A+ MORTGAGE

Mortgage Approval Process

1. Pre-Approval

The A+ Loan Officer will get some information on the phone; obtain your credit report and other information about your income and assets and issue a letter describing your qualification for a home purchase

2. Formal application with property information

Once you find a property with your Realtor® and get an accepted offer, you will meet with your loan officer to start the loan process

The Loan Officer reviews the offer and orders an appraisal from the Appraiser at this time documentation is of income and assets is collected

3. Processing the loan

The Loan Processor works with the Loan Officer make sure the correct documentation for the borrower has been collected for the type of loan for which they are applying. The Processor may also do a direct verification of employment and amounts on deposit with the borrower’s financial institution

4. Underwriting the loan

This is the formal acknowledgement that funds have been committed for your loan If there are conditions, please make sure they will not be a problem to satisfy by reviewing them with your Loan Officer You will then be asked to sign the Loan Commitment and send it to your Realtor®.

The mortgage process has a lot of moving parts. The good news is that you don’t have to worry about any of them! The Mortgage Loan Officer is the one who coordinates and oversees the various parts each individual plays to get your loan from pre-approval to the closing table.

5. Loan Commitment

The Underwriter compares the submitted documentation to the guidelines of Fannie Mae and Freddie Mac and issues a loan approval, most of the time subject to some conditions

6. Preparing for closing

Any outstanding conditions should be satisfied at this time and you should contact your Insurance Agent to obtain Home Owner’s insurance.

You must purchase a policy and pay for one year in advance Next year it will automatically deducted from your escrow account

If you have to transfer money from one account to another to consolidate your funds for closing, make sure you allow enough time to do so.

Funds for closing must be in the form of a cashiers check They must be on deposit for a certain amount of time, in order for the bank to issue the cashiers check Make sure you check on the bank’s specific policy

7. Closing

This is the culmination of the loan process The funds provided by A+ Mortgage plus your down payment will be transferred to the seller minus and outstanding mortgages the seller owed on the property

The title to the property transfers from the seller to you

The deed will be recorded with your name to evidence your ownership.

THROUGH THIS PARTNERSHIP, WE HELPED TRANSFORM THE BEDROOM OF A BRAVE LITTLE GIRL WHO HOLDS A SPECIAL PLACE IN OUR REAL ESTATE COMMUNITY HER STRENGTH AND SPIRIT TOUCHED ALL OF US, AND IT WAS A PRIVILEGE TO BE PART OF GIVING HER A SPACE WHERE SHE CAN HEAL, DREAM, AND JUST BE A KID.

SPECIAL SPACES HAS OPENED OUR EYES TO THE PROFOUND IMPACT THAT A THOUGHTFULLY DESIGNED SPACE CAN HAVE ON A CHILD’S EMOTIONAL AND PHYSICAL WELL-BEING. RECIPE OF THE MONTH

Classic

Jambalaya

SERVINGS: 6-8

PREPPING TIME: 15 MINS

COOK TIME: 40 MINS

TOTAL TIME: 55 MINS

Directions

1 Cook the chicken and sausage Heat 1 tablespoon olive oil in a large stockpot or Dutch oven over medium-high heat Add the chicken and sausage and sauté for 5 to 7 minutes, stirring occasionally, until the chicken is cooked through and the sausage is lightly browned. Transfer both to a clean plate and set aside

2. Sauté the veggies. Add the remaining 2 tablespoons olive oil to the pot Stir in the bell peppers, celery, jalapeño, onion, and garlic Sauté for about 6 minutes, stirring occasionally, until the onions have softened and the veggies are fragrant.

3 Simmer the rice Add the crushed tomatoes, 3 cups chicken stock (reserve the rest in case you need more), rice, Cajun seasoning, thyme, cayenne, and bay leaf. Stir to combine Bring the mixture to a simmer, then reduce heat to medium-low, cover, and cook for 25 to 30 minutes, stirring every 5 minutes or so to prevent the rice from sticking. Add extra stock as needed if the mixture starts to look dry

4.Add the shrimp and okra. Stir in the shrimp and okra Continue cooking for 5 to 7 minutes, stirring occasionally, until the shrimp are pink and opaque

5 Return the chicken and sausage Stir the cooked chicken and sausage back into the pot and discard the bay leaf

6.Season. Taste and adjust with salt, black pepper, and extra Cajun seasoning if you’d like more heat or flavor.

7 Serve Spoon the jambalaya into bowls and garnish with green onions or parsley Serve warm and enjoy!

Classic Jambalaya

6-8 servings 55 Minutes Total

Ingredients

3 tablespoons of Olive Oil (divided)

2 boneless, skinless chicken breasts, cut into bite-sized pieces

1 (14 oz) package andouille sausage, thinly sliced into round pieces

2 small green & red bell peppers, cored & diced

2 ribs of celery, diced

1 jalapeño pepper, seeded and finely chopped

1 white onion, diced

4 cloves garlic, peeled and minced

1 (14 oz) can of crushed tomatoes

3-4 cups of chicken stock

1 ½ cups of uncooked long-grain white rice

2 tablespoons of Cajun or Creole seasoning

1 teaspoon of dried thyme, crushed

1 bay leaf

1 pound raw large shrimp, peeled and deveined

1 cup thinly sliced okra

Kosher salt and freshly cracked pepper

optional garnishes: chopped fresh parsley, green onions
