As we step into the second quarter of the year, it’s a great time to pause and reflect on how we’re approaching both business and life. Are you operating with a mindset of abundance or scarcity? Do you see your industry as a space for collaboration or constant competition? Are you playing for the short-term wins, or are you focused on building something that lasts?
Our mindset shapes not only our daily experiences but also the trajectory of our success. Short-term wins may give us a boost, but long-term, sustainable success is built on a different foundation—one rooted in relationships, vision, and an abundance mentality.
Simon Sinek’s book The Infinite Game explores this concept, challenging us to see business not as a zero-sum competition but as an opportunity to collectively expand the pie. When we focus on creating value rather than protecting what’s “ours,” we shift from scarcity thinking to an abundance mindset—one that fuels innovation, collaboration, and, ultimately, greater success for everyone.
This principle doesn’t just apply to business; it’s hardwired into the way we perceive the world. Our brains filter reality through something called the Reticular Activating System (RAS), a bundle of nerves that determines what information we notice. If you believe opportunities are scarce, that’s what your brain will confirm. But if you train your mind to look for abundance, you’ll see new doors opening everywhere. It’s no coincidence—what we seek, we find.
So, as we embrace the energy of a new season, I challenge you to assess your beliefs. Are they propelling you forward or holding you back? Are you playing the infinite game—one where success isn’t just about today, but about building something meaningful for the future?
I hope to see you in the land of abundance!

Alessandro Cola’s story is marked by hard work, determination, and a deep commitment to family. Raised in Dallas, Texas, by parents who arrived from Europe with little more than a suitcase and a dream, Alessandro grew up watching his parents build a legacy from scratch.
“They came here with a single suitcase and $1,000 in pursuit of the American Dream. In my eyes, they achieved it,” Alessandro reflects. His parents’ restaurant business not only provided for their three sons but also instilled in them a work ethic that would shape their futures. “My father worked six, sometimes seven days a week. I saw firsthand what hard work really looked like.”
That lesson stayed with Alessandro as he navigated his own path. After earning a degree in communications from the University of Kansas, he entered the oil and gas industry as a landman in Fort Worth. But the spark for real estate was always there, waiting to be ignited. In 2016, he took the leap into the industry, a decision that required patience, perseverance, and grit.
“The biggest challenge was getting started. I had to work hard for every opportunity—they weren’t just handed to me. It took about a year or two to really get my feet
grounded and build a reputation with my clients,” Alessandro shares.
Persistence is at the core of his success. Now, with nearly a decade in the business and over $47 million
in career sales, he has established himself as a trusted name in the Dallas real estate market. Alessandro is known not only for
“Not only does Alessandro focus on the clients he serves, but also giving back to the communities in which his clients live and work. When it comes to real estate agents in the DFW area, Alessandro is the best of the best.”
—Chase Bray, Broker/Owner, Bray Real Estate Group
“I thrive knowing that I am helping people start the next chapter of their lives. Whether it’s first-time homebuyers, empty nesters, or investors, my goal is to ensure their purchase is the best decision they could have made,” he explains. His meticulous attention to detail and hands-on approach set him apart. “I believe my role is to shoulder the logistics so my clients only need to lift a pen at the signing table.”
Alessandro’s success is built on more than just transactions; it’s built on relationships. Over the years, he has cultivated a network of trusted contractors, ensuring his clients receive seamless service from start to finish. “I am resourceful. If a problem arises, I handle it. I make sure my clients never have to stress about the details.”
His commitment to service extends beyond real estate. For Alessandro, giving back is second nature. In 2024, he pledged to donate 20% of his net earnings from each qualifying transaction to his son’s school and church—a contribution totaling over $10,000. “Serving my community is just as important as serving my clients,” he says.
At the heart of Alessandro’s story is family. His wife, whom he met in college, and their three sons are his greatest motivation. “My wife is an incredible food blogger, and our home is constantly filled with the aroma of her latest creations. Our three boys keep us on our toes, and I wouldn’t trade it for anything.”
Balancing a thriving career with a growing family is no easy feat, but Alessandro embraces the challenge. “Not everyone finds joy in their work, but I do. I take pride in being able to drop everything for a client, yet I also value the flexibility to leave early and pick up my kids. For me, success isn’t just about professional achievements—it’s about being present for my family.”
He believes that balance is the true definition of success. Inspired by Matthew McConaughey’s words—“We have to define success for ourselves,
and then we have to put in the work to maintain it”—Alessandro has crafted a life where his career and family thrive.
As he looks to the future, his goals are clear. “I want to continue building my real estate portfolio for my family, expand into different markets, and eventually own a mountain home or lake house.” And on a more immediate note? “Take a family trip to Europe.”
