatic or chemical form of exfoliation. And they are great for all skin types including sensitive. There are some amazing superficial peels on the market containing actives such as Ascorbic acid, Glutathione, AHA’s such as Glycolic & Lactic Acid which are great to polish, hydrate and repair dry, dehydrated, dull and dun damaged skins. These peels are safe enough to do every 2- 4 weeks.

Benefits of Vitamin C •

Vitamin C (ascorbic acid) can be found in superficial peels, serums, spritzers and mositurisers

Prevent and treat UV induced damage

Most effective for the treatment of Hyperpigmentation

Antioxidant activity of Vitamin C protects against UV induced damage caused by free radicals

Hydrate Post party season multi masking is definitely in order. Multimasking allows you to target individual skin concerns in separate areas in one treatment.

BEAUTY & BODY

QUESTIONS REVEALED

Dr. Fatima Bhabha & Dr Zaheda Bhabha are the superwoman duo behind Beauty & Curves, trying to make a difference in the Aesthetics and Medical Industry.

T

hey run a successful medical and aesthetics clinic in Bedfordview called Beauty & Curves and have treated some of the biggest names in the entertainment industry, like Dineo Moeketsi, DJ Zinhle and Miss World 2016, Candice Abrahams. Not only have they become a force to be reckoned with, but the ladies also reveal what we’ve all been dying to know. Here, Dr. Fatima Bhabha answers some frequently asked beauty and body questions:

1

“I’ve never gone for a Vampire Facial before, and would like to book one. Is it as painful as it looks? Is there a lot of blood?”

2

“I am constantly running low on energy and feel like I could benefit from a Vitamin IV drip. Which do you recommend and why?”

Answer: A vampire facial is not at all painful, however, you may experience slight discomfort. We always apply a topical anesthetic to make the experience more pleasurable. The vampire facial uses a trademarked procedure that uses Hyaluronic (HA) Fillers such as Juvederm with Platelet-Rich Plasma (PRP), a naturally occurring substance found in the human body. PRP, once separated from our blood, is plasma that is enriched with platelets to introduce different forms of cell signaling protein molecules. This combination stimulates activity in the area, triggering healing of bone and soft tissue. This results in a rise in cell turn over and an increase in collagen production. PRP is made by taking a sample of a person’s blood and placing it in a centrifuge machine.

Answer: We would highly recommend the energy boost as it is a combination of B Vitamins, Vitamin C and other minerals required for the body. Our IV drips are administered directly into the blood stream, which ensures good absorption. The results last at least 6 weeks. A few of the conditions that may be helped using IV nutrition techniques include hypertension, asthma, fibromyalgia, chronic fatigue syndrome, diabetes, hepatitis and even the common cold.

3

“I am in my late 20’s and suffer from cellulite. Exercise doesn’t fully get rid of it. Can you help?”

Answer: Cellulite is due to decreased circulation of blood in that area. Yes, we

most definitely can treat it! We have a variety of treatments that can treat cellulite, such as our Carboxytherapy. Carboxytherapy is rapidly becoming known globally as the leading skin rejuvenation treatment. It is a safe, minimally invasive clinically proven method to rejuvenate, restore, and recondition the skin and treat wrinkles, laxity, cellulite and stretch marks. Therapy involves injecting tiny amounts of Carbon dioxide (CO2) beneath the skin to break down fatty deposits and stimulate collagen production.

4

“I have acne scars from my teen years, and I am incredibly embarrassed about them. What can I do to get rid of them?”

Answer: There are a number of methods that can treat acne scars depending on the type of scar, the persons skin type etc. The most comment treatment options are: 1. Laser - Fractional lasers are used in laser skin resurfacing to improve skin elasticity and texture, fine lines, wrinkles, acne scars, sun damage, melasma and other skin discolorations. 2. Dermapen - Dermapen is an automated-micro needling therapy system that vertically pierces the skin to naturally stimulate collagen and elastin with minimal epidermal damage. 3. Peels - Chemical peels are non-invasive aesthetic treatments designed to enhance the skin quality by applying a clinically approved chemical solution to exfoliate the surface layer of the skin and stimulating the metabolism of the cells beneath. There are several different types of chemicals used, depending on your individual skin condition, your skin type, and the desired results. 4. Skin-booster and a combination of the above – Skin-boosters harness the scientifically-proven power of stabilised hyaluronic acid (HA) to deliver hydration deep within the skin, where it’s needed most.

