THE TREADMILL “If you are going to achieve excellence in big things, you develop the habit in little matters. Excellence is not an exception; it is a prevailing attitude.” -Colin Powell I get nervous every time I step foot on a treadmill. I am not kidding. It is not like anxiety or fear. It is an intense desire to better myself.

The alternative to the “nerves” I am talking about is mediocre performance. I have felt this in many areas of my life including speaking in public, working on a presentation or even running a race. I know that if I am not experiencing some level of nerves, there is a good chance I have not put enough thought or effort in my performance. The result is often times mediocre at best.

I have tried to take it easy. Phone it in. I just can’t. It is to the point where I am disappointed if I only have one treadmill to wipe the sweat off at the end of a run. I take pride in wiping down the treadmills next to mine. Typically, I don’t get a high five from the person occupying that treadmill. They usually cover their nose will pointing at the spot I missed.

Have you ever “not tried” when the task seemed daunting so that at the end, when you fail you can just say, “well I didn’t really care” or “I didn’t really try that hard?” Whenever we discuss habits, the trend is to talk about BAD habits and how to avoid them. Rarely

do we lead with simply building GOOD habits. When it comes to activities that better myself, I decided long ago that I would go at it 100%. I am not talking about buying into the latest fad diet or joining CrossFit because all your friends are. The goal should start long before the path is chosen. When you focus on the right habits, you create a monster inside of you that will not allow mediocrity. If you create the habit of eating healthy foods while watching movies, you won’t get the urge for junk food and soda when you turn on Netflix. Associations change if YOU change them.

If you create the habit of tithing when you have a little money, it carries on when you have more money and see bigger checks being signed over to the church. There is joy in your giving instead of pain. If you create the habit of reading just one chapter of a book a day, by the end of the year, you will have read between 20 and 30 books on average. When is the last time you hit double digits? So, the next time you step on a treadmill, ask yourself the question, “am I okay with simply running with no purpose or am I going sweat on the treadmill next to me?” You may want to inform the people around you. Most of them showed up to simply go through the motions.

Despite licensed home inspectors’ efforts to make inspection reports concise and easy to understand, reading and interpreting a home inspection report can sometimes be a challenge. Oftentimes, whether an observation is a fact or an opinion is not apparent.

The Indiana code IC 25-20.2-2-6* defines a home inspection as follows. “Home inspection means a visual analysis for the purpose of providing a professional opinion of the condition of a residential dwelling and the dwelling’s carports or garages, any reasonably accessible installed components, and the operation of the dwelling’s systems, including any controls normally operated by the owner of the dwelling, …” The section goes on to list the components/systems which are required to be inspected. It also indicates that the term does not include a code compliance inspection. Many, even most of the observations that are included in a home inspection are facts. Those would include things like inoperable lights, split or broken framing members, and gas leaks. These are black and white issues that any professional would have to agree with if present. The words “professional opinion” however can be subjective and are an area that can lead to confusion. These would include statements like estimating remaining roof life or statements that begin with “It appears that…” These are also comments that sellers may want to obtain a second opinion on. A professional opinion will always be based on the inspector’s training and experience.

is not required. Installation can certainly be recommended but should not be required of the seller. This assumes no updates have occurred. Updates to areas will require compliance with code that is/was current at the time of update. I believe most parties to a transaction want what is correct and fair. Indiana’s licensed home inspectors are an educated, strong group that is professional and has integrity. Questions and second opinions are welcomed, and discussions, when there are differences of opinion or even different interpretations of facts, are encouraged. When reviewing the license law, I reviewed the exclusion list as it is written in the statute. I thought this might be of interest given how many there are. Exclusions: lead-based paint, radon, asbestos, cockroaches, rodents, pesticides, treated lumber, mold, mercury, carbon monoxide, wood-destroying insects and organisms, subterranean systems, sewage disposal, water supply, and fuel storage or delivery. There are other exclusions including kitchen appliances. Most inspectors go above the minimum standard and/ or offer many of the items noted above for additional fees. Go online and read through the document. *The full statute can be viewed on the IPLA website at www.in.gov/pla.

