Tara joined us earlier this year as the Team Lead for The Espire Home Selling Team and has already accomplished top sales status within Realty Executives Integrity.

The A+ Loan Officer will get some information on the phone; obtain your credit report and other information about your income and assets and issue a letter describing your qualification for a home purchase

2. Formal application with property information

Once you find a property with your Realtor® and get an accepted offer, you will meet with your loan officer to start the loan process

The Loan Officer reviews the offer and orders an appraisal from the Appraiser at this time documentation is of income and assets is collected

3. Processing the loan

The Loan Processor works with the Loan Officer make sure the correct documentation for the borrower has been collected for the type of loan for which they are applying. The Processor may also do a direct verification of employment and amounts on deposit with the borrower’s financial institution

4. Underwriting the loan

This is the formal acknowledgement that funds have been committed for your loan If there are conditions, please make sure they will not be a problem to satisfy by reviewing them with your Loan Officer You will then be asked to sign the Loan Commitment and send it to your Realtor®.

5. Loan Commitment

The Underwriter compares the submitted documentation to the guidelines of Fannie Mae and Freddie Mac and issues a loan approval, most of the time subject to some conditions

6. Preparing for closing

Any out standing conditions should be satisfied at this time and you should contact your Insurance Agent to obtain Home Owner’s insurance.

You must purchase a policy and pay for one year in advance Next year it will automatically deducted from your escrow account

If you have to transfer money from one account to another to consolidate your funds for closing, make sure you allow enough time to do so.

Funds for closing must be in the form of a cashiers check They must be on deposit for a certain amount of time, in order for the bank to issue the cashiers check Make sure you check on the bank’s specific policy

7. Closing

This is the culmination of the loan process The funds provided by A+ Mortgage plus your down payment will be transferred to the seller minus and outstanding mortgages the seller owed on the property

The title to the property transfers from the seller to you

The deed will be recorded with your name to evidence your ownership.

OUR RECENT DONATION CONTRIBUTES TO THEIR INCREDIBLE EFFORTS IN SERVING THOSE WHO ONCE SERVED US. DURING OUR VISIT TO THEIR FACILITY, WE SAW FIRSTHAND THE DEPTH OF THEIR IMPACT, AND IT WAS TRULY AN EYE-OPENING EXPERIENCE.

MHVI IS FAR MORE THAN JUST A FOOD BANK. THEY PROVIDE CLOTHING, FURNITURE, BICYCLES, PET SUPPLIES, AND ESSENTIAL HOUSEHOLD ITEMS TO VETERANS AND THEIR FAMILIES, ENSURING THEY HAVE THE RESOURCES NEEDED TO REBUILD THEIR LIVES. WHETHER IT’S A WARM COAT, A BED TO SLEEP ON, OR EVEN TRANSPORTATION ASSISTANCE, MHVI IS THERE TO OFFER COMPREHENSIVE SUPPORT. THEY ALSO OFFER A FREE FURNITURE PICKUP SERVICE, MAKING IT EASY FOR THE COMMUNITY TO DONATE LARGE ITEMS THAT CAN HELP VETERANS TRANSITION INTO STABLE HOUSING.

RECIPE OF THE MONTH

Cowboy Caviar

Couscous Salad

SERVINGS: 6

PREPPING TIME: 20 MIN

TOTAL TIME: 30 MIN

Directions

1.Bring a medium pot of water to a boil. Add couscous and 2 teaspoons salt. Cook according to package instructions, drain, and rinse with cold water.

2.Meanwhile, in a small bowl, mix garlic, oil, lemon juice, and chili powder.

Cowboy Caviar Couscous Salad

6 servings 30 Minutes

3.In a large bowl, combine couscous, bell pepper, scallions, beans, corn, tomatoes, cilantro, and jalapeños until combined. Add dressing and toss to coat; season with salt, if needed.

4.Make Ahead: Salad can be made 3 days ahead. Store in an airtight container and refrigerate.

3/4 cup pearl couscous

2 tsp kosher salt, plus more

1 clove garlic, grated

1/4 cup vegetable oil

2 Tbsp fresh lemon juice

1 1/2 tsp chili powder

1 orange bell pepper, seeds and ribs removed, finely chopped

4 scallions, sliced

1 (15.5-oz.) can black beans, rinsed, drained

1 (15-oz ) can whole kernel sweet corn, rinsed, drained

1 cup halved cherry tomatoes

1/4 cup chopped fresh cilantro

1/4 cup pickled jalapeños, finely chopped