5

“I’ve heard about dermal fillers. Would you recommend them as I suffer from terrible frown lines which don’t go away?”

Answer: Fillers do not take away frown lines but BOTOX most definitely does! Dermal fillers are injectable soft tissue substances which are injected into the dermis of the skin whereas, BOTOX is a prescription medicine that is injected into the facial muscles to reduce and smooth out frown lines and wrinkles. It works by preventing the muscles from contracting, hence diminishing undesirable facial wrinkles and is becoming a popular anti-aging treatment. BOTOX is also used for improving the facial contour such as relaxing the muscles of the jaw and giving the face a natural V-shape jawline.

M

THE MOST POWERFUL LETTER IN THE WORLD

Y

et again BMW’s M series has unleashed another beast. Super Car owners are not going to enjoy the fact that a car carrying a full family, could potentially beat you from robot to robot. The new M5 F90 has a massive 441kw and 750nm, boasting a rocket time from 0-100kph in 3.5 seconds. To put that into perspective the Lamborghini Huracan, which is considered a super car, has 449kw and 560nm and its 0-100Kph time is 3.2 seconds. Yes, the M5 is bigger and heavier. 10 years ago, you would never expect an M car to fight with a two-door super car.

E28, E34, E39, E60, F10 and F90. That is the language of the BMW enthusiast. If you don’t know what that means, it’s the number of BMW’s powerful saloons… the BMW M5, writes car enthusiast, Wesley Greybe.

So, what has changed? The engine is brought over from the original F10 M5. They have taken it to the M Gym to get those horses trained. The gearbox is no longer BMW’s iconic M-DCT, instead BMW have adopted the “M Steptronic Transmission with Drivelogic”, a mouth full I know. Essentially, it’s an 8 speed ZF gearbox with big M influence. The M-DCT was an amazing gearbox but not the gearbox to use in traffic. The new gearbox is as smooth as the ZF gearbox found in majority of BMW’s. So, in traffic the F90 is as smooth as a conventional G30.

PAGE 44

MOTORING * A big thing that M has added to the M5 is the new M xDrive. This helps all 441kw find traction and rocket the M5 off the line. DSC is also improved driveability, still offering MDM mode for those that want to take their car to the track. As if BMW would stop there, for those looking for the rush of drifting an M car, BMW have not forgotten about you. There is an option to deactivate DSC and activate a full RWD beast. That’s 100% power to the rear. And although BMW has added more components, they managed to drop the M5 by 100kg. That’s like Mike Tyson dropping to light weight and still fighting heavy weights… with an advantage.

The exterior design is said to be similar to the F10. But then again, why change something that works. With the two designs, next to each other you will see the changes are quite different and the F10 starts to look old. But when you step into the cabin, that’s where you see the M5 difference. The luxuries carry across from the G30, which is stunning and has a 7 series feel. It also carries a few M badges, just to remind you that you are in a rocket, in case you forget. The ride has been beefed up slightly and is harder than the predecessor, but you’re in a 3 second beast and a track machine - some sacrifices need to be made.

But wait, let’s talk rivals. For every Batman, there’s always a joker. The M5 is always competing with the beasts of the German empire. The Mercedes-Benz AMG E63s as well as Audi’s RS6 Avant. Both competitors have well over 400KW and both boast AWD drivetrains. The RS6 Avant weighs in at 2025kg kerb weight, while the Mercedes-AMG E63s comes in at 1955kg. The M5 shaves off a further 100kg from the AMG with a kerb weight of 1855kg. In a drag race the AMG has the power upper hand (450kw) and more torque (850nm) but the BMW M5 does have a massive weight advantage. On paper the AMG is 0.1 seconds quicker, yes, 0.1 seconds! What can you do in 0.1 seconds that could make world news? Shows just how competitive these brands actually are.

The M5 will be on sale in South Africa this year. We are anxiously waiting to see pricing and we are almost guaranteed that BMW will bring out a competition pack and various different models of the M5. Just by following the evolution of the M4, expect more power, lighter components and more track ready models. BMW, we salute you! But, now to wait and see what Audi’s move is going to be as the RS6 is growing long in the tooth. This is the time to sit around a table and listen to passionate German enthusiasts go on about who is the best. Don’t forget Porsche sitting in the curtains. If we have learnt anything from the Stuttgart boys, its that they love to watch and change the game. My question is, “What’s next? Hybrid?”. I guess only time will tell.

