apple hedge Whack! Man, that hurt! Where am I? Why is there two of everything? As I held my face in agony, I turned around to see the source of the pain. It was my good friend, Adam, standing there in complete horror. “Et tu, Adam?” We were on our 4th grade retreat at a local park, and Adam had been throwing hedge apples into the woods for no apparent reason. One of them slipped and rocketed right at my face leaving me looking like Rocky after taking a right hook from the Russian. After I came to, I was actually a little proud of the black eye. It made me look tough for the ladies - all except for one lady, my mother…who was not impressed. The problem was not so much the misfortune of getting hurt but rather that the next day was school picture day. The irony never fails to crack me up when telling this story.

The next day, I put on more makeup than a circus clown and was coached by my parents on how to sit so as to conceal this black eye in the ultra-important school photo. After all, this will go down in the history books. Thus, I sat at a 45-degree angle and the photographer snapped the picture. The black eye was hidden, but there was nothing they could do about the buck teeth.

The interesting thing about that moment is that it sparked an association in me that took years to correct. If you look at my school photos every year following, there was still an angle in my pose. In fact, if you lined them up, it would almost work as a flip book until my senior year where I am finally looking straight into the camera. This only happened in school photos. Any other time I was in front of a camera, I looked straight on with no problem. As I was looking through all the yearbooks, it occurred to me just how powerful situational association is and how much of a negative impact it can have on real life matters. In this particular case, the only thing that was affected was a few bad school photos, which if we are being honest didn’t have much potential in the first place. But then my mind wondered to business and life as it often does.

How many times have I put off a phone call because the last time I had a phone call under these circumstances it didn’t go well? How many times did I not take a risk because I had a bad experience the last time I put myself out there? How many habits were created out of a necessity but then never evolved and matured because I failed to do an assessment? I’m not sure why I eventually snapped out of taking pictures at an angle. I’m sure a random photographer may have just asked, “Why are you doing that?” That was all it took. It may be tough to spot and may even take the help of a coach or close friend, but doing an audit on your life could reveal many things that you have been neglecting. Identifying the source may be all you need to snap out of it. In my case it was a hedge

apple. In yours, it could be a sports injury, embarrassing moment or even a traumatic life event. Once identified as the result of the hedge apple incident, I no longer fought the urge to turn left during photos. The villain of this story actually became the hero in the end. Adam is now the principal of the school. I am told he banned the throwing of hedge apples on all retreats. It is a good move. Apples have been getting Adam in trouble since the dawn of man.

MILEAGE MAY VARY SELLER’S DISCLOSURE:

Since sellers’ disclosures became required in 1994, home inspectors have read them with more than a little skepticism. It is not because the information the document is designed to disclose would not be useful or because sellers are intentionally misleading (although some are); it is mostly due to lack of knowledge by parties responsible for completing the document.

One such question on the disclosure form is: “Have any substantial additions or alterations been made without a required building permit?” Many sellers unknowingly give misinformation in response to this seemingly straightforward question, and it is little wonder why when you look at the dizzying array of local building authority requirements. Of the 20 or so building departments we checked with, the majority had differing answers to the same set of questions. This is typical of building authorities, and it just means when a project is undertaken, the local authority should be consulted prior to the start of the project.

The fact is, almost all homes built in the last 40 years do have aluminum wiring of some sort. We still use larger gauge aluminum and there is very little risk. “Are there moisture and/or water problems in the basement, crawl space area, or any other area?” Considering the vast majority of homeowners never enter their crawl space, they do not know whether they have a moisture problem or not. The statement “based on the seller’s current actual knowledge” is built into the disclosure. Sellers usually check “No” to this question. In fact, moisture issues in crawl spaces are very common. This is not to seed distrust of the disclosure or the sellers. All the players work together toward a common goal. Sellers, to the best of their ability, disclose what they know; home inspectors fill in the blanks, and agents take all the facts and help the parties negotiate a deal that is fair to both. The system works, but it is important to know the limitations of the seller’s disclosure and how to mitigate those through a home inspection.

