customers are on vacation in Florida. People know the company goes above and beyond the call of duty to close, and whether in a parking lot, at a lunch break or even is someone’s garage, the team is ready to quickly turn the work and bring it to completion. Most customers have the owners’ cell phone numbers, and they know that Rob and Dan are flexible and will work from dusk to dawn (even later) to make it to the closing table. Technology and other improvements have streamlined their work, and people have appreciated their efficiency and attention to details. For these men, success is really about finding complete joy from what they do. “It is the satisfaction of our customers and clients and the fact that we have made something that could be hard – easy,” says Rob. Knowing that bigger is not always better, the men have assembled a team of people that understand the many faceted elements of closings/ titles, and they provide stellar service with the promise of proper customer care. Dan notes that their “game-changer” came when they took the next step of expansion and chose a better place of business and added people. They have discovered that their size is no indication of their ability to produce high volume that is quite competitive.

INDIANA TITLE & CLOSING SERVICES, LLC MEET ROB HUDSON AND DAN TICHENOR For almost 60 years, Rob Hudson and Dan Tichenor have been working in abstracting and closing real estate transactions, and they have been able to cull the unneeded and undesirable features from the process to make the experience effective and efficient. He and his wife, Kathy, who works in management for Eli Lilly have a daughter, Halli, who loves to take her parents to Disney World – sometimes more than once in a year. They too, love to travel and support the local sports’ teams, and much of their time is spent supporting Halli’s dance pursuits. Another side effect to these items being in a report is that buyers will ask for professional repairs that add unnecessary financial burden to the seller. It costs more to have an electrician replace a wall plate than it does for the seller or handy man to do it. To streamline the inspection process and reduce financial impact, there are several actions that a homeowner can take: First, do not clean; save your energy for the important things. Cleaning is for showings; inspectors do not care. Walk through each room with a critical eye. Is there a water stain from a previously addressed leak? Paint it. (Do not hide an active problem, please.) Install all screens and handles on windows. Windows must be tested for operation. Recent painting can cause a window to be stuck closed, so confirm that your windows open.

WE ARE COMING! Real estate sales in Indiana are good. Houses are moving, and financing is no longer the main stumbling block to the transaction. Even inspection issues have become less of a hurdle when there are multiple offers on the table. However, buyers are still concerned when issues come up on the inspection. Sellers, as a group, know a lot about their home but usually do not know everything that is wrong. The goal in preparing for an inspection is to minimize the impact on the purchaser(s). You have seen reports that have a multitude of comments, many of which are minor, but the long report and picture after picture of issues can cause

a buyer to second guess their decision. A seller’s goal should be to minimize the number of comments, both minor and major, and let the inspection and inspection response process do what it was designed to do, which is, only deal with important issues if they exist.

issues here simply because they are entered so infrequently. Check plumbing and ductwork, and just look around. Inspectors have been locked out of many houses due to locking storm doors or lockboxes moved inside the house. This always costs 30+ minutes to solve. It turns out that teenagers (and even 20-plus-year-olds) can sleep through just about anything and well into the afternoon. While I understand this, having to deal with an occupied bedroom while completing a home inspection is problematic. It would be helpful for others to deal with this situation. If a radon test has been ordered, please close all windows 12 hours prior to the start of the test. This will prevent us from having to add time to the 48-hour minimum testing requirement. On a final note, consider having a pre-sale inspection performed. This puts you in control of how repairs are performed and who performs them. There are other pros, and even some cons to having one done, but that is another article.

We need to get into attics and crawl spaces. Please make them accessible. Storage and vehicles should be moved away from access areas. Insufficient clearance will be documented and could result in a return trip and a delay. The electrical panel, furnace, water heater and sump pump will be inspected. Please have these areas clear. If you know something does not work, leave us a note. One homeowner had removed a pump from a whirlpool tub and had uncapped pipes. No note or evidence of removal was present. This resulted in a ruined garage ceiling when we tried to fill it. Replace all light bulbs on built-in light fixtures. Replace any missing electrical wall plates. Check under all sinks for leaks. Most are minor fixes.

