This month, we’re thrilled to highlight one of our rising stars Alex Kiefer, a dedicated Realtor®, firefighter, and paramedic who embodies the very definition of integrity and service. Partnered with his father-in-law, Doug Vlasek, Alex has quickly made his mark in real estate, achieving multiple closings in his very first year His passion, discipline, and commitment to his clients have made him a standout addition to our team.

Beyond his real estate success, Alex’s story is one of true heroism. Recently, Alex was honored with the First Responder of the Year Award for Wisconsin’s 66th State Assembly District a recognition that came after an incredible act of bravery. While competing in the Door County Triathlon, Alex noticed a fellow racer in distress. Without hesitation, his emergency training took over, and he jumped into action, saving that individual’s life. It’s a powerful reminder that courage and compassion are second nature to him, both on and off the job

A+ MORTGAGE

Mortgage Approval Process

1. Pre-Approval

The A+ Loan Officer will get some information on the phone; obtain your credit report and other information about your income and assets and issue a letter describing your qualification for a home purchase

2. Formal application with property information

Once you find a property with your Realtor® and get an accepted offer, you will meet with your loan officer to start the loan process

The Loan Officer reviews the offer and orders an appraisal from the Appraiser at this time documentation is of income and assets is collected

3. Processing the loan

The Loan Processor works with the Loan Officer make sure the correct documentation for the borrower has been collected for the type of loan for which they are applying. The Processor may also do a direct verification of employment and amounts on deposit with the borrower’s financial institution

4. Underwriting the loan

This is the formal acknowledgement that funds have been committed for your loan If there are conditions, please make sure they will not be a problem to satisfy by reviewing them with your Loan Officer You will then be asked to sign the Loan Commitment and send it to your Realtor®.

The mortgage process has a lot of moving parts. The good news is that you don’t have to worry about any of them! The Mortgage Loan Officer is the one who coordinates and oversees the various parts each individual plays to get your loan from pre-approval to the closing table.

5. Loan Commitment

The Underwriter compares the submitted documentation to the guidelines of Fannie Mae and Freddie Mac and issues a loan approval, most of the time subject to some conditions

6. Preparing for closing

Any outstanding conditions should be satisfied at this time and you should contact your Insurance Agent to obtain Home Owner’s insurance.

You must purchase a policy and pay for one year in advance Next year it will automatically deducted from your escrow account

If you have to transfer money from one account to another to consolidate your funds for closing, make sure you allow enough time to do so.

Funds for closing must be in the form of a cashiers check They must be on deposit for a certain amount of time, in order for the bank to issue the cashiers check Make sure you check on the bank’s specific policy

7. Closing

This is the culmination of the loan process The funds provided by A+ Mortgage plus your down payment will be transferred to the seller minus and outstanding mortgages the seller owed on the property

The title to the property transfers from the seller to you

The deed will be recorded with your name to evidence your ownership.

RECIPE OF THE MONTH

Cheesy Ham & Potato

SERVINGS: 10

PREPPING TIME: 30 MIN

TOTAL TIME: 1 HOUR 15 MIN

Casserole

Directions

1 Peel potatoes, cut into 3/4-inch pieces

You’ll have just over 6 cups chopped potatoes Cover with water in a medium pot Bring to boil Once boiling, boil for just 5–6 minutes. Potatoes will be only slightly softened Drain

2 Grease a 9×13-inch Add warm, drained potatoes, ham, and 1 cup of shredded cheese Gently toss together Set aside.

3.Preheat oven to 375°F (191°C).

4 Melt the butter in a large skillet or saucepan over medium heat. Add the onion, garlic, and cook, stirring occasionally, until onions are softened, about 3 minutes. Stir in salt, pepper, smoked paprika, ground mustard, parsley, and flour until combined and flour has absorbed any liquid.

5. Reduce heat to low, and then slowly stir in the milk Simmer for 3–5 minutes or until thickened into a gravy consistency. Remove from heat Taste and, if desired, add more seasonings

6.Pour warm sauce over ham and potatoes Toss gently to coat

7 Bake, covered with aluminum foil, for 30 minutes. Remove aluminum foil, sprinkle remaining cheese on top, and return to the oven for 5–10 more minutes or until cheese is melted and casserole is bubbling around the edges

8.Remove from the oven and garnish with fresh parsley, green onion, chives, or a drizzle of hot sauce

Creamy Smothered Chicken & Rice

Ingredients

2 pounds (about 915 g) potatoes (Yukon Gold or Russet)

2 cups (about 300g or 8 ounces)

1 ½ cups shredded sharp white cheddar cheese

3 tablespoons (43g) unsalted butter

¾ cup (100g) chopped yellow onion

3 cloves garlic, minced

¾ teaspoon of salt

½ teaspoon fresh ground pepper

½ teaspoon smoked paprika

½ teaspoon ground mustard

1 teaspoon ground parsley (or 2 teaspoons of fresh chopped parsley)

3 tablespoons (24g) all-purpose flour

2 cups (480ml)whole milk

optional for garnish: chopped fresh parsley, green onions, chives, or hot sauce
