CONGRATS AND WELCOME, 2023 TOP 500 AGENTS!

If you are reading this, then you should give yourself a big pat on the back! That means you have made the Real Producers Top 500 list for 2023! CONGRATS! Each of you should have received a text and email from us with some important information, along with your Real Producers DFW Top Agent badge for 2023. If you didn’t receive that, be sure to reach out and let us know.

For some of you, this is the first time you are receiving this publication, and you may not know entirely what it is all about yet. Others of you have been a part of the Real Producers community every month since 2018. Either way, you will want to tune in to the rest of this publisher’s note because I am going to give you a bit of a recap on what we’re all about, as well as fill you in on some new and exciting changes that are coming to Real Producers in 2023.

First, you are receiving this magazine because you are a top 500-producing real estate agent (based on your annual residential MLS production numbers) in your given area! That means that you will receive this publication, which is exclusive to the highest-producing agents in the market, every single month for the next 12 months. Consider it a badge of honor!

Being in the top 500, you also have the opportunity to be featured in our publication to share your story, and the beautiful thing is, there is no cost to you. It is a testament to you and your hard work! It is important to note that Real Producers is not a brag book. To be in the top 1-2% in your field takes a lot of grit, passion, hard work, trials, tribulations, and a strong “why” to keep pushing on.

Real Producers is about sharing and honoring those stories and humanizing you and your peers to create a culture of honor and collaboration that propels us all to the next level. We certainly cannot guarantee a feature, but if you would like to be considered for one, here are a few quick tips to increase your chances: meet up with a member of our team, support Real Producers, and attend our private events when you can. If that doesn’t work for you, we also accept large sums of money. Kidding! No agent can buy their way into Real Producers. Your support means the world to us.

All of the businesses that are a part of Real Producers have been recommended by top-producing agents and vetted by us. They are our Real Producers Vetted Businesses, and this community could not be possible without them! If you are looking for some of the best businesses in the market to work with, look no further than here. When you meet one, be sure to thank them for supporting and investing in you.

There are four Real Producers’ markets in DFW: North Dallas, Dallas, North Fort Worth, and Fort Worth Real Producers. With approximately 60,000 licensed real estate agents in DFW, Real Producers collectively brings together the top 2,000 producing real estate agents and vetted businesses! Huge congrats to each and every one of you. Be sure to reference the DFW Map and FAQ page in this publication for more details: www.dfwrealproducers.com is a great resource for information, as well!

Last year was an amazing one for the Real Producers community, and we cannot wait to make

Fort Worth Real Producers • 11 realproducersmag.com
jordan.epseseth@n2co.com publisher’s note

If you haven’t met Kyle Karker at a Real Producers event yet, then you haven’t been to a Real Real Producers event. Kyle is always described as the life of the party, the bold guy in the property management wizard shirt, or the last one there because he can’t seem to leave until he has met every single person.

And it’s not for the sake of just trying to gain business — it’s real. Kyle Karker and Scotty Mitchell co-founded American Real PM in 2017 with the goal of bringing a new attitude to the property management field. And over the last couple of years, they have developed some impactful core values that anyone can take inspiration from.

“Our values really guide the way that we work with those around us. They describe the way we really strive to

go beyond and provide a unique edge for our partners and their clients,” he says.

“They include first, being unapologetically real; second, working with unshakable trust; third, moving to create daily growth; and fourth, providing elite expertise.”

UNAPOLOGETICALLY REAL

As Kyle says, “This value is about working with a sense of ease and freedom, as well as alignment and attraction. We have fun every day, we accept and celebrate who each other is, and we inspire and empower people.”

UNSHAKABLE TRUST

The outcome that Kyle and his team strive for is for people to be confident in the fact that they can rely on American Real PM.

“With that in mind, we do what we say … when we say we’re going to do it,” Kyle points out. “We also take time to understand and to show that we care. Plus, we communicate consistently, respond promptly, and we are accountable to ourselves and each other.”

DAILY GROWTH

This value is focused on the fact that doing your best makes everyone better and more successful.

“As we say it, a better you makes a better us,” Kyle emphasizes. “We measure progress and celebrate wins together. We also know that small actions, plus consistency over time, equals powerful improvement. We work with a sense of persistence, and we see no limits. Along the way, we tie that all together by encouraging each other.”

ELITE EXPERTISE

“With this value, we lead with confidence,” Kyle explains. “With that in mind, we focus on the ‘why’ before we look at the ‘how.’ We also believe in constant and never-ending improvement. Plus, we operate with integrity from knowledge.”

