SOME OTHER GUY’S OPINION By Phil Thornberry
Since I was 22, I have been a contractor, inspector, or instructor in some capacity. Early on, my knowledge base was limited, but luckily, through research, I was able to fill in the gaps and expand my knowledge beyond a basic “just good enough” level. Most people are perfectly capable of doing the same. Unfortunately, capability to research does not always coincide with the will to do it.
10 • December 2021
@realproducers
What I have found in my professional life is that many who can research, choose not to, even when they should. I have heard it said that instructions are just “some other guy’s opinion.” Other favorites are “we’ve been doing it that way for 30 years” and “they don’t require that here.” Construction, like most fields, has rules or “codes,” as they are commonly referred to. Codes are a minimum standard. There are codes for just about all aspects of construction. Most of these also indicate that all manufactured products should be installed per the manufacturer’s instructions. You might ask why a home inspector is writing about these things when codes and manufacturer’s instructions are not required to be reported on by the industry or even the Home Inspector License Law. My answer is: it is hard to separate our job from at least some of these. I have also been the victim of this issue. Many of the things that we report on are safety-related and are covered in the codes and manufacturer’s instructions as well. Inspectors are constantly challenged by contractors on both sides of an issue.
1.
Roof shingles -The nailing pattern is usually off. By the way, there is a full set of instructions on each shingle package. 2. Ranges without anti-tip devices - Despite being required since 2000, most anti-tip brackets are left in the drawer. 3. Truss and joist hangars - Each hole should have a nail installed in it. 4. Those flexible drainpipes under your sink - Not approved, and yes, they sell them, anyway. Builders today are better than ever when it comes to doing it right. Most issues that I noted occur from contractors hired to work in an existing home. Most homeowners do not know the product, how it should be installed, or what a problematic install looks like. Each contractor working on a home can unknowingly add additional problems to the home. The end result over time is a home that is less safe and reliable than it could be. I will be adding a clause to all my contracts, personal and business. “All work to meet local building codes and normal building practices. All products are to be installed per the manufactures installation instructions.” Also, I recommend you look up the instructions online and know them before the work starts. It is much easier to correct something as it happens than after the job is done. This is also a good reason to hire a home inspector during remodel projects.
Interestingly, home inspectors in Indiana are required to obtain 32 hours of continuing education credits every two years. General, plumbing, electrical, and HVAC contractors have no continuing education requirements. Most contractors are qualified and are serving the public well, but for some, their knowledge is limited and sometimes inspections shed light on this. If there is a difference of opinion, please get both parties together. We want the right answer for your clients. Sometimes, research will be required, but the beauty of all this is that most of the time, the correct answer is written in black and white. By the way, these codes are adopted by the state. There are no exempt areas except federal land and structures. Local governments may adopt additional administrative requirements only if they are more stringent. If you or your client run into a “he said; she said” situation, simply look it up. Here are a few items that are commonly and unknowingly installed incorrectly.

our mibor president - a final word
the word is
collaboration

@realproducers
By Regina Jones
It is hard to believe that it is already December! As I look back at 2021 and my year as president of MIBOR REALTOR® Association, the first thing that comes to my mind is The MIBOR Ball – not just any ball, but a “virtual” ball! To have a party where everyone is invited, but the guests must stay home is really unnerving, to say the least. I must admit that being in the Indiana Roof Ballroom with no guests in attendance and speaking to a video camera was awkward, so I just imagined that all the virtual attendees were out there smiling back at me. I really appreciated all the supportive texts, emails, and calls on the days leading up to the event. One aspect of the ball is the inauguration of the incoming president, which was very exciting. I quickly realized there were two things that were most important to me regarding the Ball, and they had nothing to do with me. It wasn’t about my ballgown or my speech. It was about the award nominees having a special moment and being recognized, and it was about raising funds for the REALTOR® Foundation. The ball normally raises around $70,000 in an average year. The thought of getting close to that amount at a virtual event brought a little pressure, but as they say, “no pressure, no diamonds.” The 2021 event not only raised $65,000, but we were also able to donate 400 meals to homeless Hoosiers in need. Donating the meals was so wonderful, and it added a meaningful touch to the event. All the success of the virtual ball was due to the efforts of the sponsors, supporters, guests, the emcee, entertainers, MIBOR staff, and the ball committee. Not only did we accomplish what we set out to do, but it also turned out better than I could have imagined; it really set the tone for the year. If I had to pick one word to describe 2021, that word would be “collaboration.” The collaborative effort that made the Ball such a success was

