There is a sign in Lauren Kren’s office that helps to keep her focused and away from the anxiety train, and it simply says, “Day by Day.” She, like many, has places to go, things to see, and a lot to do, but she takes the tasks one at a time; she likes to find solutions for now, marinate on the problems that require more input, and then celebrate the wins, then the next day arrives. Lauren is the account executive for Choice Home Warranty, and it is her mission to generate business for the state of Indiana, but with CHW, you get the added benefit of having her help with special problems. Agents like the idea that she is not disconnected from their clients in the sense that she is always available if needed for a difficult issue even though she is not the one handling the claims. CHW has very qualified people for that, but Lauren loves to give agents the confidence they need that clients will not be left in a lurch.

Kren really enjoys her work since it is a larger expression of her mission in life, to care for and help people. In fact, success for her is about making sure that she is the best version of herself each day, always laboring to improve everything. She notes that as life progresses, people’s definitions may take on new nuances, but at the heart of it all is the idea of making the good things better and the better things the best. Arriving at Choice Home Warranty was a game-changer in her life. Personal tragedy and the pandemic had nestled her into a rut, but her work has infused life into her professional journey, and she is appreciating the pivot to success. There is never a dull moment, and she is motivated by the continual bridges she is relationally forming. “CHW is a great place to work, and I have never seen a company take such great care of their employees and customers. I feel quite valued and appreciated, and CHW strives to help us achieve a work/life balance so that we are positioned in the best way to serve our business. That ‘over-the-top’ care bleeds over into our warranty work and program,” she says. Choice Home Warranty has excellent programs and coverages, and they are very competitive in pricing. They have multi-year plans that truly save the customer money, and customers love the $65 re-key program that offers the replacement of up to four locks when someone buys a new home. Home warranty can be very affordable and economical, and that is a real advantage for those who buy it. “I love the fact that we make homeownership achievable by giving that

new owner peace of mind in the case of an unforeseen breakdown or something that needs repaired or replaced,” she explains. Lauren gives 100% to everything she attempts both professionally and personally. She credits her drive and spirit of excellence to many sources: her family who taught her to be loving, caring, and kind, her friends’ support, her education, and her experiences like serving as the president of her college sorority, Alpha Chi Omega. All those influences shaped her and will continue to mold her development for tomorrow. She says that she is very happy with who she is and excited about whom she will become. Lauren loves to travel and has been to Europe two times – to places like Italy, France, and England, which was her favorite. One of her goals is to take her boyfriend, Mike, to see a soccer game in England. Mike works for a non-profit veterinary clinic, and the couple has a dog, Luka, and two cats, Lola and Spock (who are rescues). Kren says that she should have been born in Europe, and she loves to meet new people, learn their cultures, and compare their lives with those in America. Lauren Kren is a loving, kind, and loyal friend, and if she could do any job in the world, she would create and run an animal sanctuary in Africa or Europe. Don’t count that out, as she has plenty of time to do it all. She also enjoys her volunteer work whether tutoring for a homeless shelter or working with women in the domestic violence shelter. She knows that someday, she wants people to remember her as a successful but kind person who exuded joy and a positive aura and who was wonderful to work with – a good one to the core. BACKUP S By Phil Thornberry

This is not an article about sewage backups. It is about ensuring redundancy in our houses’ critical systems to protect our homes and families. In the process of becoming a licensed pilot, I learned in flight training that there are backups or workarounds for most failures that can threaten the outcome of a flight. This is one reason flying is the safest form of transportation. Let’s use the same thought process and some readily available technology for our homes to prevent harm to ourselves and our property. Below are some actions that will work to that end.

HEAT FAILURE

Frozen pipes while you are out of town is a situation that has caused significant damage to thousands of homes. Adding to the considerable damage is the risk of mold that can result if not caught quickly. First, find the main shut-off and confirm it works. If it is an older gate type, it probably does not. I had one of these and chose to re-route it out of the crawl space and into a closet so it would be easily accessible. If I leave for even a couple of days, I turn it off. If you have any smart technology in your home, you can install an electric shut-off that can be controlled from your phone.