PUTTING IT ALL TOGETHER

Kyle is the co-founder of the company with Scotty Mitchell. His emphasis on supporting his REALTOR® partners is no coincidence. It’s a direct result of his own experience.

“I started in real estate in New York City in 2005. In the process, I worked for 13 years selling and renting places, eventually starting my own brokerage in 2014 before coming to Dallas,” Kyle explains.

“I understand the business deeply. We’re not here to sell houses. Our main focus is to protect the relationships that agents have with their clients. Our role is to manage these properties in between the transactions. We work to help them do more deals because we believe that if a client has a really good property management experience, more houses will be sold.”

MAKING A DIFFERENCE

Those who work with Kyle experience a fun, fresh approach to property management — and business development.

“We focus on excellence. Also, since we manage so much property, the owner naturally comes to us to sell a house we manage. We refer those deals to preferred partners, or whoever it was that referred the deal in the first place, and we guarantee the commission if we don’t,” he says.

“Those deals get referred to our preferred partners. Plus, we also have an active real estate investor database of more than 30,000 people that was built over a number of years. We’re going to

start to market sales to these investors. We aren’t going to write those deals. Again, these will be referrals to agents we work with.”

FAMILY FOUNDATION

Life for Kyle is made much more rewarding by his family, including his wife, Ilana, and their 15-month-old son, Rory.

In his free time, Kyle has a passion for golf. In fact, he played the game at the Division I level in college. He also works out with a personal trainer and enjoys fly-fishing and outdoor activities.

Growing up, Kyle was an all-county bass player and toured around Chile with an orchestra, where he learned to speak Spanish fluently.

He also takes pride in working with other local people to support disabled veterans, as well as the Creek & Timber Legacy, and other causes important to local REALTORS®, like Sharp Shoes and Missions to Haiti with Alan Billman.

Congratulations to Kyle and the team at American Real PM. Through time they continue to offer a blend of genuine expertise and experience … being real with their values and results.

inspirational agent

PURSUING HIS OWN PATH

There’s something especially rewarding about knowing that you are blazing your own trail forward in life and business … with an entrepreneurial spark that serves the best interests of those around you.

That’s the same spirit that drives Jed Barnett.

Blazing a New Trail

As a REALTOR® with Jason Mitchell Real Estate, Jed passionately pursues his own path forward while lifting the inter ests of his clients.

“My favorite thing about real estate is the freedom that it gives me. I had worked for someone else my whole life. Now, I work for myself and can make my own decisions. The freedom and the income and the financial freedom have been really good,” Jed says.

“It’s no guarantee of future success. You need to get up and hustle every day. I get a lot of satisfaction out of helping peo ple with one of the most stress ful parts of their lives … helping them through the decision-making process. They are counting on me to help them through.”

Coaching for Results

Today, one of the other rewarding aspects that Jed enjoys involves coaching and teaching.

“I am also a coach for newer agents in my brokerage. That’s another thing I really like about my job,” he says. “I remember what it was like to be new, and I like being able to help other agents to get past that fear and help them through their first few transactions.”

22 • February 2023 @realproducers

As Jed came of age, he got married and started a family. Prior to beginning his real estate adventure, he worked in the paving industry.

“That’s what my grandfather and father did. I started doing it. It was a good door that opened and a solid opportunity,” Jed remembers. “I did that for eight years.

I was unsettled and not in an industry that I really cared about. But, I worked with my dad and enjoyed that a lot.”

Shifting Gears

In time, Jed’s father came to him with a new idea.

“He suggested that we start flipping houses together. So, we dove in and took that on. In turn, that got me really interested in doing more with real estate,” Jed says. “I also earned my real estate license to facilitate us flipping our own properties.”

Fort Worth Real Producers • 23 realproducersmag.com

Signs of Success

That was 2018. It didn’t take long before Jed got involved with other residential real estate opportunities. He joined a brokerage and discovered that he has a real passion for the business.

Jed has continued building his success during his relatively young career. In fact, in 2021, he recorded $12.2 million in sales volume representing 37 transactions in 2021.

“One of the reasons I did well out of the gate is that I didn’t have a ‘Plan B.’ I quit my job in the paving industry, and we had a finite amount of savings,” Jed says.

“It was either that I make this work, or we were in trouble. It was a scary time for me during my first year in the business. But when you don’t have a backup plan, you find out you are capable of a whole lot more than you thought. Plus, Jason Mitchell Real Estate has been a big part of my success. It’s a great environment here.”

Family Foundation

Away from work, life is made much richer for Jed by his family, including his wife, Jessica, and their two sons — 8-year-old Cal and 5-year-old Joel. Plus, Jed and Jessica are expecting their third son in the spring of 2023.

