the

Goose

and the

Linebacker publisher’s note By Remington Ramsey

My friend Earl is a simple man. He loves to hunt and he loves trucks. He’s a family man and it doesn’t take much to entertain him. Also, I should mention that Earl is the founder of a hundred million dollar marketing firm. A couple years ago, Earl invited me to go hunting with a small group of guys in the outskirts of Chicago. I was pretty excited for the trip and not only did I get to do “man stuff” for a whole weekend (insert Tim Allen grunt), I also left with a handful of stories and images I will never forget. One of those stories involves an ex-NFL player named Bobby. I hit it off with Bobby right away. Among other things, he played for my beloved Indianapolis Colts and loves the game of football. The trip was split into two separate days and two separate hunts. After conquering the pheasant game we decided to try our luck with the geese. Earl had us up at the crack of dawn and spent the better part of an hour camouflaging our blinds with the ground. Finally we settled into our blinds, which were four separate sleeping bags covered in brush. Even though we were on the outskirts of the city, we were still within range of some neighborhood developments. I looked out my blind to the left and I remember thinking “man that house looks close.” About that time, I heard Earl in the blind next to me mutter, “Well shoot.” We all knew that was a word of frustration and not a command.

10 • May 2021

@realproducers

Trying not to laugh, Bobby and I sprang out of our blinds and moved them 50 yards to the other side and faced the other direction to avoid shooting up the burbs in our attempt to hit some birds. We lay there for a good 15 minutes which felt like an eternity. It was below freezing and I still hadn’t had my Red Bull.

“What are you waiting for, Bobby?” Yells Earl. “Grab it and twist its neck!”

We were decked to the nines with shotguns, duck calls and over 200 decoys. And then the first wave came. We waited on Earl’s command. “Alright, men, 3…2…1…go!” We all sprung up from our blinds and took our shot. I’d love to tell you that birds just started dropping from the sky but I’m pretty sure they were all laughing and taunting us as they flew away. This happened about three or four more times each time more frustrating than the last. It was then that I wondered if God was telling me to stay in my lane with pheasant hunting.

“Didn’t you play in the NFL? Tackle it!”

Our luck finally changed on the next wave. We all took our shot and one single goose dropped from the sky. There was a bit of confusion over who actually shot it down so we all agreed that we must have all hit the bird so as to keep our manhood intact. There was no time to argue since the next wave was coming. Earl told Bobby to run and grab the bird so we could get back settled into our camouflage. This should have been a routine task but then hilarity ensues. Bobby runs over and then stops dead in his tracks. Why did he stop? Why isn’t he picking it up? We peer out of our blinds and look over and see the bird rise from the ground and spread his wings to take flight. It’s not dead! Apparently, we simply clipped its wing. This kills the theory that we all hit the bird.

realproducersmag.com

“This bird is HUGE!” screams Bobby. But that doesn’t stop him from at least trying. Picture this scene. Bobby, an ex-NFL player with a linebacker stature chasing a flailing goose all over a cornfield in the middle of the suburbs. We were laughing to the point of tears.

“I was trained in tackling men, not hissing geese!” Finally, another guy in our party walked over and took care of business and to this day we have never let Bobby forget about it. I think about this story often as I’m assessing my business and the people in it. We’ve all read the books that talk about putting people in the right seat and thriving in our roles. Often times we try to step outside of our lane of expertise or put our team in positions that they aren’t comfortable or even trained for. It is so important to hire talented people and put them in a position to use their talents and shine. It took me a long time to hire my first assistant because I didn’t believe I had enough money to pay them full time. But what I was doing was using my valuable time for tasks that were keeping me from building the business. A business coach convinced me to start small and hire someone for five hours a week in a very part-time role. It wasn’t long before I had a need for 10 hours a week and then 20. Finally, I built up enough work and income to hire someone full-time. I wonder how much my business suffered while I was waiting for the perfect time to make the hire. As for Bobby, there is a happy ending. While hunting wild birds may not be his cup of tea, he is actually a very successful salesman and business owner. He even owns his own Real Producers magazine down in South Carolina. I still send him pictures of geese on occasion just to keep him humble.

