SLEEPING BEAR DUNES On every vacation, people seek to enjoy experiences and places that are different from the norm. For several decades, my wife’s extended family has been taking one weekend a year to travel a few hours away to a destination that promises great fun, family and food. Nearly 30 people attend now from ages 1-84. On one such trip, I attended Sleeping Bear Dunes for the first time. For those of you who do not know, the dunes are mountains of sand, and this particular one has the steepest cliff that I, personally, have ever seen. As our family assembled on the “lookout point,” some of us decided to travel down the dune to the water. As we began to move down the side of the dune, I noticed
10 • August 2021
that some people were crawling back up to the starting point. The heat and sun must have blocked my cognitive process causing me to believe that they were out of shape or too tired to walk back up. About halfway down the dune, I felt my gravity shift off center, and my shoulders began to lead my body - causing my legs the inability to keep stride. At one point, I went completely airborne in a horizontal position, much to the delight of those watching and our family spectators. I hit the sand like a ton of bricks - knocking the wind out of my lungs while my face formed a snowplow effect in the sand. When I came to a halt, I am not sure what emotion was most prominent- elation, embarrassment, confusion - whatever. I stood up and looked back at my family members who were laughing hysterically at my predicament. After we enjoyed the water for a few minutes, my son and his cousin raced back up the hill, and in a matter of a minute, they were peering down from the top. My faithful and loyal wife committed to traveling back up the

dune with me. Unfortunately, I began to understand why the people were crawling. The longer we crawled, the more we lost our bearing, and like a toddler who first learns to run, we were moving more sideways than upward / forward. The sun shone down with the intensity of the Sahara, and there was no moisture whatsoever left in my body. As I climbed back up the hill, I began to make deals with God: plans to attend far-away mission fields and hopes of living a more obedient lifestyle. About halfway up and what seemed an hour later, I wanted to give up, though there was a sign that promised that somebody could come and rescue you for a cost of literally thousands of dollars. My son traveled back down the hill and gave me a bottle of water, and he told me that I could do it. My mind flashed back to all the times in his athletic events where I had done something similar for him. I was moved by his cheerleading and confidence, and after drinking the water and promptly throwing some of it up, I labored back up the hill. After what

seemed like 2 hours, I was reunited with my cheering family. I felt like an Olympic athlete preparing for the medal ceremony. Many lessons flood my mind from this, but here are two. (1) Always take the time to evaluate all the data you are recording to make sure you are headed to the experience you will have not just the one in your mind initially. If you do fall down the hill though, remember the words of Churchill, “Never, never, never – give up.” (2) Also, never under-estimate the power of encouragement! Remington not only came down the hill with water, but he crawled with me for awhile then let me finish on my own. Good leaders make it a life’s pursuit to know the balance – when to spread hope (movie Rudy), when to motivate by coaching (movie Remember the Titans), and when to let people excel (movie Forrest Gump – Run Forrest, Run!). I almost died that day (sort of), but I felt so great later, that I attempted to race my son, his cousin and my brother-in-law across another dune. I strained my hamstring. You can be sure that my bucket list contains an entry that is vitally important to my life - conquer another dune without incident, fine or death! That is because his business strategy has so many impactful results over such a short period of time. Still, Aaron has a heart and mind for making a difference in the lives of his company and customers, and he even has the opportunity to shape his industry. Christy has traveled the country to glean from the best minds and from the longevity of some of the largest and most respected industry leaders in Roof installation and care, and he has been requested by many companies to offer his strategic insight into innovative and collaborative measures to make businesses better. Aaron had the privilege to have been trained in the corporate world before launching his own business, and perhaps his greatest strength is adapting

