Amber Purcell learned to hustle from an early age. As a young girl participating in beauty pageants, she didn’t have the funds to cover the costs, but Amber was determined to make it happen. So she stood outside local stores selling raffle tickets to raise money for her entry fees. “It wasn’t always easy,” Amber recalls, “But I learned early on that if you want something, you have to work for it.” Those early experiences didn’t just teach Amber how to sell—they taught her the value of hard work. She didn’t know it at the time, but those moments were preparing her for a future in real estate.

Journey Written by Fate Amber’s story begins in Compton, California, where she was born at Cedars-Sinai Hospital—”where all the stars were born,” she says with a laugh. She grew up in a mobile home park in Dominguez Hills, where she first met Ryan Purcell, her childhood best friend and first love. “We were childhood sweethearts at just five and six years old,” Amber recalls. Life took them on separate paths when she moved to Apple Valley at 13, but fate had a bigger plan. In 2011, Amber and Ryan reconnected through Facebook, and from that moment on, “the rest was history.” Today, they are married, raising their beautiful family together, proving that love, much like destiny, always finds a way.

Faith, Family, and Purpose

Amber’s journey has been marked by resilience and faith. She became a mother at just 16 years old and, by 21, was raising two sons as a single mom, working multiple jobs to support them. “It was all part of God’s plan, and I wouldn’t have it any other way,” she reflects. Now a mother of four boys—Ashton, Arison, Preston, and Paxton— Amber beams with pride as she talks about their accomplishments. Her oldest, Ashton, is a Navy veteran, and her youngest, Paxton, is already following in her footsteps, proudly telling people, “My mom sells houses!” And then there’s her grandson, Carter. “Being a MeMaw is the best title I could ever have,” she says with pride.

From Waitressing to Winning in Real Estate

Before launching her real estate career, Amber spent 13 years working as a waitress at Olive Garden, starting in the hospitality industry at just 16. “I learned the value of service, hard work, and treating others the way I wanted to be treated,” she shares. But her journey to real estate wasn’t just about career growth—it was about purpose.

In May 2023, Amber took a leap of faith and joined Monument Realty’s DFW Moore Homes Group. Within her first six months, she sold seven homes and graduated from the intensive Seals Program. “Most people think joining a team means things are handed to you—that was NOT the case,” she explains. “Lorraina Moore, my team lead, gave me strength, knowledge, wisdom, and courage. She pushes me daily, and I am the REALTOR® I am today because of her.”

Challenges, Triumphs, and the Future

Amber admits that real estate comes with its challenges—having difficult conversations about price reductions, delivering disappointing news to buyers, and navigating the unpredictability of the market. But she embraces every obstacle with resilience and faith. “If your dreams don’t scare you, they aren’t big enough,” she says.

As she looks to the future, Amber is focused on continuing to elevate her business. “This year, I want to take my business to the next level— whatever that looks like,” she says. She encourages new agents to stay resilient, embrace the highs and lows, and never stop believing in themselves. “’Trust the process,’ words often used by Mel B., my Seals Program leader. Smile every day—it’s the best thing you can wear. And wake up giving thanks, because God will give you blessings on blessings.”

A Life Lived to the Fullest Amber’s journey has been nothing short of extraordinary. From beauty pageants to being a teen mom, from winning The Price Is Right (yes, she won the entire show in 2017!) to becoming a successful real estate agent, she has lived life with passion, purpose, and an unstoppable drive. “If I died today, I would want the world to know I had the most eventful, fun, loving, exciting life,” she says. “God has truly blessed me.”

As the leader of Inspect360 since 2021, Howard works closely with company founder Lance Dunahoe. And like Dunahoe, Howard is the son of a minister. He recalls fondly how his family made music together, traded instruments, and learned how to play “from the heart to God.” Pastor Howard was firm yet nurturing. “He has fifty years in the ministry, and he’s my hero,” says Howard. “He’ll tell you if anything is out of tune or something isn’t right. I’m just like him; I translate that kind of caring firmness to our team.”

Howard and the inspectors run a tight ship. With ministry, music, and mission in his blood, it’s easy to see Eli is focused and serious. Yet when Howard hears feedback that an inspector has done a great job, his face brightens, and his smile takes over. You realize this guy is about the success of his band of inspectors and their audience (us!). That’s his thing. “It makes my day to hear ‘Hey, I need to take two minutes to tell you how impressed I am by your inspector.’ Our inspectors bring great results and don’t let errors slow clients down. So yeah, them getting compliments makes me really proud.”