JAMES RAE DESIGNS

Ja i mi e R ae & Ash l ey Z e r n i c ke CAPTURING THE HOMES’ VIBES People do not always realize that homes have a personality or vibe! Sure, anyone can use a box truck and unload some furniture to fill a house, but not everyone can understand the vibe of the home and stage it so that, like people, the dwelling is able to put its best foot forward – or room for that matter. If you need help understanding the art and science of staging and interior design, you should feel comfortable calling the tandem ladies of décor – Jaimie Rae and Ashley Zernicke. These two long-time

12 • May 2021

friends and complementary business partners understand what dwellings need, and they expend large amounts of energy and fun to finish all projects to complete satisfaction. In 2017, Jaimie and Ashley made part of their mission statement to reflect the idea of “making anything look good.” Since then, they have proclaimed their work as “mission accomplished” in homes, design build-outs, Airbnbs and other residential applications. Jaimie says that

people build homes, and they are like the “make-up.” Everyone knows that beautiful outfits require the proper accessories. Homes and buildings are no different, and these two designers have the inventory which they own to prove it. James Rae Designs is often selected for the long haul. There are several options for a “one-and-done” application, but the company seeks to establish a long-term relationship with clients. Building a solid foundational

friendship with trust helps the team to better understand their clients and help those clients to know that Ashley and Jaimie are there for them. “We want them to know that they can count on us and come to us about anything they need from us,” says Jaimie, “and our relationships with those clients are the fundamental basis of our business.” Not only do clients continue to work with the duo, they also send them many referrals – confidently! The key in addition to their knowledge and experience is in the details. They are efficient and always do a walk-through, sometimes before any drywall is installed. “There is really no package A or B, because we know that each space commands the right thing (couch, decoration, etc.),” says Ashley. It is important for the team to get a “feel” for the location and understand the right kind of message that

the owner wants to send. Ashley and Jaimie are always available and often respond to communication from early in the morning to late at night. Many have complimented the owners’ ability to make clients feel comfortable and at ease with decisions. They connect well with others, and they infuse their personalities into their business and work. Some have

even called them unconventional; it is a compliment, but all would agree that the fact that James Rae Designs is growing mostly by word of mouth is a testament to their ability and commitment to their clientele. Ashley grew up as an “army brat,” and she finished high school in Indianapolis. She is married to Danny, and the couple has a daughter,

Raeleigh (7), who lights up their world. The couple loves to attend concerts, explore anything outside, or ride motorcycles. They enjoy vintage vans and the occasional day drinking activity on the patio. Ashley formerly owned her own business in photography and has experience in retail. She considers herself to be family-oriented and has proclaimed herself to be a “happy introvert.”

14 • May 2021

Jaimie has also traveled extensively – even worldwide as she was a model at a younger age. She owned a clothing boutique on Massachusetts Avenue in downtown Indy called Tantrum. She moved back to L.A. for some time but returned to Indy with the goal and mission to make James Rae Designs a success. She has two children: Christian (17) and Charli (4). James Rae Designs is the game-changer for Jaimie, and

her entrepreneurial spirit helps her to create and grow businesses. In addition, she enjoys traveling, concerts, many forms of music, and she remembers the lyrics to most songs. She also loves to garden – because “dirty hands lead to clean minds.” Jaimie and Ashley also spend a good amount of time educating people on their business. They have a

relationship with a moving company whom they could not do without, but clients sometimes notice the ladies helping by carrying furniture they can lift in and out of spaces. They consider themselves to be always prepared, for the industry is one that is constantly changing – keeping them on edge so that their clients do not have to be. The typical day usually makes them jump through several hurdles, but they think that keeps them fresh and sharp. It is comforting to know that these two can see the final picture of a space in their heads, which keeps us from having to always have the right vision. Unless you are a brilliant “vibe catcher,” you should learn to trust Jaimie Rae and Ashley Zernicke. You can reach them by phone at 310.869.5555 or visit their website at jamesraedesigns.com. where they also list your opportunity to see their stages (2x each month). REALTOR® Bracket Challenge 16 • May 2021

@realproducers

“Success is never final; failure is never fatal. It’s courage that counts.” John Wooden