If your furnace goes down and it will be some time before a service tech is available, options are limited but do exist. Do not use propane or kerosene heaters in the house. This includes the oven. Oil-filled electric heaters are probably one of the safer options. Having one or two on hand can heat a room and, depending on temperatures, may keep the house from freezing. For added protection from bursting pipes, turn the water off at the main. One of the most common failures on a gas furnace is the ignitor. Having an extra one on hand can have you up and going in short order.

Water damage can also result from leaks in water heaters and furnaces. Place a water sensor on the floor at these locations. The simple ones make a loud sound to let you know a failure has occurred. If you have a security system, install one that connects to it.

CELL PHONES, FLASHLIGHTS, AND THE INTERNET

If you do not have a generator, there are battery packs that will keep your cell phone charged. I have three of these and always have one in the car. One of them will “jump” the car as well. Having a couple of rechargeable or wind-up flashlights keeps you from being in the dark. One type stays plugged in and turns on when power is lost. Opting for the “hot spot” on your cell phone plan will allow you to have internet access when your house system is down, and none of us can live without that.

Sump pump failure is one of the most common causes of water damage. Install a backup pump and a high-water sensor. The sensor is installed above the primary pump and below the backup. If your backup pump is adequately sized, you can wait till the next day for primary pump repair. Make sure the backup is either battery- or water-powered so you are protected during a power failure. (Battery is the only option if you are on a well) POWER FAILURE

If this happens often, installing a generator should be considered. If power failures are infrequent, that may be overkill. Owning a small portable generator for the occasional failure may make more sense. One that will power the refrigerator, a couple of lights, and a microwave should work for most. If the furnace is gas, an electrician can install a switch that would allow the generator to connect to it. Generators produce carbon monoxide and must be placed outside consistent with the manufacturer’s instructions.

I always smile and hope that their life truly reflects that; I hope it is not just a saying but a lifestyle. Meet Whitney Christy. Her life embodies it. Whitney is a wife, mother, friend, business owner twice and an agent, and the one commonality that exudes from every relationship and situation is that she truly and authentically wants to please people and help them have a pleasant experience and happy life. She has a wonderfully charming personality, and it would be easy to feel good about the interaction, but it is really her kind and caring aura and also tenacious spirit of working hard, not giving up, and helping

HER GOAL IS TO PUT ALL OF HERSELF IN EVERYTHING SHE DOES, whether it is at home, in either of the businesses, or in just any relationship.

people get to the finish line that are her outstanding attributes. Christy actually trained to be a hairstylist, but she entered her professional career as a Leasing Manager for an apartment complex. She really forged her professional skills in sales and service by working for Christy’s Auction for several years and for Distance Learning Systems. She and her husband, Aaron, traveled all over the country – Texas, Louisiana, Arkansas, Mississippi – to help people who wanted the education and training to transition from being an LPN to becoming an RN or BSN. As time progressed and her family expanded, Whitney and Aaron knew that they needed to find more stable roots, so they resigned and pursued other interests. In 2018, they started Indy Roof Company which has exploded in growth. The couple also wanted to begin buying properties, and after realizing that a real estate

license would enhance that process, she obtained hers. She loves the work, and it was not long before she jumped into the industry full time. Whitney really loves to show houses, and the “hunt” for her is exhilarating. Even the process of negotiating and getting offers accepted is fulfilling, and she really enjoys getting to know people during a very interesting time of their lives. She entered the business with significant sales experience, but she had to hurdle the idea that other agents and people were also strong factors in affecting the outcomes. Her goal is to put all of herself in everything she does, whether it is at home, in either of the businesses, or in just any relationship. Some might describe her as a good mom, honest or even funny, but Whitney is authentic too. She loves spending time with her family including three children: Addison (15), Willow (7), and Amree (4).