There is a pesky third category that is an opinion disguised as a fact. For instance, when the comment states something is inoperable, but it does work, and the inspector simply did not know the system, or it has a second control as with some whirlpool tubs. Most sellers will send this information back through the parties and these rarely cause many problems. Also in this category are comments indicating that something is improper when it is not. The classic example is an inspector indicating that a GFCI is required at a particular location. It may be, but these rules have dates associated with them. If a house was built prior to the code, it is grandfathered and GFCI protection

Q. How early did you know you wanted to be a real estate agent? A. I took real estate classes 10 years

ago in Ohio when I was pregnant with my first baby and working a full-time corporate job. I realized that it was not my time for real estate, and it went on the back burner. Now, 10 years later, I am finally realizing that career. It is my turn. Q. What people influenced you the most? A. In general, I have received a tre-

mendous amount of influence from my dad and aunt – really, my entire family. We have a great drive that ping pongs around in our immediate family and intergenerationally on both sides of the extended family; it’s very influential. I feel blessed every day. From a real estate perspective, direct influence from the four agents who sold me my homes – Bruce Pickering, Beth Hazard, Melissa DeSantis, and Jennil Salazar. I am influenced by the work Allen Williams does, which is why I work with him. Q. What college did you attend? And degree? A. I was graduated from Ball State

University in 2005. I earned a double major in international business and French with a marketing/sales minor. Q. What helped you from that time? A. My college experiences led me to my first career

in international trade compliance with Limited Brands in Columbus, Ohio, which grew my professionalism and business mindedness. I then stayed home full time with my kids for eight years which grew my heart, flexibility, time management, extreme multi-tasking, and around-the-clock abilities...right, moms? Q. It is no secret that homeownership is such an important part of our success, safety, and health, so it is important not to forget about the vulnerable members of our community struggling to find secure housing. Whether you give your time, your money, or just your words – there are so many easy ways to support your community! Give your time.

Local shelters are always in need of volunteers. They often operate at full capacity, and helping hands are so important to serve food, keep buildings clean, and accomplish projects. Even just a few hours every month can make a difference! Donate items.

Most organizations that serve those experiencing homelessness have an Amazon wish list or post needed items on a regular basis. Personal hygiene products, diapers, socks, underwear, and bedding are always in high demand. Other less common items are important as well, such as emergency cell phones for residents at Alternatives, Inc. or reading glasses for Gennesaret’s free mobile clinics.

The $100 Million Panel There was power in the house! Last year (2021), three agents were responsible for well over $350 million of production in the Indy area, and they were on stage for our January MasterClass. Parks Place Pub was packed, and most came with their pens and pads of paper to take notes on the wisdom of the panel – Dick Richwine, Mike Deck, and Bif Ward. No one left disappointed. Duggan has a heart-warming story about her adoption to a couple who had been married seven years but unable to have children. Her parents are Jack and Diane (her mom loves the song from 1985), and Angela brought joy to their lives three days after her birth. Angela became pregnant six months after high school graduation and adjusting her world to care for her future son, Corey, changed her life. “He was my gamechanger; I had someone to protect and provide for, and life looked different,” she notes. After a stellar time of working for First Indiana Bank and as a finance manager and mortgage originator, Angela obtained her real estate license in 2000, and she grew quickly to love her work. Helping people, getting to know their stories, and progressing to the closing table with smiles incited her to find more people to help. She loves to listen to clients speak about their lives, and she

-knowing that she is happy, with a few dollars in the bank and that the right people around her love her – she has found success. She is committed to forging a legacy that involves inspiring people, being compassionate, doing the right things for others, and achieving balance in her personal life. Those tasks have become the basis for the encouragement that she gives agents today. Achieving that elusive balance as a real estate agent may be hard but certainly not impossible. “When agents can hire someone to take care of non-money-generating tasks, they should do it,” Duggan says, “and they must live consistently and let go of any inclination to micro-manage people.” Angela says that it necessitates a full mindset shift from “I cannot lose any money” to “What needs to happen here” whether it is the business or family. Angela says the best agents get up early and learn to absorb anything and everything that will be useful to their careers. They work on learning and executing their craft well, and they are great with follow-up and customer marketing. Angela remembers the first year very well – prospecting very hard and smart. She jokes that even though she knew the area well, she could still get lost trying to talk with clients and drive to the right place. She has always been a life-long learner, and she says that building confidence and competency is paramount to succeeding as an agent. Angela and her husband of 25 years, Tim, have three children: Corey (32), Riley (24), and Kathleen (21). Tim has worked for local dealerships in F&I / Sales Management for years. They love to design and care for their own landscaping, go on hikes, and ride their e-bikes. She notes that her family thinks of her as sassy and excited but “rockin’ it!” It is truly how she rolls! 32 • March 2022