Mused by March Madness

I am pretty sure that the famous coach said that while referring to the character quality of persistence and the importance of boldly taking your path captive – making your journey consistent and impactful. One thing is clear, he was NOT saying this to those who involve themselves in bracketology and contests. To this group of March Madmen & MadWomen, people for punishment, caretakers of basketball craziness and reapers of rewards, he might have said, “Brackets are never accurate; big-screen televisions are all-illusive, and it is the Cinderella teams that count.” Nevertheless, those who dare to go where many have lost their peace of mind and some wallet contents – those “strong of heart agents” – became unafraid of the NCAA spectacle that captures minds and hearts every year. They came; they saw, and they valiantly fought to the bitter end! These are their stories … (insert the soundtrack to that famous show on Law and you know). The agent bracket challenge – sponsored by Indy Real Producers and funded by our awesome partners – contained all the elements of spirited competition and strategic musing. There was reportedly even some trash-talking, but staff reporters are still investigating such ludicrous claims. With over 60 participants and a big screen TV on the line (donated by Bailey and Wood), the “bracketeerists” were focused and confident. In round one of the Bracket Challenge, Rob Lather edged out Becky Gluff for the lead, but both received a gift card from Jae Tolliver of American Mortgage. Round two produced a new winner, Clay Burris, who received a free Chiropractic visit (courtesy of Jordan Burns) as he slipped by Becky Gluff – still holding her own in second place – followed closely by Tammy Carroll. All three of the round two winners received a gift card from American Mortgage (Jae Tolliver). In round three, Clay Burris stayed ahead of the field – taking home the top prize of a gift basket from the fine folks at Estridge. Tammy Carroll moved up one spot to second place being chased on her heels by Katie Malott. All three received those gift cards from Jae Tolliver (American Mortgage). Round four ended with the seemingly invincible, Clay Burris, in his first position – claiming the number one prize donated by Cindy Alcorn of Housemaster: Axe throwing! Still, Tammy Carroll would not be undaunted and finished second – rewarded by a $100 gift card from Crawlspace Doctor. The stage was then set for the final round – from the final four to the big dance on Monday, April 5, 2021. Burris was busy at home realproducersmag.com

arranging his prizes in alphabetical order, but his number one team/ winner had already been eliminated. Entering the weekend, there were multiple possibilities for the win, and agents were selecting sites on their walls to hang that 55” TV from Bailey and Wood. After the accolades of “good effort” and “it is not whether you win or lose but how you play the game,” Jake Stiles and Diane Brooks emerged as the tied victors, and as they say, “to the victors go the spoils” uh, er well … the TV. It will be interesting to see how they share. More on that later. Congratulations to all on a fantastically fun challenge. One thing is sure – Indy made all Hoosiers proud of its ability to host this grand event. Beginning with the giant bracket on the side of a downtown hotel and continuing with excellent care of fans and spectators, it would be no surprise to find that Indianapolis will most likely see future events here. According to Ben Hooper of ODD News (March 3 (UPI)), “A 47,000 square-foot NCAA Tournament bracket on the side of a downtown Indiana hotel broke a Guinness World Record after taking 100 hours to print.” It was the same location of the previous record in 2015 – appearing on the side of the JW Marriott. Hooper notes that the bracket is constructed of 800 individual blocks and required 100 hours of printing to create. This year, the NCAA tournament games were hosted at several Indiana sites – The Indiana Farmers Coliseum, Mackey Arena, Hinkle Fieldhouse, Simon Skjodt Assembly Hall, Bankers Life Fieldhouse, and Indy Real Producers • 17

The state has produced basketball icons old and new – think Larry Bird and Victor Oladipo – as well as iconic hoops movies about more than just hoops – think ‘Hoosiers.’” There is surely something special about this storied tradition, and people all around America were tuned in to find a moment’s distraction from the pandemic – a reason to lose oneself in fun hysteria and to find a way to “discover” the perfect bracket. FAILURES AFTER CLOSING By Phil Thornberry

We all get calls from our clients after they move in. Sometimes it is to give you a referral, sometimes to join them for a housewarming party, but occasionally, they need help with a problem. Many times, these problems are items covered by one or more warranties. This is an opportunity to solidify your relationship by helping them navigate the warranty claims process. There may be multiple warranties in place, and some investigating will need to be done to determine coverage. The warranty companies will not help with this. They simply cannot know what other coverage(s) may be in place. To determine if a warranty exists, there are four possible places to look.