At home, the Howard family celebrates each other and their traditions. Wife Alison leads the family and is cheer director at the successful Excite! Gym and Cheer. “We met as top collegiate national champion cheerleaders!” says

Howard. Yes, you heard it right, Eli was a Navarro and Oklahoma State cheerleader. And sons Hutch Rader Howard (4) and Byrl Rader Howard (2) sing backup in the Howard family band. “My boys’ middle name is also Rader, like me” says Howard. “That is my beautiful mother’s maiden name. Both boys are named after their great-grandfathers, too.”

Tradition, learning, and accountability have always been essential parts of Howard’s life, and those values translate directly back to Inspect360. He and his inspectors often supplement their education with additional classes and coursework, and the constant learning keeps daily operations sharp. But Howard is quick to mention that, like applause at a show, feedback

remains key. He likes to tell the story of entering a songwriting contest and getting significant praise for how well he performed. “I wanted the feedback more than the praise,” he says. “Those judges were great pros… all those artists who lost, including me, got to get better. I made sure I got my learning, too.”

Learning from victories, learning from failures, learning from creative resources, and through it all, Howard continues to listen closely. So much so that it could inspire a song. “I listen carefully to what people say,” he says. “And sometimes they say something so good it sticks in my head, and I’m like, ‘Where did you get that? I’m putting that in a song!’” Maybe one day you’ll find yourself, and your words, in the groove with Howard and Inspect360.

James Sharp remembers the first time he realized what it meant to go without. Growing up in Flint, Michigan—a city known for its strength in the face of adversity—he was no stranger to struggle. “I was a child of the ‘70s, growing up extremely poor,” he recalls. “My family survived on food stamps and welfare. I remember kids making fun of my clothes and shoes because they were hand-me-downs from my cousin, and they never quite fit right.” Those childhood experiences shaped his appreciation for every success he has achieved, down to something as simple as a well-fitting pair of shoes.

His family eventually moved to Arizona, seeking better opportunities. James attended Thunderbird Academy in Scottsdale before earning the chance to study at Pacific Union College in Northern California. Even then, his entrepreneurial spirit shone through—he sold candy bars, chips, and sodas from his dorm room to help pay his tuition. “That was when I realized I had the drive to build something for myself,” he says. “A business that would give me financial freedom and peace of mind.”

That drive led him to real estate. James got licensed just as the world was reeling from the September 11th attacks, beginning his career with Ebby Halliday Realtors in Plano in early 2002. “It was a challenging time, but I was determined,” he explains. “Real estate has given me the opportunity to take my kids on amazing trips, meet incredible people, and achieve financial independence—all while doing something I love.”

For James, success isn’t just about financial stability; it’s about giving back. He founded Sharp Shoes, a nonprofit dedicated to providing new shoes to families in need.

“My goal is to put a million pairs of shoes on a million pairs of feet before I die,” he says.

“So far, we’ve provided over 35,000 pairs, and after every closing, I personally go out and buy twelve more pairs to give away.”

Despite his triumphs, James has faced unimaginable loss. In May 2024, he lost his

23-year-old daughter, Charis, after a twoyear battle with an autoimmune disease.

“Watching your child suffer and not being able to stop the pain—it was the hardest thing I’ve ever faced,” he shares. Before she passed, James made a promise to her: “I told her I would take care of myself for her, never let the unsaid go unsaid, and live each day as though it were my last.”

Through the depths of grief, he found strength in his friends. “My ride-or-die friends were there for me every single day, and they still are,” he says. “Their support reminded me that life is too short not to appreciate the sunflowers and the rainbows—Charis’ favorite things.”

James’ resilience extends to his real estate career. With over 1,400 sales and $330 million in career volume, he’s no stranger to overcoming challenges.

“Negotiating the deal is my favorite part,” he says with a grin.

“Getting a $50,000 price reduction for a buyer, negotiating a brand-new roof, or helping a seller maximize their offers—it’s a thrill every time.”

But success, he insists, is rented, never bought. “And the rent is due every day,” he adds. “It’s about showing up when you don’t feel like it, working late, getting up early, and pushing past the ‘you’ll never make it’ voices. I’ve heard those words my whole life, and they’ve only fueled me more.”