With his knack for persistence, deeprooted family values, and relentless drive to serve others, Alessandro Cola is not just selling homes—he’s building a legacy.

In the intricate world of mortgages, where numbers and paperwork often overshadow personal connections, Jill Burt, owner and broker of Victory Mortgage, distinguishes herself through genuine client relationships. Her unique approach involves meeting clients exactly where they are—whether they’re first-time homebuyers, seasoned investors, or savvy jumbo loan clients. Jill’s diverse life experiences enable her to relate to a wide range of demographics, fostering comfort and trust throughout the mortgage process.
Life’s challenges came early; by 23, Jill was a mother of two, navigating various roles in banking, insurance, apartment leasing, and credit to support her family. Her discovery of the mortgage industry marked a turning point. Starting as a processor due to limited sales experience, her determination led to a swift promotion to loan officer, culminating in a six-figure income within her first year.
In 1998, Jill’s life took a transformative turn when she was transferred to Dallas. In her first month, she not only closed an impressive 28 loans but also met Jonathan Burt, a meeting that would profoundly impact on her personal and professional journey. Recognizing his potential, Jill introduced Jonathan to the mortgage industry in 1999, where he quickly excelled.
Their personal lives flourished alongside their careers; they married in 2001, and in 2004, they welcomed another daughter, further enriching their family life. Jill’s continued success led to her promotion as Regional Vice President in 2004, overseeing multiple offices across several states, where she was consistently recognized as a top producer. Their combined expertise and shared vision laid the foundation for what would eventually become Victory Mortgage.
In 2008, Jill chose to dedicate her time to her family, focusing on raising her daughters and caring for her grandparents for a few years. This experience deepened her understanding of people’s diverse needs and reinforced her people-focused approach.
Re-entering the workforce in 2015, she leveraged her extensive network of friends and business colleagues, collaborating closely with real estate agents and financial planners to build a robust client base. Known as a natural connector, Jill’s ability to engage with people from all walks of life laid the foundation for Victory Mortgage, established in 2019 on principles of integrity, relationships, and trust. In the summer of 2021, her husband Jonathan joined the company as Operations Director and Processing Manager, further enhancing their commitment to exceptional service.
At Victory Mortgage, Jill and her team don’t just process loans; they problem-solve, guide, and advocate for their clients and partners. “We don’t just close loans—we save the day! From navigating mortgage mazes to dodging dealbreaking disasters, we hold our clients and referral partners’ hands and guide them to victory.”

Rachel Finkbohner never set out to sell homes—she set out to help people. The Alabama native grew up in a place where relationships mattered more than transactions and where deep roots and tight-knit communities were the foundation of everyday life. That mindset never left her, even when she traded the small-town familiarity of her childhood for the fast-paced world of Dallas real estate.
“I was practically in diapers when I decided to start selling homes—23 years old, but I am so glad I did,” Rachel jokes. At an age when most of her peers weren’t even considering homeownership, she was already navigating the complexities of the market, grinding her way through those early years. “My lowproducing years were formative—I had to work hard because nobody my age at the time was buying anything!” she recalls. But Rachel’s focus was never just on sales. It was on people.
A background in corporate communications at Uber gave her a solid foundation, but real estate gave her something more: a chance to impact people’s lives directly. “Right now, I’m passionate about helping people achieve their dreams, especially when it comes to finding the perfect home,” she says. First-time homebuyers, in particular, hold a special place in her heart. “There’s that excitement in their eyes, and helping them navigate the unknown can be such a fulfilling experience. It’s
all about making the process as smooth as possible for them and watching their dream of homeownership come true.”
For Rachel, real estate is about milestones. She understands that a house is more than just a structure; it’s a backdrop for life’s most significant moments. “It’s not just about closing deals—it’s about helping people find a place to bring their babies home to, a home where they’ll celebrate anniversaries, host family gatherings, and create lifelong memories.”
That perspective has shaped the way she approaches her work. While many in the industry chase the next big sale, Rachel prioritizes relationships. “What we do is important, but we are not saving lives—we’re just making them better,” she says with a smile. That philosophy has set her apart and earned her the title of #1 individual producer at Briggs Freeman Sotheby’s in 2023.
Rachel’s path to success didn’t come without its challenges. “I broke both of my ankles early on in my real estate career,” she recalls. “Being immobile for four months made things very interesting, to say the least! Showing homes, a physically demanding part of the job, was impossible. But I made it work with a lot of creativity— virtual tours, relying on my team, and having friends and colleagues step in to help.” It was a lesson in resilience, adaptability, and the power of a strong support system.