22 • May 2021

@realproducers

First, did they get a warranty at closing? These can have coverages from one year to 18 months, and many are renewable. There are many categories of optional coverage that can be purchased. Pools, hot tubs, roofs, wells, and even underground sewer pipes can be covered. Structural coverage is also available. This is the first policy to read and make a claim on. Second, the inspector may have provided some short-term warranties. Ninety days is typical for inspectors to provided warranties. These are simple to understand, and some even pay the deductible when there is a one-year+ policy in place. Third, the manufacturer may have warranty coverage. One client had a water heater failure. The plumbing company they called replaced it and charged them the full fee. (They did not have a warranty through this company.) They called us after the fact. An easy online check showed it was still under warranty. When asked about this, the plumbing company said they did not handle that brand. Contractors cannot be relied upon to check warranty status, so make sure you check.

I was curious about what types of claims were the most common, so I asked for some raw data. Here is what I found: 1. Plumbing claims are by far the highest percentage. 2. Water heaters are under their own category and came in second. 3. Furnaces came in at number three. 4. Refrigerators came in number four. 5. Electrical came in number five. 6. Microwaves came in number six. Washing machines have about double the claims as dryers, and sump pumps had far fewer claims than expected. If it gets used a lot or is attached to water, there is a higher chance it is going to break.

Fourth, has the component been recalled? If it has, the repair is free. You can go to the Consumer Product Safety Commission website at CPSC.gov and search all recalls. Some inspection companies do these searches as part of their service. If yours does not, you can purchase the same service on-line at RecallChek.com. All warranties have limitations; they have to. Some are glad to pay claims and make the process easy for the customer, but there is always some information they will need. Brand, model and serial numbers along with an estimate of repair are common questions and reasonable. Some, however, will look for any reason to deny claims. Read and know the policy so that improper denials can be challenged. Whichever warranty service you use, the more you know about it, the better you can help the client resolve claims when needed.

MATTHEW COREY By Dr. Brian Ramsey

If You Are Happy, I Am Happy!

It is what he tells his clients, and Matthew Corey of Williams Carpenter Realtors lives it and means it. For Matthew, happy clients not only give repeat business and referrals, but they are part of his reason to sell real estate. “It is great to have a job where I can propel people to a different stage of life. If I find the right home, maybe closer to someone’s work, and they are able to spend more time with family, then I have been successful,” explains Corey. Matthew grew up in Lawrence County and graduated from Bedford North Lawrence High School. He has a long, storied resume so far even though he is young. At the early age of 15, he started his own detailing business for autos, which still exists today, and at 16, he was working for Lawrence County Emergency Management – a position he held for 17 years. Growing up, Matthew’s grandfather had horses, and he developed 24 • May 2021

@realproducers

a love of them too. He realized one day that he was spending a lot of money shoeing horses, so he also became a Farrier. He does it now only for friends and family, and Corey speaks of it as an art form. Near his daughter’s birth, Matthew knew that he needed to find his permanent career, and in 2017, Corey was licensed to sell real estate. His family is his “why,” and he truly loves the work. “I am a people-pleaser, and I truly enjoy making people happy. When I work on horses, I love the idea that I am able to help them walk away better than they came to me,” he says. Oddly enough, he feels that same about his clients – only without the horseshoes. The key for him is to do what is right for each one, and people know that Matthew will