She and Aaron love making memories through experiences – going to Disney World, attending concerts – you name it. “We could buy them stuff, but they will not remember that very long – like they would an experience,” she chides. If she could go anywhere, she would visit the Maldives, and if she could choose any job and be 100% successful, she would work as a crime scene detective. “Hi – I am Whitney. Let’s trust the science and figure this out.” I can see it. Christy credits her amazing parents for teaching her such an excellent work ethic, and she gives wonderful kudos to her husband too. “We support one another 100%, and by leaning on each other, we can do amazing things,” she says. We have only begun to get a limited idea of what Whitney Christy can do, but it is going to be a great journey. One thing we know – she will thrive to make it pleasurable for all.

Donations to the REALTOR® Foundation are combined to provide grants to local charities on the frontlines of serving our most vulnerable homeless neighbors. Annually, our grant dollars reach thousands of individuals, about half of which are children. That impact is made all in the name of REALTORS®! Grants are distributed to organizations that provide critical housing to survivors of homelessness in central Indiana. These grants are funded 100% by MIBOR member donations, and our ability to provide more grants is contingent on the support and generosity of the real estate industry.

The REALTOR® Foundation focuses primarily on the transitional housing needs for central Indiana individuals and families that become homeless by way of domestic abuse or violence, natural disasters, mental illness, addictions, job loss, or other personal tragedies. The REALTOR® Foundation looks for programs that offer wrap-around counseling and programs addressing all the barriers that led someone to homelessness, strong follow-up procedures to ensure clients remain housed and independent, and overall fiscal responsibility and stability. We are proud to announce the organizations carefully selected to receive a grant for 2022. In total, more than $250,000 was awarded to these outstanding programs.

office concept for real estate agents on Rangeline Road in Carmel. The catered event featured pork fixed by Dulin himself and was garnished with meatballs, chips and queso, and a large vegetable selection. There was a bar available, and agents and partners stood around, talking shop and generally having a wonderful time. Every 15 minutes, our publisher, Remington Ramsey, called out the names of the agent winners who took home a plethora of gift baskets, many gift cards, restaurant cards, chocolates, wintery items like blankets, Keurigs, and an air fryer with a grill – and many other wonderful items. A

special thanks to our more than generous sponsors who brought the gifts. Jimmy Dulin offered three certificates for a six-month free membership at the clubhouse, too. When I was 15, I met a guy at Tippy Dance Hall (a dance club for teens under 21). He was dreamy to me, considering I was 15 and had never been to a “dance club” before, so it was all so exciting. Later that night, I found out he was on “Rumshpringa” really trying to find his “true self.” We exchanged numbers, and the only time he texted me was to say, “I’ll pick you up on Friday at 8pm for the movies.” He picked me up in this super expensive-looking mustang, and the 30-minute car ride to the movie was in complete silence - not a single word was spoken. We didn’t talk on the drive; we didn’t talk at all during the movie, but he did reach his hand over and put it on my knee for an awkward/silent duration of maybe 1 minute. After the movie, we drove home in silence, and needless to say, we NEVER spoke again. Wonder what he is up to now?

My husband and I just went on a gorgeous week-long vacation to the USVI with his family. We decided day 1 that we would have an “us only” date night on night 2 or 3. Welp... I was ATTACKED by mosquitoes day 1. 2. 3. 4. 5. 6. & 7 and needless to say, the mosquitoes decided we were not going on a romantic date. I now have stock in Benadryl cream.