That support system includes not just colleagues and clients but also family. Rachel, who is engaged to be married this March, prioritizes time with loved ones just as much as she prioritizes her clients. “Personal success, to me, is about finding balance and fulfillment in life—being able to spend quality time with the people I love, and staying true to my values,” she says. It’s why she carves out moments for her godchildren, her friends’ kids, and her family, even as her business thrives.
Her fiancé works in the home service industry and shares her passion for improving the community. “Together, we’re both deeply invested in making our neighborhood better—whether that’s through home improvements or simply helping people make their dream homes a reality,” she says.
“If you imagine the hardestworking, savviest professional you can, that is Rachel Finkbohner. She is sharp, intuitive and industrious, which are all advantages for her clients. She embraces social media, and she has a great eye for interior design and style. Rachel is the real deal. She’s authentic. No one cares about—and advocates for—clients more."
—Russ Anderson, President and CEO, Briggs Freeman Sotheby’s International Realty
Rachel’s work doesn’t stop at the closing table. She believes in the little things—the small moments that make a big difference. “In the South, we call it a ‘surcee’—a little surprise, a small token of appreciation,” she shares. Whether it’s a thoughtful note, a small gift, or just a kind gesture, she loves brightening someone’s day. “Being able to do that and make people smile is one of the most rewarding parts of the job.”
At the end of the day, Rachel defines success not by sales volume or awards (though she has plenty of
those) but by the impact she leaves on the lives of others. “Success in business is all about providing exceptional service, making lasting connections, and knowing I’ve helped someone achieve something significant in their life,” she says.
As she continues to grow her career and build her life in Dallas, one thing remains unchanged: Rachel Finkbohner isn’t just selling homes. She’s building relationships, creating communities, and helping people find not just a house, but a home.
Real estate NEEDS Lee. She exudes kindness, work ethic, personality and strategy. I’ve been in the real estate industry for almost 25 years, and I can count on one hand how many agents I’ve met that have added such a positive impact to the RE community like Lee. She’s a true one of one.”
—Rogers Healy, Owner, RHA
For Lee, the biggest dream wasn’t just professional success—it was family. Her and husband Ben’s journey to parenthood was anything but easy. “Our journey to have a child was a difficult one. Over six years, we tried (and failed) IVF multiple times, ultimately adopting an embryo and using a surrogate.” It was a path marked by challenges, but also by resilience. And when their son, Cecil, was born in 2023, everything changed. “Because of the autonomy that real estate provides, I was able to take the time I needed when he was born. He spent most of his first year tagging along to lunches, showings, inspections, and closings. I love that I can run my business and be a present mom. I don’t want to miss a thing.”
That perspective has redefined what success means to her. “During the darkest time of our fertility journey, success was putting my head down and losing myself in my work. Now, it’s taking the best care of my clients, hoping they refer me in return, and being present in my family.”
Outside of work, Lee finds balance through food and travel. “Cooking a meal for the boys at the end of the day or sneaking in a date night with my husband puts me at ease,” she says. And then there are the trips—each one a way to reset and recharge.
“Once a year, we take a big trip. Having that time on the calendar as something to look forward to is almost as important as the trip itself.” Last year, Cecil joined them for his first adventure abroad, visiting the UK, Belgium, and France at just 13 months old. “He did awesome! I look forward to showing him more of the world.”
In an industry where relationships are everything, Lee’s approach is simple: authenticity and transparency. “Being your authentic self is the best way to attract the people you want to work with and keep them. I always want my clients to feel in control of the transaction. I will advise, but I will also support every decision they make.” It’s that level of trust and commitment that keeps clients coming back, knowing they have someone in their corner who genuinely cares.
For those just starting out in real estate, Lee’s advice is straightforward: “There are no shortcuts. Learn as much as you can, work hard, and follow up. If it were easy, everyone would do it.”
Lee Trowbridge is living proof that success isn’t about choosing between career and family—it’s about finding a way to balance both. Whether helping clients navigate the market or soaking in every moment with her family, she’s building a life that’s rich in every sense of the word.
“Real estate gives me the flexibility to do what I love—help people. Whether it’s friends, family, or new clients who always become friends, I get to be a part of their journeys. And that’s incredibly rewarding.” One of Karen’s most valuable lessons came from a challenging experience: flipping homes.
“My husband and I thought it would be a great side project,” she says with a laugh. “It was a major eyeopener. Managing costs, timelines, and quality—it’s tough! But it made me a more well-rounded REALTOR®. I can now guide my clients with a deeper understanding of what goes into a home beyond the surface.”
Through the highs and lows of her career, one thing has remained constant—Karen leads with love. It’s
no surprise that she’s received awards like the Outlive Yourself Award from Taylor’s Gift and other recognitions for her kindness. But for Karen, the greatest reward is the relationships she builds. “I don’t just sell houses. I stay in touch. We make memories together. It’s more than a transaction; it’s a connection.”