From an inspector’s standpoint, they do not really want to make many of the comments you see. They would prefer to focus on accurately diagnosing the larger issues and reducing the buyer’s fear of the unknown by explaining things in more detail. They just want the light to come on when we flip the switch. Likewise, documenting multiple

If you have a toilet that runs, fix it. It is usually simple. If you have a gas log fireplace that has a pilot light, please have it on. If the house has a crawl space, it would be a good idea to have someone go through it prior to the inspection. Inspectors find

MAKING YOUR GRASS GREENER Sena Taylor is a powerhouse agent who lives by the mantra that if you want greener grass on your side of the fence, you should water it and take excellent care of it! She is a natural at finding the positives of any situation, and she works extremely hard to make the right things happen. For her, success is not about money but about being happy with what you do, and having the ability to accomplish your personal and professional goals. Sena grew up in St. John, IN, and after graduating from high school, she sought a place that offered an education in a more personal atmosphere but also provide some big-city life, so she attended North Park University in Chicago. She was a history major with a minor in Spanish and a Certification in Secondary Education. Her dream was originally to be a lawyer with teaching as a back-up. After graduation in 2005, she launched her

professional career as a teacher, and for 13 years she taught Spanish and history. In 2015, Taylor became a licensed agent, and she was excited to make some extra money during breaks and the summer. She loved houses, and after finishing her master’s degree in 2014, Sena found some “extra time” that she wanted to productively fill. She asked her friend and now fellow agent, Meighan Wise, if she needed help, and Wise eventually helped her to make her life a more “on-the-go” pursuit.

In time, her life’s pace accelerated to a level that made it difficult to keep up with both careers, and on June 4, 2018, Sena packed up her teaching tools

and began to focus on real estate full time. It was a loss for education but a huge gain for real estate. Taylor loves to help people, and she is a member of her agency’s Relocation Team. In addition to her affinity for houses, she gets to promote the area to those who are seeking to move to Indy. The teacher in her motivates her to often help newer agents, and she still “schools” people in the art of buying the right home in the right place. Sena notes that selling real estate was a smooth transition, but she still works very hard to find that perfect balance in her life – where she controls the demands of selling with her personal responsibilities. She knew she needed help when she closed a

deal between dinner and the cake serving for a relative’s birthday party. Part of this recognition motivated Sena to begin developing and growing a team. For her, a great agent is driven and willing to help people. They are fun-loving and able to handle all the emotions that the transactions bring. Great agents are honest and personally motivated to find the win-win situations for everyone involved. People who work with Sena find her to be positive and driven yet compassionate and extremely helpful. She laughs that she is very organized in her business but could be considered a little unorganized at home. Sena is married to Scott, an accountant, and the two love to travel and spend time with their two crazy dogs – Buddha (a rottweiler) and Winnie (a Lab). They love to find new parks and trails to explore, and the family has moved six times, so they have explored a lot of new cities. The Taylors love to travel, especially to warm, tropical climates. Corona limited those plans, but they were able to take a 5,200-mile trip out west and visit the Grand Canyon, Yellowstone National Park and a host of other beautiful spots – seeing 10-11 cities. Taylor credits her parents with her desire to emulate a loving, helpful spirit toward others. Her Christian faith and early visits to the less fortunate on missions trips gave her a strong appreciation for what she has and a strong sense of gratitude. Over her life, she has also had many opportunities to work with ministries that helped the homeless too. Sena Taylor loves the Warren Buffet quote, “Look for three things in a person: intelligence, energy, and integrity. If they don’t have the last one, don’t even bother with the first two.” It really captures her desire as she impacts others. She hopes that, someday, people will remember her as an honest, respectful and helpful person who emulated integrity. Until then, she will be watering her grass and making it the kind of place more people want to live in.