Deliver As Promised: No Surprises! Companies have for years been quoting the old saying, “Under-promise and Over-deliver,” so much so that it has become an axiom. I have read articles that argue against the concept by saying that companies should never promise anything so as to not disappoint or that each delivery of something ahead of schedule at a great price sets too much expectation for clients on future jobs. In the midst of all that rhetoric and crazy analysis, Bob Waddey brings clarity and solid performance advice – “Always deliver your product/service as promised and let there be no surprises.” He does not like bad surprises, and he notes that neither do his clients. Prime Lending is a 31-year-old company that has been operating in Indiana for a decade. Bob Waddey joined the company about nine years ago, and he considers it one of the best decisions of his life! He is proud of the people, products and processes of PrimeLending, and he knows that once someone has received a loan from them, they will most likely use them in the future and refer their friends. About a year and one-half ago, Bob’s wife, Michelle, joined the business, and now people get a two-for-one proposition with this duo including years of experience, knowledge and the desire to help families navigate the sometimes-complex world of mortgage origination.

Bob and Michelle are more than happy to enumerate the benefits of working with them and PrimeLending. “Our business has the best team assembled – from the top to the bottom,” explains Bob, “and I am so pleased to see the success of our support staff, underwriters and processing.” Bob brings knowledge and experience to the table from over 27 years of working in the financial industry, and he has been in the residential mortgage side of the business for 25 years. Perhaps his greatest strength is his propensity and desire to educate clients and agents alike in the rigors of the process of obtaining a loan. He

knows that a well-informed client is a satisfied client, and he has built his business on industry staples like “on-time” closings, great communication and providing “more than enough” information. He says that no question is wrong and that his team enjoys “hurdling” every problem with solutions that are appropriate and lasting. No one likes to receive “bad” news right before the closing, so Bob seeks to deal with potential roadblocks up front, and he labors to make sure that all details are in order – as soon as possible. PrimeLending has continued to offer renovation and construction loans while others have ceased, and

the company offers over 400 different programs to meet the needs of their clients. Michelle also applauds the company’s technology noting that it is on the cutting-edge and user-friendly. The Waddeys are seeking to be the Lender for Life for their clients, and they accomplish that through stellar processes and by building strong and long-lasting relationships. Clients like the fact that they always explain the “why” behind their requests, and they are pleased with Bob’s patience and commitment to their understanding the facets of the loan process. Clients are used to the fact that Waddey answers his phone and that he is prepared to work any time – day/night /weekday and weekend. Bob jokes that his dad used to say that Bob never had time to do a job correctly but always had time to do it again. It was some years before Bob realized that the saying was not a compliment, and he has reversed the idea today in his business. His father is gone now, but Bob says that he made a lasting impression, and Bob would like to tell him now, “I did not listen then, but I never forgot.” Perhaps we sometimes think that others do not hear our pleas for improvement, but Bob emulates the necessity of valuing instruction and of always trying to make yourself better. Bob and Michelle have been married seven years, and they have a blended family of five children: Taylor (30), Rachel (24), Benjamin (22), Zach (21) and Andrew (19). The couple loves to travel where there

are warm beaches and sunshine. They have been to Puerto Vallarta, the Dominican (2x), Panama City and Charleston to name a few. Bob loves to scuba dive, so that is a must for him on vacation. Michelle retired from the Treasury Department of Citizens Energy after 34 years and now loves to work alongside Bob. Michelle observes that Bob tirelessly makes the effort to be sure each client has the time, attention and comfort level that all of his clients deserve. Their labors have been great investments as their business has doubled each of the last two years. Regarding game-changers, Bob quickly delineates two; He hired a professional coach a few years ago

I hope they know that I loved God and people and that I showed it.

and the most important – he finally turned his business over to God. “He opens and closes the doors in my life now,” Bob admits. Bob and Michelle Waddey make a great team both inside their business and out. He hopes that someday, people will look back on them and see that they did what was right, conducted themselves with great integrity, treated people correctly and owned any mistakes. Michelle adds, “I hope they know that I loved God and people and that I showed it.” The future looks great for the Waddeys and PrimeLending, and we know they will continue to deliver as promised – no surprises! THE REALTOR® FOUNDATION UPDATE A f t e r C a r e : Fa m i l y P r o m i s e of Greater Indy Overcoming homelessness does not happen overnight. In fact, most families have exhausted every option for help before they even get to the doors of a homeless shelter. After months of work to get back on track and find stable housing, most continue to teeter on the edge of homelessness. One missed paycheck, one car accident or breakdown, or a medical emergency can lead right back to the shelter doors. This is why the REALTOR® Foundation invests in programs with strong support systems in place once someone has left their facility. At Family Promise of Greater Indianapolis, this is called After Care.