In his free time, Jed looks forward to time hanging out with his family. He, Jessica, and their family enjoy their land and have a passion for pursuing a homestead life with gardens and hens. They also like to hike and fish.

Those who have the chance to know and work with Jed appreciate that he is a man of integrity, honesty, and empathy.

“I really do care. A lot of people working with real estate agents can be leery,” he says. “I want to do my part to break that stigma.”

A big part of Jed’s life is his faith in God.

“I give credit to God. My faith got me through that first year in the business. Even now there are times when I start relying on myself for provision, but then I realize that it is God,” Jed says.

“If I just continue to put in the work, the Lord opens doors that I didn’t even know were there. Every few months, when I get to that spot, the next quarter of work presents itself to me. I give glory and credit to God.”

KIMBERLY NILES MADISON

Building Their Best with Family Bonds

power team

28 • February 2023 @realproducers
Written by: Dave Danielson Photos by: Desiree Roberts

We love having the opportunity to help others … and we have a good time doing it.

“Travis and I had known each other in high school, and we later reconnected and married. As I got to know their family, that pushed me to excel and expand my knowledge base very quickly as I assisted them in purchasing property,” Madison remembers. “Kimberly fell in love with it. After being with another brokerage, we decided to start our own.”

Team Spirit

Today, they lead a team of ten. Plus, they also have their own finance, and several other, businesses. The pride Kimberly and Madison have in their team members is easy to see.

“We’re all team players and work well together,” Kimberly says. “We help each other brainstorm through issues and have a meeting every Wednesday to go through goals and discover any hurdles that they need to overcome. Madison and I are very hands-on in the way we work with our team.”

Family Gratitude

Their success professionally combines seamlessly with the deep love and gratitude they have for their family members.

As Kimberly says, “My husband, Kip, is fantastic. I couldn’t do any of this without him, along with Travis and Bradley. It takes the whole family to make it work. If it wasn’t for all of us, we wouldn’t be where we are today.”

In their free time, the Niles family has really emphasized how much they enjoy the closeness of their family. They love to experience new opportunities in their travels, active lifestyle, and business ventures together.

Madison treasures time with Travis and their two children. She enjoys the closeness of family all the way around.

“We all live within a few minutes of each other. We spend a lot of free time all together, as well. It’s fun because, as a family, we have renovated a lot of houses and done some flips and have bought some commercial properties,” Madison says. “Since we do the finance aspect in addition to the real estate brokerage, it’s almost like having

a one-stop shop for our clients, as well. If we have a client who wants to sell their house quickly, we were able to step in and help with that. In some cases, we have been able to buy people’s houses and then lease back to them.”

That kind of active care, creativity, and willingness to go above and beyond continues to fuel the brand of family success that Kimberly, Madison, and their team enjoy.

“We like being our clients’ advocates … with them knowing that we have their back. Our team is very knowledgeable, and so they feel comfortable with us,” Kimberly says. “We want to be a contributing factor of someone’s dream coming true.”

Exceeding the Need

When you set out to work with a client, you don’t just do the minimum to get by. No, for you, this isn’t just some “completion grade” where getting it done is enough.

You go beyond that to give them the best overall experience you can.

That’s the same way that Ryan Pafford approaches his life and business, too.

As broker/owner with Points West Agency, Ryan gives his all … dedicating himself to exceeding the need for those around him.

“One of the things that I enjoy the most about real estate is the fact that this is a very happy business. Prior to this, I worked in IT, and the only time that you’d get a call in that business was when something was broken and someone was usually upset about it,” Ryan explains.

“With real estate, I think it’s a fun challenge and being a matchmaker to help a client find a house that meets and exceeds their needs. Through that process, I also really enjoy the fact that no two deals are the same.”

An Early Interest

Ryan can trace the roots of his interest in real estate back to when he was just 18 years old. That’s when he read Rich Dad, Poor Dad by Robert Kiyosaki.

“My parents had pressured me to go get a degree. So, I went to college,” Ryan remembers. “I made it through a couple semesters while working part time, but I knew I wanted to invest in real estate rather than a piece of paper.”

Ryan dove into the working world.

Gaining Experience

With humble beginnings, Ryan moved back into his parents’ home and took a full-time job being contracted by Dell Computer, driving a delivery van, getting muchneeded parts to various hospitals for Texas Health Resources. That position led him to a role in the hospital setting, providing desktop support.