THE REALTOR FOUNDATION UPDATE 2021 Grant Recipients Do you know what happens with your donation when you support the REALTOR® Foundation? Donations to the REALTOR® Foundation are combined to provide grants to local charities on the front lines of serving our most vulnerable homeless neighbors. Annually, our grant dollars reach as many as 4,000 individuals about half of which are children. That impact is made all in the name of REALTORS®! Grants are distributed to organizations that provide critical housing to

victims of homelessness in central Indiana. These grants are funded 100 percent by MIBOR member donations, and our ability to provide more grants is contingent on the support and generosity of the real estate industry. The REALTOR® Foundation focuses primarily on the transitional housing needs for central Indiana individuals and families that become homeless by way of domestic abuse or violence, natural disasters, mental illness, addictions, job loss or other personal tragedies. The REALTOR®

Foundation looks for programs that offer wrap around counseling and programs addressing all the barriers that led someone to homelessness, strong follow-up procedures to ensure clients remain housed and independent, and overall fiscal responsibility and stability. We are proud to announce the organizations carefully selected to receive a grant for 2021. In total, more than $230,000 was awarded to these outstanding programs.

Benjamin Franklin is credited with saying, “Tell me, and I forget. Teach me, and I may remember. Involve me, and I learn.” So much of life and leadership is viewed as “being the expert” and telling others how it is. What if we could lead in such a way that we helped others by enabling them to get safely to their perfect place with guidance but the sensation that they had forged the path. What if we could lead as Julianne Jaensson does – helping others find their answers! Julianne Jaensson admits that her early recollection of leadership was focused upon dispensing the accumulated wisdom that she had garnered and that much of her personal discussions with agents were similar. In time, she had a major shift in leadership strategy and practical application that gave her the freedom to understand the differences in people and to see that when agents were “guided” into solutions, the changes in them were permanent. When asked about her number-one piece of advice, she quickly retorted, “Don’t talk so much!” Jaensson knows that people are individuals equipped with many different talents, perspectives and responses. “Everyone has something to offer, and it is up to the leader to help agents find their sweet spot of contribution and to listen closely to them so that leaders develop an accurate picture of where the agent’s mind is living.” She recalls a recent conversation with an agent where she was surprised to find out that the agent was struggling with something that had not entered into Julianne’s thinking at all. “Asking good questions, listening, seeking to understand and then finding solutions is the best process in joining the agents’ journeys. Julianne understands the importance of office meetings, but she also knows the key to the personal conferences. She looks for growth-minded individuals with a desire to develop fundamental skills. Agents must be “hungry” and coachable, and they need to understand setting and accomplishing goals – not just numbers and dollars. Of course, she assumes that agents will have strong character, honesty and integrity. Once an agent brings those staples, the sky is the limit on what they might accomplish. The work of an agent can be described as a “people business,” and the relationship between managers and agents is very similar. Julianne observes that understanding the heart is one of her most crucial tasks. For her, success is about growth – learning every day and becoming better. She cherishes the influence of her family too. Her dad was an entrepreneur, and her mother was a stay-at-home mom. She said that they wisely let her explore things and were always supportive.

By the way, Jaensson says that the same mentality between clients and agents is just as vital. Julianne was born in Connersville, Indiana, and studied Finance and Math at Miami of Ohio. After graduation, she launched her professional career with Deluxe Check Printers in sales. She was married and immediately transferred to Pittsburgh, where she worked for 10 years. Along the way, the Jaenssons adopted two children, and Julianne began to pause to ask herself what was really important in life. When an opportunity arose to move back to Indy (2001), the Jaensson family came home, and Julianne became a stay-at-home mom for a while. When the children were in school, Julianne began to re-evaluate her days. A neighbor told her that she should join him in taking the real estate class, so she did. She passed the test and became licensed in 2009. She immediately connected with the people at Carpenter, and the rest is history. One of her

early, funny recollections was her interview. When asked about her goals and money, Julianne told them that she hoped to earn $5,000 her first year, so she could have some spending money for the family. She did – a lot more, of course. Julianne and her husband, Mike, have two children: Alex (22) is at Ball State University, and Ellie (20) is at Purdue. The Jaenssons love to golf together and travel. They are very family-driven, and yet they are making great strides in learning how to be “empty nesters.” Julianne Jaensson is driven, focused and yet caring. She hopes that, someday, people will remember her for being a positive influence. Until then, she will continue to guide others to their answers, for that is where we truly learn and find change.