With the foundation of a solid business plan, Aaron has then applied the best techniques, personnel and equipment to the mission of helping customers and real estate agents with roof replacements, and the results have caused Indy Roof to quickly find the pinnacle of success. One of Christy’s best achievements has been the program that he specifically crafted for real estate agents. In this area of the country which can be labeled a “storm market,” Aaron has been a champion for pre-listing inspections. This helps agents and clients alike as they are able to replace roofs, thereby helping in the resale, recouping the cost and enhancing the likelihood of a smoother closing. “Once agents understand that a 10-minute text to us to inspect a roof before the listing can radically change their transaction, they then form a new connection with Indy Roof,” says Christy. We operate on a very simple philosophy of showing up when we say and of doing what we say we will do.
In addition, Christy notes that the company is customer driven with enhanced technology and a significant investment in resources both in equipment and people. He has two (40K) dumpsters that are used on the job for a clean worksite. The dumpsters can elevate to the roof level which makes the old roof easy to dispose of and keeps the home or business area clean. People are very complimentary of the professionalism and quality control issues of the company. “We operate on a very simple philosophy of showing up when we say and of doing what we say we will do,” explains Aaron. Another major concern for Aaron is to create the right kind of culture for the team at Indy Roof. While Aaron has made the significant investments of time and resources to the company, he continues to re-invest money into the business so that they are able to maintain a cutting-edge persona but remain efficient, competitive and of the best quality. Aaron was fortunate enough to begin full time work his Senior year of high school, and he worked for his family publishing business for another 16 years – accumulating significant experience in sales and an understanding of business principles. When he decided on marriage and a family, he

pivoted out of the business to spend more time with them. Aaron is a driven, hard-working and loving father and husband, and his care for other people is quite evident. He and his wife, Whitney, have three girls: Addison (14), Willow (6) and Amree (4), and she helps in the business and works as a real estate agent. The family loves to be outdoors – riding four-wheelers, hiking, camping or traveling in general. Aaron is a self-proclaimed “foodie,” and his bucket list contains a goal of eating his way through Asia someday. Christy is most passionate about giving back. His company has designated 1% of the gross revenue to proper causes like Habitat for Humanity or
Fountains of Hope. The entire team is taking a mission’s trip to a small village to help build a system for the villagers to receive clean drinking water. MAINTENANCE By Phil Thornberry
Most homeowners understand they need to change furnace filters, replace smoke detector batteries, and clean the gutters. Many will earnestly keep up with these tasks because they know about them. Others will not act until the smoke detector starts chirping or the gutters become a weed bed. This article covers the lesser-known but still important maintenance items that the former group will put on a schedule, making their home safer, more comfortable and better performing. 18 • August 2021

Testing GFCI’s. Those “test” and “reset” buttons on GFCI receptacles normally just get touched when one trips. In fact, the manufacturers’ instructions call for them to be tested monthly. On many inspections, we find inoperable units that are a surprise to the owner. Testing them regularly will ensure they will protect you when needed. CO (carbon monoxide) detectors. These detectors have been available for years, but since the building codes have not required them, most houses do not have them. If fireplaces or gas appliances are present, CO detectors are highly recommended due to CO being odorless. Water heater temperature setting. Check it annually. These settings are not precise and can vary over time. 120 degrees is a good starting point and typically is adequate, but it still minimizes scald risk for children. Water heater flushing. On standard tank-type water heaters, draining annually is recommended. If you have a tankless water heater, flushing is required to maintain warranty coverage and is important to the life of the unit. A pump, bucket, hoses and cleaning solution are needed. You can buy kits specifically designed for this purpose.
Leaking toilet stoppers. Toilet tank stoppers need changing periodically. A simple way to know if yours does is to drop dye tablets into the tank and wait five minutes. If the dye shows up in the bowl, the stopper needs changing. These dyes are available at hardware stores, and food coloring will also work. Programmable thermostats. These units have batteries in them so that the program will be maintained during power failures. Change them in the fall annually. Some thermostats shut the system down when the battery is dead. This, unfortunately, has caused houses to freeze. Attics and crawl spaces. Every year someone should take a tour of your attic and crawl space. Run all plumbing prior to going into the crawl. We find many issues in these spaces; many of which would have been found years earlier if this was done. Radon system. Check your radon mitigation system periodically. While you cannot know the radon level without a test, you can verify the fan is running and the system is producing negative pressure as shown by the manometer on the system. If both levels are the same, the system needs to be serviced.
Lubricate the garage door springs and hardware. Spray the springs, tracks and rollers with oil. This will extend their life and reduce noise. While you’re at it, check the anti-crush pressure setting to make sure the door properly reverses when obstructed. Clean your dishwasher. Running a cycle with vinegar, or a product like CLR will help keep mineral deposits to a minimum. This is especially important if your house does not have a water softener. There are instructions for this process on the back of CLR bottles. If your dishes come out with a milky haze, add a rinsing agent to the dishwasher. All units have this dispenser built-in. Refrigerator water filters. Some refrigerators will tell you when the filter needs changing, but many do not. Put this on a schedule. Old filters can harbor bacteria.

