A+ MORTGAGE
Mortgage Approval Process
1. Pre-Approval
The A+ Loan Officer will get some information on the phone; obtain your credit report and other information about your income and assets and issue a letter describing your qualification for a home purchase
2. Formal application with property information
Once you find a property with your Realtor® and get an accepted offer, you will meet with your loan officer to start the loan process
The Loan Officer reviews the offer and orders an appraisal from the Appraiser at this time documentation is of income and assets is collected
3. Processing the loan
The Loan Processor works with the Loan Officer make sure the correct documentation for the borrower has been collected for the type of loan for which they are applying. The Processor may also do a direct verification of employment and amounts on deposit with the borrower’s financial institution
4. Underwriting the loan
This is the formal acknowledgement that funds have been committed for your loan If there are conditions, please make sure they will not be a problem to satisfy by reviewing them with your Loan Officer You will then be asked to sign the Loan Commitment and send it to your Realtor®.
The mortgage process has a lot of moving parts. The good news is that you don’t have to worry about any of them! The Mortgage Loan Officer is the one who coordinates and oversees the various parts each individual plays to get your loan from pre-approval to the closing table.

5. Loan Commitment
The Underwriter compares the submitted documentation to the guidelines of Fannie Mae and Freddie Mac and issues a loan approval, most of the time subject to some conditions
6. Preparing for closing
Any outstanding conditions should be satisfied at this time and you should contact your Insurance Agent to obtain Home Owner’s insurance.
You must purchase a policy and pay for one year in advance Next year it will automatically deducted from your escrow account
If you have to transfer money from one account to another to consolidate your funds for closing, make sure you allow enough time to do so.
Funds for closing must be in the form of a cashiers check They must be on deposit for a certain amount of time, in order for the bank to issue the cashiers check Make sure you check on the bank’s specific policy
7. Closing
This is the culmination of the loan process The funds provided by A+ Mortgage plus your down payment will be transferred to the seller minus and outstanding mortgages the seller owed on the property
The title to the property transfers from the seller to you
The deed will be recorded with your name to evidence your ownership.

OUR FOUNDATION UNKNOWINGLY BEGAN WITH AN INVITATION TO A PARTY. HOWEVER, THIS WAS NO ORDINARY SUMMER GET-TOGETHER. IT WAS CENTERED AROUND A 12 YEAR OLD ORPHANED CHILD FROM *EASTERN EUROPE DAN AND BETH SPRANSY HAD BEEN INVITED TO THE PARTY BY A GOOD FRIEND, MICHELLE, WHO WAS HOSTING *"E" FOR A SHORT TIME IN HOPES OF GETTING HER ADOPTED. FROM THEIR FIRST GLANCE AT THE PHOTO AND DESCRIPTION OF "E", THEY KNEW THEIR HEARTS WERE BEING TUGGED TOWARDS THIS SWEET YOUNG GIRL. ONCE THEY MET HER, THE TUG BECAME AN IRRESISTIBLE PULL AND THEY KNEW SOMETHING SPECIAL WAS HAPPENING TO THEIR FAMILY... IT WAS ABOUT TO GET BIGGER. ALREADY WITH 5 WONDERFUL CHILDREN, IT WAS APPARENT TO THEM THERE WAS STILL ROOM FOR MORE AND THEY IMMEDIATELY BEGAN LOOKING AT ADOPTION.
AS THEY LEARNED MORE, THE TROUBLESOME REALITY OF ORPHANED CHILDREN WEIGHED HEAVY UPON THEIR HEARTS. IN COUNTRIES LIKE LATVIA OR UKRAINE, ORPHANAGES RELEASE CHILDREN AT THE AGE OF 16, AND THE THOUGHT OF "E" AND OTHERS LIKE HER BEING ON THEIR OWN AT SUCH A YOUNG AGE WAS GREATLY DISTURBING. NOT ONLY DID THEY WISH TO WELCOME "E" INTO THEIR LOVING FAMILY, BUT THERE WAS A DEEP DESIRE TO DO AS MUCH AS POSSIBLE TO HELP EVERY CHILD WHO FACED THIS IMPENDING FATE. FROM THIS, BEFORE 16 WAS BORN.
DAN INSTANTLY BEGAN WORKING TO HELP HOSTS LIKE MICHELLE, WHO HAVE SUCH BIG HEARTS, AND SOUGHT TO LIGHTEN THE FINANCIAL BURDEN OF GETTING CHILDREN HERE TO MEET POTENTIAL FAMILIES THIS ALSO CAME WITH A PURSUIT TO BUILD AWARENESS OF THE ORPHAN CRISIS THAT EXISTS AROUND THE GLOBE.

Chicken & Rice
SERVINGS: 4
PREPPING TIME: 10 MIN
TOTAL TIME: 40 MIN
Directions
1 Rinse the rice under cold water until the water runs clear. Cook the rice according to package instructions using chicken broth instead of water for extra flavor Set aside when done
2. While the rice is cooking, heat the olive oil in a large skillet over medium heat. Add the diced onion and sauté for 2-3 minutes until translucent.
3 Add the minced garlic to the skillet and cook for an additional 1 minute until fragrant
4. Season the chicken breasts with paprika, salt, pepper, and thyme Place them in the skillet with the onions and garlic Cook for 5-6 minutes on each side until golden brown and cooked through (internal temperature should reach 165°F).
5. Remove the chicken from the skillet and set aside In the same skillet, lower the heat and add the heavy cream, stirring to combine with the remaining ingredients. Bring to a gentle simmer.
6 If desired, add frozen peas to the cream sauce and cook for another 2-3 minutes until heated through
7. Return the chicken to the skillet, nestling it in the creamy sauce Allow to simmer for an additional 5 minutes to heat the chicken and blend the flavors
8.Serve the creamy smothered chicken over the cooked rice, garnished with parsley if desired