something that I have experienced throughout my year as President. All year, MIBOR’s leadership stepped up in so many ways and when it really mattered. That type of commitment from volunteer leaders is inspiring and elevates everyone. I am excited about some of the additions that MIBOR announced this year. First is BrokerBay, a next-generation showing management platform and one of the fastest-growing showing management companies in North America. There are also two new committees that have been added: the diversity, equity & inclusion committee, and the risk reduction committee. The purpose of the DEI Committee is to identify activities to increase diversity within the real estate profession, volunteer leadership, and membership. The purpose of the Risk Reduction Committee is to facilitate discussion and determine areas of risk and related potential legal liability facing members. MIBOR’s position statement was recently released, and the Breaking Barriers Scholarship will be available in 2022. Serving with the leaders in our industry at every level has been so rewarding. I am thankful for the opportunity: from the board room to the committees to the divisions and to all the engaging events – golf outing, mystery dinner, cornhole, coat drive, book drive, REALTOR® Week of Service, and the list goes on. These people and events show our industry and our community how amazing we are when we come together. Tom Peters’ quote, “Leaders don’t create followers, they create more leaders,” really captures MIBOR and the great things that I see happening within our membership. I am looking forward to next year and my role as the immediate past president. I am also excited and grateful to continue to serve with MIBOR’s leaders, to support MIBOR’s 2022 president, Stacy West, and to attend the MIBOR Ball on January 22, 2022! As MIBOR continues to reinvest in our association and in the future of our industry, my call to action to all MIBOR members is to get involved!

The REALTOR® Foundation Update
Why Give to ® the REALTOR Foundation? By Gabie Benson, Editor and Ben Carter, Writer
At the REALTOR® Foundation, we understand the value of a dollar. Your money is hard-earned, and where you choose to invest is an important decision. So, why should you give to the REALTOR® Foundation? Because you know your investment will be used to directly help those experiencing homelessness in central Indiana. Our mission is to mobilize our real estate community to raise funds and foster support for organizations that transition central Indiana’s homeless to safe and secure housing, but your donations do so much more than just provide shelter and basic needs. Through dynamic programs, personalized support, and unending kindness, our grantees are truly changing lives in your community. Just this year, Helping Veterans and Families has provided employment assistance to nearly 300 veterans. Alternatives Inc. of Madison County, which works to eradicate domestic abuse, reports that 9 out 10 residents
14 • December 2021
have achieved better self-sufficiency through case management programs. Desert Rose Foundation of Martinsville, which also offers safe housing to those fleeing domestic violence, offers professional counseling, victim advocacy, and support groups beyond just food and clothing. Nearly every resident at Pathway to Recovery, a substance-free housing program, has obtained healthcare. Your investment in the REALTOR® Foundation does not stop with providing safe housing and supportive services. Our grantee organizations, such as the O’Connor House in Carmel, provide a continuum of care that lasts long after their residents move out. Many come seeking help with just a few possessions, if any, and move out of their program as independent, self-sufficient, working individuals who can now contribute back to their community. Your community. Moreover, giving to the REALTOR® Foundation helps to prevent homelessness before it takes hold of families. Through donations from
real estate professionals, Family Promise, which operate in Marion and Hendricks County, successfully turned their Diversion pilot into a true program. Through this new program, they help displaced families secure permanent housing of their own before they need to enter a homeless shelter. Just this year, REALTOR® Foundation grantee organizations have moved nearly 600 people receiving shelter services into safe, secure, and permanent housing. So why give? Because your donation means veterans get a bicycle to get to work. It means a pregnant, single mother and her children do not have to sleep in a tent in the woods. It means a young woman fleeing an abusive partner feels safe in a bed for the first time in years. Giving to the REALTOR® Foundation means safe and secure housing for those experiencing homelessness…and so much more. Make a donation today at realtorfoundation.org.