Always on Target! “A person should set his goals as early as he can and devote all his energy and talent to getting there. With enough effort, he may achieve it. Or he may find something that is even more rewarding. But in the end, no matter what the outcome, he will know he has been alive.” –Walt Disney James Robinson has always been on target. From the time he was emerging from Primary School (Elementary School in England), he was developing a clear strategic sense for what he wanted to accomplish on a daily basis, and when he graduated from high school, he took his father’s advice and pursued a job as an “Estate Agent” which is comparable to real estate agent in the USA. His father told James that it was a good occupation for his propensity to talk – a lot. The process in his hometown (30 miles west of London, England) for

becoming an agent is quite different. James passed out a plethora of resumes, and the next day, a company called him and offered him a position. He started working and showing houses the following day, and he has been helping people find their dwellings for almost a decade and one-half. Robinson is high energy, driven but absolutely loves people, and the agency he joined is the largest independent agency in the UK with over 100 locations. In time, James’ talents were quickly recognized, and he went on to assume several positions for that company and the next – primarily in sales management. Once he hired in, Robinson asked about what was required to fulfill the next level of promotion and then set that job as his next target. He eventually became the youngest Branch Manager in the company at the age of 21. James absorbed all that the companies and cohorts could
teach him, but he also fostered a desire for more formal education. He started attending a local University at night, and after three years of toil, Robinson earned a Bachelor’s Degree in Business.

Robinson loves the quote, “procrastination is the thief of time.” The game-changer in his professional journey came when he was first promoted to management, and he had the epiphany – that he had the capacity to do anything that he wanted if only he worked hard and put his mind to it. For James, success is really about achieving a balance between finding happiness and accomplishing his goals – both things he values immensely. One could possibly wonder with such a fantastic life in England, why James would trek to the states. As most love stories develop, it all had to do with a girl, and after four years of visits to Carmel and in reverse, James joined his life with Caity (a Dental Hygienist), and his happiness factor increased exponentially. The couple loves to visit out-of-the-way coffee shops, sit for hours and talk and then migrate to another spot later for drinks. They have a dog named Stella, and they love to stay active and focus on health and fitness.
Someday, I hope people remember me by saying that I was not their agent but their friend – who helped them obtain a home. When James reaches a goal, position or target, he inquires about the next stop on the promotion ladder or the next level of accomplishment. For him, it is really about a lifestyle or a worldview of how life should be chased and tackled. His grit and tenacious negotiating skills is a real asset to people, but his skill set is

balanced by his charming demeanor and love of people. “I have always been a people person,” he notes, “and I love to talk with people, help them and build healthy and long-lasting relationships. Someday, I hope people remember me by saying that I was not their agent but their friend – who helped them obtain a home.”
James developed a love of the guitar, probably from his dad who is a musician, and his mother is an English teacher. He credits them both with infusing his personality and calm approach to life. He is very close to his family and friends across the pond, but he does love his life here. James is also very competitive, both in his work and in his leisurely pursuits, and he is an avid fan of Liverpool Football Club. An agent in his office recently asked him how he just “parachuted into the industry in America” to sell almost $11 million in real estate in just nine months last year with no network to speak of. The answer has something to do with the fact that he strives to

stay busy, works very hard, remains goal-oriented and then loves on people. He spends the best part of each day talking with anyone and telling them what he does and can do to add value to their world. James Robinson is a great example of a growth mindset, and Indy Real Producers Magazine is happy to recognize him as a rising star!