Carli, a mom in the After Care program, was working full-time, studying for her nursing degree part-time online, and raising three kids. Her kids were all excelling in school in Washington Township. One day her car broke down, and the repairs were quoted at $2,000 (more than the value of the car). She missed work and was at risk of being let go, and she became behind on rent. Luckily, Family Promise had a case manager in place to support her through the After Care program. They taught her to go to the Township Trustees for rent support, and with their letter of support, it was approved. Family Promise also had a

volunteer from one of their partner congregations donate a Honda CR-V for the family. With the news of the transportation issues being resolved, Carli continues working and pursuing her degree. Thanks to a grant from the REALTOR® Foundation, Family Promise of Greater Indianapolis was there for Carli even after she moved out on her own. In the Fellowship of the Ring by J.R.R. Tolkien, there is a saying that “short cuts make long delays.” While most people try to find a way to bypass intense labor and find the easy path, Gina Roe knows that being tenacious and working hard and smart is vital for success. She learned from her seventh-grade teacher that everything in life is a lesson whether good or bad, and so she embraces all that life offers with no regrets and with a positive outlook. In just three short years, Gina has made an indelible mark in the real estate industry, and she has leveraged her past career choices to enable her skill set to enhance her service to others. Gina loves to meet new people, and she has a gift in being able to talk with anyone – though she would not call herself an extrovert. Finding the right connections with people by asking the right questions is very fulfilling to her, and most of her client relationships turn into long-time friendships, but even if they do not, Roe loves the idea that she can help them in their journey. Roe was born and raised in Florida. After high school, she wanted to go out of state to attend college, so she traveled to Arizona (where her grandparents were) to attend a university there. She eventually returned home and graduated from the University of Florida (Go Gators!) with a major in Journalism and a minor in Editing. She

had longed to be a sports writer for a football program, but an unfortunate classroom experience and the pay scale deterred her. After graduation, Gina traveled on a cruise ship (Royal Caribbean) for a year while working with the Children’s Programs. “It was the right time to see other parts of the world, and I always tell others that they should do it if they can,” she notes. After her ocean adventures, Gina began working for Enterprise

Rent-A-Car for about three years. She advanced up the ladder from the entry-level to eventual Manager – the fastest promoted manager in South Florida. It was difficult work and long hours, but she learned to run her own business at an early age. She later moved to D.C. and back to Arizona before returning home in her mid-twenties to establish a more “normal life.” Gina spent several years (on and off) working in staffing and recruiting as well as being a

stay-at-home-mom, and she loved being totally involved at her children’s elementary school – even serving on various board levels of the PTO. When her husband was transferred to Indiana in 2007, Gina returned to her work as recruiter, but she began to think about real estate when she met Jenny Shopp at the gym. Gina felt that the timing for a career in real estate was right, and after obtaining her license in 2018, she has been lighting it up since. Roe had certainly honed some great tools in her professional belt with her past work, but she was impressed right away with the need to focus on the processes the most.

Gina says that great agents are responsive, honest, kind and hard-working, and they are persistent in their role for the benefit of their clients. She says good agents have a great reputation and that many other professionals enjoy working with them. She has on occasion, not agreed with how every other agent has handled situations, but she goes back to her commitment to learn from everything and provide the best possible experience for her clients – for their total satisfaction. Gina has been married to Aaron (works at Roche) for two decades. They have two children: Luke (18), who is a freshman at the University of Cincinnati, and Avery (15), who is a sophomore and varsity cheerleader at Fishers High School. Gina has been committed to CrossFit for 10 years, and the family loves to watch movies (Netflix) together. While her family would maybe describe her as a loving and caring mother who is very active and always laughing, most clients would certainly call her effective. Gina hopes that someday, all would think of her as someone who was not afraid to take chances and who was a great mom. When asked about anything she was passionate about, she replied, “Everything.” It shows!