rising star
LORI CROSLEY Always Remain a Valuable Asset Lori Crosley is a loyal, fun, hard-working agent who truly cares about others, and she, like many, went through all the stages of grief upon losing a career from a company where she thought she would retire. In the end, she realized that she would never allow someone to remove her ability to stay a valuable asset. She found her way back to her most important skill – being who she was created to be – and she has not looked back. Real estate is glad to have landed this rising star, and only time will tell how brightly she will shine.
SENA TAYLOR Making Your Grass Greener Sena Taylor is a powerhouse agent who lives by the mantra that if you want greener grass on your side of the fence, you should water it and take excellent care of it! She is a natural at finding the positives of any situation, and she works extremely hard to make the right things happen. For her, success is not about money but about being happy with what you do and having the ability to accomplish your personal and professional goals.

GINA ROE No Regrets: Everything is a Lesson In the Fellowship of the Ring by J.R.R. Tolkien, there is a saying that “short cuts make long delays.” While most people try to find a way to bypass intense labor and find the easy path, Gina Roe knows that being tenacious and working hard and smart is vital for success. She learned from her seventh-grade teacher that everything in life is a lesson whether good or bad, and so she embraces all that life offers with no regrets and with a positive outlook.
LAURA WATERS It’s Not Just Me; It’s We Helen Keller said, “Alone we can do so little; together we can do so much.” If you were to ask Laura Waters about her emergence on the real estate scene, she would quickly point you to her appreciation of her brokerage and her business partner. She is almost skipping the rising star phase and heading for great heights, but she sees her journey as a “we” thing and not a “me.” In fact, the first two requirements on her advice list for agents are to find the right place to serve and the right people to surround yourself with.

COURTNEY MILLER Loving People Well Live so that when your children think of fairness, caring, and integrity, they think of you. H. Jackson Brown Jr. – author Courtney Miller lives by the same mantra; only those who know her both professionally and personally know that she strives for everyone to see it. She dares to live with a beautiful and intriguing blend of courage and a truly caring spirit – which is quite strategic for someone who dwells in the real estate industry. Motivated by the best interest of her clients, she tenaciously fights for them as a worthy advocate, but that same intensity is evident at home and among her relationships with friends. How can someone mesh courage with caring and have it yield the right amount of effectiveness? – just watch Courtney.
TRACY RIDINGS It Is Not Sales; It’s Service When Tracy Ridings was making her decision regarding her next career move, her husband told her that she would really excel at selling real estate. She had the opportunity to speak with the agent who sold them their home, and one phrase became a moment for her – an epiphany. When he said, “I do not see it as sales but rather as service – that is helping others meet their goals,” she was hooked. For Tracy, helping others is a way of life, and the shift to this servant mentality was a game-changer in her professional life.

GABBY O’CONNOR From Surgery to Selling Properties My passion for helping others has been a desire of mine ever since I was a young girl. I grew up with a handicapped brother who has helped shape the person I am today. Growing up with him gave me the opportunity to volunteer in Best Buddies throughout high school, which is where you get to work and hang out with handicapped friends inside and outside of school. During this time, I learned so much about different personalities and how to react during certain situations. This has helped me tremendously in life, and I could not be more thankful! Also, please support my favorite small business, No Label At the Table, in Carmel. Everything in this bakery is amazing!
MATTHEW COREY If You Are Happy, I Am Happy! It is what he tells his clients, and Matthew Corey of Carpenter lives it and means it. For Matthew, happy clients not only give repeat business and referrals, but they are part of his reason to sell real estate. “It is great to have a job where I can propel people to a different stage of life. If I find the right home, maybe closer to someone’s work, and they are able to spend more time with family, then I have been successful,” explains Corey.