I am a people-pleaser, and I TRULY ENJOY MAKING PEOPLE HAPPY

always give his best for them. He works hard, and he plays hard, and those who watch him work appreciate his drive, his competitive spirit and his ability to get along with others. In the last three years, Corey has sold over $20 million in real estate, and he knows that working hard, being extremely organized and focusing on clear communication have been vital. Matthew loves to be innovative with the transactions, and when it goes successfully, as it usually does, he takes a picture with them holding his giant key; he advertises that he wants to be the key to getting their new home. Corey says that his Managing Broker, Susan Wykoff, has taught him so much about how to be organized and how to set and meet goals. “She has been a real game-changer for me, and I have progressed well with her support,” he notes. Of course, like most, Matthew has learned to adjust to some of the unique features of real estate like the fact that situations come out of nowhere, so it is hard to plan many days. Also, the work can be quite demanding, but as long as people are pleased, Matthew is good. He says that success also involves building relationships and never knowing a stranger. Someday when he looks back and considers his legacy, he hopes that people will remember him as a great friend. Matthew and his wife, Chelse, have been married since 2014, and they have a daughter, Sadie, who is three. The family loves to go boating, vacation with family and travel to many places. His wife works at the Crane Naval Base, and both are most happy when they are extremely active. Matthew Corey was Carpenter’s Top Selling Rookie in his first year, and he has much time to garner many more awards. Yet, as he journeys in his industry, he will remain content as long as his clients are pleased!

meet our new team member

Darla Hall STEPPING INTO THE RING “Business professionals need to have the same type of mindset as a boxer getting ready to step into the ring. Get ready to approach each day with your best hook, jab and cross. If you fall, get back up and try again…and again…and again.” Darla Hall

She loved to play sports (especially volleyball and softball), and she was All-Conference in volleyball at the impressive height of 5 feet 0 inches. Some called her a tom-boy, but most referred to her as Mighty Mo! She learned early on that dynamite came in small packages, and she has been orchestrating an explosive life since.

When you have the privilege to meet and work with Darla Hall, you will be captivated by her sweet smile, engaged by her charming personality, intrigued by her business acumen, challenged by her tenacity and impressed with her scope of work. Other than that, she is quite normal – seriously, she is a dynamo of endless energy and is always thinking about how to make the world around her better. Indy Real Producers Magazine is proud to have Darla join the team as a first-round draft pick and as Director of Operations, we know that we are going to take a soaring trajectory with Darla’s impact and mindful eye on the details. Hall is certainly unafraid to join the battle for excellence, improvement and growth, and she has a history of “making things happen.” Darla is from a family of four and was born in Martinsville, Indiana.

28 • May 2021

Hall graduated from Ball State University with a Bachelor’s Degree in Journalism, and while there, she was a cheerleader for four years and also worked in the Athletic Office. After graduation, Darla worked for the American Athletic Union – writing stories for their newsletter, submitting articles to the USA Today Sport’s Page and meeting famous athletes like Tiger Woods. She also assisted with the events and the AAU Jr. Olympic Games. After a few years, she pivoted to a five-year trek with

Incredible Universe as a Marketing Manager who eventually managed the eastern region before serving The Adam’s Mark Hotels and Resorts (four years). In time, she found herself at MZD Advertising (for 10 years) as an Account Supervisor overseeing some large corporate accounts. Hall moved to Alabama and started her own marketing agency called HallMarketing. Perhaps Darla’s favorite job was staying at home with her three sons for a time, but in 2011, Hall would undergo a life-changing and defining moment that would change her trajectory and passion. A client’s son was hit by a car, and Darla wanted to provide something for him to do while in the hospital. The launch of the RollTide Activity book emerged, and she created a business called, “In the Sports Zone.” Over a period of six years, Darla’s sold 1.4 million copies through some notable outlets like Crackle Barrel, Barnes and Noble, Costco and Sam’s Club, and she donated thousands of her book to hospitals. Darla’s epiphany came when she realized that there was more to life than

what she knew, and she forged a new personal mission based upon what she could do to change the world and impact lives. By 2019, she held licenses from the NFL, MLB, NBA, NASCAR and 38 college teams – to name a few. She strategically decided to alter the direction of her business, changed the name to Witty Publications and now focuses on developing activity books for causes such as childhood cancer, blindness, deafness, the military, anti-bullying, corporate, and general education. Witty Solutions was started to assist clients with marketing, branding, and social media.

and she has had the privilege to offer motivational speaking, but for her, success is about her legacy. She hopes to impact others around the globe, and the children that she met in the hospitals (many chemo patients who often donated toys given to them to other patients who needed them more) have inspired her at times during the valleys of her life to dig deep and develop a winning mindset – to live to fight another day. In the end, she hopes that people remember her as a good mom who cared about the people around her and who was inspired to help children smile and fight their fight!