That commitment to connection is what sets her apart. “I believe in helping people without expecting anything in return,” she says. “I connect people for their benefit. That’s just who I am.”
Her advice for new agents? “Always look for ways to help others. Be kind.” It’s a simple but powerful mantra, one that has guided her through both personal and professional challenges. The loss of her father to ALS was one of the hardest moments of her life, but even in grief, she found strength in giving back.
Karen’s personal life is as full as her professional one. Married to her best friend—her “lobster,” as she affectionately calls him because the crustacean mates for life—she’s built a life surrounded by love. Though she doesn’t have children of her own, she treasures her godchildren and a closeknit circle of friends she considers family.
I believe in helping people without expecting anything in return. I connect people for their benefit.
That’s just who I am.
When she’s not working, you’ll find her sailing, hiking, traveling, or playing cards. And always, she’s finding ways to spread kindness. “It’s just who I am,” she says simply.
As Dallas-Fort Worth continues to grow, Karen sees endless opportunities. “DFW is centrally located, has a low cost of living, and is attracting major businesses. The growth here is unstoppable,” she says. “I’m excited for what’s ahead.”
Her goals for this year reflect her philosophy: “Be in the moment. Lead with love. Travel.” It’s a fitting approach for someone who has built a career—and a life—on the foundation of kindness.
At the heart of it all, Karen CuskeyHartman wants to be remembered for one thing: “Leaving the world better than I found it.” And through her work, her generosity, and her belief in the power of connection, she’s doing just that.

Real Producers magazine is a national franchise that started in Indianapolis in 2015 and is now in over 130 markets across the nation and continues to spread rapidly. DFW has four Real Producers communities: North Dallas, Dallas, North Fort Worth, and Fort Worth Real Producers.
Q: What is the goal of s?
A: We believe that we are better together. When we surround ourselves with other successful, like-minded people, we grow to new heights. Real Producers is a platform that brings together the most elite individuals in DFW real estate. We take the highest-producing real estate agents and RP-vetted businesses in every market and build an exclusive community around that group. We share their stories, successes, and upcoming events, and we educate – really anything that will connect, inform, and inspire, we put in our monthly publication.
At Real Producers, we believe we are one person, one conversation, or one idea away from everything in our business and life-changing. With this powerhouse community, it happens all the time.
Q: How do you become a Real Producers Top Agent?
A: In all of DFW, there are roughly 60,000 licensed agents, meaning there are ~15,000 agents in each of our four communities. We rank all those agents based
on their yearly MLS sales volume. In years past, we congratulated the Top 500 Agents, and we still are, but in 2025, we are adding a second group to the community… the RP Top 1000! These agents are in the top 6%.
Q: Who receives Real Producers magazine?
A: The Top 1000 agents in each community will receive the digital magazine for the year. The Top 500 agents will also receive the magazine physically in their mailbox. Our RP Vetted Businesses also receive the magazine physically and digitally.
Q: Can I be featured?
A: If you are in the Top 1000, you have the opportunity to be featured! We love nominations and take them seriously. If you’d like to be considered for a feature, or if you would like to nominate someone, you can email team@dfwrealproducers.com.
Q: What does it cost to be featured as an RP Top Agent?
A: Zero, zilch, zippo, nada, nil. How, you ask? Because of the businesses that your peers have recommended, who partner with Real Producers and invest in this community to support you. These companies have all been recommended by top agents and have been vetted by us to ensure they are of the highest quality. So instead of you paying $5k - $10k for this feature… they cover all those costs for you! Pretty incredible, right?
Q: Does Real Producers host events?
A: Yes, we host many different events throughout the year! Some large 400-800 people and some 75250 people. We do Social Events, an Awards Gala, and Masterclass Events. You can see quick recaps of some of our events under the “Events” tab on our website.
For our events, we invite the top 1000 real estate agents and our RP-vetted businesses. The Top 1000 agents are allowed to invite agents on their team, as well. These events are an incredible opportunity to connect with the best in DFW real estate. It is amazing to see the power in the connection made at these events. Be on the lookout for your exclusive invites!
Q: Who are the RP Vetted Businesses?
A: They are some of the best businesses in DFW in their category! You can find them listed in our index and their ad in the magazine. We don’t just find these businesses off the street, nor do we work with all businesses that approach us. Each business has been recommended by your peers, the top-producing real estate agents in the market. Our team will further vet every business to make sure they are a good fit and bring value to our community. Our goal is to create a powerhouse network, not only for the best real estate agents in the area but for the best businesses, as well, so we can grow stronger together.
Q: Can I nominate an agent or recommend a business?
A: Absolutely! Email your nominations and recommendations to team@dfwrealproducers.com.