John Maxwell has said that “good leaders must communicate vision clearly, creatively, and continually. However, the vision doesn’t come alive until the leader models it.” Such is the case with Angela Raab who is a Branch Manager, 1st VP Residential Division for F.C. Tucker Company, Inc. Angela not only teaches agents to strive to build their business on passion with intent, but she also insists that they learn how to shepherd their clients

through the process. She has built her career of almost a decade and one-half on these benchmarks, and she knows they will lead to success. Angela will never define the concept of success for an agent, for it is up to them to create their own explanation. She is glad, however, to labor ceaselessly to help those agents to uncover and achieve what they think success is. She notes that the great agents are relentless in the pursuit of relationships and that they are willing to be coached and take advice. Over time, Raab has noticed that good agents have had past successes whether in sports, academics, other business, etc., and because of that, they bring some experience and knowledge that they may leverage to enhance their real estate career. Raab is not only a person of vision, but she seeks to improve her work by visualizing the right outcomes. When she was a sophomore on the high school basketball team, she went through a rough patch where her free throw percentage was dismal. Her coach asked her what she was thinking before each shot and then gave her a new procedure: take three dribbles, close your eyes, visualize the ball going through the goal and then shoot. It worked! Angela gives credit to the coach for demonstrating how she should often approach things in life. Raab explains that she is more interested in how people have arrived at success and who helped them over the actual accomplishment itself. “I want to know how their minds and hearts lead to the right places,” she says. Angela is a true entrepreneur and pioneer of sorts. After graduating from a small high school (50+ people) in the Upper Peninsula of Michigan where she was a varsity cheerleader who also played in the band at halftime (all hands on deck), she traveled to Central Michigan to inquire about playing basketball for the university. She was not pleased by her interview, but at the practice was the school’s rugby coach who caught her afterward and asked her to come and observe their rugby practice the next day. Angela went, did not understand the game, thought it looked fun and

was offered a scholarship to join – which she did. Details – Details – the fact that she had never played was not important, for she saw the opportunity and knew she could learn it quickly and excel. Angela’s husband says that most of the time she is building the plane as she is flying it – so true. Three weeks before her college graduation, she had her first date with John Raab, who studied software engineering. Right after graduation, the two were married and then

traveled across the country to Los Angeles. They worked for a small start-up internet company for a while, but Angela found a job with Barnes and Noble that gave her an inside look at the heart of customer service. “They were famous for telling employees the importance of showing the customer where books were located and not just telling them. “My time with them help me to understand what a strong corporate culture looks like and how to shepherd people through a process,” observes Raab.

In 2001, the couple moved back to the Midwest, and Angela became a stay-at-home mom for four years. She used the time to also obtain her Master’s Degree in English Literature, and she taught for IUPUI. While studying for her LSAT – to obtain a law degree, she had lunch with Chris Schulhof who encouraged her to get her real estate license. Angela’s son, Ander, had been diagnosed with special needs, and she needed a job that would provide her with the funds for therapy (not covered by insurance) and with a flexible schedule for her to take Ander to the therapy appointments. She obtained her license in 2008 and has been impacting the industry since.

Angela says that she absolutely loves the pace of real estate, and of course, she loves to help people in ways you cannot find in other careers. “Not everyone hugs you after a transaction in all businesses,” she laughs. She enjoys taking the journey with her clients and being involved in their lives. The experience makes her a firm believer in how to build one’s company. “Your passion is where you

will shine, so be passionate, do your thing, and the money will come,” says Raab. She offers an example of her involvement in the Junior League of Indianapolis. She joined to make a difference, and she did but also developed many contacts that she was able to serve with real estate solutions. Raab says that in the ever-changing world of real estate, agents must not buy into the idea that change happens all at once. It really takes place incrementally, and those who are flexible will not get caught “flat-footed” – capsized by the wave of change. She is often heard saying the simple phrase, “Be Present.” She wants to be in the moment, and she always desires to enjoy every phase of life instead of thinking that better things are always in the future just out of reach. This kind of living produces grateful and humble people who seem to enjoy life. Angela Raab is a passionate, energetic and caring leader who never ceases in her pursuit of a fun-filled fulfilling life. She loves to go hiking with her family and play board games, and she is very thankful for her co-manager, Craig Fletchall, whom she could not function without at work. Overall, she is very grateful and excited about her life, and she knows that her primary mission and legacy will be that she helped others unlock their true potential!