James’ ambitions extend beyond real estate. He’s determined to visit all 50 states—he’s checked

Through it all, he holds onto the lessons his mother taught him: “Whatever you do, do your absolute best.” That philosophy has guided him for over two decades, leading to accolades like D Magazine’s Real Producers Top 500 Agents in DFW, and eXp Realty’s ICON Award for three consecutive years.

But for James, his legacy isn’t about the awards—it’s about impact. “I want to be remembered for my kind heart and for making a difference in people’s lives,” he says. Whether it’s through Sharp Shoes, his work in real estate, or simply telling someone how much they mean to him, he’s committed to leaving the world better than he found it.

“At the end of the day, I just want people to know they are worthy, they are important, and they are loved,” he says. “That’s what Charis taught me. And that’s what I’ll keep showing up for—every single day.”

In North Dallas real estate, there’s a name synonymous with integrity, warmth, and service—Bernh Veleen Luna. She’s not the kind of agent who’ll push a deal just to meet a number. In fact, for Bernh, it’s never about numbers. “I will never force a transaction,” she says. “I will never ‘convince’ my clients it’s the right house. I will always make sure it’s the right decision for their situation.”

shaped her grit and gave her a perspective few others carry into their professional lives. “Helping my dad clean a fitness facility late at night was one of the most humbling experiences,” she shares. “We did it to spend time together, even if it meant scrubbing floors.” Those lessons in humility and sacrifice stuck—and later fueled a fierce determination to serve others with empathy and excellence.

Bernh’s story begins far from the well-manicured streets of suburban Dallas. Born in Manila, Philippines, she came to the U.S. at just three years old. Her parents, chasing the promise of a better life, settled in San Francisco before relocating to Texas. Their American Dream wasn’t immediate— it was earned. “We were a family of six in a onebedroom apartment,” she recalls. “I didn’t sleep on a bed until I was 12.”

She grew up watching her parents work tirelessly— multiple jobs, long hours, late nights. Those years

her. “I knew I wanted to do something that was going to allow me to serve and help people,” she explains. So in 2019, she got licensed as a residential real estate agent. By 2021, she had left corporate behind for good.

“Being able to wake up every day knowing I do what I love—is the dream,” she says, her voice tinged with gratitude. “Sometimes I want to pinch myself.” But that dream isn’t about personal accolades. It’s about people. “I want my clients to feel like family,” she says. “That’s the environment I strive to create from the first handshake to the closing table.”

In a business often driven by numbers, Bernh’s faithcentered, service-first approach stands out. “My broker always says I’m a fountain, not a drain,” she laughs. “That means so much to me. I take pride in pouring into people.” Her client relationships don’t end when the deal is done—they often mark the beginning of a friendship, a mentorship, or a new community connection.

Even in high school, Bernh didn’t take the typical path. While her peers clocked in at retail stores, she became the youngest employee at Baylor Hospital, starting her career in service early. “All I wanted was a home,” she says. That dream would one day become her mission. After graduating from the University of Texas at Dallas with a business degree, Bernh entered the corporate world, first in commercial real estate and later as director of strategy for a major corporation. But even as she helped companies scale and evolve, something deeper called to

Family, in fact, is the cornerstone of Bernh’s world. She’s been with her husband,

Sam, since she was sixteen. This year, they’ll celebrate 25 years of marriage. Together, they’ve raised three children—Richard, Ryan, and Micah—and are now proud grandparents to Ariana and Jay Allen. “My husband and I have paved this path together,” she says. “And my goal is to create something that will bless our children and grandchildren.”

Despite her success, Bernh doesn’t shy away from the challenges of the industry. “The market fluctuations

are tough,” she admits. “But I keep my head down and focus on what I can control—how I treat people, how I serve, and how I educate.” Her multifaceted background gives her clients a rare 360-degree view of the real estate process—from strategy and development to construction and risk management.

That breadth of experience is matched by her depth of heart. “Helping people achieve homeownership, creating community through

homes, contributing to others’ success—those are my passions,” she says. And when it comes to defining success? For Bernh, it’s not about trophies or titles. “Success is deeply personal,” she explains. “It’s living authentically, pursuing my passions, and creating a life that reflects my values.”

