BOAT The Time I Bought a

I THINK IT’S TIME I SHARE WITH YOU THE FIRST TIME A BOUGHT A BOAT. IT WILL GIVE YOU A GLIMPSE INTO THE KIND OF PERSON THAT I AM - THAT MOST ENTREPRENEURS ARE.

I didn’t know how to drive a boat, but how hard could it be? Plus, I had dad with me and together we can figure anything out, right? Well, occasionally my math is a little off. With dad driving the truck and removing the trailer out of the water, that left me in the boat. Alone. With no prior training. I’ll tell you when it became real. It became real when I was floating backwards trying to start the boat as I was slowly drifting in the direction of a few boats that were definitely more expensive than mine. Now, I’m starting to get nervous. I turn the boat on, and it starts beeping at me. As if I didn’t have enough on my mind, I hit every button until the beeping stopped, and then I put it

in reverse. Cars have reverse. Boats have reverse. This is too easy. I make it around the initial docks, and now I have to put it in gear and head to the cottage. However, when I put it in gear, it’s not going forward; it’s simply putting the nose of the boat in the air. For fancy-pants boat people, this is called the bow. I remembered my cousin telling me to do something with the trim. “Trim all the way up” was what I think he said. So, I trimmed all the way up. I put it in gear and gunned it. With the nose straight in the air, I moved like 5 ft forward. Kill it. Boat goes down. Hmm. Maybe I need to do it slower. So, I ease into it. All that accomplishes is making me look like a moron for a little bit longer this time. I look over at a pontoon with some hillbillies drinking beer and fishing. They had completely stopped all activities except for watching this kid who is about to sink his boat. They were thoroughly entertained.

Picture this. For a solid 10 minutes on the water, you watch this rookie in a boat gunning the front of the boat out of the water and then killing it to bring it crashing down over and over. It was like gangster hydraulics in the water - but with no music and absolutely no swag. I kept checking the back of the boat and pushing buttons to make it look like it was the boat’s fault. Then, I finally decided to trim the motor down to see if that would help anything. It did. Thank you, Jesus. I got on plane and got out of there never to see the hillbillies again. I am often amused when someone receives an award and says that they are humbled to receive it. That is not being humbled. Being humbled is stranded in the middle of the lake, not knowing how to operate the machine that will get you home, while onlookers watch and laugh. That is being humbled. But … enough about my own humility.

My reason for sharing this story is two-fold: The first is a challenge to embrace the motto of the pilar brand of Nike – just do it! I am not sure if they had this in mind, for people to take action when they have no business driving a boat without prior training, but how many of us have “analysis paralysis” before we even get started. The second is just as simple – perfect is the enemy of done. For someone with OCD, that is a very hard thing to grasp. I realized that in my life and business, I was suffering from not applying these two simple propositions. I was the guy that was trying to memorize the entire sales script before booking my first appointment.

Now I am the guy that books the appointment before I even look at the script. This is the mentality of the true entrepreneur: When your goals and dreams are strong enough, all you have to do is get started, and the rest will figure itself out. If you will notice, I did not even tell you how I docked the boat – another story in itself. In the end, I realized that I probably should have had more training, but I am now driving the boat with ease, and I wonder how many would still be stranded on the dock reading the instruction manual. As I throttled into the boat lift, I provided a ton of entertainment for my family on the dock watching, pointing and laughing. I didn’t notice as I was still looking around trying to avoid the hillbillies!

WHATEVER IT TAKES! “Life is for service.” Fred Rogers Service is defined as an act of providing help or assistance to someone, and it manifests itself in so many different ways. While some ignore the idea with self-focus, others may give lip service or make an attempt to appear to care, but there are those who essentially do whatever it takes to make the experience fulfilling for clients and end in the proverbial resolution known as a win-win. Stacy Mack of Cinch Home Services (formerly known as HMS) is the latter, and she has used that philosophy to define her work from an early age.

sports, and Stacy loved the lessons that she forged while playing sports – particularly volleyball. Her intent was to earn a scholarship to college and play volleyball while gaining knowledge for her career. A torn ACL (junior year of high school) changed that trajectory in a moment, and at a very early age, Stacy had to learn to pivot and deal with life’s disappointments. The journey was not easy, and she chose to attend I.U. but had to live in an apartment her freshman year, since she missed the deadline for the dormitories. She was eventually accepted into the Kelley School of Business, and little did she know how important this persevering spirit and attitude was to her future. She launched her professional career in the property management sector and tinkered with the idea of maybe attending law school. Mack was able to land a job as a loan officer, and when she saw her paycheck, she decided her new path was a good choice. The crash of the market later caused her to reinvent herself, so Stacy became a real estate agent. “It fit so well with my background and interests, and I could leverage my knowledge and skills,” she noted.