I was 20 and dating a boy named Austin. I was convinced he was “the one” and told everyone I knew that this was the “real deal” when in reality, we had only been seeing each other for about four months. Somehow, this guy felt like my perfect match. He was tall, from a good family, played minor league baseball and liked the Cubs. What’s not to like? There were red flags from the beginning. He definitely didn’t make time for me like previous boyfriends had, but I was blinded by love. He stood me up on Christmas Eve when we were supposed to walk the Zoolights exhibit in downtown Phoenix with my parents. He frequently had emergencies come up last minute and needed to cancel/reschedule our time together. Still, I was smitten and wouldn’t listen to anyone about his behavior. Then Valentine’s day came. I had just turned 21 the month before, so I started the night in old town Scottsdale with my gal pals. We were all meeting up with our significant others later on for our romantic dates. When it came time to meet him for dinner, I got there early, was seated and ordered a glass of wine. I waited about 40 minutes which honestly felt like 40 hours, and he, again, didn’t show. I was humiliated and devastated. How could the future love of my life not show up on the most romantic day of the year? He finally responded to a text later on stating that something came up, and he wouldn’t be able to meet me. I was heartbroken and met some friends at another bar to drink my sadness away. A few hours later, Austin walked in with his guy friends and didn’t see me sitting at a booth. He had clearly been having fun for a while and didn’t think twice about the pain he caused. I got out of there as fast as possible and never looked back. Let’s just say that Valentine’s Day is NOT my holiday. Though I’m happily married to the love of my life now, the romantic holiday doesn’t do it for me since that night. Oddly, my husband proposed on 2/12/09, so I wonder if he kindly created a different romance date for us that couldn’t be tarnished by a young, dumb boy from Arizona.

Answer:

I was newly single, and a lady I worked with at the time set me up on a blind date with her nephew. I figured, why not? We had talked on the phone the day prior to the date and had discussed him picking me up around 6:00 pm, going to dinner and possibly a movie. We never talked about where we were going for dinner, but he did ask what my favorite food was. I told him I loved Italian food, so I assumed he was asking to figure out dinner reservations. Well... after he picked me up for dinner, he took me back to his grandparent’s house where his grandma had made spaghetti for the ENTIRE family! - aunts, uncles, cousins, everyone, and introduced me as his girlfriend. It was so awkward! I had never met him before, and now I was meeting the whole family on our first and ONLY date! EMMA FRANKE of Indy Real Producers Magazine Answer:

I am blessed enough that I cannot think of a date that went wrong for me. Fortunately for you, my best friend has had plenty. This was her first date with this guy, and he came to pick her up for dinner. How sweet! - she thought. On their way to dinner, he got a flat tire. He fixed it and kept going. Unfortunately, he did not realize his other tire was also flat. This time a cop had seen them and was turning around to help. Her date started to freak out and threw this plastic baggy at her, and he told her to hide it! She looked at the bag, and it was full of marijuana! She was shocked. No one was arrested, but anxiety was “high”. This date was over before it began.

It is to be useful, to be honorable, to be compassionate, to have it make some difference that you have lived and lived well.” -Ralph Waldo Emerson There is nothing wrong with being happy, and Traci Garontakos uses the word to define success, but she, being multidimensional, defines the significance of her life with so much more. As a wife, mother, friend, team leader, business owner, and real estate agent, one gets tired even imagining her world. Yet, Traci gives every area 100%, and her impact is not only noticeable but is the quintessential picture of what making a difference can be. It is far from easy, but her confidence in life’s pursuit comes from a book that she read once – When God Winks (by Squire Rushnell). “I think all the events, people, and circumstances of my life happen for a definite purpose. I know life is best viewed with a 20/20 rearview look, but when I think about the details, I realize they were built around a purposeful plan. It is not always easy to release your will to this idea, but it is the right thing,” she notes. Traci graduated from The Ohio State University with a degree in economics. Her mother worked at Youngstown State University, so Traci decided to take advantage of her tuition benefit and further her education by earning an MBA. She launched her professional tract in sales and for a decade, Garontakos was quite successful in medical sales. Halfway through that 10-year period, she took a real estate class that prepared her to pass the test for a license. Her father was a firefighter, and like many, he had a side job of renovating residential and commercial properties. Traci spent time on the job sites, and when she was able, she purchased a condo and gutted it. The two of them remodeled it, and she loved every minute and learned a lot. When Traci purchased her first home, she crossed paths with Bob Sorrell. Bob managed a family-owned real estate company (in existence for 75 years), and upon hearing of her interest, he suggested that she obtain her license and give