Hall has achieved much as the owner of Witty Publications and Witty Solutions,

Darla also cares immensely about other businesses and owners. She

teaches them to practice a lot by researching opponents and to prepare more – creating a good business plan. She thinks training is vital as well as keeping a strong mindset and the boldness to make decisions. Hall challenges owners to execute, sell and build relationships, and she has modeled the idea of fighting for your company. “Use every ounce of your power to fight for your job, your business and your passion,” she notes. Of course, Darla is also quick to make the case for that elusive concept that we all struggle for – balance. She wants to add some fun to the mix, and she encourages others to: “Toughen Up! Step into the ring every day ready to battle! After the battle, laugh, learn and impact lives,” she says.

Use every ounce of your power to fight for your job, your business and your passion.

Hall has three sons: Collin (27), who serves in the Air Force, Gavin (23), who works as an Accountant for CNRG, and Rian (21), who studies Education and Sports Management and plays for the basketball team at Belhaven University in Mississippi. She enjoys working out, traveling, boating, family and giving back. Many describe her as fun, supportive, nurturing and yes, crazy. If she could do any job in the world, she would be the President of her own 501(c)3 organization to donate books and make children smile every day. Darla has a strong social media presence, and she tries to post something each week that would encourage the workforce to utilize their unique fingerprint and believe in themselves. She encourages others to throw their own touchdowns in business and in life. She wants everyone to be their best “selves,” and she models that every day. Indy Real Producers Magazine is proud to have “Mighty Mo,” and we cannot wait to see her in the ring and out in the field – fighting for us – fighting for you!

Opportunity Through Obstacles You will not believe what NAR is doing! The pandemic has taught me many things, one of which is to embrace change, and when faced with an obstacle, always look for the opportunity. As a Hoosier, born and raised in Indy, when I think of the month of May, I think of the greatest spectacle in racing, the Indianapolis 500. As a REALTOR®, my thoughts always go to Washington DC during this month to the National Association of REALTORS’® annual REALTORS® Legislative Meetings & Trade Expo. Due to Covid restrictions, this year’s event will again be held virtually. This year’s theme is “Home Front… Protecting Rights, Expanding Access, Building Prosperity.” The way we gather for events has changed, but the good news is we have been able to rise to the challenge. In the past year, we have used technology to allow us to still have events, and in many cases, it has increased participation. According to NAR, “While approximately 9,000 REALTORS® typically descend on Washington, D.C. for the conference every May, over 28,000 NAR members and real estate professionals participated in the first-ever virtual REALTORS® Legislative Meetings in 2020.” Out of necessity, many “technically-challenged” people have embraced technology, which means that even more people are now ready

realproducersmag.com

and willing to attend virtual meetings. This is where the opportunity comes shining through in what has been a difficult time with challenging obstacles for everyone. Of course, May is a busy time for the real estate industry, and perhaps in the past, that has kept some from attending this conference. If you ever wanted to attend but you were too busy to take time off to go to DC, that issue has been resolved. I know everyone reading this understands that virtual means you can attend from anywhere, but there is more to it. Once you are registered, you can go back after the conference has ended and view any sessions that you might have missed. All attendees have access to the extended viewing options via the session video library for 30 days post-event. Being able to go back and watch sessions and speakers that I missed or the ones I enjoyed after the conference in 2020 was one of the things I liked best. The cost associated with traveling, lodging and food may have also kept some away in the past. This obstacle has also been removed. Admission to the virtual 2021 REALTORS® Legislative Meetings & Trade Expo is complimentary. In a nutshell, this event has been made easy for those with a busy schedule and for those

on a tight budget. In addition to being convenient and cost-free, there is so much to gain by attending. The virtual experience will include access to open governance meetings, forums and sessions, an invitation to the virtual expo and networking with fellow attendees and exhibitors. Participating in this conference is so important. The takeaway information will empower REALTORS® with knowledge about what is going on in the real estate industry. Being a well-informed and knowledgeable agent enhances and elevates the service and professionalism that we bring to our clients and customers. There might be some disappointment that we are unable to gather in person in DC and meet with our elected officials. I am still excited that all NAR members are able to safely attend this conference and to take advantage of this opportunity to become more engaged. Don’t wait; get registered! I will be in attendance, and I hope you will be too. Remember, obstacles are opportunities in disguise. The 2021 REALTORS® Legislative Meetings & Trade Expo will be held May 3rd–14th. You must register to attend and to receive access to the virtual event platform. For detailed information go to legislative.realtor.