M I K E F E L D M A N DOING WHAT OTHERS DO NOT WANT TO DO! “Today, I will do what others won’t, so tomorrow I can accomplish what others can’t.” Jerry Rice Mike Feldman always wants more – from himself and for those around him; he has learned the art of always forging new paths to find new destinations to conquer, and he does not mind doing what few will do. It has become his mantra and formula for accomplishing great things in every area of his life. “Some of my best achievements have come when there is no safety net, when my back is against the wall, for then I do whatever it takes to accomplish my goals,” he notes. For Feldman, success is something everyone can achieve, and it relates to the idea of being able to accomplish one’s goals that they have set for themselves which leads to an alignment with how each person wants their life to be. Once a person determines how much they need to make for income, they can figure out how many transactions are needed based upon commission rate and the average home price in a given area. When an agent determines the answer to that formula, they know exactly what to do and then need to execute.

Mike’s activity is fueled by his passion: growth. He wants to experience it on every level in every area of his life. He begins with an “abundance” mindset and then continues through consistent learning and the sharpening of his skills. Mike loves to use various podcasts, Youtube videos and other outlets to enhance his learning. Keeping a keen eye on what others think about success is vital, and he is most pleased when he feels that he is on point in every aspect of his life – mind, body and soul. “I want people to know that I am fully committed to being the best person, husband, father and leader that I can be,” he says. Feldman graduated college with a Business Management degree and spent some time during college as a bartender. After graduation, he worked as a Trucking Logistics Broker, a salesman and a New Home Construction Specialist. Since he was eight to nine years old, Mike has always had a passion for the building industry. He remembers going to open houses with his mom, and he used to sketch ideas for home designs when he was young. At one point later in life, when he decided to find a true career and not just a job, Mike had a couple of friends who suggested real estate. The move was epic, and he has truly found his purpose and place.

I LIKED THE IDEA T H AT I C O U L D C R E AT E MY OWN FUTURE AND N OT D E P E N D O N OT H E R S . “During his first month or two of becoming an agent, I knew that this industry was me!” he exclaims. The pivot also enabled him to fulfill another life-long ambition of owning and running his own business. He describes it as a “great marriage” of his passion for housing and his entrepreneurial desire. “I liked the idea that I could create my own future and not depend on others,” he observes. The correlation between working hard and finding a great reward was too appealing to miss, and Mike loves the idea that working in real estate is so flexible. Of course, like many, Mike was concerned about the inconsistency of his pay, so he negotiated a small salary from his broker to get started. He remembers that he made a commitment to go anywhere and sell anything to get the ball rolling. He sold a house for $6k and one for $1.6 million and everything in between. With sparce training and mentoring, Mike became driven to development, and it has paid great dividends today, for he seeks to mentor and deliver applicable skills to his team. He has observed that successful agents understand how to develop lead

sources (door-to-door, social media, etc.), and they will do consistently what other agents will only do occasionally. Feldman advises agents to find a mentor, team or coach who can help them navigate the industry and their personal lives. It is important for newer agents to decide how they want their lives to be in five years and to work in reverse with the right activities. Great agents

must be willing to sacrifice, and they must understand that there are no magic bullets – just a lot of hard work and determination. Mike was very fortunate to receive a strong work ethic while watching his family. “We were

very incredible at being average,” he says with a laugh. Still, all the members of the Feldman family are thrivers who get the job done. Mike’s first job was detasseling corn, and he has always worked jobs since then. His passion for accomplishment led him to participate in triathlons, and he always gives 110%.

Mike is married to Lauren, and the couple has three children: Annie (5.5), and twin boys: Davis and Dean (2.5). The family loves to spend time in their backyard playhouse or visiting parks. He explains that when he has spare time, he actually loves to browse the MLS. He hopes that someday, people remember him as a guy who was willing to “give it all away”, who built a business by taking cues from other agents for inspiration and as an agent who was very successful in social media – videos and instagram. Feldman is also very proud of his team: Bond Real Estate. The title suggests a desire to build a special bond

between the buyer and seller and between the client and each agent. It also projects the idea of building a financial instrument for each agent that is very solid and that determines predictable outcomes and service. With sales over $37 million last year, Mike would always like to keep moving the needle upward, but this year he is very focused upon the successes of the team agents: Allie Woollacott, JR Honisch and Kelli Bastin and his Director of Operations: Jessica Goss. Mike is well known for his Instagram presence (@mike_ bondrealestate) too. He is a determined, selfless and ambitious agent who will continue to move forward at a steady pace – doing the things he knows to do even when others become less interested – but it is the way he rolls!