Speaking with Chandler will leave you feeling energized and confident to go conquer the world, and she often tells agents (and everyone) that one can have cake and eat it too – “you just need to get in the kitchen and bake it!” Her world is a combination of ceaseless effort, unwavering dependance and a serious commitment to fun. Many people think in terms of the calendar year of real estate (January to December), but Michelle and her awesome team think of “now to forever.” Sure, they measure things such as over 200 transactions last year, but those things do not define them. The effort they make each day to impact others and be solutions to their needs is a team culture and a lifestyle.

Life by Design

I

n his book, The Purpose Driven Life: What on Earth am I Here for? Rick Warren says, “You cannot fulfil God’s purposes for your life while focusing on your own plans.” Michelle Chandler is a living example who understands this completely. In fact, she often struggled early on in her career when asked to set goals, because she did not want to just arbitrarily set numbers without considering what her true purpose and mission should be and how that would impact others.

At the beginning of last year, the team decided to call everyone on the database (over 7,000) to maintain relationships and create opportunity. When COVID-19 hit, they shifted their focus to just asking clients how they were doing and how they could help them. One call shocked Michelle as the lady berated her for calling. Michelle apologized and did not even mention anything regarding real estate. She admits that the call gave her great pause, but she remained true to her mission and called the next person. That call resulted in a very thankful lady who

in almost tears told Chandler that she needed supplies, and the team delivered them to her. Real estate pushes your limits; you have to be willing to just take the next step despite the response of others. Michelle graduated from Bradley University with two degrees: Psychology and Education. She taught two years, and the experience taught her a lot about herself and her longing for something that fit her better. In 1999, she obtained her real estate license, and the real estate world has been different since. She has functioned as an agent and a manager, but she returned to her work as an agent which is her wheelhouse.

They are often doing things together outside the office, and she loves the fact that as they move forward in business, they have developed a sense of “no man left behind.” Chandler notes that great agents are smart, kind and generous. She often suggests to other agents that they need to dream bigger and treat people correctly. She explains that character is everything, and when faced with a situation where there is a choice, agents must do the right things for the clients. “Agents will discover that they will make more money through integrity than that one deal they were tempted on,” says Michelle. She also encourages agents to stay upbeat and to not fear a “no.” That negative response only propels an agent to the next “yes.”

She loves the “hunt and gather” process of selling, the competitive element (getting better), working with others and the fast pace. Her favorite thing, however, is the opportunity to pay attention to what is around her, knowing that God is doing something special. “You may be the only Jesus that people might see, and everyone needs a little Jesus,” notes Chandler.

Chandler is quite proud of her team which was formed organically. Most of them are people that she has known or connected to her in some way. Nonetheless, they have created a culture of mutual help, a high value for clients and

Michelle explains that a similar story could be told from each child (not enough article length), and both parents are thrilled that their children are developing character and positive attitudes in addition to their skill sets. Michelle Chandler hopes that someday her legacy will give people the assurance that she has loved them well and put Jesus and her family first. She strives to be the optimum friend and leader each day, and she loves the fact that she is surrounded with such great and talented people. With the fundamental requirements for an industrious workspace: a flat surface (generally, a desk, counter, or table) with minimal visible distractions. First, assess the distractions in the work environment, positioning yourself facing a mentally nondisruptive space. Avoid facing a wall, if possible, as this represents facing obstacles in feng shui; similarly, avoid sitting directly in line with a door, which puts you in the path of any negative energy traveling into the room, and position your desk away from the door but mostly facing it, which is referred to as a “commanding position” in feng shui. This set-up signifies being open to receiving the positive energy entering the room rather than turning your back to it. The work surface itself should be as clear and tidy as possible, with only necessities that add to your sense of ease and productivity, such as a pen and paper, glass of water, and / or small houseplant, as feng shui suggests that a cluttered, messy workspace can impede creativity, blocking the flow of positive energy into your room.