Another benefit to moving back home, Ryan met his future wife, Bella, “the girl next door.” The savings of living at his parents’ home while working full time afforded his first opportunity in real estate. “I was still very interested in real estate. Just before getting married, my future wife and I bought a foreclosure and began remodeling it,” Ryan says.

While still in the corporate world, Ryan worked for the economic development arm of the Chamber of Commerce for Irving, transitioning more into a marketing and technology role. Moonlighting his full-time gig, he also began creating some online marketing tools and got into photography for a local real estate firm.

Fort Worth Real Producers • 33 realproducersmag.com

In 2013, Ryan decided to pursue real estate, taking vacation time and night classes to complete the required courses and testing to become a licensed agent.

“Joe Peterson, a friend and real estate mentor, really encouraged me to get into the business,” Ryan says. “After getting licensed, he agreed to be the broker of record, and he, Shawn Callaway, and I partnered and created a new brokerage, Points West Agency.”

After four years of experience and earning his broker license, Ryan bought out Joe and has since continued to build the agency.

Record of Results

Ryan has steadily built a remarkable record of results through time.

Today, Points West Agency has a team of eight other agents in addition to Ryan, with a presence that spans the Metroplex.

“I enjoy managing real estate, not people,” Ryan says. “So rather than creating a bunch of large teams, we’ve focused on quality rather

than quantity, really being selective with hiring.”

In keeping lean, Ryan’s been able to focus on practicing real estate, and not just with buyers and sellers. Ryan and his wife personally have flipped several homes, manage their own rental properties and are currently working on their second residential development, a 51-acre wooded property in Aledo, Texas, called Creekside Estates.

In the future, Ryan hopes to marry his passion with automobiles and real estate together and develop a commercial collector car storage facility on the west side of the metroplex.

Treasured Family Time Away from work, Ryan treasures time with his family, including his wife, Bella, and their three children — 8-yearold son Graham, 4-year-old daughter Remington and 10-month-old son Grady.

In their free time, he and his family enjoy time spent together at Possum Kingdom Lake. He is also very interested in cars and loves a good road trip. If fact, earlier this year, he and Bella flew to Salt Lake City to pick up a car and drove 1,800-plus miles through eight national forests and three national parks over a short three-day span. That passion has also led Ryan to help to start a couple of local auto clubs in the area where he enjoys practicing photography.

When it comes to giving back, one of Ryan’s favorite organizations to support is the Aledo Education Foundation, a nonprofit and philanthropic organization governed by a volunteer board of directors made up of business, community, and educational leaders. The AEF supports innovative educational projects and activities that are beyond traditional tax-dollar funding by grants to teacher-led programs that enhance student achievement.

Qualities of a Leader

When you talk with Ryan, it’s easy to see the qualities that have enabled him to build tremendous success for himself, his clients, and the members of his team through time … including integrity, honesty, and genuine care.

“It means a lot to me to have that opportunity to help people reach their goals in homeownership and real estate investing. The thrill of negotiations, marketing, and various parts of the business is exciting, but at the end day, knowing you are helping families make ‘houses homes’ is extremely rewarding,” he emphasizes.

“One of the coolest parts of the business is how much of a cyclical thing it is … with people coming back and working with me multiple times. It’s cool to watch someone else’s growth and be a part of their success through real estate.”

Day-by-day, Ryan dedicates himself to helping those around him achieve more than they thought they could … in turn exceeding the need into the future.

the industry.

“My wife and I were high school sweethearts. We had our son early on in life when we were 18 years old. We went out and got jobs and then got married and bought our first home when we were 20 years old.”

That was around the time that the economic downturn of the late 2000s gripped the country. In the meantime, Lane’s sister, Season, had started her own brokerage. That’s when The Property Shop was born.

On Track for Success

At the time, Lane and Bethany both worked at BNSF Railway. Lane worked as an engineer, and Bethany served as a dispatcher. In the meantime, during their career with the railroad, Lane and Bethany did a series of live-in flips.

“We really enjoyed the process of buying a house, living there, fixing up the property, selling it, and then moving on to the next property. We also started an investment company that involves buying and holding rental properties,” Lane remembers.

“It was going well, so we thought about taking it further. So, I got my license and left the railroad after 12 years. About a year later, Bethany decided to get her license and to also step out of the railroad industry … and we became full-time REALTORS®.”

Immediately, the change to working in real estate was a refreshing one for Lane.

“We came from a career where everyone got paid the same, no matter how good or how bad you did,” Lane says.

“It’s nice to be in a career where you can stay consistent, put in the work, and earn based on the work that you put in.”