KEVIN DURFEE From Percussion to Discussion Kevin traded some of his quest for percussion (his favorite part of his music education) for discussions with people about their housing needs. He still plays locally with the Indianapolis Brass Choir and Fisher’s Music Works, but his focus now is helping clients solve their housing goals, and he has found his niche. Sure, learning real estate can be a steep curve, and getting started can be a challenge, but Kevin came up with a no-fail plan: just keep talking. He notes that he genuinely loves people, and his honest and sincere conversations with them about their housing plans have led to some great sales.
JAKE BASKER You Be You! “In order to have what you really want; you must first be who you really are.” Tim Grover It was a message or more of a mantra that Jake Basker’s parents taught him while growing up, but it is something that has shaped his life; He teaches it to others whom he mentors today. Dr. Suess said that there is no one who is more “you-er” than you, and we should certainly embrace the unique gifts and talents that we have, celebrate our design and by all means not allow others to make us have doubts. JAMES ROBINSON Always on Target! “A person should set his goals as early as he can and devote all his energy and talent to getting there. With enough effort, he may achieve it. Or he may find something that is even more rewarding. But in the end, no matter what the outcome, he will know he has been alive.” Walt Disney James Robinson has always been on target. From the time he was emerging from primary school (elementary school in England), he was developing a clear strategic sense for what he wanted to accomplish on a daily basis, and when he graduated from high school, he took his father’s advice and pursued a job as an “estate agent,” which is comparable to a real estate agent in the USA. His father told James that it was a good occupation for his propensity to talk – a lot.
JOSH NEUMAN If It Hurts, It Is Probably Worth It! Ironically, my mom and dad literally met one another at a closing table. Mom brought the buyer to my dad’s listing. They’ve been together ever since. I’ve probably been on more showings and in more closings as a child than I have as an agent between my parents! One distinct memory I have is sitting underneath the closing table playing with my toy cars eating McDonald’s french fries, being a good boy because “Momma has to help people find a house so she can make some money.” I was probably about 3 years old. I didn’t grow up wanting to be a real estate agent though. In hindsight, it’s exactly what I was supposed to do; I just took the long way.

celebrating leaders
Angela Raab Shepherding People, being Passionate, Intentional, and Present Angela will never define the concept of success for an agent, for it is up to them to create their own explanation. She is glad, however, to labor ceaselessly to help those agents to uncover and achieve what they think success is. She notes that the great agents are relentless in the pursuit of relationships and that they are willing to be coached and take advice. Over time, Raab has noticed that good agents have had past successes whether in sports, academics, other business, etc. and because of that, they bring some experience and knowledge that they may leverage to enhance their real estate career.
Julianne Jaensson Helping Others Find Their Answers Benjamin Franklin is credited with saying, “Tell me, and I forget. Teach me, and I may remember. Involve me, and I learn.” So much of life and leadership is viewed as “being the expert” and telling others how it is. What if we could lead in such a way that we helped others by enabling them to get safely to their perfect place with guidance but the sensation that they had forged the path. What if we could lead as Julianne Jaensson does – helping others find their answers!

Mike Jones Finding Your Niche Nate Parker has said, “Identify your niche and dominate it. And whenever I say dominate, I just mean work harder than anyone else could possibly work at it.” It is the same philosophy that Mike Jones of RE/MAX At The Crossing has, and he has been asking the same question of himself for almost a decade and a half now, “How can I make this work?” The truth is, Mike has been making real estate work since his inception in his career. He does not like to take “no” for an answer, and when someone says that he cannot do something, he considers it a challenge to prove them wrong.
Cheryl Stuckwish Learn First: Then Lead When it comes to dispensing some advice, Cheryl always tells newer agents to “just show up – come to work every day” and to take the advice that others give. To seasoned agents, she encourages them to keep their eyes on their business, not listen to outdated information, and always remain loyal. She says that the best agents make the most of every day, care about others more than themselves, forgive the shortcomings of others and follow through with the advice that she gives.

John Wischmeier Waking Up to Win “Winning is fun . . .Sure. But winning is not the point. Wanting to win is the point. Not giving up is the point. Never letting up is the point. Never being satisfied with what you’ve done is the point.” Coach Pat Summitt Every day is a new opportunity and a new canvas to create something special, and John Wischmeier wakes up ready, prepared, and excited to win. It is not just a mantra, though his team at Realty One Group Dream has heard it often; it is certainly a lifestyle. John passionately lives to improve and make those around him adopt the philosophy, and it brings him incredible joy and satisfaction when he sees his children and work family follow suit. Wischmeier believes that the experiences in life create opportunities, and he has invested much in creating those experiences and opportunities for himself and those around him.
Jason Engle Net Worth Is Tied to Your Network and Relationships Lead to Opportunities! Jason’s vision of success is captured by his simple definition, “someone who is mastering a craft or skill in which they are passionate about.” That masterful journey is not always paved on golden streets, for sometimes agents are forged out of the crucible of the ebbs and flows of the real estate market. Jason often tells his team (a quote from a lifelong friend and entrepreneur) that W’s are for wins, and L’s are for the lessons learned. “I try to share any past wisdom or encouragement that I have received, and I am able now to share any that I did not receive in my early life/career,” Engle notes.