"I used to work at Angie’s List and am fairly picky about hiring service providers. Indy Water Heater and Softener exceeded my expectations. So much so, that I hired them back for a second project at my house. I live in an older home, which always has unique challenges when it comes to plumbing repairs. Danny and his team faced these challenges with humor when others have become frustrated and Danny and his team fixed everything the right way instead of just “making it work.” They are professional, courteous and punctual, and honest. As we are all spending more time at home these days, many homeowners are realizing they either need more space, or a different use of space. When you are ready to build the home of your dreams, look no further than Davis Homes.

The Davis Homes team is also focused on today’s exterior design desires, such as Craftsman, Modern Prairie, Modern Farmhouse, and other modern twists on more traditional architecture.

The Davis Homes team will work with you to design the space that makes the most sense for your routines and lifestyle. Whether you need home office space, or student study areas, the exceptionally talented Davis Design Team will work with you to accomplish your needs. The recent opening of an updated Davis Homes Design Studio, in the Keystone Crossing area provides new home buyers the opportunity to view current design features in a comfortable setting with advice from Davis’ expert designers.

YOUR HOME IS IN GOOD HANDS Davis Homes is a local, family-owned builder currently building On Your Lot Custom Homes throughout Central Indiana, as well as building new homes in numerous custom communities in Indianapolis and the surrounding area.

IT'S A GREAT TIME TO BUY “With today’s historically low interest rates, the resulting unprecedented buying power makes it the perfect time to build your brand-new home,” said Klein. Davis Homes works with you to create the home you want within a price range you are comfortable with. The in-house Davis Mortgage Services, along with other preferred mortgage lenders, will tailor financing to your needs and desires. BUILDING WITH TODAY'S DESIGN TRENDS “Today’s more discerning buyers generally want more open designs, taller ceilings, larger windows, larger kitchen islands and gourmet-style cooking ability, walk-in shower spas, outdoor living areas, and in many cases are not as focused on the size of the space, as they are on the style and features within the space. These are just some of the benefits of building your own new home versus buying an older used home,” Jerrod Klein, V.P. of Sales and Marketing for Davis Homes said.

realproducersmag.com

“We are proud to have become Central Indiana’s largest On Your Lot home builder. Our niche of providing affordable customized building, with a focus on great value to our clients, has resulted in record sales and growing demand for our services. This has resulted in us expanding our offering to even higher new home price points. We now serve customer needs from the $300,000 range, to over one million,” said President and CEO Brad Davis, a third-generation builder. Davis says his experienced team will lead you through all aspects of the home building process. From land assessment or helping you find the perfect lot, to designing the home and working with you on the features most important to you, to the last home inspection, you and your home are in good hands. Whether you dream of building on your own lot or in a beautiful planned community, contact Davis Homes online at DavisHomes.com to discuss building your custom home.

Cathy Epps & Kevin Elson

Wow + Trust = A Referral Business

cover story By Dr. Brian Ramsey By Ladi Gross of Ladi Gross Photography

Some say that “teamwork makes the dream work,” and there are elements of truth and strategy to that phrase. What if the team’s work and creation/ culture are specifically melded to perfectly create a dualistic design that not only makes the dreams come true but provides a stellar client experience leveraged by the strength of shared values and business philosophy? If you had to put a picture in the dictionary next to this lengthy definition, you might want to choose one of the Epps-Elson Team, and you would surely desire to find out the recipe behind the success of Cathy Epps and Kevin Elson.