DAYSPRING CENTER By Gabie Benson, Editor and Ben Carter, Writer
Words to describe the statistical facts on homelessness in central Indiana could be staggering, heartbreaking, and unacceptable. Nearly 1,600 people are experiencing homelessness in central Indianapolis right now, and 40% of those individuals are in families with children1. That means 4 out of 10 adults experiencing homelessness in central Indiana on any given night have children with them. The REALTOR® Foundation supports organizations fighting to change these facts. Dayspring Center, one of the Foundation’s selected 2021 grant recipients, is a 24-7 operational emergency shelter serving families in crisis. Going above and beyond providing basic needs, Dayspring equips their residents with the tools and resources they need to become independent, stable, and healthy families. This takes unending compassion, support, and dedication from their staff and case management team.
Once families are transitioned into secure housing solutions, the follow-up care Dayspring provides is essential to break the cycle of homelessness and overcome the barriers to stability that many chronically homeless families face. These services proved to be a saving grace for one resilient survivor and single mother of two. Trishell sought refuge at Dayspring Center after years of medical expenses and treatment for her daughter’s sickle cell disease resulted in the loss of her job, her vehicle, and her apartment. A loving and hardworking individual, Trishell quickly found employment as Dayspring assisted with securing medical care for her daughter, and they soon found a new place to live. However, this mother’s newfound stability was short-lived. Less than two weeks in their new home, a fire caused them to lose everything- again.
Trishell was diagnosed with MS and began losing her eyesight, all while her daughter’s health continued to decline. Thankfully, Trishell was enrolled in Dayspring’s Follow-up Program, and a case manager was able to find housing, resources for weekly groceries, and medical care for the family. The case worker, Carol, continues to monitor and assist Trishell and her son and daughter today. If it were not for the amazing services offered by the REALTOR® Foundation’s grantees, such as Dayspring Center, many families like Trishell’s would fall back into the cycle of homelessness. As the overcast skies threatened torrential rain showers and the humidity began to increase with a density that only a knife could cut through it (a CUTCO knife that is – like a Santoku Carver or maybe the Vegetable Cleaver – I digress), the undaunted teams and staff from Real Producers Magazine and David Weekley Homes worked feverishly to prepare for the first live I HEART REALTORS® event in over a year. That is right! We are back, baby, and better than ever! On a busy street in a Carmel addition called Gramercy West, four furnished model homes proudly stand tall showcasing the quality work of David Weekley Homes. The Nina, the Pinta … er sorry, wrong story. The Startex, the Hosta, The Fitz and the Devault were air conditioned, finely decorated and provided safe harbor for the scores of agents and preferred partners that gathered together to 32 • August 2021
celebrate Indy’s top producers, the vendors who support them and RP Magazine’s 6th anniversary. Outside, a tent provided ample shade and a place to view the REMMY awards that were presented in a recent viral recording sent to the RP community. Our host and Publisher, Remington Ramsey, interrupted the plethora of conversations and introductions of agents and partners with his usual humorous gifting of the many fantastic prizes drawn just for our REALTORS®. The partners’ incomparable generosity was evident as agents won a slew of gift baskets, gift cards to awesome places like Top Golf, Grand Junction, Starbucks, Lowes and Cheesecake Factory to name a few. Some received summer fun items including several coolers, a tent and chairs. Two fortunate agents walked home with new air buds to enjoy their tunes, and the volume of prizes was so
great, the RP team had to double the give-a-ways! Great job, Partners! After touring the homes, attendees were treated to a delicious lunch complete with fruit cups, meat choices and other fine finger foods and drinks hosted by Erricka Coleman with Quality Ingredients Cooking. The REMMY award winners were on-hand to mix and mingle, and agents and partners appreciated the opportunity to take a break and enjoy the Indy real estate community. We have been apart for a while, but we are together again (insert country song here). Seriously, it was so great to see everyone (literally), and many lingered for the entire time. It is hard to believe that we are six years old and that the RP Magazine is now in over 100 cities in America in that short span. The excitement and community that rallies around @realproducers
the magazine has replicated itself in so many other places, and the one constant is that agents, partners and clients find the communities to be thriving and resourceful for all. Faith Not Fear!
“Faith is to believe what you do not see; the reward of this faith is to see what you believe.” Saint Augustine While scaling life’s mountain – both professionally and personally – there is that occasional climber that you do not see, and in an instant, they appear and then become your pacesetter as you watch them ascend. It might be easy to ask from where they came and how they accelerated into view, and in our finite thinking, we ignore the possibility that everything in their life-journey was designed for this moment or climb. As they move to the summit, you realize that their entire collective of experience, knowledge and character forged their journey and that maybe their resolve and faith are fueling them to reach the pinnacle. Meet Jamie Boer.
Early on, people saw that Jamie was a true worker bee. She attended a junior college and then transferred to Indiana University where she knew no one. Boer secured a job at a title company and also served a builder’s family as a nanny. She studied business management, and things were progressing well though she was working 50 to 60 hours a week and attending classes.
In order to understand Jamie’s journey, you need to be exposed to its context. Jamie was born in a small town in Illinois, which proclaimed itself as the sweetcorn capital of the world. The mascot for her high school was called the Cornjerker, and although her world was chaotic, this small town taught her much about community. Jamie was the third of four children, and sadly, she lost two brothers at an early age. The family finances were tight, so college did not appear on their radar. At the young age of 14, she obtained her worker’s permit and began laboring in the local factory. Jamie’s dad was a construction worker and he modeled the concept of strong work ethic. Her mother taught her how to be kind and how to persevere. One Christmas Jamie’s mom creatively formed a cardboard fireplace in order to hang the girls’ stockings. Jamie remembers later telling her mom that she was someday going to find her a home where she had her own fireplace.