Almost a century ago, Calvin Coolidge spoke of what is a vital concept that is sometimes very underrated – persistence. Research seems to support the conclusion that time and again, sheer grit and determination have often caused someone to rise above the rest of the tide and to ferret out the noble result of someone’s drive to stay the course, accomplish the goal and win the reward – a job well done or thriving over surviving. Eric Wolfe of the Eric Wolfe

Team at Prime Real Estate Group is a modern example, and the encouragement from Coolidge is more than a quote for him; it is his mantra. Eric was born in Brazil … Indiana, and after high school, he trekked to DePauw University while many of his classmates attended other schools; he wanted a new experience and to forge his own way. While working his way through school, giving full attention to his academics, Wolfe

took advantage of several opportunities for internships in D.C. He served in Evan Bayh’s Press Office and was the Executive Director of the National 4-H Youth Council. Eric knows now that his experience in these positions taught him to be fearless, to rebound after a setback and to be tenacious about solving problems. He even ran for a State Representative office and was the youngest state-level candidate that year – at the age of twenty-two.

Following his graduation in 2004, Wolfe launched his career in Greencastle at the Putnam County Community Foundation as the Director of Community Development (non-profits). He planned events, wrote grants and became a vital resource for area charities and their donors. For over six years, Eric faithfully served his community – seeking to make it vital, healthy and growing. While he was there, his boss nominated him for a recognition – the Governor’s Award for Tomorrow’s Leaders – which he won. The prize ($1,000) could be used for several things, but Eric chose to further his education toward an MBA. The only class that would fit in his tight schedule was a real estate class. He did not plan on getting his license but thought the class would provide some real business acumen. When the course was ending, the teacher asked the class to reveal their plans, and when everyone was done speaking of real estate careers, Wolfe shocked the crowd with his response, “I am not going to be an agent; I just thought the class would be fun!” The teacher later told him

that he would be crazy not to pursue the career – wise advice. Though Eric’s real estate career started, he kept his old job and decided to just forego sleeping (working 80 hours per week). He pivoted jobs by returning to DePauw as the Assistant Director of Student Life where he advised fraternities and sororities and coordinated community standards for the school’s organizations. The job helped him hone his skills of helping people to get on the appropriate track and to solve problems. After more than a decade of working two jobs and learning the art and craft of selling real estate, Eric finally took the plunge and ignited his full-time real estate career in 2015. His development was swift, and the next year he added a team member, and the following year of 2017, Eric left his brokerage and started his own called the Prime Real Estate Group. He loves the idea that real estate has given him the opportunity to use his differently acquired skills, and he knows that being an agent and owner allows him to forge great relationships while helping and mentoring others. “I will admit that when I left my first brokerage, I was prepared to lose one-half of my business, but the next year, my business doubled,” he explains. Wolfe thinks great agents are passionate about helping others, are good problem-solvers, communicate well, are constantly learning, ask a lot of questions and have the knack for synthesizing complicated information and making it easier for people to understand. Of course, he thinks the best agents are persistent! Eric is most passionate about making sure that his clients are happy, which sometimes makes it harder to achieve a work-life balance.

Eric is married to June Javens-Wolfe who works as a Research Associate for the Indiana Biosciences Research Institute. The couple loves to travel and not talk about work during their down-time. They live on a 26-acre piece of land, and they like to hike and explore parks and antiques. Eric grew up in humble surroundings working as the cashier for his father who was an auctioneer. He still finds time to volunteer – currently for the Alumni Board at DePauw and for the Indiana 4-H Foundation Board where he works on developing strategies for future development. Eric Wolfe is hard working, committed and goal-oriented, and he does not know what the future will bring. He is confident, however, that he will be able to press through whatever comes his way!