Highlights at Home Family time is at the center of life for Lane and Bethany. Together they cherish time with their children — 18-year-old son Rylan, 15-year-old daughter Adeline, 6-year-old daughter Sawyer and 4-year-old daughter Scout.

In their free time, Lane and his family share a love of TCU sports. In fact, they are football and basketball season ticket holders. They also enjoy supporting their children in their school and sports activities.

They also have a heart for helping … supporting Fort Worth Children’s Charities.

Leading the Way In addition, Lane gives back to the industry that he loves. He leads two Mastermind groups at The Property Shop, including Motivational Monday — a weekly group that meets to start the week on the right note, and a monthly Top Producers group to share thoughts on a variety of topics, including ideas on approaching the various market areas.

Talking with Lane, it doesn’t take long to see his genuine nature and straightforward approach. At the same time, he also brings a fun, lighthearted approach to his work with clients.

It’s no coincidence. In fact, Lane would love to, one day, be a stand-up comedian. In the meantime, he emcees local events and remains focused on being his best, being consistent, and setting an example of excellence.

Real Producers tells the stories of the top real estate agents in this

ABOUT THIS MAGAZINE

Real Producers magazine started in Indianapolis in 2015 and is now in over 100 markets across the nation and continues to spread rapidly. Real Producers first launched in DFW in August 2018 with North DFW Real Producers (now called “North Dallas”). In May 2019, Dallas Real Producers launched, and then Tarrant Real Producers in March 2021.

In 2022, Tarrant Real Producers split into two publications, North Fort Worth and Fort Worth Real Producers. Fort Worth Real Producers launched in August 2022!

Q: WHO RECEIVES REAL PRODUCERS MAGAZINES?

A: The top 500 real estate agents in each of the four markets in DFW, based on their annual residential sales production for the previous year, as recorded on the MLS. Refer to the map in this publication for the exact territories. If your broker address is within that given territory, and you are in the top 500, you will receive that publication for the year. There are approximately 60,000 licensed real estate agents in DFW. The list will reset at the end of every year and continue to update annually.

Q: WHAT IS THE GOAL OF THIS MAGAZINE?

A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate.

We take the top 500 real estate agents and RP Vetted Businesses in every market, and we build an exclusive community around that group. We share their stories, successes, market trends, and upcoming events

— really, anything that will connect, inform, and inspire, we put in our monthly publication.

Q: DOES REAL PRODUCERS HAVE EVENTS?

A: Yes! Each year we have several events. Some are specific to each territory, and some are shared events for all four DFW Real Producers markets. We have several different types of events, such as magazine celebration events, partners-only events, social events, mastermind/ educational style events, and of course, the annual black-tie awards gala called The ESPE Awards. For these events, we invite the top 500 real estate agents and our RP-vetted businesses. Top 500 agents are allowed to invite members of their team, as well. These events are an incredible opportunity to connect with the best of the best in DFW real estate. It is amazing to see the power in the connections made at these events. Be on the lookout for your exclusive invites!

Q: WHAT IS THE PROCESS FOR BEING FEATURED IN THIS MAGAZINE?

A: It’s really simple. You have to be on the top 500 list, and we take nominations seriously. You can nominate other real estate agents, businesses, brokers, owners, or even yourself! Office leaders can also nominate real estate agents. We will consider anyone brought to our attention who is in the top 500 because we don’t know everyone’s story, so we need your help to learn about them. We cannot guarantee a feature, but we encourage you to meet with one of our team members, support Real Producers and attend our private events to increase your chances.

You can email your nominations to jordan.espeseth@n2co.com.

Q: WHAT DOES IT COST A REAL ESTATE AGENT/TEAM TO BE FEATURED?

A: Zero, zilch, zippo, nada, nil. It costs nothing, my friends, so nominate away! We are not a pay-toplay model. We share real stories of Real Producers.

Q: WHO ARE THE RP-VETTED BUSINESSES?

A: They are one of the best businesses in DFW in their category, and you can find them listed in our index! We don’t just find these businesses off the street, nor do we work with all businesses that approach us. One of many of the top real estate agents has recommended every single business you see in this publication. We won’t even meet with a business that has not been vetted by one of you and “stamped for approval,” in a sense. Our team will further vet every business to make sure they are a good fit and bring value to our community. Our goal is to create a powerhouse network, not only for the best real estate agents in the area but for the best businesses, as well, so we can grow stronger together. When you meet one of them, be sure to thank them for their continued support and for investing in you and your growth.

Q: HOW CAN I RECOMMEND A BUSINESS?

A: If you know and want to recommend a business that works with top real estate agents, please email us to let us know at jordan.espeseth@n2co.com.