Stacy grew up in a home that promoted a strong work ethic, and she learned about the industry while watching her father, a custom builder, construct homes and take care of customers. “He would always promote that saying – do whatever it takes, and it became part of my business strategy. The family also valued

After two good stints with two respected agencies and the creation of her own business: a mobile closing company, Stacy had to move near Chicago due to her husband’s job relocation. With two children at home and the possibility of “starting over again,” Stacy knew she needed something else. When the family returned to Indianapolis, she joined a team for a while but then settled on Cinch Home Services – a move that has been great for her and the industry. Stacy is so thankful for her family’s input in creating her to be a life-long learner, and she attributes her tenacity and desire to win to her time in sports. She loves to set goals and attain them, and her background and personality allow her to fit perfectly into the Indy real estate community.

WHAT’S THAT

SMELL? Our homes can produce a variety of smells. Some are normal, and some are not. Before we get into specifics, let’s understand one indisputable truth. Females have better noses and ears than males. This has been proven time and again.

Two examples.

1. The wife smelled gas in the house. The inspector (male), husband, and mister seller were present and did not smell any hint of gas, and because our inspectors are told not to ignore these observations, he finally found a very small leak migrating out of a gap in a wall. The leak was behind drywall. 2. On another inspection, the wife said she heard a faint hissing noise. In this case, both the husband and the inspector tried but did not hear anything. In the end, she was hearing a pinhole leak in a water pipe under the slab.

There are some odors that indicate there is a problem requiring your attention. Below are some examples of smells and what they might mean. Nail polish odor - This can be caused by a

refrigerant leak in the HVAC system. This is a problem that needs repair before it damages expensive components. Natural gas - Most people know what this smells

like, and there is nothing else the odor can be confused with. The good news is that even if you are not sure, the gas company will check for leaks for free. While we do not want to take chances with natural gas, please realize that if a leak is found, the gas company will turn your service off until it is repaired. If you notice it in the morning, call then, and do not wait until you get home from work. It is a lot harder to get it repaired after hours. There are natural gas detectors available for homes.

Burning odor - This can be normal when a furnace is run for the first time in the fall. This is just the dust burning off the elements or heat exchangers. At other times, this can indicate a problem, and the source should be located. Burning plastic odors can sometimes be traced to a malfunctioning electrical appliance or device. Pet urine - If the odor is strong, the carpet and pad will proba-

bly need replacing. Sealing the sub-floor will also probably be needed. Other surfaces may need different treatments. Mold or mildew - If you smell it, you have an issue somewhere. If it is not obvious, having a professional perform an evaluation and testing is recommended. Mold treatments have evolved, and Clorox is not a preferred treatment. It is best to educate yourself on available options for dealing with mold.

Propane gas - Propane gas also has a unique odor.

If you heat with it, have the delivery company let you smell it, so you know what it smells like. Propane is heavier than air and will accumulate near the floor if a leak is present. Propane gas detectors are also available for homes. Sewer gas - If you smell sewer gas, look for a drain that gets very little use and fill it with water. Floor drains, unused water softener drains, and condensate drains are common sources. If it is a constant issue, you may have a venting problem. A plumber will need to evaluate if this is suspected. Sulfur or rotten egg odor - This will emanate from water. There are two possible causes. If the home is on a well, and the odor is from the cold and hot side, it is originating from the well. Water treatment will be needed. If it only comes from hot water, the anode rod in the water heater needs replacing. This is a simple repair that any plumber can perform.

K AT I E HINTZ Entrepreneurial DNA Q. How early did you know that you wanted to be a real estate agent? A. I began in the real estate industry in 2014 with

I loved seeing their businesses grow and the relationships they formed with their clients. It was through these mentorships that I knew I wanted to become an independent agent!

on both sides! My Grandparents owned and operated a flower shop in Troy, Ohio. They built it from the ground up and kept it going for over 48 years! After my Grandpa passed away, my Grandma continued the business for over 10 years, as a single female