Social Media Panel MasterClass – October 14, 2021, at Parks Place Pub
recap It was a packed house (we can always find room for more) at Parks Place Pub on Thursday, October 14, 2021, for the next edition of MasterClass – where people come to network and find cutting-edge information about a professional-enhancing topic – social media. The panelists, Michelle Chandler, Kevin Fertig, Jeremy Miller, and Katie Hintz, did an excellent job of navigating the information that the audience wanted to know. The questions covered important topics such as which platforms are used the most, what kind of schedule should agents and others set up for social media, how Instagram factors in the media scene now, the dos and don’ts of TikTok, the strategy of posting stories, the new algorithm of Facebook, and how to find a niche on social media.
noted that users should post something of high interest before posting something that you want followers to know. Above all, they encouraged people to be authentic and to improve their skills in storytelling. MasterClass would like to thank its sponsors: Bailey and Wood Financial Group, Cornerstone Inspection Services, Indy Roof Company, and Estridge. Kudos to Parks Place Pub for the refreshments and munchies – including savory bacon. The next MasterClass will be held at Parks Place Pub on November 11, 2021, from 9:30 am to 11 am. MICHELLE CHANDLER cover - february 2021
Life by Design
In his book, The Purpose Driven Life: What on Earth am I Here for? Rick Warren says, “You cannot fulfill God’s purposes for your life while focusing on your own plans.” Michelle Chandler is a living example who understands this completely. In fact, she often struggled early on in her career when asked to set goals, because she did not want to just arbitrarily set numbers without considering what her true purpose and mission should be and how that would impact others. Michelle is a highly competitive, driven person, and she moves at an accelerated pace – constantly. For her though, life is all about design, and there is a balance for her as she works to make things happen (like it all depends on her); she also knows that God divinely appoints people and things each day (like it all depends on Him), so she has to consider what he is doing in her world. realproducersmag.com

cover - march 2021 “Nothing in the world can take the place of persistence. Talent will not; nothing is more common than unsuccessful men with talent. Genius will not; unrewarded genius is almost a proverb. Education will not; the world is full of educated derelicts. Persistence and determination alone are omnipotent. The slogan ‘Press On’ has solved and always will solve the problems of the human race.” Calvin Coolidge, 30th President of the United States of America Almost a century ago, Calvin Coolidge spoke of what is a vital concept that is sometimes very underrated – persistence. Research seems to support the conclusion that time and again, sheer grit and determination have often caused someone to rise above the rest of the tide and to ferret out the noble result of someone’s drive to stay the course, accomplish the goal and win the reward – a job well done or thriving over surviving. Eric Wolfe of the Eric Wolfe Team at Prime Real Estate Group is a modern example, and the encouragement from Coolidge is more than a quote for him; it is his mantra.

We Have Been Named The Best Full Service Plumber in Indy
"I used to work at Angie’s List and am fairly picky about hiring service providers. Indy Water Heater and Softener exceeded my expectations. So much so, that I hired them back for a second project at my house. I live in an older home, which always has unique challenges when it comes to plumbing repairs. Danny and his team faced these challenges with humor when others have become frustrated and Danny and his team fixed everything the right way instead of just “making it work.” They are professional, courteous and punctual, and honest. They don’t try too hard sell you things you don’t need and their prices are VERY fair."

Ralph Waldo Emerson is credited with the saying that “the purpose of life is not to be happy. It is to be useful, to be honorable, to be compassionate, to have it make some difference that you have lived and lived well.” When Mark Dietel’s father coined the family business’ tagline – “Determined to Please” – Mark may not have imagined the impact that it would have on him and those whom the business served. Sure, it was a challenge to provide the best possible service to others to secure a great customer experience of complete satisfaction, but it became a mantra for Mark. In time, Dietel found a whole new meaning of the phrase when his life changed through faith in God, and he began to please Him in all ways.