Jamie moved to Indianapolis and later accepted a position in Kansas City where she became a Vice President of a mortgage company, overseeing 180 employees. Jamie was in charge of the closing, funding and title aspects of the business, and she quickly became known as a cheerleader for the workforce. She returned to Indy, and after a later short stint in Houston, she made Indiana her home obtaining her real estate license in 2006. During the economic collapse, Jamie’s work had a significant impact, and the numbers at the agency where she worked doubled. Boer’s relationship building skills are stellar, and she knows that it comes natural for her because she loves people, loves their stories, and loves to serve them. In 2019, Jamie walked away from what many would have considered to be a perfect place in life – a thriving job

and other amenities that suggested she was on the pathway that some might envy. However, things are not always what they seem, and Jamie knew that she had to pivot her life and career. Despite all of the advice she received, the next year, Jamie started her own company (during COVID-19), and the results catapulted her to her best year – ever.
While others suggested an atmosphere of fear, Jamie clung to her faith, and she knew that God would help her do the parts that she could not do herself. Boer knows that everyone must be constantly preparing for their purpose in life, and through the fires of the crucible on her journey, she remained securely focused upon her mission, vision and unwavering confidence of divine presence.

For Jamie, success is about leaving people better than you found them; being a light in a dark world; and serving, loving and supporting others. Jamie loves the quote by H. Jackson Brown Jr. – “Remember that the happiest people are not those getting more, but those giving more.” She models the concept every day, and even her business tagline conveys the idea – “Get More with Jamie Boer.” Many might ask Jamie what caused her to launch out on her own at such a time, and she will be the first to admit that the secret lies in others. Her faith, her family, the people around her, her clients, and the tenacity to not accept failure and follow her heart in summation made her think that she could be victorious. In a true Jamie spirit, she thought that even if she failed, at least she would know that she had tried. “Sometimes life can make you scared as if you are not good enough or smart enough, but then you realize that life is not about fear but more about faith.” Jamie also had great confidence in her team, and she notes that, “my team is full of heart and soul in their commitment to their families, clients and their community. Each of my team members possess their own unique gift and shares it to make all of us stronger together. I truly would not be where I am today without each and every one of them.” Boer loves to go hiking, having climbed her first mountain last November in Arizona, and she loves doing anything outdoors as well as spending time with family and friends. She is a beach girl too, and she loves to spend time in Florida. She always has time to keep a watchful eye on her two boys: Evan (20), Colin (18) and her bonus son, Cameron (21). Jamie is a fun, positive, and loving person, and if she could have any successful job in the world, it would probably be in children’s ministry. Jamie lost her mother four years ago, and it was a defining moment for her emotionally, personally, and professionally. Jamie was so glad that she was able to move her mom to Indianapolis and buy her a home - complete with its own fireplace! When she was little, Jamie’s mom inspired her to keep a notebook of dreams where she expressed her aspirations and also drew pictures of homes. The book was a foreshadowing not only of her eventual success and career choice in real estate, but it also inspired her in one of the most important gifts that one can have - hope. Jamie’s journey is replete with lessons in life-shaping experiences that continue to push her to the finish line. She knows that life is not a straight line and that some things are very hard but end up very beautiful. She promotes the power of positivity and tells people to not ask “what if I fail” but instead “what if I might fly.” “It really realproducersmag.com
doesn’t matter what your circumstances are, where you come from, what sadness you’ve experienced; it really matters how many people you’ve made laugh and feel loved. It really matters that we are thankful, fulfill our purpose, and are never jaded,” challenges Jamie. Boer has a staging company (free to her clients), and at one home, a glass top was mistakenly not delivered. Jamie knew that she had a similar one at home, so she confiscated it and finished the staging. The next morning at her house, Colin stumbled into the kitchen, poured milk in his cereal and went to set down at the kitchen table. When he saw there was no table top to set his breakfast on, he said with exasperation, “Mom, NO MORE BOER!” We think he is worried about his bedroom furniture as well.
