At our recent Awards Celebration, you may have noticed one team that continually came forward to receive award after award. Gina Dingman has established a dynamic team that includes: Alexys Johnson, Martha Luna, Andi Ohme, Nicole Orzel, and Mindy Shaffer, and together they hit new record highs for individual and team sales in the past year Coming just shy of the prestigious Pinnacle Award there’s little doubt they will be one of a few who hit that mark this year. They are that good! Gina is the ultimate Team Lead, with a generous spirit and heart of a teacher, she mentors her team members to become more than they ever imagined

When we think of our East Troy office location, right on the Village Square in the center of town, we recall with great fondness the early days over 20 years ago when amazing Sale Executives like Pam Burki and Sarah Alexander helped us open for business. We would not be in East Troy without their willingness to take a chance on us And when Gina joined a few years later, it made a great office even better. Gina also makes sure the office is decorated for the season, and it has become a showcase for all the beauty East Troy has to offer. Once you find a property with your Realtor® and get an accepted offer, you will meet with your loan officer to start the loan process

The Loan Officer reviews the offer and orders an appraisal from the Appraiser at this time documentation is of income and assets is collected

3. Processing the loan

The Loan Processor works with the Loan Officer make sure the correct documentation for the borrower has been collected for the type of loan for which they are applying. The Processor may also do a direct verification of employment and amounts on deposit with the borrower’s financial institution

4. Underwriting the loan

This is the formal acknowledgement that funds have been committed for your loan If there are conditions, please make sure they will not be a problem to satisfy by reviewing them with your Loan Officer You will then be asked to sign the Loan Commitment and send it to your Realtor®.

5. Loan Commitment

The Underwriter compares the submitted documentation to the guidelines of Fannie Mae and Freddie Mac and issues a loan approval, most of the time subject to some conditions

6. Preparing for closing

Any out standing conditions should be satisfied at this time and you should contact your Insurance Agent to obtain Home Owner’s insurance.

You must purchase a policy and pay for one year in advance Next year it will automatically deducted from your escrow account

If you have to transfer money from one account to another to consolidate your funds for closing, make sure you allow enough time to do so.

Funds for closing must be in the form of a cashiers check They must be on deposit for a certain amount of time, in order for the bank to issue the cashiers check Make sure you check on the bank’s specific policy

7. Closing

This is the culmination of the loan process The funds provided by A+ Mortgage plus your down payment will be transferred to the seller minus and outstanding mortgages the seller owed on the property

The title to the property transfers from the seller to you

The deed will be recorded with your name to evidence your ownership.

RECIPE OF THE MONTH

Stuffed Sweet Potatoes Chicken Enchilada

SERVINGS: 6

PREPPING TIME: 25 MIN

TOTAL TIME: 1HR 30 MIN

Directions

Preheat the oven to 400°F 1

Line a baking sheet with foil. Prick the sweet potatoes 3 to 4 times each with the tines of a fork and place on the baking sheet. Brush the potatoes all over with 2 tablespoons of the oil and sprinkle all over with 1 teaspoon of the salt

Bake the potatoes until the skin is crisp and browned and the tip of a paring knife slips easily into the flesh, 45 minutes to 1 hour

Meanwhile, make the filling In a large skillet, heat the remaining 2 tablespoons oil over medium heat Add the garlic, jalapeño, and onion, and sauté until softened, about 3 minutes. Sprinkle the flour over top, then stir together and cook until lightly browned and bubbling, about 1 minute Slowly add the chicken broth while whisking constantly Cook, stirring, until slightly thickened, about 1 minute. Stir in the chicken, green chiles, pepper, paprika, and remaining 1 teaspoon salt

Remove from the heat and stir in the sour cream and lime juice

4 When the potatoes are cooked, let them cool for 5 minutes to make them easier to handle Switch the oven to broil

Split open each potato lengthwise and lightly mash the flesh with a fork Divide the chicken filling between the potatoes and sprinkle the top of each with the cheese Broil the potatoes until the cheese is melted and starting to brown, 2 to 3 minutes Top with cilantro and serve with lime wedges for squeezing over the top.

Ingredients

6 medium sweet potatoes, scrubbed and dried

4 Tbsp olive oil

2 tsp. kosher salt

2 garlic cloves, finely chopped

1 jalapeño, seeded and finely chopped

1 onion, chopped

2 Tbsp all-purpose flour

1 cup chicken broth

1 1/2 cups shredded rotisserie chicken

1 (4-oz.) can diced green chiles

1/2 tsp black pepper

1/2 tsp. paprika

1/2 cup sour cream

1 lime, juiced, plus wedges for serving

1 cup shredded monterey jack cheese (about 4 oz.) Cilantro, for serving