Whether it’s sharing wisdom with her children, baking treats for her family, or guiding first-time buyers through emotional decisions, Bernh brings compassion

to every interaction. She’s the calm in the chaos, the steady voice when clients feel uncertain. And she’s proof that you can build a powerful business without ever compromising your values.

Terri Macaluso never imagined she’d one day be at the helm of her own real estate brokerage. A nurse and educator by training, she spent years guiding the next generation of healthcare professionals before finding her true calling—helping people navigate one of life’s biggest decisions: buying or selling a home. Now, as the proud Broker/CEO of Weichert Realtors Property Partners, she has built and grown brands three times over, proving that success is not just about where you start, but about the passion and perseverance you bring to the journey.

A Career Built on Caring

Born in Chicago and raised in Indianapolis, Terri pursued a career in nursing, earning her degree from Purdue and later obtaining her master’s in nursing from Indiana University. She taught at the university level, shaping the careers of young nurses, and even ran her own CPR and first aid company, certifying doctors and dentists. Nursing was more than a profession—it was a calling.

But when Terri made the move to Dallas in 1990, she found herself drawn to a different kind of service. Real estate, she discovered, was about more than transactions; it was about guiding people through pivotal moments in their lives. “Compared to nursing, there are no challenges in real estate,” she jokes. “I love helping people—whether it’s clients making a move or agents growing their careers.”

Building and Rebuilding

Terri’s career in real estate took off quickly. As an independent sales associate at Coldwell Banker, she climbed the ranks to become one of the top independent agents in Collin County. Her leadership skills and industry knowledge didn’t go unnoticed, and soon, she transitioned into management at Ebby Halliday, growing her office to number one for 12 years. She then went on to Coldwell Banker, working as a district manager and Frisco branch manager and growing that office to #1 in the state for 7 years.

But the true test of her career came in 2024 when she was presented with an opportunity that few ever get: the chance to build something of her own. “Weichert’s leadership saw something in me and gave me the opportunity to own my own franchise,” she explains. “Now, I get to create the kind of brokerage I’ve always wanted—a place where agents feel supported, valued, and empowered to succeed.”

An Agent-Centric Approach

Terri’s leadership philosophy is simple: agents come first. “I’m super responsive when it comes to their contract questions and always have their back,” she says. She believes real estate should be treated like a business, advising new agents, “This is your company under the umbrella of the broker. Take ownership of it.”

That agent-focused mindset has paid off. Since launching Weichert Realtors Property Partners, Terri has consistently associated 70 agents and has set an ambitious goal to expand to Frisco and grow her team to over 100 agents by the third quarter of 2024. Looking ahead, she hopes to extend her reach beyond DFW and into other Texas markets.

Legacy and Leadership

Terri’s impact on the real estate industry extends far beyond her brokerage. She has served as a CCAR director, a member of the

Texas REALTORS® Professional Standards Committee, and an instructor for the NAR Code of Ethics. Her expertise is so widely respected that she was chosen to edit the national Law of Agency textbook for Dearborn Publishing. She has also authored six Texas REALTORS® CE classes, ensuring that future generations of agents receive the best training possible.

Through it all, her motivation remains the same: to uplift others. “I love guiding agents to the next level,” she says. “Before I was a manager, I loved helping clients, but now I get to help agents build careers and create their own success stories.”

Beyond the Business

Despite her demanding career, Terri makes time for what matters most—family. She and her husband, who also serves as her CFO, have a blended family of three sons, two stepdaughters, and eight grandchildren. “I love spending time with the grandkids, reading

murder mysteries, and unwinding on the patio with my husband,” she shares.

Her love for DFW runs deep, especially as she watches it grow at an unprecedented pace. “Since I opened the Celina office, I see the trucks bringing materials for new construction every day,” she says. “I think we’ll eventually blend into the Oklahoma border as one huge metroplex.”

Leaving a Lasting Mark

After 35 years in the industry, Terri has achieved what many only dream of—building successful brands, earning top producer status, and now, creating a brokerage that reflects her vision and values. But for her, true success isn’t measured in numbers. “It’s the achievement of a goal or vision,” she says. “And right now, I’m living the dream.”

As she continues to expand her brokerage, mentor agents, and shape the future of real estate, one thing is certain: Terri Macaluso’s legacy will be one of kindness, leadership, and an undeniable dedication to those she serves.