We meet again … and every second Thursday of the month, so it is time for you to make your reservation! Special thanks to our panel on the discussion of new construction. They gave some notable insights into the current market, the changes from last year, and a very nice postulation about the possibilities of the coming year. Brad Davis of Davis Homes, Rachel Schaller of Arbor / Silverthorne Homes, Amy Lickliter of Estridge Homes graced the stage along with representation from the real estate agents through Clay Burris. Remington Ramsey humorously stimulated thought-provoking questions and kept the discussion

moving. The panel discussed such things as the challenges this past year brought, the costly increase in supplies, the length of time to build, and the impact of COVID-19 on new designs. The panel was asked to discuss how they want to forge relationships with customers and agents, and they weighed in on how agents can help builders. Of course, no real estate agent discussion could avoid asking about when prices would come down or what the next year could bring. After the giving of some door prizes, Remington, the host, told a story about his daughter, Charlee, and her swimming lesson where she learned a very valuable life lesson about how to power through struggle and be prepared to succeed. “I’m guessing that in the moment of struggle, Charlee was upset and even fearful that Aquaman

wasn’t immediately coming to her rescue. She hadn’t been in a position where she had to rely on herself and apply what she had learned when it really mattered. By the end of the class, she was swimming better than I have ever seen her swim. In addition, she had never been so excited for her ribbon at the end. To be honest, that was the first ribbon she actually earned, but we won’t get distracted by the ‘participation trophy’ argument. That is for another time.” There is beauty in overcoming obstacles and hardships. We don’t always understand why we go through them, but we would do ourselves a favor if we looked for the lesson and opportunity in every situation. Think about what you’ve been through

and are maybe even going through right now. Is it possible that this moment will prepare you for the next big thing in your life? For Jason DeArman, success is about providing for family, making a living, touching lives in a good way and about raising a family to thrive. He says that good things come to those who stay busy, and that he does. In fact, he emulates the idea of real estate being a lifestyle. “For me, work / life balance is only achieved by recognizing that real estate captures my lifestyle, or rather, I must see all my responsibilities as ‘one big life,’” he explains. Jason wants to be his best for his family and his work family, and despite all the multi-tasking required, he sees all the elements of his world as one big collage of life – heading to a singularly focused goal. DeArman was born in Texas, and during high school, he played soccer and focused upon being a good student. After graduation, he entered college but changed his strategic plan for that time in his life – to concentrate on fun with friends. Having to pay for college on his own and lacking a bit of focus, he crammed four years into ten. Nevertheless, he emerged with a sense of completion and some skills that would foundationally assist him in his professional life.

Jason gives huge kudos to his mom, who was a hard-working, single mother who also taught her family the rewards of a good work ethic. When Jason graduated from college with a History Degree, he had thoughts of attending law school, but a “happen-stance” meeting of his future wife changed his logistics. After working for a “.com” company, he later moved to Indianapolis around the turn of the century, and he has loved this community for over two decades. DeArman had a neighbor who left teaching and became an agent. She had a great influence on Jason who thought about entering the industry of home inspection, but he, instead, obtained his license in 2006. He had the opportunity to work with a friend and his father and learn about flipping homes, rentals and property management. At one point, Jason harnessed all his experience and knowledge and began to focus primarily on retail real estate. He has, though, flipped some 65 homes, and his life has strategically prepared him for his current work. Jason’s wife left corporate America after more than a dozen years to join him in real estate, and the two along with their team are advancing confidently in their dreams – to quote Thoreau. DeArman is quick to note that the big game-changers of his life center on the people who have impacted his life and encouraged him, taught him and thus changed him for the better. Whether it was him mom, teachers, coaches, managing brokers, peers and close friends – all sought to mentor him, and he is forever grateful.

In order to give his clients the appropriate experience, Jason seeks to foundationally keep the interests of those clients first. He cares for them, educates them, and the normal result is not only the sale but the fact that most of them become like family to him. In his career, he has sold almost 600 houses, and that is a lot of meaningful transactions, positive experiences and untold enjoyable relationships. Jason and his wife, Kara, have two children: Avery (15) and Charlie (11). They love to spend time together, and the couple has made a habit of incorporating their children into their work. DeArman hopes that someday, people will remember him as a funny guy with a grand sense of humor who was also a good husband, dad and team leader and who loved his family and community well.

DeArman’s additional passion is his fishing. His grandfather taught him the skill when he was just twelveyears-old, and he has worked an entire summer in Yellowstone National Park (1996) fishing the Blue-Ribbon Trout Streams. When the summer ended, he had given up so many of his shifts at work, he actually owed the park some money. He had to call his mom for a loan to get out of the park. He later returned to the park in 1999 to fish, and he has been honing his talent since. Four years ago, Jason started a second business called Two Forks Guide Service,” which gives him the opportunity from early May until the beginning of October to take people fishing on the White River for Smallmouth Bass. For him, it is about being outdoors and getting to know people better, and he has forged some great clients through the experience. After all, as Thoreau says, “Many men go fishing all of their lives without knowing that it is not fish they are after.” 48 • January 2022