GAUTENG DEVELOPMENT HOTSPOTS FOR 2018

These two bed and three bedroom units launching in Bryanston have been designed so owners can easily rent a room on AirBNB. The bedrooms will have their own separate entrances and owners will be able to install kitchenettes to accommodate for the short term stay rentals.

According to Seeff, large scale growth is especially predicted for the Northern and North Western suburbs of Johannesburg where platforms such as Airbnb are creating interesting trends in the Sandton property market in particular.

D

ave Lewis, Seeff Sandton’s Developments Manager, says in the Sandton CBD and surrounds there is a great drive from both developers and the municipality to increase the number of residential homes.

“The council is very supportive of increased density in the area, especially along main roads, as the demand for housing close to the ever expanding commercial hub of the Sandton CBD is growing rapidly. While in the past there were maximum density restrictions, today council is imposing minimum density restrictions. Areas like Bryanston and Morningside are being developed at quite an alarming rate, as the sizes of the stands in the area are good for development and the existing services infrastructure is in place already. Here we are especially seeing a lot of townhouse and apartment developments going up.

A 312-unit development in Randpark Ridge that was recently launched by Chinese Developer, Reeflords.

Interestingly though we have also seen average price per square metre coming down in the last year as there is a lot of competition in the market. The struggling market along with many options to choose from has put buyers in a very strong position and while R25 000 per square metre two years ago was seen as good value in Bryanston for an apartment, that is now very expensive and a

PAGE 46

PROPERTY * competitive market related price is closer to the R22 000 per square metre at the moment. In the more suburban parts of these areas, or local roads, the council is now supporting densities of 20 units per hectare whereas this time last year it was a maximum of 10 units per hectare. Here we are seeing many full title cluster developments of four to eight units coming up and the prices being achieved are very high, often exceeding the R10 Million mark”. Lewis continues that prices in the Sandton CBD itself seem to remaining relatively unchanged in the last few years. “With quite a few very upmarket residential high rise apartment buildings in the CBD on the market and a good few more coming up, the prices have been forced to freeze. Political instability has played a part here as most of these units are sold to investor buyers, who seem to rather be holding onto their money to see what happens with our political situation first”. Lewis adds that platforms such as Airbnb are creating interesting trends in Sandton however. “With the upturn in the short term rental market, investors are realising higher returns for their money with something like Airbnb than what they get with placing longer term rentals. This is one aspect that is keeping them interested and is aiding in sales still ticking over. Developers are now designing projects to accommodate this type of investor and some bachelor units are being tailor made for the short term rental. Illovo central which will begin construction next year has a unit type just 19m2 in size that was specifically designed with the Airbnb model in mind. The building itself has all the amenities that you would expect from a high quality hotel, with a rooftop pool and bar area, 15 storeys high giving immaculate views. A gym, boardrooms and a spa all in the building and all available to the tenant, while the tenant is paying a significantly lower rate than what he would at a five star hotel in the area”. Lewis concludes that should the political situation change for the better, he predicts a great upturn in the developments market. Chris Hajec, Seeff’s MD in Randburg, says that this collection of well-known Johannesburg suburbs is a development epicentre at the moment for affordable, entry level homes as developers here target the first time home buyer and buy-to-let investors market alike. “We have seen a boom in residential development in Randburg despite - and actually in reaction to - the dip in the market after the downgrade and 2018 does not seem likely to manifest a slowdown of any discernible level. The model of higher density, affordable, mixed one, two and three bedroom unit developments which have been implemented by well-