real estate a try. She acquiesced and began to work with physicians who were relocating. Her medical experience was beyond valuable, and Bob became a game-changer for her life (wink, wink). Traci pivoted to a full-time focus on real estate, and her brother and a friend joined her team. She loved the idea of selling real estate in her own backyard, and for her, the future looked very bright. Traci’s husband, Mike, then experienced a relocation to Indianapolis for his job. “My first reaction was, ‘hope that works out for you,’” she joked, “but really, it was a jolt to my comfort zone.” Garontakos made the transition, and she had doubts about starting her business again without knowing anyone in the area and without knowing anything about the lay of the land. Fortunately, Traci found a connection

to Mark Zukerman (current broker) through her contacts in Ohio, and the smooth transition made the move “meant to be.” The move taught her so much about the experience of re-locating, and she added to her skill set, enhancing her ability to relate to the families that she was helping to move from out of town (wink). “I simply started with my new friends and tried to learn everything about my neighborhood and the surrounding area, and went from there,” she explains. In a very organic fashion, her business started to grow, and in addition to learning about how to adapt often in life, Traci built a strong business that escalated in every way. Once, while traveling for her work in medical sales, Traci found herself in a parking garage at a Marriott in West

Virginia, and as she exited the car, a nice gentleman who was also traveling for his work exited his car. The two awkwardly exchanged greetings, and later in the hotel gym, their paths crossed. That led to a nice dinner and eventually to a now wonderful 10-year marriage and three children (big wink – are you getting the idea?).

Traci and Mike, who enjoys golfing, really love to spend time at their lake house with Jackson (8), Eliana (6), and Landon (4). Traci is also working with Encore Sotheby’s International Realty to open an office in Holiday Farms, and although work is taxing, they consider themselves to be blessed with their lives. Two of Traci’s passions are her volunteer work and horses. She loves children and stays on mission to help them whether through CASA (an arm of the Department of Children’s Services) or through an organization called the Isaiah 117 house that builds nice homes for children who are transitioning from their families into the DCS. The ministry wants the children to have a special place to go on “removal day.” Garontakos also enjoys horses with her daughter, Eliana, and she says that horses are very special animals that can sense the emotions of people and provide fun and comfort for them. Garontakos has some sage advice for those who are newer to real estate or who want to join. She wants newbies to shadow her for a couple of days and find out how different the work is from the image given on HGTV. She also says that great agents are hard workers who know that they must be fully committed and dedicated to doing what is best for clients. Traci Garontakos is a very caring, outgoing, smart, talented woman who admits that she is somewhat strong-willed. She has found a way to leverage her strengths and desires in a way that benefits those whom she meets, and she hopes that someday, people will remember her as someone who helped them along whatever road they needed to take. She is incredibly grateful for the opportunity to enjoy her career, and she has learned much from her peers. She appreciates the idea of being a trusted professional in her industry, and she hopes to leave it better than she found it. You will always be able to count on her to keep the spirit of the deal alive and well!

Four Generations of Real Estate Agents

Tim O’Connor’s story may be somewhat brief, but it would take an entire volume to explain what his family has done in real estate and the impact that they have had. Tim’s father and grandfather were agents, and he works with one of his sons, Sean, on the Tim O’Connor Team today. When he was just a young lad, he went on appointments with his father, and at an early age, the lure of real estate was unavoidable. In fact, before he left for college, his father discouraged him from attending (maybe since he was staring at five college tuitions), but Tim knew there was so much to learn. He went to Indiana University and studied business and real estate. O’Connor had his license in college and, upon graduation (1980), he launched his real estate career. For almost four decades, real estate has defined his life, and Tim has absolutely no regrets. After his college studies, he was also halfway to earning his appraiser’s license, too. There is very little about selling properties that he does not want to experience and learn. realproducersmag.com