CATHY EPPS & KEVIN ELSON
Some say that “teamwork makes the dream work,” and there are elements of truth and strategy to that phrase. What if the team’s work and creation/culture are specifically melded to perfectly create a dualistic design that not only makes the dreams come true but provides a stellar client experience leveraged by the strength of shared values and business philosophy? If you had to put a picture in the dictionary next to this lengthy definition, you might want to choose one of the Epps-Elson Team, and you would surely desire to find out the recipe behind the success of Cathy Epps and Kevin Elson.

SCOTT & RHONDA
SMITH Changing Destinies
“We make a living by what we get; we make a life by what we give.” Winston Churchill Certainly, life is composed of many things, and it is okay to work hard and obtain great rewards. Along life’s journey, however, it becomes apparent that our ability to help others and impact them for their success is one of the greatest opportunities of earthly pleasure. It is certainly the case for Scott Smith and his wife, Rhonda. The Smiths have created teams on many levels – their real estate sales force, their administrative support, their clients, and anyone else they impact. At the end of the day, they love the fact that the team can collaborate and own the successes together, and Scott and Rhonda are eternally grateful that they have the privilege to be a part of it all.

JENNIFER MCLEAN & AMY COSTIDAKIS Doing Right, Not Easy!
“I follow three rules: Do the right thing, do the best you can, and always show people you care.” Lou Holtz Coach Holtz probably did not have Jennifer McLean and Amy Costidakis in mind when he coined this worldview/phrase, but he captured this mother-daughter team perfectly. The dynamic duo not only works excellently in tandem, but they finish each other’s sentences. Their thoughts are joined to the same philosophy, and clients often catch them saying the same things to them without the two knowing it.

cover - august 2021 “Faith is to believe what you do not see; the reward of this faith is to see what you believe.” Saint Augustine While scaling life’s mountain – both professionally and personally – there is that occasional climber that you do not see, and in an instant, they appear and then become your pacesetter as you watch them ascend. It might be easy to ask from where they came and how they accelerated into view, and in our finite thinking, we ignore the possibility that everything in their life journey was designed for this moment or climb. As they move to the summit, you realize that their entire collective of experience, knowledge, and character forged their journey and that maybe their resolve and faith are fueling them to reach the pinnacle. “We should not judge people by their peak of excellence, but by the distance they have traveled from the point where they started.” Henry Ward Beecher Fortunately, for Jenny Shopp of ShoppHomes, people can see her at a pinnacle level in real estate, but they also know that her journey is one of pushing the limits, growing, collaborating with her stellar team, and becoming a better version. Jenny has never been one to live and die by numbers, but for her, success is about being connected and grounded to family. It is more about doing the things that she wants and having the resources to care for others; At the end of the day, Shopp simply enjoys having fun.

cover - october 2021 “Two roads diverged in a wood, and I – I took the one less traveled by, And that has made all the difference.” Robert Frost Frost’s poem is one of the most quoted and most talked-about literary pieces in the world, and many argue over its meaning – whether it is a commentary on individualism or rationalization. However, Kelly Lavengood is most likely the one to form a third group and ask the pending question, “Why are there just two roads; Shouldn’t we find another one to consider?” Therein lies the most insight into her true spirit, and while some might say she is out of the box, all know her to be fun, authentic, and innovative.

Always Creating Something Special and Making It an Experience!
cover - november 2021 “Building a bridge, in my opinion, is a symbolic gesture, linked with the needs of people who cross over it, and with the idea of overcoming or surmounting obstacles. A modern bridge can also be a work of art. It helps shape our daily lives and becomes a vital experience for all the people who use it.” Santiago Calatrava Spanish architect, Santiago Calatrava, brings a whole new dimension to the idea of building a bridge, and while some people just see construction and something useful, he looks far past the obvious, sees the beauty and art of something, and, in the end, links his work to people. Stephanie Stewart is also a bridge-builder, and in the same spirit as Calatrava, she sees beyond the transaction, envisions the beautiful creation of homes and businesses that impact lives, and she connects everything she touches to make things special and experiential – for people!