known developers like Reeflords and Renico has proven to be so successful and in demand, that the trend seems likely to increase in the year to come. Developers seeking to stay active despite the downturn go for that segment of the market where they know demand has remained relatively high because of affordability and the broad range in consumers to whom these types of units appeal to”. As two prime examples Hajec cites Randpark Ridge and North Riding as well-positioned and affordable locations to roll out threestorey apartment and townhouse complexes which cater to the R600 000 - R1.3 million market. “The imperatives in ensuring a successful development boil down to reasonable land costs, securing property which is appropriate for a higher density and pricing the properties affordably for your target market. Savvy investors do not try to push the envelope in terms of price in this segment as consumers are extremely price sensitive and variations of just 5% can put a significant chill on desirability and impact the time spent on market which affects profit margins. Developers are also looking for land that is already zoned or as far through the zoning process as possible and place a premium on land where they can “turn a shovel” after transfer, because it usually takes 24 months or more for agriculturally zoned land to be transformed into what the general public would deem a construction site. Randpark Ridge and North Riding are the perfect examples of the recent trends in residential development in Randburg. Reeflords, a Chinese based developer has recently broken ground on a 312 unit development in Randpark Ridge situated at the corner of CR Swart and Beyers Naude. The comprehensive marketing blitz mentioning extras like a clubhouse, fibre, pool, gym and security, in advance of the launch of Orchid Ridgedid not only appeal to the end users who would make the conveniently located development their home, but also to the investor by highlighting the above average investment return and competitive investment capital in Randpark Ridge”. This highlights that buyers today are hyper sensitive about the finishes and extras and it can make or break a decision to go with one property or another. Investors want a value proposition that meets set criteria. These are the details developers ignore at their peril,” concludes Hajec. Gerhard van der Linde, Seeff’s MD in Pretoria East, says in 2018 many new smaller developments with 20 units or less priced at under R2 million are predicted for the East of Pretoria and in Centurion Seeff’s MD Steve van Wyk says that new developments and extensions of existing developments in suburbs such as Die Hoewes, Kosmosdal, Mnandi and Midstream is underway.

SOLE MANDATE FOR STAR’S PROPERTY An exquisite country mansion in Saddlebrook Estate that belongs to former advocate and now singer and songwriter Christall Kay, is on exclusive sole mandate with Seeff Sandton for R18.5 million.

The home, that was featured on Top Billing in 2014, is set upon 14 951m2 of rolling lawns, meticulously maintained rose gardens and has panoramic views of Johannesburg, says Chris Paxton from Seeff who is marketing the home. “The American Colonial Style architecture with strong influences from the neoclassical scene, radiates superior luxury and chandeliers and mirrors inspired by the Versailles period adorn the open plan living areas. There is also a piano lounge, formal lounge, formal dining area, finely crafted mahogany bar, informal lounge, family room and informal dining area equipped with a butler’s station and the designer kitchen is fitted with imported Italian Carrara marble counter tops while the separate scullery has a walk in refrigerator. Even though all five bedrooms and six bathrooms in this home are remarkable, the master bedroom includes a gas fireplace, private balcony, walk in dressing room furnished with garments and shoes the lady of the mansion purchased from all around the globe and a full en suite bathroom”.

Paxton adds that the property is suited for equestrian use, with four stables, tack/feed room, two large white fenced paddocks and a lunging arena. Additional features include underfloor heating, air conditioning, a wine cellar, generator, bore hole and state of the art security features. “Saddlebrook Estate is an idyllic secure enclave in Kyalami that is just a short commute to Sandton’s business and retail hub. The estate – where eight properties have changed hands in 2017 - is one of the safest residential estates in the country and includes many bridle paths, communal areas and jogging tracks. Although you don’t need to own a horse, or even ride to live in Saddlebrook Estate, you will have to like horses, because you will probably be living next door to one! Starting at one hectare, the residential stands are big enough to include a few four-hoofed family members, so most residents keep their horses “in their backyards,” concludes Paxton.

What is your favourite restaurant in the city? My wife, Juan-Ri, and I enjoy eating out and will often try out different restaurants for a date-night or a lunch out with our daughter, Joia-Belle. One of our favorites has been always been all the Tasha’s cafes around Joburg, but we also really enjoy Doppio Zero.

What is your favourite coffee spot? Starbucks in Rosebank is always a treat. It’s my go-to coffee spot every day, when I’m home in South Africa and also when I am away playing in Japan. I love that they always come up with new recipes.

What is your favourite hotel in the city?

IN THE CITY WITH… FRANCO MOSTERT The Springboks and Emirates Lions rugby player shares his favourite spots around the city. PAGE 50

My favourite hotel has to be The Palazzo Montecasino. I have been fortunate enough to stay here multiple times with the Springbok team, and it is always so enjoyable. It is central to everything in and around Joburg and is situated right next to Montecasino, which is suitable for a dinner spot. I like the layout and the design of the hotel.

What is your favourite nightclub or bar in the city? I don’t really go clubbing in JHB, but a great bar spot would be Churchills Bar & Bistro in Melrose Arch. It’s great for a few drinks or for a guy’s night out.

What is your favourite breakfast spot? Café Billi Bi in Edenvale is an awesome breakfast spot near my house in Greenstone. It’s perfect for a weekend brunch or early morning breakfast with the family. The Classic Big Boy Breakfast is a must-have and includes eggs, bacon, gluten-free pork sausage, mushrooms and tomatoes.