realproducersmag.com

Indy Real Producers • 39

Years ago, Cathy was working as a residential agent (individual) in the Castleton area, and Kevin was working for Davis Homes as the creator/overseer of the Guaranteed Buyout Home Program. They had met and were impressed by the commonality of their approach to the business and their shared values. When Kevin was promoted to the position of VP of Sales and Marketing, he brought Cathy in to take over his former position. All was well until the recession started rearing its ugly head, and before long, both had lost their positions. The dynamic duo decided to take a profile test on compatibility, and great test results led to the formation of the Epps – Elson Team (2007). For almost a decade and one-half, Cathy and Kevin have forged their success on the complementary talents and skillsets of each other both in function and emotional makeup. Though both possess abilities in all areas, they are quick to note that Cathy’s strengths are social/emotional and marketing related while Kevin’s strengths lie in the details (“nuts-n-bolts”) and the technology of their work. They often intermingle efforts during a transaction, and everything is shared 50/50. “We do not worry about who is bringing in what business,” says Kevin, “for it is all ‘our’ work.” Cathy offers a key to their strategic design noting that “we spend a good amount of effort in planning and goal setting too.”

40 • May 2021

Money, though important, is not the main focus for this team. In fact, Kevin explains that success for him is individual, and he focuses on being able to support his family (including college degrees), being a good citizen and having the ability to impact his community. Cathy adds that financial stability is important but that she seeks to provide an atmosphere of happiness. As long as those around her are healthy, happy and having fun, she is having a good time with her job. Without hesitation, the team regards their move over ten years ago to their current brokerage as a game-changer. They were able to shape their team concept and branding freely, and

and good experiences.” Mike is from a builder background, and his personality is appreciated by all. Though Epps and Elson have been able to add to his understanding and performance of duties, Mike has done an exceptional job of bringing in his clients and providing the team’s concept of customer experience that leads to a business based upon referrals. Of course, all would agree that the glue in the entire system is provided by the team’s Administrative Assistant, Deana Guyton! The Epps – Elson Team is equipped to handle any residential real estate transaction, but they have been quite adept with the continuation of the Homeowner’s Guaranteed Buyout Program. In his real estate history, Kevin has helped over 2,000 families with this program, and the process removes a lot of the angst that homeowners have in selling their homes, and they find that they are able to move into their new homes quicker. Through providing clients the kind of real estate journey that leaves them thinking “wow” – that was great service to establishing a great sense of trust in clients, the Epps – Elson Team has been able to earn the honor of placing in the Chairman’s Club (the top 10% of the company) the last nearly 11 years.

Kevin notes that when he heard his broker say that “he works for his agents – not the agents working for him,” it was a done deal. The two have spent that last decade refining, adding to, and creating cutting-edge strategies and processes to their business in hopes that they could begin adding other team members

42 • May 2021

who would be able to build upon the system to also succeed. Kevin and Cathy are very pleased to also work with Mike Robinson, who is taking the trajectory of a rocket. “He is just an extension of our values and philosophy,” says Cathy, “and he is great at building strong relationships

The best agents, according to the team, are good listeners who operate with honesty, trustworthiness and consistency. They know that business is out there, but they also know that they must “go get it!” The better agents establish their goals and then understand how to achieve them – all the while making sure that everything is done with the best interest of the client in mind. Cathy has been married for 30 years to David, who is retired from the sales/retail industry. He had a son,

@realproducers

Derek, whom Cathy has watched grow up for over 35 years. Derek and his wife, Lindsay, have given the Epps two grandchildren: Beau (4) and Kayden (3). Cathy and David enjoy golfing, walking each day, outdoor activities and dogs. She particularly loves to read, cook and eat! Kevin sadly lost his wife (of 28 years), Susan, last year, but the couple had much time to enjoy their three children: Liz, Caitlin and Zach. Kevin’s father created a special campground on Lake Shafer in Monticello, Indiana that has 100 lots for those who desire a nice get-a-way in a woody area near the lake. Elson has enjoyed many hours of boating, skiing and spending family time there. He also loves to hike and do anything outdoors as well as travel. Cathy Epps and Kevin Elson love their work and their team, and they hope to leave a legacy that speaks to whom they want to be: people who provided well for their families, dealt with others in an honest way and provided a pleasant experience that made people smile and tell others. Of course, they will most likely not only earn your trust but will give you a fulfilling “wow” experience to enjoy too!
